Moved here over 6 months ago and very happy with the decision. Turtle Ridge hit all of our check boxes when it comes to apartment complex's in Irvine (on the smaller side, personal garages, and newly renovated). We moved into a Plan 6 which we were hesitant to do because the price was obviously higher than others but after living here, I wouldn't change a thing. The only issue we have is our neighbors above us. They have 2 smaller children that sprint everywhere they go and the walls don't keep much noise out. Another minor issue we noticed the first day we moved are the gate/garage clicker. They are horrible and barely work. Crossing my fingers enough people in the community complain about this same issue and management will look into something like RFID stickers on cars so gates automatically open and we don't have to carry around the bulky clickers. Otherwise, it's a beautiful community in one of the best neighborhoods in SoCal so we're very glad we chose Turtle! read more

I am so grateful for Melissa in the front office along with Maria from maintenance. I am in the middle of a lease transfer and hit a few snags. As soon as I brought it to their attention, they quickly stepped up to remedy the problems in a professional and timely manner. Patrick Ingram gave me a tour of the newly renovated Turtle Ridge, and he was wonderful! He took the time to show me different floor plans and also even went to the extent of showing me what units give more light and which ones have more shade so that I could identify what was the best fit for my family and me. He was also respectful of my time and offered to follow up with any outstanding details that I wanted but didn't have time to get from him while there. The renovations they did to the units are beautiful, and the location is wonderful! Hands down one of the best experiences I've had with a leasing consultant. Add me to list of residents who will praise and is praising maintenance man Adrian. Not only is Adrian talented at his "fix-it" job, he goes out of his way to be extra helpful. (And he offers this voluntarily. He doesn't need to be asked.) I'm sure all renters will agree that we need a maintenance person like Adrian, as it makes us feel confident that no matter what needs fixing, we'll have a friendly person who wants to help, and who enjoys what they do. So, Turtle Ridge has great maintenance and leasing office people. The location is great. The place looks nice. (My only request would be that perhaps when someone new moves in, they go the extra mile to separately point out that when all parking spots are taken, they and their guests need to park at the leasing office parking lot and not at red zones, etc. Thank you.) read more

In the middle of the pandemic Corona vírus my husband was working in our bedroom in home office when he saw a smoke going out our house. We called the maintenance and he came with a smile in his face. He had all the safe protection. Mask, gloves and shoes protection. The service staff here is great. They go beyond just fixing things. They help in anyway they can. My husband was very sick and we had a very large package delivered. Instead of bring it to our 3rd floor apartment the company deliver it to the office. I had no way to get this very large and heavy package to my house. With my husband sick there was no way for to get it. The service staff here brought it up to my 3rd floor apartment. Wouldn't even take cash when I offered it. Great service. read more

Location is beautiful and nice. They redid the gym and pool area and that is solid as well. Maintenance team is good. However, the office staff is not the greatest. Customer service and friendliness is below par. They need to have some smiling faces in there especially when you pay $2,600+ month to live there and you get unfriendly customer service. If it were not for the location and the close access to the beach, I would never live there. read more

The Sr Management is not willing what so ever to budge or negotiate an acceptable increase amount, its their way or no way. So here are my increases since I have lived with Turtle Ridge 1st Increase was just over 100.00 2nd Increase was just under 100.00 3rd** Increase was $233.00................. WOW, WOW WOW $$$ 2745.00 I was advised in talking with Sr Management that the market value since my new lease was sent to me last week was at $2900-$3000 and I am getting a great and wonderful deal. Don't think so........ That is more of an increase that I have seen the entire time of living at the Turtle Ridge. You will see that Irvine Company is more numbers driven at this time, then to keep it residents long term and to keep loyal residents. So what does that tell you???? I wish Turtle Ridge was the placed I moved into many many years ago ( I have lived in the Irvine Communities for over 10 years plus) , the people touch is going away and corporate touch is appearing. I am sure all of us like the personal touch and feel we are appreciated. The Irvine Company saying is "love where you live" but last I will say , its on theirs terms and no other. Some times Corporations forget who really pays their pay check, that would be people like you and me. So easily forgotten. Now besides that. I love the place!!! and sad that I will be moving out. I've waited until I lived at Turtle Ridge for six months before writing a review. In the time I've lived here, I've been pleasantly surprised by the professionalism and quality of the staff. Before I moved in, Sadie in the leasing office walked me through all of the paperwork and had everything ready for my move in. I was also able to look at several different units to decide which one I liked best, and was allowed to have the unit painted. The apartment was absolutely immaculate when I moved in. They'd even left chocolate, popcorn and bottles of water on the counter with a welcome note. What has impressed me even more has been the service. I've had a couple of minor maintenance issues. The button on my microwave stuck - so they replaced it with a brand NEW microwave. When I put in an online maintenance request because my toilet sounded like it was still running, Keith came by within an hour - and this was on a Sunday! One very nice maintenance man - I didn't get his name - fixed a stuck garage door one morning. Every time I've walked into the office, someone stands up and walks over to meet me. I'm completely satisfied with how calm and quiet my apartment is. I was told I have a fairly rare "carriage house" unit. No one above or below me. And I haven't heard a peep from anyone living on either side of me. The residents I've met are friendly, but tend to keep to themselves. Pet owners do a very good job of picking up after their dogs - or maybe the grounds crew is on top of it. I've heard to rent is on the high-side, but I did a lot of research and couldn't find a one-bedroom with a washer/dryer and a garage for this price - anywhere, much less one in a gated community with a resort-style pool, gym and gas grills. As I said, I've only lived here for six months, so I could be in for some surprises. I received a memo that construction work on balconies and stairway would be going on for months - not looking forward to that, and the leaf-blower guy can go on longer than necessary (IMHO) but based on my experiences so far, Turtle Ridge absolutely deserves 5 stars. read more

Turtle Ridge has been my home for the last three years and I love it! I recently moved into one of their newly renovated units and it is truly beautiful. The pool, clubhouse and business center were also recently updated and are all gorgeous. Every single person on the staff, from the office team to the maintenance team, provides exceptional customer service and resolves any issues I may have very quickly. Too expensive and I didn't get a welcoming feeling from the community as a whole. Paying high rent for all these amenities (which don't really get used much) isn't enough to warrant the extra money. I love this place! I love living here. The staff is always friendly and super helpful. The place is quiet, there is always parking, and the pool is never crowded. The in-unit W/D is an awesome perk. They have them in every unit here, even the Jr. 1 BRs, which is great because not all IAC complexes have that. The only drawback is that rent seems to go up a lot each year. I have been here 2 years and will probably be moving soon, I'll definitely be sad to leave! read more

Best apartment in newport beach/corona del mar/irvine. Sure, it's a bit pricey, but in actuality it's a way better value than any other place out there. There is nothing comparabe in it's price range. To get the same features as Turtle Ridge offers, you would have to pay $200-300 more a month for your rent. You live off of Newport Coast Drive while having an Irvine zip code and that saves you some $. The hot tub is awesome and the pool parties on the weekend are fun. This community is clean, vibrant, and alive! The majority of the residents are mid/late 20's-mid 30's. Mostly professionals who have good careers and are single or recently married. Also a handful of families amidst a move who do short term leases. You get an updated apartment, clean light colors, very spacious, private balcony, washer/dryer, courtyard, amazing community pool and hot tub, and friendly and attentive staff. You cannot beat Turtle Ridge. 5 stars all around. read more

I recently had the pleasure of having Fernando P, our service manager here at Turtle Ridge help us with our multiple unique service requests. He was able to come up with quick and efficient solutions to the challenges that our unit posed as well as providing quick follow up in the future if the current measures are not sufficient to address our needs. He was friendly and very professional and my boyfriend felt confident when he left for work that I was safe and our townhome was in good hands. We have rented from Irvine Company for 5 years now and have had our share of service calls. I've never made a Yelp review in the past but felt that his exceptional service and quick action deserved notice. We felt that he actually cared about our needs while living at Turtle Ridge and was able to address and assist with many longstanding issues that former service managers were unable to attend to. read more

Excellent experience at Turtle Ridge! The location of the property is ideal, when considering the proximity to Newport/Laguna and Irvine. The grounds are beautiful and kept in immaculate condition. Amenities are abundant, which results in an exceptional value when considering the overall location. Services personnel perform repairs promptly and efficiently - everyone is very friendly. My experience with leasing/management was a 5. First, leasing helped me immediately transfer to a carriage-style apartment from a standard 1-bedroom, which turned out to be an ideal layout considering my live/work needs (praise to Sadie). Second, I was forced into a professional relocation out of state, and leasing did an exceptional job of nearly immediately renting my apartment so that I did not incur double rent (double praise to Melissa). Overall, renting at Turtle Ridge was a great experience. If renting in OC, I advise that you take a look at this property. P.S. I would have given a 5 overall rating; however, Cox is the only alternative for cable, and my experience with Cox was awful. Because there is not any choice, my overall rating for Turtle Ridge is 4.75. read more

Not a "luxury" complex despite the advertising and high rent. I put in a maintenance request, was very clear that I didn't want someone in here without my presence, my dog would freak out, even made it for a Saturday to make sure I was here. They give you a window of time, won't tell you when they're actually coming. I stepped out to throw away trash, came back and some dude is in my bedroom with my dog running around him snapping and barking. Scared the hell out of me and pissed me off because then he had an attitude about it and stood in the middle of my own home getting combative and arguing with me about it, saying he was told staff said he could walk right in. Very ghetto. Office staff apologized but it's not enough, it was very suspicious and the guy acted trashy. Don't trust them in my personal space especially around my dog. Irvine Company - don't post another generic trite apology, just makes you look bad. Do something about your intrusive and combative maintenance guy. read more

We didn't have any maintenance issues, but they were always checking on us to see if we needed anything. The property is always clean and maintained. Unfortunately we needed to move due to our jobs and Covid, but we would have definitely renewed our lease if it was under different circumstances. Great place to live! read more

I had to move out of this place. They do construction at this complex all year round. The construction workers park in the available parking. There's so much noise from the electric hammer breaking up cement. They set their base up and use a long stretch of parking. There's nails every where. There's dirt from construction everywhere. As soon as one project ends, they start another project right behind it. It's literally happening all year long. read more

I've waited a good 6 months after I've moved in, to write this review. Turtle Ridge is the best apartment complex I've ever lived in. Yes, the amenities are great but what truly makes this place sparkle is the staff. Everyone is super friendly and helpful! I've had little interactions with each of the staff, and every single time I walk away thrilled to be living here. The leasing process was great. The pool & clubhouse are fantastic! I love how the location is so close to the beach. I'm so happy with my actual apartment and how clean it is. I did have to have maintenance come take a look at our fridge once because it was leaking. Adrian came out and was the kindest and most efficient repair main. He communicated timelines, what exactly the issue was, fixed it super quickly and we haven't had a problem with it since. I had to run to an appointment and felt at complete ease with him being in the apartment when I left. He still waves whenever I see him around the complex. Once I needed to use the Business Center to print something and ran over there just as they were locking it up for the day. The staff member stayed a few minutes late, unlocked the Business Center for me so I could quickly print something and locked it back up. Not to mention he was super kind about it, and never once acted irritated when he could've easily turned me away. I do have issues with only one of my neighbors (related to their noise level and parking in front of my garage), but each time I had an issue I contacted the leasing office and they were AMAZING about it. Handling everything for me and letting me know what they can do. There is currently some construction work going on at my building at this time (for stairways and balconies) but each time the office has been super great about communicating when the repair work starts. They make the conference room at the front office available for me to use during the construction. Also, the construction workers have been fantastic about cleaning up thoroughly at the end of each day, which has been nice! The only downside I can think of is that late at night finding parking can sometimes be tough, but parking by the leasing office and walking over is never a big issue. Otherwise, parking is pretty easy! read more

I love living at Turtle Ridge, the community is the perfect size. It's clean, safe and quiet. I'm mostly grateful for the staff here. The maintenance team is very helpful. To highlight a specific individual, Adrian is always friendly, professional and works quickly. I imagine his day consists of lots of work and pressure, but never seems to mind visiting even for the most mundane work order. I met him when I first moved in, I had a few little things that needed to be looked at and couldn't believe how nice and professional he is. He's remembered me and my family ever since. what does all the money you spend go to for living in 'the irv'? you get a garage, an in home washer/dryer, a gated community, the ever popular dog path with free, um, doggie bags, public bbq's, pool/spa, gym, clubhouse. you got a noise neighbor? drop a note at the office and youll never hear them again. got ants? ask the front desk and you get a free spray. have a lightbulb go out? changed for you in no time. have a package coming but away on a business trip? the desk will sign for you. dont like apartment numbers? you get your own street address. i could go on and on about the place. however, to sum it up: you get what you pay for. you pay alot and you get alot. if you need to spend less, expect less. it doesnt get much better than this. read more

My experience with Turtle Ridge has been, without doubt or reservation, the best apartment-living experience of my life. I can confidently say that the leasing office team is top-notch and doesn't let you down when it comes to making the Irvine Company Apartment Communities motto come true ("Love Where You Live"). My partner and I were celebrating another anniversary together, but I was at work for most of the day, and I wanted to surprise him. So, I ordered a bouquet to be delivered to the leasing office. I emailed Sadie and Melissa, asking if they could have the flowers delivered to my apartment before my partner came home to surprise him. They kept me updated ("no flowers yet!"), and even told me when they arrived and brought them out. How awesome is that? I've never had such personalized, enthusiastic service. But that's just the beginning. My partner and I can be a bit . . . picky, when it comes to our apartments. Whenever we've submitted a service request, whether it be over the phone, via email, or through our resident portal account, we get a call from Keith, the maintenance superstar, within hours. He is always on time and wears booties without even being asked! The level of professionalism, in addition to his friendly attitude, cannot be understated. Keith, Melissa, and Sadie go above and beyond to satisfy their residents' every need. Beyond the team's fantastic service, the location is ideal! The property is literally located across the street from Mariner's Church. Aside from being convenient for church services, every Saturday from 8:00 AM to 12:00 noon they play host to a huge Farmer's Market! I swear on all that is holy, the blueberry donuts are worth every penny. As well as, you know, all the incredibly fresh produce! Just four miles from Corona Del Mar, this is a great steal when compared to nearby apartment communities- any closer to the shore and the prices shoot up dramatically as you cross into Newport Beach/Coast. Trust me, I checked. I can't say enough what a wonderful community this is. It's truly ideal for everything that I look for in an apartment- it's quiet, close enough to UCI to be close to all the good restaurants, and yet far enough away to not house noisy students, and, best of all, the staff truly seems to care.
