FIRST CLASS!!!!!!!!! My husband and I sold our home and have decided to rent for a period of time. We looked at many private properties before deciding on Turtle Ridge Apartment Homes. The customer service made our decision easy! We were greeted by Claire Seneca who made us feel immediately at home! She was so accomodating and generous with her time. We have an infant and she made sure she helped us pick a suitable location and took a lot of time and follow up to make sure we were comfortable! She also continues to follow up and check in on us!! Anytime we have a workorder they are there that day to fix even the smallest thing and again follow up. It doesn"t stop there...Jessica the site manager is also amazing she made us feel like we were part of a family even spent time getting to know our baby. She is genuine and helpful and always takes the time! Richard is also so helpful and sincere and ready to help with anything if Claire is not working. We have a true sense of community and these three as well as the entire staff really make the difference. Not to mention a beautifully manicured property with all the amenities! We plan to stay here much longer than we originally expected due to the amazing customer service! We couldn't be happier!!!!!!! read more

rent is a little expensive, we pay $2030 for a small 2bed/ 2 bath but living here is wonderful. You make one complaint and they fix it immediately. The staff/ management are over the top nice. I was pregnant and couldn't carry a box that came to my apartment...so they had someone carry it up for me. The hot tub and pool are beautiful and hardly ever busy. Apartments come with a garage, washer/ dryer in home, and private gate key, which make it very private and safe and they have on-site dry cleaning that you drop off and pick up at the office. There are beautiful grassy areas all over and an outside fireplace for sitting and enjoying a glass of wine on a nice night (including nice outside grills). overall...awesome place to live. read more

My fiance and I have been living here for a few months now. We had a dish put up on our balcony rail. Turtle Ridge made us take it off (even though there are at least 4 other people with it hanging off their railings) and put it on our actual balcony where it takes up half the space and we can no longer have outdoor patio furniture anymore. They said they would call us with a solution and it has been over a MONTH with no call from anyone. Too add to that, there is a terrible RAT problem. Rats are all over the parking lot and it's disgusting. Also just a heads up, you will get a clicker to the gates.... this clicker barely works. read more

If I had to sum up my experience living here in one word, I'd choose kindness, which is something needed during these difficult times. I lived here for a little over two years and absolutely loved it. From the start it was the optimal renting experience. Kaleb and Melissa aren't just efficient managers, they are kind people. Throughout my stay they both offered or did little things without my asking or expectation. This gave me the feeling that I was part of a neighborhood or community. The units are pretty, so whether you choose an original or remodeled you will be pleased. They are bright, clean, and easy to decorate. The pool is beautiful too. Carlos and his staff....Jose, Junior, Concho, and the two ladies (I wasn't formally introduced) are a fabulous maintenance team. Please note, I rarely needed them and that's how it should be. The sign of a good maintenance team is that you don't need them....it means they are properly taking care of the units and site. To me, they became friends and neighbors and not staff. The property and surrounding neighborhood is upscale yet homey, safe, and friendly. It's a beautiful area and you are close to everything.....about 5min from Crystal Cove State Park, you can walk to UCI, and several grocery stores are very close. As you can tell, I loved every minute of my time here and hope to live here again someday. read more

WARNING - AWFUL I really don't know what it is about the Irvine Company wanting to make basic life conveniences difficult to come by, but my experience with them here takes the cake. Be prepared to have to jump through hoops to get your preferred services for TV, Internet, etc. When you finally do get them, be prepared to go through multiple inconveniences to keep them. YOU WONT BE WARNED ABOUT ANY OF THIS AHEAD OF TIME... Also be wary of constant surprises and challenges regarding your unit, billing, etc. You'd think with the exorbitant prices they charge for living expenses they'd make other aspects of living in their communities easy. I've waited until I lived at Turtle Ridge for six months before writing a review. I can say that in the time I've lived here, I've been pleasantly surprised by the professionalism and quality of the staff. Before I moved in, Sadie in the leasing office walked me through all of the paperwork and had everything ready for my move-in. I was also able to look at several different units to decide which one I liked best, and was allowed to have the unit painted. The apartment was absolutely immaculate when I moved in. They had even left chocolate, popcorn and bottles of water on the counter with a welcome note. What has impressed me even more has been the service. I've had a couple of minor maintenance issues. The button on my microwave stuck - so they replaced it with a brand NEW microwave. When I put in an online maintenance request because my toilet sounded like it was still running, Keith came by within an hour - and this was on a Sunday! One very nice maintenance man - I didn't get his name - fixed a stuck garage door one morning. Every time I've walked into the office, someone stands up and walks over to meet me. I'm completely satisfied with how calm and quiet my apartment is. I was told I have a fairly rare "carriage house" unit. No one above or below me. And I've yet to hear a peep from anyone living on either side of me. The residents I've met are friendly, but tend to keep to themselves. Pet owners seem to do a very good job of picking up after their dogs - or maybe the grounds crew is on top of it. I've heard the rent is on the high-side, but I did a lot of research and couldn't find a one-bedroom with a washer/dryer and a garage for this price - anywhere, much less one in a gated community with a resort-style pool, gym, gas grills. As I said, I've only lived here for six months so I could be in for some surprises. (I received a memo that construction work on balconies and stairway would be going on for months - not looking forward to that, and the leaf-blower guy can go on longer than necessary (IMHO) but based on my experiences so far, Turtle Ridge absolutely deserves 5 stars. read more

This complex is definitely newer and cleaner than my previous IAC apartment over at Stanford Court. Guess there's a huge difference when you're living further away from campus. Don't get me wrong the staff and amenities are great. It's just that rent can be a little steep. I fully understand that rent was going to increase but it was a lot considering the space I was getting. But I definitely love the location off of Newport Coast. I just wish rent was slightly more reasonable. read more

I have lived at Turtle Ridge Apartments for over 3 years and really enjoy it here. The grounds and environment are beautiful - clean and well maintained. They have been very prompt in responding to any work order requests I have placed. My requests have always been completed within the same day unless a part or item needed to be ordered - then the request is completed when the part arrives. I know several friends/co-workers who live here also who are long time residents and love Turtle Ridge. There are always different resident events going on throughout the year which really makes it different from other apartment complexes I've lived in before. They have had seasonal & holiday events, BBQ's, coffee carts, popsicle carts, yoga classes etc. Many of the events include live entertainment/musicians and we can often invite outside guests and always great food! They are always doing something new and fun for their residents. The staff treats the residents very well and I feel they go above and beyond in creating a great environment and making their residents feel valued. read more

About a month ago, we received a package notice from the front office. We went to collect the package but were given the incorrect one. The real package, which had a 2 day rush delivery, sat in the office for a month, its sender paying premium for postage and its contents ruined. Regrettably it was a birthday present for our children. When I called the office, the representative just chirped that they don't have any responsibility for packages. Given the very high rent we pay to live there, we expect a basic level of competence and not to have our concerns dismissed. Luxury living indeed. read more

Turtle Ridge is one of the best apartment complexes I've been to from Irvine company. Due to the professional Service being dedicated to inform the guests to by Nathan Ellis, me and my roommates found it easier and much more convenient to decide by the amount of plans he showed us. Not only did he show us the plans in the office but he gave a a nice tour around the place and showed us the demos. Nathan Ellis was very friendly, patient, understanding, helpful, and humble to treat the customers at their best needs to peruse the perfect apartment their looking for. !!!WARNING!!! If you want to be lied to, your money stolen and live within feet of a huge cell phone tower - this place is for you. Beware of the fake 5 Star Reviews and the responses written by the leasing office. They operate illegally, unethically and immorally. I have documentation, video and audio of construction taking place (above unit) shaking so badly glasses fell out of my cabinets and broke everywhere. By the way - breaking the law not notifying of a MAJOR renovation. They get internal bonuses for saving money on repairs. So don't expect anything to get done. I have emails promising a return of a security deposit in full, when they kept ALL of it. So save yourself!!! You're just a number, human decency means zero to them. There is a 3 year construction contract in place, so be prepared to be displaced. They will completely break the law and then blame it on someone else. Trails of their sloppiness everywhere, yet they make zero changes to at least be neutral. I await the response from the staff on this one and will freely post all I have documenting their acts, videos and lies. To everyone that has experienced this disgust, I feel you and hope for you to be free from these people and happy in your life. You deserve it :) read more

I have nothing but positive things to say about this property and specifically, about the kind professionalism of Michael Erbes. This property is always meticulously maintained and the management staff is by far the best of any Irvine Company property I have lived at (I have lived at 7 different Irvine Company properties over the years). I wish I could say that about the Irvine company property I just moved out of, but I came back to Turtle ridge for a reason. I had a emergency situation where i needed to find a new place within days. I talked with Michael on the phone, and between the tour of the property and signing of the lease, it was completely finished within a day. Michael followed up both via phone and email to make sure I had all of the information I needed, and did it with a very happy and positive attitude. I cant say enough about his customer service. If your looking for a quiet place to live in a great area with excellent management running the property, Turtle Ridge is it! read more

Turtle Ridge offered excellent support throughout moving into this community. Sadie and Rob both went above and beyond with every step along the way. Sadie was very helpful providing support with my lease and move-in procedures. She was very friendly and was available to assist me with any questions I had. Rob help addressed maintenance upon move-in and helped address any requests I had. Both Sadie and Rob had excellent follow-up to ensure any questions or needs I had were met. The staff at Turtle Ridge has been exceptional and the community is beautiful. This has been the best community I have resided in. read more

There is dog poop everywhere, mice, roaches and weird lil bugs. The management is snotty and only kind when you are touring the property to rent. After that they treat you like dirt and act like bratty little airheads when you need anything. The worst part is the constant $200 rent increases each time your lease expires. My favorite thing about Turtle Ridge apartments is the maintenance crew. The maintenance guy Adrian is my FAVORITE! He is always on time for any service calls and goes above and beyond in fixing whatever it is I need done. He has helped me with 5-6 items, always with a smile and positive attitude. I noticed he always puts the covers over his shoes to be extra clean. He also does a great job of fixing any issues. Thanks Adrian. My kids and I are so thankful for all your help!! Good place to life. Clean and safe. Not a "younger" community by any stretch. mostly people in their 40's-60's and who seem to be in between houses. Many garages full of storage material that looks like they have just moved out of a bigger place. Make sure you like Cox cable because there is no alternative. There are a lucky few whose balconies face the exact perfect direction for DirectTV or Dish, but if not, you are stuck with Cox Cable as there is no wiring for ATT Uverse/Verizon Fios, etc. Irvine Company has an "arrangement" with Cox and tenants may not attach a dish anywhere to the structure of the building, it must be on a tripod on your balcony. read more

I've rented from several different apartment complexes since moving to Orange County four years ago, and I can easily say that my experience living at Turtle Ridge is far better than any place else. I've rented at a different complex owned by Irvine company and had a horrible experience, so I was hesitant to rent from this company again. The staff at Turtle Ridge far exceeded my expectations. The staff in the leasing office were attentive and made the moving process go very smoothly. My newly renovated apartment is beautiful and I love the nicely kept grounds and pool area. It is also a quiet and safe community. There is ample parking, so there is no hassle with having guests visit. At my previous apartment I had to pay $1 an hour for a guest to park, so I consider this a luxury. When they had workers coming to trim the trees around my building, they put up tow away signs around the parking spaces where they were working. I got home from work the day of the tree trimming before the signs had been removed, so I called the office to see if it was okay to park in the spaces yet. They informed me that the workers were done for the day, but had my car been parked there while they were working, it would only be towed to a different part of the complex. They said they would never tow a residents car away and make them pay for it. I was shocked, because every other place I've lived will tow your car in the blink of an eye and enjoy the financial kick backs they get from the towing company. That experience assured me Turtle Ridge truly cares about their residents, even after they sign the lease. Two months in to my stay, my air conditioning unit broke. Maintenance staff were at my door within the hour. When it was determined that the entire AC unit had to be replaced, they installed a portable AC unit in my apartment so I didn't have to suffer with the summer heat. A maintenance worker came to my door in person every day to update me on the progress of ordering and replacing the unit. I even got a call from the maintenance team director after he got back from vacation apologizing for the inconvenience and making sure my new unit was working properly. Overall, I am thoroughly impressed by the staff here and wouldn't want to live anywhere else. read more

I recently moved from Turtle Ridge after a 4 year stay. I truly loved living there for many reasons, but most importantly, the staff. The Maintenance Crew is beyond exceptional. I felt as if each member of the team truly had my best interest at heart in every situation. I do not have the space to write about each encounter I had with these fine people, but in my eyes, the best compliment I can give is that I would be very pleased , and in fact delighted to have any member as my next-door neighbor. Juan Jose,Maria,Keith,Conception, and Omar always went beyond my request to offer the finest service possible. This ranged from repairing a garbage disposal at 10:00pm, replacing equipment, changing batteries in the fire alarm in the middle of the night, offering to carry recycling in their cart when they saw me struggling,numerous other tasks, and always being unfailing kind. I truly miss each team member very much! There were so many exceptional occurrences (and I do have a list of them) that I hesitate to mention one, however, I believe this example is characteristic of each individual. As I was returning home about 8:00pm, I noticed that the entire complex was very dark and the garage door did not open. However, when I opened the door to my apartment and reached for the light switch, the lights just happened to come on at that exact moment. Two minutes later there was a knock on the door and there stood Jose with a flashlight in hand. He said they had received many many calls about the outage but he wanted to come by right away to make certain I was safe. There is no price that can can be put on such kindness. I also wish to thank the Office Staff Melissa, Kim, and Sadie. These individuals were unfailingly helpful, kind, and generous with their time. Again, I have a list of times when these lovely professionals went out of their way to help me. On one occasion, I ordered a vacuum from Amazon thinking it would be delivered to my door. It wasn't; it was delivered to the office in a very large box. When I went to the office Melissa said that she did not think I could manage it and showed it to me. We both had to laugh as it would still be there if not for Melissa's kindness. She had it delivered to my office within the hour! I am resettled in another Irvine Community but will always remember the staff at Turtle Ridge with great respect and gratitude. read more

I've lived here for the last 5ish years in 2 different apartments and have really enjoyed my experience here! This community is great value for the area its in if you want to be close to Newport Beach without paying for the zip code. They are always doing work to keep the community feeling clean, modern and updated. Obviously this can be temporarily inconvenient as a resident, but I'd much rather have them put my rent money back into beautifying the community than not do so and let it look tired and run down! The renovations look GREAT: the landscaping and amenities look more like a luxury hotels, and the renovated homes are sleek and truly brand new feeling. Each home has a garage with storage, A/C, and in unit washer dryer. Renovated homes have all new stainless steel appliances and quartz counter tops. Like I said.. great value. I can honestly say that I've never had neighbor issues, noise issues, reoccurring maintenance issues, safety issues, or issues with the community management (who have all been great, by the way!!). There's really not much more you could reasonably ask for! read more

Although the place is nice, it is also very expensive so it should be nice. The carpet is white (who puts white carpet in a rental?). The hot tub is often broken, but to top it all off. The management is quite rude, never helpful or accommodating, and they don't take credit card payments because they say they don't have the technology to do so?? WTF? I have lived in far cheaper places that have the technology to take credit card payments. It is such a hassle to have to write a check every month, what is this, 1997? read more

"Love Where You Live" A great slogan for Turtle Ridge Apartments. This place is awesome! I cannot say enough about all of the people who work here, the managers, leasing people, maintenence staff. They are super friendly and are really sincere about making sure your rental experience is a great one. There have been changes to the leasing staff due to relocation or promotion but there is no change in how they take pride in their work and the service you get. The Irvine Company really knows how to train their employees. I recently asked to move within the complex to a more desirable location on a Monday and by Saturday I was moved in and enjoying my new digs. That's how effecient they are. I really enjoy my balcony, garage, in apartment W/D (no sharing your laundry with other renters), on site Dry Cleaning pick-up, the never crowded Gym which is open 24 hours, the awesome swimming pool and jacuzzi (very relaxing after stressful day at work) and outdoor fire place with BBQ's and nice cushion chairs and tables. They also have an office center where you can use a private conference room, computer with internet and a fax machine. A really nice party room you can rent with big TV, sofas, full kitchen and dining table. Any issues with your apartment are no problem as the maintenence staff are extremely effecient, courteous and punctual. I used to own a house but after living here I think I will rent for life. Mice, bed bugs, garage theft and loud neighbors. Rent increases of $150 each 8 months and no resident activities. Overpriced with unconcerned rude management that seems to spend more time playing on their phones and shopping on the computer than actually helping handle complaints. Its run by a bunch of airheads. If your lease expires the month to month charge is $300 on top of market rate! Dog poop all over the grass areas constantly. All of this is really hard to see when you just walk in so I suggest checking reviews so you don't make a bad decision. read more

Management has changed numerous times in several years, they give lip service but rarely ever follow through on various issues, poor management culture with bad attitude toward tenants. Some apartments were originally in "No-Pet Buildings" but they opted, with no disclosure, to change that, some no-pet apts in this now mixed building have dogs though they aren't supposed to, there are many dogs who poop in courtyard as owners generally are not picking it up, not fit for children to play in, grass in poor condition! Insulation is horrible, you hear your neighbors loud and clear, pounding of feet, talking, noises from beds,everything,especially built-in W/D, a nightmare as washer vibrates the ceiling directly over bedrooms at all hours of the night and early morning, management claims insulation is up to standard (what a joke!)One issue needed 1 1/2 years to finally resolve. Leasing office often does not answer phone and messages are not returned about 75% of the time. Many solicitors knocking loudly in this gated community. Irvine Company asleep at the switch! read more
