Many of the surrounding residents have spoken to BT Properties and they are unwilling to do anything to help. Instead, they say that we need to take the matter up with the police. The apartment we rent (for a substantional amount) has numerous maintenance issues that are not being resolved. Leaking water, faulty bathroom, mold, bad heaters, clogged gutters, and MUCH more. We are counting the days until our lease is up and we can leave this disrespectful property manager. Whomever the actual owner of this location is needs to wake up and get a better property manager. I am amazed that a property manager could be so myopic and treat good residents with such disrespect. I hope this review helps prospective residents and owners to steer clear of this organization.

The strength Newport had was keeping community members abreast of goings on, had an on site maintenance person, and friendly grounds keep staff. This lead me to choose a second ACCO property to live in where I had a completely different experience. This one had worse communication practices and I felt a lot less secure on the property because community norms differed greatly. Attempts to contact ACCO during each tenure were as awkward. I am not sure if some communications were copy edited or if the sender assumed readers needed big font to read the message Also, the inconsistency with virtual vs printed out communication practices felt weird. They want everything done on the portal yet can't email end of lease paper work/ make it available on the portal? I imagine they take advantage that as a Bay Area resident means one has to accept bad managers because of the housing market here. However, not every is a tech HRP who lives at work. Some are trying to live safely at home. The stars are for the work of the groundskeepers on site. The staff who fix things and keep the vegetation alive is what one pays for living in these properties Not sure if I would recommend these properties to single professional females (who, overall, are the best tenants to have)

Maintenance: Each time their team has been really responsive to my requests and have taken care of problems thoroughly with follow up before and after. They don't even respond to emails when you have questions, and they simply collect the HOA dues from time to time. They've changed the billing collection company, so every time you have to figure out how to pay the new dues. The billing software that you use has lots of bugs, so even if you set it to auto-pay, it will keep charging you additional fees. I am truly sorry if this is a company you have to deal with. If any HOA board members are reading this, please do not sign up this company to manage your building. It will get absolutely trashed. They will not do any maintenance or upkeep, and your property values will plummet.
