It is a historic Victorian house with an abundance of character and old world style. Each room is unique and there are charming little details everywhere you look. We felt so welcome by the lovely garden and the wide porch was calling my name. It just seemed to say "chill for a minute", which I did. The house has a very subtle sweet woody smell that adds a soothing touch to the interior atmosphere. I found it to be instantly relaxing. Our rooms were absolutely beautiful, clean, and bright. The bed was so very comfortable that I slept as though I was at my grandparents house, and feeling completely cared for. Reading the journals with the notes from past visitors was such a delight and It adds to the warmth and comfort that this house lends to those who pass through. Breakfast was way better than expected! It wasn't just coffee and a muffin. They gave us a variety of options with high quality ingredients, and the coffee was smooth and full bodied. We left satisfied, rested, and ready for our next adventure. I cannot recommend them more.

The property features three distinct buildings: The Squibb House - a beautifully preserved historic inn. The Black Barn - also an inn, and a recreated version of the original barn that stood here in the late 1800s. The Shop - a treasure trove of custom, American-made furnishings crafted by Amish artisans. We've stayed in the Black Barn on three separate occasions and I've completely fallen for the Oak Room. Located on the second floor, it's spacious and serene. Features a large walk-in shower, handmade furniture, a cozy fireplace, private balcony, window seat perfect for afternoon naps or reading, and writing desk. Mornings begin with a delicious breakfast buffet, and guests have 24/7 access to a common area stocked with treats and beverages. Free WiFi and parking are included. With only ten rooms between the two buildings it's an intimate stay. Plus, it's just a three minute drive to Moonstone Beach. I'm in my 40s but spiritually about 60, ready to retire, move into a 55+ community, and spend my days exploring bed & breakfasts, lighthouses, beaches, and forests. We're always the youngest at the breakfast table and I love it. If you're drawn to slow mornings, peaceful surroundings, and old-world charm, this is it. I was really…read moreplanning on giving this place a 5 star review but after the awful experience here on our last day, I decided to take 2 stars off. Let me start with the positives. Before our arrival we were given a code to enter the living space and our room, so it was very convenient to have such an easy check-in with no hassle. Plus was a warm welcome from Nana, the Inn's pet cat. She was really cute and friendly. The room itself was cozy and patios enough for the two of us. The room was spotless clean and loved how spacious the bathroom was, and how comfortable the bed was as well. As far as the complimentary breakfast we received. It was okay. It was a quiche, yogurt with fruit, a muffin, sausages, and orange juice, on both days. It was left by our door around 9 am the two days we were there. Now, for the negatives. Parking spaces are limited and each room doesn't have a guaranteed parking spot. They have misleading information on their website. If you come back after 8 pm, forget about finding parking there. You will need to park in Cambria Inn, their sister property, and walk up a very dark and dangerous road back up to the Inn, which is unsafe! When I let their Inn know about this parking situation, the night before, I couldn't reach anyone after 8 pm, so I was told to call Cambria Inn. The person who picked up was extremely rude, and told me to park anywhere there was parking, after I explained there were no spots available. Finally we ended up parking at the Cambria Inn. The next day, I let the J. Patrick house know about this parking situation and someone over text got super defensive and was trying to send me screenshots of there being parking, when clearly there was none when we arrived, and kept arguing with me about it, which left a really bad taste in my mouth, and in stress I ended up leaving my super expensive jacket, which I still haven't heard about from the Inn. It's unfortunate that this situation happened because I was really hoping that we would have a better ending to a special weekend! I will not be coming back here again!

Check In was easy; luckily I booked a room right across from Lounge/Restaurant. Parking easy. I paid for breakfast to be included In our stay and wish I would have not done that. The breakfast was a little disappointing but did the job. The room was very cute, a little stuffy but we didn't stay In the room much. I would recommend new mattresses as the springs would pop when you sat or laid down on the bed. If you do stay here opt for the top floor or maybe you'll get lucky and not have to adjust to the people above you for us they sounded like they were bowling. The lounge does offer the restaurant menu and I recommend that over breakfast. We visited the lounge on a Saturday night and it got a little busy, the one man band was nice. We had their Kale Salad & bruschetta with some margaritas. The margaritas were not balanced well with the mix and tequila. Food/appetizer were good which is why the breakfast buffet was a disappointment.

I love pet-friendly places Breakfast is modest...oatmeal, lemon ginger slice, pumpkin walnut slice, and hard boiled eggs. Boardwalk is just across the street. We enjoyed our morning and evening walks. They also had a common area where you can lie down and enjoy your ocean view. I deducted a star because no AC, mini fridge nor microwave (but we knew this coming in). I think there's a portable fan in the room though. I wish they had a microwave in the common area. Walls are thin so bring ear plugs if you're sensitive to noise especially since they're pet friendly (thank goodness our dog only barked a couple of times during the night ).

The rooms were clean and well sized, with large bathrooms and comfortable square layouts. One small note: the shower has a half-glass panel, which doesn't fully prevent water from splashing onto the bathroom floor. Pro tip: bring bedroom slippers, as the stone flooring can get chilly . We booked three rooms (8, 19, and 21). All were decent in size, though lighting varied. Room 8 was the darkest, while Room 19 had the brightest natural light. Most rooms include a fireplace, except Room 21. There is no in-room coffee maker, but complimentary coffee and a light breakfast are provided daily in the lobby. The lobby is small but very inviting, and comfortable with a cozy fireplace and stunning views of Moonstone Beach. There's also a second-floor observation deck with even more panoramic ocean views. An excellent spot to enjoy the sunset with a glass of wine. Plenty of parking is available directly in front of the rooms, making it very convenient. There are complimentary beach bicycles for guests but you have to sign a waiver. We went for an early morning ride along Moonstone Beach Dr. It was fantastic!! At $178 per night including taxes and fees, this is hands down one of the best values if you want to stay right by Moonstone Beach. We would absolutely stay here again. Happy Travels!
