DON'T RENT FROM THEM. Our neighbor is living in one of their properties. A few years ago, the neighbors called the company to have our mutual fence replaced. It's a 40 year old fence, that was being held together by a nail and a prayer. It took the company weeks to return a call, and finally send someone out. They propped up their sides with 1 board, and called it "fine". Fast forward to a month ago. We decided to remove some ivy from the tree in our backyard, and some of it was attached to the fence. Needless to say, the whole fence started coming apart. Boards dropping, poles falling out of holes, etc. We got ahold of the neighbor who gave us Tricon's information. So we and the neighbor who rents from them called them to let them know we needed to put up a new fence. Over a week went by, we tried emailing, and....nothing. The neighbor has a dog, and so we HAD to replace the fence asap. We found someone to do it, for a very reasonable price. We have since contacted Tricon MULTIPLE times, and they are refusing to pay their half stating that its because they didn't use "their contractor" We would have be fine using "their" person, but the company never got back to us to set up a time, and it had to be done. I can't believe the lack of professionalism from this company. If you are local, you are waaaaay better off renting from Solano Property Management. read more

We have been waiting 4 days for them to fix our heat. Our home has maintained a whopping 42 degree temperature. Silver Bay was always on top of our Maintenance requests. So far Tricon has not lived up to Silver Bay's standards. read more

This is just a typical money hungry business that does not care about their rental customers. Putting in a simple maintenance request is crazy. I have had a maintenance request in now for 2 weeks. It's not even a huge deal to fix but is causing living problems. The handle on a commode is broken so therefore it won't flush. Today was the appointed day to get it fixed but of course no one shows up. A phone call ensued & was told to wait that the worker was overbooked & could still potentially show up. ( 25 minutes before 6pm mind you). So they didn't want to call a third party to fix b/c of this. Really? I've only been waiting 2 weeks and cant flush the commode. Maybe the worker should work from least time consuming to more, barring any emergencies of course, but maybe the person needs a helper too. Tricon would apparently rather piss off customers than hire anyone extra. None of this makes any sense to me but most of stuff that goes on nowadays in the business world doesn't make sense anyway! The previous renters had a dog run in the back yard. When we moved in we requested that maintenance removed the concreate blocks out of out back yard as it is a danger to the toddlers. Well 2 calls later, they failed to remove all of the concreate (with jagged pole sticking out) from our back yard. My 2 year old tripped and of course, went head first on the concreate ! He had to get 7 stitches wedensday evening. I have been trying to call tricon, no answer. We are currently getting the documents together to take them to court! They dont care. All they want is there over priced payment. They will have a ride awakening when we slap this medical bill on them! They better step up and fix this before they go bankrupt!!!!!! I rented with Tricon for almost 2 years, repair orders were done in a very timely manner. My only complaint is that my home was sold to an investment company, without any warning. I never knew the home was being sold until it was sold and I was receiving a letter from the new owners asking me to vacate the property in less than 30 days (from when I received the letter). I ended up seeing a news story that talked about how I was a part of about 30+ families in the Charlotte area who are all needing to move out of Tricon American Homes properties, unexpectedly within the next few weeks. read more

Wish I could give it NO stars! I'm a current tenant that wants to transfer to another of their homes because they are increasing the rent 60.00 on an already overpriced home. They have 2mnths deposit of mine already and in order to transfer they want another security deposit for the new home, 30 days notice on the current home, and if I move in less than 30 days to the New home "of Theirs" they want me to pay rent at BOTH homes. My current home stays immaculately clean and they've already came to view it but still don't care to cut me a break on keepi g so much of my money just to transfer. Also they had the Nerve to try and charge me 2.99 per home I wanted to self view. Their customer service SUCKS! They just want the money and don't care to keep their tenants past 1 yr. read more

DO NOT RENT with this company. If I could give them 0 stars, I would give them -3. Lol. If you value your time and money, save yourself the hassle and rent with someone (ANYONE) else. We rented a home in Porter TX. Our a/c thermostat was broken for about 7 months costing us $450-$500 in electric bills EVERY MONTH. They kept sending out terrible help that would tell me what the problem could be, leave, and never come back to FIX it. I seen like 10 different "technicians" until one finally fixed it. Same thing with our septic system, that was STILL not fixed before we left. They told us we would get compensated through our rent ledgers, which happened once for like $400. So the women (more than one, yes...about 4 -AT THE HOUSTON BRANCH Angela, Jennifer, Amanda, Yolanda) who handled our case at different times informed us that they would come up with a reduced rent price for one more month(November). Everyone was all good and understanding until 3 months later, still no word on that months rent. Just an EVICTON NOTICE 2 months before our lease is up because we were waiting on a number from them!!! It feels criminal, what they did to my family and I. We are so glad to be DONE with this company! I will never reccommed them to anyone. Worst rental experience ever! I feel bad for the people who get that home next...they will probably deal with the problems we had that never got fixed. read more

Had a 9AM appointment with David Dozier for a showing. An e-mail was sent out twice before the day of the appointment, asking me to confirm the appointment time and date. I did so, and the agent still did not show up. I waited oustide of the rental house with the other prospective tenants for almost an hour. I called the agent's cell phone, and he did not pick up. I left a voicemail. He didn't even bother trying to contact me about never showing up or even to reschedule. I called Tricon themselves twice. They said they would contact me after attempting to contact him, and they never called back. I called again, they said the same thing. Eventually, we left to go check out other properties. I'm not sure how this company is able to rent out homes. I might try and schedule another showing and insist on another leasing agent - but from the other reviews, it sounds like this company is just unprofessional all around. read more

My management company was changed to Tricon from Silver Bay. I had no issues with Silver Bay but Tricon has been nothing but a hassle. They never return phone calls because property managers are always "in meetings" or "away from their desk". I had 3 different managers in the few months I had to deal with this company which made communication even more difficult. I felt so bad for their operators because they had to deal with my anger as I never was able to speak to a property manager. The entire move out process was a pain. It stated that we needed to schedule a move out inspection but no one contacted me to schedule it. I reached out in attempts to schedule and it took multiple calls before that was done. The inspector was very pleasant and said the house was the best he had seen. Fast forward 30 days later. I have no update on my deposit refund. I call multiple times. No one returns my calls. All the poor operator can tell me is that it has been approved by they have not "cut the check." I give them a little more time...aka 30 additional days and start calling again. Still no one returns my calls. I receive an email saying they are going to re-issue my check...a week goes by with nothing. I am still waiting on my refund check of almost $1400. Maybe this is a minimal amount to some people but this is a significant chunk of change for me. I have been out of their home for over 60 days now. read more

We have had issue after issue with this company. We have lived in our current rental in Avondale, AZ for over 5 years. They have messed up our online portal on more than one occassion, charged us random fees, and when I call in to get things fixed im on hold forever. We just found a new home with a new rental company. Our lease with Tricon is up mid March, we gave the proper amount of notice. I get online today to pay rent for the last time and they are charging us over $400 more than our rent, saying that they never got our notice! I have all the emails and proof and now im waiting to be connected to someone who can make the decision on whether to take those fees off. I would not recommend this company to anyone!!!!! I absolutely hate your customer service, hate your company & would never rent from this company Again! I informed y'all of my move out date and then you decide it's okay to post the home as coming available. This, all the third party sites got ahold of it and people are coming to what is still MY home knocking, ringing doorbells and lurking around my back yard. It's been 3 weeks of pure hell. I never know if when I come back home if my house will be broken into and if I am safe while just being home. Not to mention it's also been 3 weeks of not ever getting called back. 3 customer service phone calls to be told to leave voicemails with Janet Cho & Felicia Miller. The customer service agent told me he left a note on my account twice. They do not EVER call back. I am so fed up. This is a real life nightmare. I've been a tricon customer since May 2017 & I wouldn't ever recommend anyone go with them (it's now June 2017) if that tells you anything. Additionally, they were to send a tech out to fix a back door. They came out and then when they didn't do the work they told me it was up to me to contact the vendor (whom they only had a name and city for) and schedule the repair. Companies like this are why a lot of people are unable to purchase affordable homes. I've been stuck in this renting loop for my whole adult life. I rent from this company currently and pay a ridiculous amount each month for rent. I have tried to submit maintenance requests before and have been told that I need to do basic maintenance myself even though I pay close to $2000 a month for a home that would probably cost at least $500 less a month if I had a mortgage. I was told if they come out and it's something "easy" they're going to charge me. It should be illegal for companies like this to buy up homes and jack up the prices for profit when good hardworking people are in need of purchasing their own home. It's impossible to save up money for a down payment on a home when you're paying an astronomical amount for rent. I pay my bills, I have been late on one payment in almost 3 years and it's because I forgot to make a payment that month. My only issue is student loans dragging me down (that's another story) and not being able to save due to companies like this being allowed to take advantage of middle class consumers. read more

Beautiful home in California however, they tell me it's completely okay to live in a home that is 82 degrees or hotter in the summer. They claim that if it's 110 outside my house will not be cooler than 90 degrees. My air conditioner can not keep up and never turns off. Electric bill is 450 dollars or more and my home will not get cooler than 82 in the summer. They refuse to do anything about this since the air conditioner is in working condition. Beware, they do not care about you only your money. I have a 18 month old daughter and her bedroom is 90 degrees or hotter even with a fan. They claim this is okay. I would have given a lower review if i could have. I highly doubt they would live in conditions like this and it is sad they are forcing me to. I will be leaving as soon as my lease is up and I am reviewing them on every site possible so no one has to live this way. Update: They sent out another technician who found a possible issue and fixed it. They also installed two ceiling fans. Hopefully this summer my house can be liveable. read more

When we first rented the home it was with a different property management company. After a few months it was transfered to American Tricon. Our lease is up in one week and I have been trying to contact them for the past 2 weeks. I have called and emailed, still have not received a response. They sent a certified letter that if we go month to month our rent will be raised $250.00. We have never called them for anything in the past, we keep up the home, pay our rent on time, and are good neighbors. You would think they would be happy to have tenants like us. I am caring for my elderly mother, and the last thing I need is to spend time trying to get in touch with these people. Very disappointed! read more

This is by far the worst rental company. They constantly sent us HOA letters even though we would fix the problem immediately. They stated we werent allowed to park on the street yet the whole damn neighborhood is parked on the street. But they didn't care when we first moved in and the whole reason why we moved here was because we have 4 cars that get used everyday. They had us clean the same thing several time even though its clean they were never satisfied. read more

We began leasing from Silver Bay in 2015 and never had any problems until Tricon bought our house. Communication was horrible. We would call and be told someone would contact us but weeks would pass by with no response. We sent letters, emails, and finally facebook messages and still took a long time just to get a response to simple questions. We moved last month. Our lease ended on 4/8/2019 but Tricon said they couldn't come get the keys until 4/9/2019 and we would not be charged for the extra day. We paid for the 8 days and are waiting on our deposit to be returned. I checked our account and they have added a charge for another day even though they said they wouldn't because it was their fault! Of course no one bothered to tell us there was an extra charge and now we have to go through the whole communication fiasco once more to get this straightened out. If you are considering Tricon, believe the negative reviews and go elsewhere! read more

Horrible experiences with this company and I've only been a tenant for 6 months. I had a lady named Amanda Davis who was supposed to be helping me when we had to switch homes due to damage from the hurricane, and she's been unresponsive. I tried to speak to her boss to give feedback, Mary Zaragoza and although she had been relaying messages to me through the rep on the phone, she couldn't hear me out and have a conversation with me. She sent me to her voicemail. And of course there's no other contact on the website. Super disappointed and I can't wait for my lease to be up. And on top of that, he maintenance takes forever to get to you and does a shitty job. Attached are pictures of "work" maintenance came and did. I told them my back door didn't seal shut when it would close and this is what they did. Tried to stick foam to it. That lasted a whole hour. Great. Go through a different company! read more

Our own realtor found a Tricon rental and took us to see it. When she called to start the application for us, no one returned her call in over a week. I called headquarters only to find the house had been rented a week before we saw it. It came back on the market and the rental process went fairly smoothly. The house is priced above market for it's type the area, but it looked nice and was where we wanted to be. We moved in December 10, 2017. The dishwasher had not been installed as promised. When they came a few days later, it took THREE DAYS for the installer to get the job done and had destroyed the cabinet doing it. I insisted he fix it which took another day. Two weeks after moving in the shower started leaking into the garage. After inspection, bid and bid approval it was a week before the job was started. FOR THE NEXT THREE DAYS two incompetent plumbers JACK-HAMMERED the entire brand new floor of the bathroom and shower. It became clear why Tricon requires you to have renters insurance. After the first day of jack-hammering and concrete dust throughout the house we had to leave and stay in a hotel for 5 days. My husband, a decorated Vietnam Vet, was still recovering from chemotherapy and staying in the house was a health hazard for him. Tricon didn't pay for the hotel, nor did they give us any rent credit for loss of use which the property manager had promised. The poor insurance company got hit with the $500 hotel bill after just one $22 premium payment. The short story on this, one of many problems with the house, is that I am sitting here waiting for a plummer to come and fix this same leak for the third time in six months. Two plumbers have come to fix the other bath. There is a crack in the tub that was one of the as-is things we signed on for. There is no way of knowing if water is seeping through the crack and for how long with a disconcerting mold potential underneath the tub. The fixtures don't work and the tub won't hold water. The only way to get water into the tub is to turn on the hot water full on but the shower sprays while the tub is filling - broken mechanism. I've reported this a few times and 3 vendors have come to inspect but none have come back to repair it. The dishwasher broke after 5 months and had to be replaced. The "new" one doesn't dry the dishes properly. Haven't reported this yet as I'm getting tired of all the problems. In January I reported that the oven heats up OUTSIDE THE UNIT to the temperature of the inside and will burn your hand if you touch it. It also heats up the cabinets and counter around the oven to burn temperatures. Someone just came today - 6 months later - to check the oven door. Apparently all is well with a swamp bottom of the line oven. The fridge started leaking water from somewhere onto the top shelves of the fridge. Took a week to get it fixed. There was an electrical problem with some of the plugs and a breaker switch (dis-related). The plug in the master bathroom came out of the wall when I pulled a plug out - it had just been shoved in there, not mounted to anything. We replaced a ceiling fan ourselves when the cheap one broke in our bedroom after a few weeks of use. There was no protective box - just bare wires. There is a wasp nest inside the walls of the house. A few have made it in the front door to the living room where my 2 year old grandson was playing. They say pests are my problem per the lease agreement, but the wasps are in the walls due to holes left by contractors before we moved in so it's their responsibility. It has been weeks since I reported it. They did send someone who simply knocked off a small mud daub nest and "couldn't find any holes" even though I had sent photos. The fan in the attic broke affecting the A/C. It took several days to get it handled. Here's how it works, so be prepared. Something goes wrong. You report it online or by phone. Someone comes in a day or maybe a week later to inspect, take photos and place a bid for the job. The bid is reviewed over the next day or week or so and approved. The vendor makes an appointment with you that day and hopefully you aren't going anywhere, or a week or so later when you can be home all day. They "fix" the problem hopefully for good, or like in my case, the cycle starts again. This company is penny wise and pound foolish. If they hired competent vendors in the first place for a few more dollars and spent a few more dollars on even slightly better quality appliances and fixtures their tenants wouldn't be so upset with them and I'm sure it would save them money and increase profits. If you notice other reviews here, the only good ones are about the signing process. The rest are 1-star CUSTOMER DISSATISFACTION. But why should they care? They've got you locked in for a year and they'll make a good profit even if you leave and they have to start all over. I'm guessing getting our deposit back will be a fight over some petty issue. read more

Complete money grab! Not only did we have to pay a non refundable $50 per adult application fee, we also had to pay a non refundable $250 fee to show we were serious BEFORE we even got a chance to review the terms and conditions of the lease. Once we got the lease we found out the the terms were ridiculous! I wouldn't feel comfortable living in there without fear that they would gouge me. We decided to do more research on the company and they have a history of suing tenants so we decided to cut our losses of $350 and look else where. Thankfully there are other ways to rent homes without all the insane stipulations. Word of advice, research this company before getting stuck in a legal battle. They just care about taking your money, then, finding out more ways to take your money. read more

I found a house that I really loved this past weekend and immediately when I got home my husband and I applied for it. We have no worries or concerns about that being any issues because we make enough income to afford it and all of our other qualifications are clear based off of what Tricon says the qualifications are. However the next day we get an email stating the application was denied. I have contacted Tricon MULTIPLE times all week to try to get an explanation and they told me to contact Corelogic. I contacted Corelogic who said everything was clear from the reports they pulled so I feel we may have been discriminated against in some way because I have not been able to get a legitimate explanation from anyone. I keep getting told I'm gonna get a call from the application specialist and NEVER do. This is really disappointing and makes me not want to work with this company and tell everyone I know not to work with them either. When you call their phone lines their automated system says all calls are recorded so they can be sure to keep their promises but I've been told i would get a phone call back 5 times and that "promise" has been broken 5 times! read more

If you can avoid renting from this company I highly recommend it. I have lived in this house since April and every month a new problem comes up. They send people over to repair but they are required to take pics leave and wait on TriCon to decide if they will accept the bid (from the company they sent). I had sewage backing up around toilet, bathtub and coming from under the walls; a repair guy sat at my house for 2 hours waiting on them to approve fixing it. The approval did not come until after the guy left to do another job. Yes, they let you rent with dogs and that is great, but if something happens in your home and you have to vacate the property such as floods (due to faulty repair jobs) or no a/c they only allow $120 per night at a hotel, well if you have a large breed dog you know how hard it is to find a place that does not charge you double. I have spent many nights in this house without a/c and with sewage because I live in a tourist area right next to the beach so good luck with finding a room much less one that will take your dog. I have lost hours from work, paid higher than normal electric and water bills due to a/c breaking down 3 times before they replaced, the hot water heater going out, underground pipes being flushed (with my water) and cleaning supplies. Not only are the homes expensive to rent they are expensive to live in because of all the supplies and extra electric and water bills.. read more

When we were looking for a rental we called them to set up appointments to see some of their listings. Unfortunately the number you have to call is out of the area and they have a couple reps they set things up with, who are usually booked up selling houses. Being on a time crunch and living over 8 hours away at the time, we gave up on them and went with another real estate company and found a house within 2 days. read more

After living in a hotel for several weeks looking for a home after moving to California, I feel very fortunate to have located a home for rent from Tricon. After expressing my interest online, Alicia quickly got in touch with me. She was very responsive -- I think there are 40-something emails in our email thread -- answering my questions and communicating with me about what I needed to get into my new house. Given my situation, she really worked hard to get me into this house as quickly as possible. Rodney (out of Sacramento, I believe) was the local agent for the property. Because of some problems with my moving truck on the way to pick up the keys, I was about 45 minutes late for our appointment. Instead of leaving or going to get a cup of coffee, Rodney stayed on the property, looking it over, taking pictures of any defects like a scratch on a counter top to document it so I wouldn't be charged for it later. He also noted what items might need to be fixed or addressed by one of their contractors. By the time I got there, he was able to point out all of these. Walking me through the house, we spotted a few more minor issues. He asked me to send him an email to verify the list we came up with and to add anything we missed. Even with me being that late, Rodney was completely understanding, gracious and helpful. The house itself is a joy! All new floors had been put in and all the walls painted. After living in NYC for close to 20 years in tiny little apartments, I'm quite happy with this place: more than twice the size of the largest place I had in NYC at 2/3's the rent (and a large backyard :). Practically everything was in excellent repair and really the only things that needed addressing came as a result of the new floors being installed and the fresh paint. In order to get me in as soon as possible, I understand they shooed the contractors out a little sooner than planned. After emailing Rodney with my list of issues, he put me in touch with Irene, a facilities specialist, who first of all apologized for not getting back to me on a Sunday -- the day Rodney forwarded my mail to her! Once she confirmed the items on my list, she got in touch with one of Tricon's contractors local to my area who, in turn, set up a meeting at my house within a few days (email with Irene on Monday, call from the contractor Tuesday, meeting on Wednesday, the first day I was available). The contractor was pleasant and knowledgeable. There were a number of things he took care of immediately. Since the town I live in is rather small, he said he would have to come back two days later after shopping for a few items at a Home Depot in Modesto, 30 minutes away. When I came home on Friday, he had already finished the final repairs. Moving out here was extremely stressful, between starting a new job, waiting for a month (I'm still waiting!!) for my first paycheck, living in a hotel for two weeks looking for a home ... again, finding this listing with Tricon was a blessing. As soon as I started communicating with Alicia, all that stress just started draining away. Trying to deal with individuals with income properties or local real estate agents representing small, local property firms was annoying or stressful or confusing or all of these and more, depending on who it was. Alicia really made the process straight forward and simple. And as someone else has said, Tricon's dog policy is wonderful! My friend and I each have a service dog. Tricon has been completely accommodating in welcoming us into our new home with our dogs. I actually had one landlord say to my face he was refusing me because of the dogs, knowing that they were service animals. I don't think the lawsuit would be worth the hassle, so I'm letting it drop, but there wasn't even a hint of this sort of reaction from Alicia, Rodney (who got to meet my dog) and Tricon. I would recommend reading the "not recommended" reviews for Tricon. For whatever reason, Yelp's algorithm for "not recommending" reviews has skewed things for this company considerably. Read the not recommended reviews and you'll find a much more positive picture. read more

we have had a mold issue in this house for some time now. my son is allergic to mold. we even had it on the walls. I asked for a maintenance repair to test for mold and see just how big this problem is. they said I called in for windows!!!! I cannot wait until our lease is up. ever since they took over for Silver Bay they have been awful awful awful. this company should be ashamed. read more

Been a resident with them for 4 years always on time with my rent my husband had covid and was in the hospital so we was one day late in making our payment we ask to have the late fee removed and was told to sent proof the he was in the hospital I send the proof that he was in hospital with covid and they responded that they can't wave the late fee because he was not admitted in hospital smh do they not know how sick covid can make someone feel she going to say why his wife couldn't pay it well lady when someone husband is sick with covid you think I would be worrying about paying my rent less than one day late? They are so insensitive. They can't send maintenance out to fix anything that's broken in a timely manner but making a big deal over rent being 8 hours late from a resident that's always paying rent in time the money was not the issue we can more than pay hour rent but I was more concern with my husband health. My daughter and I were living in a horrible situation and we needed to move as quickly as possible. I found this home that was being rented. First, we paid our fee to move into the home and was not able to view the home until a day before move-in. That should have caused some alarm because when we were able to view the home we saw so many damages to the home. This should not have been the case. The reason we were given for not being able to view the home was that they were getting it move-in ready. The home is in desperate need of repair. They are not keeping up the home and for the price that we are paying to rent this home that should not be the case. We have a detailed list of the condition of the home on the day we moved in. The front lawn was not maintained. There were trash on the front lawn. It cost me $250 to get the lawn cleared. The driveway is in desperate need of repair. I have fallen several times and hurt myself on the cracks while taking the trash to the curb, getting the mail, or being freaked by a dog barking (I fear dogs) or deer standing in the yard, looking at me. The front of the house is dirty and are missing screens for the window. The light fixtures on the front porch are broken. The flooring throughout the home is loose and sunken in some places. The company they hired to repair the flooring were here for 10 minutes and left abruptly after breaking my TV. They lied that they did not break my TV. I filed a lawsuit. They admitted to breaking the TV and settled out of court. Needless to say the flooring is still loose and uneven. My daughter and I have fallen and hurt ourselves. The walls and ceiling throughout the house has damage. The company they hired to do the repairs literally painted two spots in the livingroom and said that to do the other repairs would take too long and be messy. Needless to say, the repairs weren't done. Windows can't open and have no screens. I guess we're screwed in an emergency situation. The blinds are broken. The fireplace was dirty, but they sent a company out to clean it and they did a fantastic job. The cabinets had dead roaches, spider webs, and worms. They supposedly cleaned the day before to have the home "move-in ready". The light fixture in the second bathroom is broken, won't stay on the wall. The master bathroom shower door is broken. Electrical outlets are not secured in the wall. The kitchen sink had a leak, but someone from the company came out to repair it. The basement door could not close, making it easy for someone to break in. They repaired that in March. I moved-in in November. The basement was dirty and dusty. Someone was doing wood work and no one bothered to clean it before move-in. Huge dead beetles and roaches. Thick dirt and saw dust. Broken glass everywhere. The backyard had trash and broken screens from the window discarded on the ground. The entire home had an awful odor. I was told that we are responsible for repairs. I am not going to pay to repair anything that was already damaged when we moved-in. I am pretty sure they took the previous tenants security deposit for the repairs. I read other reviews about Tricon Residential never giving back security deposits. For this reason, I thoroughly documented all damages. I was going to move out after only being here a couple of weeks, but my daughter and I had a difficult past three years and this was the only home I found in her school zone that accommodates my physical challenges. I wanted her to have some consistency, but Tricon Residential really needs to take better care of their properties and vet their contractors because they are fleecing them. One more thing, the plumbing is old and are in desperate need of upgrading. Try turning on the shower in my daughter's bathroom and flushing the toilet in my bathroom. The toilet may overflow or won't flush. Try washing the dishes and someone taking a shower at the same time. There is no water pressure to properly do both. They charge astronomical prices for the homes, but won't do the needed repairs to keep the home up to date. read more

This company is an utter scam. They put you through verification with their Vendor and if you don't remember a phone number you had five yrs ago, they'll fail you and keep your money. And, the only 'viable' option they say they can offer you is for you to re-apply pay the money all over again, so they can take more money from you. We rented from Tricon during our time stationed at Travis AFB. Maritza worked with us from leasing the property to our out inspection. Her professionalism was above part for anyone I have ever rented from. She made both transitions as stress free as possible and answered any questions women or my husband had during our entire time renting the property. Marita deserves well beyond 5 stars and has by far exceeded any prior expectations I have had for an rental property. Tricon has TERRIBLE customer service. Just moved in 3 months ago and it's been non-stop maintenance requests every month. The maintenance vendors that they contract do half work. So the problem never is fully resolved and you end up having issues again within the same month. The communication is horrible. The maintenance supervisor Shadee Is impossible to reach. The foreperson Josh never answers his phone so I'm not even sure if he's a real person. And the portfolios manager Janet Cho is useless. Issues never get resolved, they just get postponed. THE DAY THAT WE MOVED IN the A/C and heater wasn't working and it was freezing temperatures outside. It took them 5 days to "fix" it just for it to break down again. The A/C has stopped working for the 6th time in 3 months and I frankly don't know what I'm paying rent for. They mask their properties to look nice on the surface, but once you actually live there that's when you start finding plumbing, electrical, pest infestation, etc. Issues everywhere. Not worth the money or your frustrations. Rent somewhere where the landlords actually care about their tenants liveability. Renting with Tricon has been the biggest mistake I've made in 2019 and I will be sure to leave reviews everywhere so that other renters do not fall for the same trap that I did. We have sat outside 2 homes for over an hour and a half to do a self tour through their company. Nobody can help us get in. They just keep sending us to different numbers and different people. If it is this difficult just to view a home I am concerned how difficult they would be to rent from. People from central say they can't help and give us a different number that sends us right back to someone IN CENTRAL! one number they gave us didn't even ring and just said "no route." We scheduled a showing online then it said our face was invalid. I am beyond frustrated. read more

After 2 Months, I have finally been in contact with the senior property portfolio manager, after being told by another portfolio manager that this person is no longer employed by the company. I was informed that I should have put in my 60 day notice to vacate the residence in writing in accordance with my lease agreement, however there is no address that is listed to send such notice via certified mail. I have left numerous phone calls over the past 2 months for anyone to contact me in order to put in my notice to terminate the lease contract and because of their lack of organization, and notation of the account they are stating that I am going to be liable for nearly 4,000 dollars in early termination fees if I terminate the lease. TriCon intended to purchase this home, remodel it, and then almost double the rent amount after we had moved out. They were not even aware that My Family and I were living in the residence when they purchased it and stated that we could either move or sign a lease agreement if we decided to stay, however would not allow the lease agreement to be under one year, even though we expressed our intentions at buying a home. TriCon is trying to Con us into staying in the lease and in the home in order to avoid getting negative marks on our credit reports that could potentially lead to further detriment of our financial situation. I am a disabled veteran and live on a fixed income and could not afford to pay deposits + moving expenses + rent on another house at that time and have purchased a home using a VA Loan which I am moving into this week. This company is both deceptive as well as flat out immoral when it comes to the way it deals with its tenants. Do not ever rent from them or have any dealings with them as the company will certainly only cover themselves instead of taking any interest in keeping tenants happy. Based on the number of yelp reviews that I have seen about this company I can totally agree that this company is a total joke and in my opinion I cannot imagine that there are any lawsuits that I can find against them for deceptive trade a business practices. read more
