This is by far the worst property management company EVER. The entire company is a flop. They fail at building relationships with their tenants. Marlene and Alicia are extremely rude, they have no compassion,and lack basic customer service skills. They need inclusion and diversity training as well. I hate calling them. They give me anxiety and create unnecessary stress. They dont want to fix anything, and they try to use the cheap methods for EVERYTHING. My linoleum is old and peeling from my floors. Zero stars if possible. I have lived here for 4 years and this is the worst management company I have every had to deal with. When I moved in the home was absolutely disgusting. Had not been cleaned and it looked like they just threw stuff together just to get it done. We had to have the cabinets painted on our own out of our own pocket as they were so bad. Now my water heater has busted and flooded my laundry room, I waited on hold for over an hour on the emergency maintenance line and nobody ever answered. Then they sent the wrong phone number to the plumber, not even sure where they got that number from so by the time the plumber called they said oh sorry we can't get there today so you have to be without water for the night. HMMM The fence, completely falling over, took them 3 years to fix that and they still haven't fixed the rest of the fence that is completely falling over. Safety hazard for sure. They hound you for copies of your renters insurance but when you need something nobody is available or they find a way to screw it up. I am so glad I only have until November and we will finally be free of this crap of a house we live in. They decided to take advantage of a bad situation with the covid challenges people are facing. After i was forced to move because my company closed, I had paid through July and moved on July 31. They confiscated my $1550 deposit then proceeded to bill me near an additional $400 for the first week of August. I called and one of their managers Alicia felt they should not charge me but the VP Claudia stood her ground. I paid the bill because I have integrity but the company is very week with integrity. However, going through the application process, specifically the documents needed to rent with them IS NOT what is stated on their website. They totally come of discriminatory during the whole application process. Be careful with them, chose your words wisely, because regardless if you fit the criteria they seem to always have "something else" outside of the criteria they need from you. You ask for specifically why they would need this "something else" and you won't get an explanation, you won't even get educated, but you will get a denial all the while taking your money. I will be falling inline with others at the BBB. So good job Tricon Residential and please don't respond with the norm "At Tricon Residential, in order to treat everyone equitably and stay out compliance with Fair Housing and Equal Opportunity laws, we utilize a third-party credit rating agency". Military families stay away! We signed a lease in Aug 21. The home on the website showed a beautiful backyard with a built-in grill, hot tub and fireplace. This was a big deciding factor as we like to enjoy our time outside when choosing a home to rent. When we arrived at the home for a walk-through (AFTER fees and papers were signed as they require you to do so pretty quickly) The backyard had been completely gutted and was not accurate to the pictures at all! Complete false advertisement on their end. Fast forward eight months later my husband gets orders to be transferred to a different duty station. We utilized the military clause and terminated our lease early, cleaned the home completely, paid any remaining fees. They tried to charge us for a replacement of the back door due to scratches being present. We disputed the charge because they were NO scratches on the back door and the agent we spoke to agreed that there were no scratches on the door in the pictures and was unsure why the inspector had put that as a charge. We are now transferring to a new station and applied for another home with them (same price) and are being denied based off of credit. keep in mind we were approved a year ago. Both mine and my husbands credit has increased by 50 points each. We also make a $1000 more a month. Ive Been calling multiple times a day for 2 weeks now, to get more details on why we were denied based off of credit when both our credit has improved vastly, we have NO prior evictions, our income ratio is well above the threshold, and we seemingly meet all the required standards for Tricon to approve us. Each time I call, I am told I will get a callback; but DONT. I just got off the phone again requesting to speak with my application manager, the agent messaging her said she had reimbursed our fees and when I asked if I could speak to her regarding our denial, he said she had just left for the day. (She left in a matter of seconds, While messaging with him about my application??) I finally got a hold of a manager named Renee and she had no answers for me as to why we were denied off credit. she kept insisting that our credit could've changed over the year which I agreed with her, our credit HAD changed, but for the better. When I told her that it seems we are being denied for Utilizing the military clause and terminating our lease early with them, she said that that was ridiculous and they wouldn't know we're military. That would make zero sense for her to say that when my husband's job LISTED on the application Says military and we also have a previous leasing contract with them???? We ended the call with her having no answers for me as to why we were denied when we meet all the standards. read more

Found a rental that looked perfect for us, but wanted to tour the property in person before committing to an application because of the fees. Pictures are nice and all but can be deceiving, so we wanted to view it first. Customer service person gave us a code to do a self tour. Went there and code did not work, tried several times. They said they would have to send someone out to fix it and could take 1-2 weeks. Then I received an email from one of the leasing agents and I emailed her back about the situation letting her know we were very interested and did not want to miss out. She sent me a one time code that would expire 6/10/22 at 5 pm. Went out there again. Again, the code did not work. Sent her an email with short video attachment showing it did not work. Two days went by and I still had not received a response from her. So today I called asking to speak with her and no one knows her, but "I can help you, what is this regarding". So I got them up to speed only to be informed that someone had put in an application on Tues 6/7, and they do first come first serve. So I said, "does that mean I can't even apply for it now?" and she said no, sorry, and asked when I communicated with the leasing agent. I said she sent me the new code on Wednesday! She asked if I would like to look at similar properties. I said no, I think I will go with a different company. Short story long, you have to constantly reach out to them, they do not follow up with you, and seem to have no interest in making an effort to rent properties to interested parties. So when I decided to leave a review I was not quite shocked to discover what a poorly reviewed company they were. I will not be renting any properties from them and will definitely research any other rental companies first from now on before renting from them. Tricon recently acquired many, many more houses in a big business deal, including our rental house. Their customer service and leasing renewal departments were understaffed and apparently could not handle returning phone calls, much less getting people like me lease renewals in a timely fashion. I left many voicemails that have not been returned. They have wasted hours of our time. It's no surprise that they already had a Better Business Bureau Rating of an "F." Upon move in, Tricon had not completed any cleaning or paint retouch or maintenance. The house was left by the old occupant and they gave us the keys without even visiting it. This made it to where we had to call them with a list of everything needed and deal with maintenance people in the house because they chose to have zero downtime between tenants to save them money. Very unprofessional. If Tricon or any landlord or management company is behaving unprofessionally, you need to know your rights. --Look up California Tenant and Landlord rights. --Look up California Department of Housing and Urban Development and complain to them if needed. --Also, complain to the Better Business Bureau if needed. bbb.org read more

we live on a block near a house that tricon is trying to rent omg what a mess. The lawn grows 3 feet and they through the mulch right over the weeds so you know what that means, snakes and rats! After much follow up, I was able to get most of the larger repairs handled. Tricon is not perfect, but I do believe some of the repair delays had to do with the contractors hired vs. Tricon itself. The process WAS tedious and required EXTENSIVE follow up on my part. But I now have all new windows, and other repairs were made in a slightly slow but reasonable time frame. Things are still done on the cheap where possible, the paint still wipes right off the walls, etc. But I feel that is to be expected with a rental to some extent. The home is livable and all important repairs (new windows, leaky shower, broken closet doors) have been adequately dealt with. Assuming there is no rent spike I hope to renew my lease! read more

I'm going to update my review because of some move out issues. For the duration of my stay I had no issues with Tricon. I was asked to leave a positive review and a Starbucks card would be sent to me, but I never got the card. I didn't mind because I actually did feel satisfied at that point. I still stand by my previous comments about great communications with the staff. Generally, I am still satisfied with my stay and I appreciate the timely responses to maintenance issues. The issues come from move out. We were charged for several items that were addressed in the pre-inspection (for example, a closet door that was never there in the first place). It seemed as though they charged us without even reviewing the detailed pre-inspection (with pictures). Thankfully, Heather did a great job responding to my disputes and removed the charges. I'm just confused as to why those charges were added in the first place, but at least they fixed the mistakes. Another complaint I had was with communicating with Marlene. Every time I emailed her with issues I rarely received a reply. I had to email others to get them to contact her for me. She also wasn't punctual when sending out my lease renewal which resulted in inconvenient charges on my account that delayed my ability to pay rent. She also never put in that she received my notice to vacate, even though she had replied and asked why I was moving. Even after addressing my issues I never received a courtesy email saying the issues were taken care of. After deciding to move out, the first time I received communication from her was when she left me a voicemail asking if there's anything she can do to keep us at the property and if there's anything that they could do different on their side to make the experience better. I thought it was an ironic voicemail because as the time of stay it was really hard to reach her, but upon move out she reached out, but it was too late. read more

This is honestly the worst rental company I have rented from. They are unprofessional and have not communicated important issues regarding my rental since moving in. The majority of my maintenance requests have gone ignored and I have to be the one to follow up with their shady vendors. One of their vendors also covered up mold in the house I'm renting instead of fixing the initial problem...I had to submit multiple other requests in order for them to actually address the issue. I am grateful that my husband and I stopped dead in our tracks after experiencing several red flags from the start! We made an attempt to complete an application on a home that has been on the market for over a month. After inputing all of the pertinent information, including proof of our income (which met the requirements), our SSN#, and other personal and confidential information, We were unable to submit the application. After scanning through the fine print, you have about 4 days from the application submission date (if approved) to sign a lease (48 hrs) and remit the security deposit (within another 48 hours), or you forfiet your $250.00 holding fee. In all we were asked to remit $360.00 total. $250.00 holding fee and a $55.00 application fee for myself and my husband. The problem with that is they dont disclose how much the security deposit is prior to you having to submit an application. We made several attempts to reach someone to walk us through the application process. After calling and leaving several messages we finally got in contact with someone in customer service. However, rude is an understatement in the way in which she handled our call! After reading other reviews, we decided to pull out and keep looking, so we then tried to delete our application. You are unable to delete your application (which includes all of your personal and confidential information). I called customer service again to see if they could walk us through deleting our application and we were initially told that it would just roll off once the house was rented. When I objected to this rediculous and ludacris response, and threatened to leave a review and contact the BBB, I was then told that she would have to submit a request to their I.T. department for the application to be removed and it might take a few days. Word to the wise, it appears as if this company deliberately leaves homes on the market to rack up on holding and application fees. I recently applied for a home through tricon residential and was denied because one of the applicants on the application with me credit score, but the credit score pulled by tricon was totally incorrect and was 400 points less than what it should've been. tricon suggested calling saferent who never answered and said that if it was an error(which most likely there is) i would still have to reapply and pay application fees again which i find very unfair. i was very qualified for the home i applied for and had all my ducks in a row and i have to go through all this because they made an error. I feel as if im being discriminated against because of my age i have every other thing i meed to be qualified but credit history, i cannot control my age! read more

BEWARE!!! This Company has been a joke since i started the application process. First, they literally charge you to tour the home they charged me 1.99 to tour the home second the application process on line was a pain ran into problem after problem literally took two hours and 3 phone calls to them. Then they want 3 times the amount of rent in income and are charging almost 1900 for rent which i guess is understandable but this home has been on zillow for 80- days and in todays economy seemed a little much for a 1300 sq ft home. (which i did provide) Then they wanted $360.00 to run a credit and background check which is seemed crazy but ok fine i have always been on time and my scores isnt great but not bad at all. I haven't been late on any payments and pay my bills on time. Not even 5 minutes after i paid the 360.00 fee i got a email that said i was denied. It is currently 90degrees inside of my home which is unbelievable and unacceptable. After several unanswered called and voicemails I was finally able to submit a work order (the online resident portal is shut down all weekend) but it's been 7 hours since it was submitted (under emergency status) with no updates and no assistance. I could not get a response from anyone, including Wendy Fable,Todd Devine or Lynnette Fleming who is the Property Compliance Manager. Letters proving fraud from the Federal Trade Commission along with identification were sent. Calls from the Hollywood police department were not returned. The homes that are owned/managed by Tricon Amercian Homes fit the bill but the rental process is a whole different story. I applied for a home that I knew I would be approved for. I received an email from a person representing them that requested more information from me(copy of my id) the same day that I applied. I quickly sent over the information and did not hear back from ANYONE representing Tricon American Homes. I continued to monitor the company's website as well as har.com and trulia.com for any updates on the home yet not a soul bothered to contact me. After calling and emailing unsuccessfully for a week, I was able to reach someone who put me in contact with someone in Houston. She promptly returned my call and informed me that when someone else applies for a home it is removed from the market pending their application. She then proceeds to tell me that someone else had applied and was approved before my application was submitted. No big deal but then why was my application even accepted and how was I still able to view the home. I was told that someone should have contacted me by now to offer me a different home but somehow they had the wrong contact number from me. Of course they did! The lack of professionalism is disappointing but expected given several of the reviews on yelp and google. Rent from this company at your own risk. To think that this company would allow several people to pay an application fee for credit checks that may or may not be ran, for homes that may or may not be available, and to NOT BOTHER TO CONTACT THEM WITH AN UPDATE is a horrible business practice. When everyone places the blame on someone else, I can only imagine what really doing business with them would be like. If only you could give negative stars...We moved into a nice looking house in Seminole, Fl and have regretted it ever since. Within two months of being in the property we figured out that we had rats in the attic which progressed to them being inside the house and eating our food and attacking our water. It took threats of a legal nullification under state law, 6 months, 4 different hole patching visits, and two different exterminators to get rid of them. I have lived in some crappy houses but I have never had rats. oh but there is so much more! I like to garden and was going to do some but the yard is a leftover construction zone, glass, wires, you name it. It is a good thing there are no children in the house but we do have a dog so it is still concerning, not to mention unenjoyable. A couple of weeks before thanksgiving one of the electrical outlets in the kitchen starting smoking so I snatched all the appliances out of it, it ended up burning out the sockets on that wall which included the back porch light. This didn't get fixed until AFTER thanksgiving, the first contractor came out and threw a new socket in the wall and left. My uncle walked into a bedroom and turned on the light and sparks shot out of the ceiling fan light and flipped the breakers on one entire end of the house. Then the socket that was replaced started to fall into the wall. Finally get someone back out, they replace the ceiling fan, and determine a new electrical box has to be in the wall (the old one is rusted) and drywall to be redone. Ok send another person out-this person tried everything in their power not to put a new electrical box in. He ended up putting in wood planks and attaching to that. He messed up a little of the wall during this patch and his suggestion was this-"I don't have any of that color paint with me, go into one of the closets where no one can see and cut out a piece of the wall this size, slice the paint off of that and GLUE IT ON HERE-WHAT IN THE ACTUAL FUCK?? Um no, I am going to leave it exactly as you left it you fucking idiot. Couple of weeks later the fridge dies on a sunday night/monday morning, everyone just went shopping over the weekend so $500 worth of groceries GONE. Ok call tricon for emergency maintenance request, man comes that day "oh yeah the motherboard is fried this has to go". Ok great, they were going to leave us without a fridge until thursday? What? No. We complained. They show up Tuesday with a fridge and it is half the size of the original fridge. The extra large fridge was one of the reasons that I liked this house over the other tricon houses i saw. As far as all the food we lost-NADA! Was told by tricon to file it on renters insurance epremium of course, because thats what everyone works into your contract in this area, apts, houses etc. Epremium says no we dont cover that and your deductible is more than that anyway. Never using them again. I have the master bedroom, come to find out it is a converted garage. There is one vent, a small closet, and the bathroom has no vent for ac/heat. I have had crazy spiders, ants, and other bugs all over my bedroom, stuff you see in a garage. The room is HOT AS HELL most of the time and I am naturally a cold person so if i think it is hot then heaven help anyone else. I am not even sure if that is everything, probably not, haven't even been here a year. The vendors they contract provide sub standard work, frequently don't show up on you, and tricon will schedule the appts without telling you when they are. We work for a living so that is problematic. Unfortunately we signed an 18 month lease thinking we were getting a great house and lease. Clearly, this house cannot pass an inspection and I live in fear that the electrical issues will leave us with nothing from a fire, whether that was from rats chewing on them or shoddy electrical work or a combination of both. We moved to our home a month ago. When we saw the house we were blinded by the amount of time we had until our move (we are a military family) we had to wait a few more days before moving in because the house was being "fixed" well that wasn't the case. The house wasn't painted, cleaned, back yard full of dead leaves and trims. When we saw the house the back door was broken and on move in day it was still broken. I could sit here and write a lot but I think you get the point. I find it unprofessional and unfair that the landlord always ask that at the moment of moving out the house needs to be in perfect conditions but it wasn't giving to me that way. -Randomly tried to up our monthly rent without prior notification or an explanation. -Have had mold in our home repeatedly, as well as constant plumbing issues that cause water damage throughout the home. (As others have mentioned they contract the cheapest bidder and the work done on their homes is often botched, causing more issues in the long run.) -Have had our air conditioner fail us over 3 times in under 2 years and it always takes them forever to come out and solve issues, even though we reach over 100 degrees in summer out here. Advice to Tricon American Homes: -ALWAYS notify renters ahead of time if you're adding costs to their monthly rent, with detailed descriptions. Communication is key in any trust based relation. -Hire better contractors to ensure work is completed appropriately. -Do better home checks between renters to ensure homes are safe. -Listen to your tenants and try to be empathetic to their issues, instead of blowing them off. You look terrible as a company, because you lack basic good business practices. I'm just so disappointed and frustrated with this home and Tricon American Homes. I am a 62 year old single mother with a 38 year old disabled son. My son fell ill and ended up being hospitalized for over 3 weeks. I lost time at work and with the add medical bills I fell behind 2 weeks in my rent, when already the 3rd week I was being served with court papers and an eviction notice. Not only was I struggling with rent now I was charged the fees for the courier who delivered the papers and all the leagel fees. With no advance notice! This company is a money hungry blood sucking, heartless organization. All they want is money and more money! I got a little over 200.00 dollars back from my deposit of 1900.00. I couldn't wait to leave this place I moved out 1 month before my lease was up and had a cleaning crew come do a final cleaning of the whole house including blinds and fans. I also contracted a gardener to come and clean the out side yard, cut the grass and trim the plants. And all I got was a little over 200.00. They suck!! My young family members rent from Tricon and I have never seen a property management company take advantage of their tenants like they do. I am a former Realtor and Prop Manager and find this company rather shady. Rent is raised every year and was done so with many being out of work because of covid. My family did not ask for help with rent at this trying time because they assumed that their rent would not be raised since it was done last year after their first year. They were sadly mistaken. Now I am told that they are now charging them for Sewer. I live in the same county so I know how much it runs. Tricon is charging them 200% increase over what the county charges. The tenants are afraid to complain feeling that they would retaliate or raise the rent more next year. In this area it is hard to find housing, and it's expensive too. So it is not easy to up and move into another rental. I would advise really doing your homework before renting. I rarely raised rent on tenants, and I definitely never did it two years in a row. They reel you in with a good rental price but that all ends after one year. Rent has been raised about $200 a year. Stay away from Tricon. read more

I wish zero stars it was available to write but NEVER DO BUSINESS With This Joke of a company!!! I am in Columbia South Carolina and I highly regret the lease I signed with them 2 weeks ago! Today is 15 days with no heat or air!!! I have called and complained every day with zero communication from our local property manager! Only contact I manage to have is with the answering service in California And they obviously could care less. This is ridiculous! After being here for 5 days I came home to 3 guys in my home who had been sent over to replace a window and entered my home by taking the window out! This should never be allowed to happen! I was informed during the walkthrough inspection that I would receive a call to schedule replacement of a front window but never received any prior notifications and to top it all off they replaced the Wrong window! I was offered $100 credit toward my rent but I have yet to receive anything and instead I have a $97 late fee on my account which is impossible considering that I had to pay the deposit and the first months rent to move in and it is only been two weeks. I have asked several times for this to be corrected and yet no one seems to care. We have had numerous issues since we have been here with the plumbing and the fireplace but they have corrected these issues. The heating And air guy came one night and rigged the breaker up and was unsure of himself. I can see why because the next day it quit working again and he has yet to show back up. Also I showed him in the attic where the ductwork was coming loose from the handler and he assured me he fixed it yet after he left I went back up there and it appears he did not touch it at all.After taking several days off of work to take care of these issues and also days where the air conditioning guy has not shown up or called I have had to miss time off of work and I am losing money and yet still have all of these problems! How can you rent someone a home without doing a thorough inspection and making sure that the simple things work? But more importantly how can you leave your tenant without heat and air for over 15 days? I guess my next step is to contact my lawyer and try to get out of my lease because it appears tricon American homes could care less about their tenants and there are zero communications with the people that they have on hand locally! Tricon American Homes is a horrible rental company. Their systems of communication are broken, they have no sense of urgency and they definitely do not keep their promises. We thought just getting a working fridge in the house was hard but maintenance requests are impossible. The vendor companies they work with to complete orders are unprofessional and Tricon's lack of communication doesn't help at all either. If you can go through a different rental agency please do, I'm sure they cost their home owners more money than needed and are positively HELL for renters. If I could give them ZERO stars I would. They do not care about their tenants at all. We had a room in our rent house at 1815 Novel Drive that continued to flood every time it rained. The rain was coming in from the BOTTOM of the walls because the foundation is horrid and the back yard would hold water. After three times of this happening and us continuing to call the emergency maintenance line (NO ONE EVER ANSWERED), they finally sent someone to fix the back yard so it wouldn't hold water. There were other maintenance request that just went unnoticed and they did nothing about. When we FINALLY got to move out after a year and 4 months. They decided to charge us for things that they simply just lied about so we didn't get our deposit back. Here is the list of things they charged us for that I emailed to them: 1. Insufficient Notice Fee ($615) We gave more than the 30 day notice that was required. Sent to Andrew Martinez on 10/4/21 and moved out on 11/8/21 2. The Window Blind was already damaged when we moved in. I have pictures to prove this. Heck go look at the old listing pictures y'all still have up for this house. You can clearly see the broken off piece and the other pieces that literally fell off when you barely touched it is not our problem. You should have replaced those blinds before we moved in.($70) 3. The doorbell also did not work when we moved in. ($40) 4. Missing Wire Shelf ($80) If anything y'all should owe us $80 since there was no wire shelf in the laundry room and the one that is there now is because we bought it and put it up. Also in one the closets there was no rod. So we had to buy a rod to just be able to have a functioning closet. 5. Interior Cleaning ($250) My Mother and grandmother spent a whole day cleaning that house top to bottom. I took pictures after they did so.  6. Carpet Cleaning ($250) I sent the receipt from us getting the carpet cleaned to danzures@triconresidential.com Honestly my list of reasons to NEVER rent from this company could go on. I was a resident of Tricon American Homes in Atlanta for 2 years. My experience renting from them was a great one. They were very timely in fixing things and the quality of the home was great. During my transition to vacate my home, I worked with Grady Jackson in their Marietta office. Grady was great to work with as I transitioned out of my home. He was very responsive to all my questions, called me back with answers, etc. Grady is a top notch employee with Tricon and I really appreciate all his help! DON'T TRUST THIS COMPANY!!!! They have you pay $250 to hold the home so no one can be put before you if your the first to apply for the home. They tell you that you have 24hours to turn in forms and you leave work early to make sure everything they need is done. Next morning someone calls you to tell you that another family didn't get the home they wanted so they want the home you got approved for!!!!! No one has answers!!!!
