I love living at Parkwood community! It is safe, quiet, and convenient living here. You never know how you will end up liking a community and what it will be like, but I am six months in to living here and I don't have any complaints. They keep the community pristine and my neighbors are the absolute best. Parking is easy and the neighborhood feels very safe. Super conveniently located off of the 405 as well! With walking and hiking trails nearby. Another bonus is the staff and everyone at Parkwood is so friendly and helpful! Danny on the maintenance crew always goes above and beyond and is super responsive and caring. I'm really grateful for him and all of his help in my home. He is super knowledgeable and a true professional handyman. I am really happy I chose Parkwood as my home and recommended it to anyone looking. Major cockroach infestation. Nearly every time I entered the kitchen--even in broad daylight--multiple cockroaches would run across the counter. They were constantly in the bathroom and both bedrooms as well. They were huge, aggressive, and had wings and would fly around the apartment. The most disgusting living conditions I have ever endured. The exterminator fumigated the apartment numerous times, which didn't have any effect. Management said they legally couldn't fumigate again otherwise it would be toxic, but provided no other solutions. Note that I kept the apartment impeccably clean. I wouldn't wish this living situation on my worst enemy. (Lived here from 2021-2022). read more

I've lived here for 6 years now. The office team when I moved in was amazing. They were here for over 3 years. I was bummed when they left. It didn't help that the team that followed didn't live up to their predecessors. However, they are no longer here and we have Jackie! Jackie is amazing! She has gone above and beyond to help me several times recently. One occasion was printing out massive, time consuming copies. I had no idea what I was getting her or me into with that. She has made herself available for any issue I've had and followed up to make sure any question was answered or issue resolved. The residents that have been here for a while that I know have all mentioned how great Jackie is. We know when we have good people that care about what they're doing and when we don't. We know she'll listen, intervene, get results, whatever it may be. Really hope she stays around for a while. We need her here! read more

Where could I even start.... I been searching for new apartment homes within Irvine Company & been having a difficult time with the staff at different locations such as ParkWest. I had my deposit down and they leased my spot to someone else! I drove to ParkWood Apartments very frustrated and disappointed. I was first helped by super cool lady with braids in her hair. She was super Knowledgeable and helpful. After touring the apartment home I was then helped by Cody which had come back from her lunch 30 min early. She was such an amazing person that she opened the door for me and I totally was cutting into her lunch break. She knew of my situation and wanted to help me get my application in sooner. She worked so fast and she was straight to the point she definitely knew what she was doing super professional. I am so grateful for her kindness because she made my entire mood positive. My husband and I have been here for about 2 years and don't really know where to start. We've been very fortunate to have an incredible experience with every single person at Parkwood. The property manager and her entire team have been nothing short of kind, professional, and understanding every step of the way. Codi and Zareia are so quick to respond and are never too busy to take make sure you're taken care of. The sincerity from them is genuine and appreciated. We also have a deep appreciation for the whole maintenance team and couldn't have asked for a better group of people to help make our living here easy. Danny, in particular, has made our day to day here pretty exceptional. He always remembers my husband and I and will always spare a moment to share a very human experience with us that is very hard to find in the world today. He is always reliable, and we have never had any issues with any of his work he's done in our apartment. May only good come to the incredible teams that run this place. read more

Really disappointed that my car was broken into last night. The robber took 7-8 things including sunglasses, iPod, jumper cables, Rx glasses, 2 hand sanitizers. It concerns me about the safety of this community. Management does not really seem to respond to these issue, and my renters insurance deductible of $500 would have covered the cost of this, so I guess I'm out of luck. People considering living here should beware of these conditions. (I had a bike stolen off my patio about 1.5 year ago). read more

I recommend this property for the great location near the 405, the large bedrooms and living space, and reasonably clean and reliable laundry rooms. This review is for the maintenance manager and his team and the leasing office team specifically though. Recently, my ac/heater unit broke down right before Thanksgiving. I contacted the maintenance team and they let me know another unit wouldn't be available for two weeks. I was extremely frustrated and stressed out in the process as my holiday plans had to be changed abruptly. The leasing office worked with me to answer my questions and were patient with me when I needed clarifications. The maintenance manager and his team were very professional and also exceptionally patient with my follow-up questions. Ultimately, the replacement ac/heater unit was replaced and it's replacement is fantastic and a definite upgrade to the original. I highly recommend this property for the ease of care of all maintenance issues, this latest incident being just the most recent. I can rely on the leasing staff to be fair and responsive as well. MICE I would love to give this place a higher rating. The move in was great, the representative Joe was awesome and we have been treated well by both the main office and our neighbors. The actual unit itself is perfect for the price, and the location + amenities are a bonus as well. However, 1 month living here we've had to call the maintenance team twice for mice in our kitchen. We saw our first one 2 weeks in. Maintenance left glue traps and plugged the holes they could find. Mouse got caught, and we dealt with it. Then again a week later we found another mouse. Same story;Mouse caught, dealt with it. Maintenance has been quick to respond, I'll give them that, but I decided to write this review after spotting a third mouse minutes before writing this. Seems to have avoided all the traps set by maintenance and has been chilling in our oven cabinet. As a couple who are both OCD clean freaks, it's very frustrating having these little guys running around our apartment after only 1 month into our lease. It seems our neighbors on the apartment block next to us are dealing with mice as well. In summary; If you are looking for a nice and affordable living in a safe neighborhood, this place is perfect. Just be ready to deal with your new kitchen friends trying to make some ratatouille with ur hard earned ingredients. UPDATE 8/10: Honestly pretty over this place. Had to bring this down from 4 stars to 2. Mice are a weekly occurrence. Maintenance will come by, use some caulking to patch a hole, and the mice will just find a new spot to dig in through. Rinse and repeat. Worst part is, the office will tell us that this is "an environmental problem, all of Irvine is dealing with this issue" While that may be true, we've lived in Irvine before and never had mouse come into the apartment. I've lived in 3 separate houses, one of them being a dumpy run down Tustin house 2 miles north of here, and never had to deal with a mice problem. Yet, the office likes to remind us that this is common and there is basically nothing they can do other than coming over and constantly patching holes with caulking. Unless you're ready to deal with a pretty serious mice infestation in your kitchen on a weekly basis for months, you're better off somewhere else. read more

I've lived at Parkwood for almost 3 years. Overall, my experience started out excellent. However, over the years, the community and its management have deteriorated. Mostly this year, amidst the pandemic and residents including myself working from home, things have tanked. Over the course of this past year, I have had a rodent problem, constant noise with construction and parking issues. Although management have tried to help, I believe it's a corporate issue - not providing property management with the power to resolve issues. I keep my apartment spotless - even have received glowing feedback from maintenance workers. How did a mouse get into my unit? How did the resolution take multiple visits and a second appearance by the rodent? There has been constant construction noise throughout the whole year with other buildings around the complex and carport rebuilds. Most recently, it was my building's turn for a roof repair. Understandable, repairs are necessary and it's actually a good thing. However, when construction began for me, both my carport AND my building happened at the same time! Not only do I have my car parked on the street, but I also have nonstop noise while I'm trying to work at home. Literally right above me. Recently, while on a work conference call, even though I have a headset in use, my team clearly heard the roof construction which caused a grave interruption. How long will this construction above my head last? 5 WEEKS! Through the holidays. I emailed management expressing my concerns and asking for a rent adjustment commensurate with the disruption and change to my quality of life at home. When your resident complains that the noise is hindering his ability to make a living, it's a serious concern. What did I get? I was denied a rent adjustment twice and said that I could use the clubroom to work in. With the pandemic, health and safety concerns and all of my sensitive work materials, working in the clubhouse is unacceptable. I want my rent adjustment for the continuous construction (3+ months and still ongoing). Paying this much in rent to only receive this quality of living is deplorable. read more

*MOLD WARNING - PICTURES INCLUDED* I lived in Parkwood for almost 5 years. Everything was all fine and good until the roofs started leaking a few years into my stay. Parkwood sent vendors on numerous occasions to try to repair the leaky roof (unsuccessfully). To keep a long story short, Parkwood waited until they got an unmanageable amount of complaints before they decided they could not cover up this problem anymore. The roof rebuild started in the beginning of 2019. The problem is that mold had already begun rapidly multiply between the walls and above the drywall because they did not address the problem sooner. Just as the rebuild was scheduled, MOLD surfaced above our bed and by our closet. After relocating us to a Marriott for approximately 10 days during a remediation attempt, we finally moved back in thinking the worst was over.....BUT within a few days, mold had resurfaced AGAIN very close to where it had originally surfaced. This was after Parkwood told us our apartment was safe/habitable (when it wasn't) displaying yet another blatant disregard for our health and well-being! Parkwood did not even require their incompetent vendors to test for airborne mold spore levels (before or after their shoddy remediation attempt). So we took it upon ourselves to hire a professional mold inspector to assess how bad the situation was and to test another unit within Parkwood that we could potentially move into instead of enduring another remediation attempt. Well it turns out the airborne mold spore content was off the charts in our apartment (92,000 spores per square meter by our bedroom closet). We also found out that both our apartment and the other unit we were considering had moisture damage between the walls that far exceeded the 15% threshold needed for mold to grow (within the exterior building walls), which by the way, Parkwood did not mention any plans to address wall rebuilds, despite the high probability of mold there too. So in summary, pure deceit and complete disregard for tenant well-being from Parkwood Management and The Irvine Company. In conclusion, after I did a bunch of research on mold illness and Mycotoxins, I finally had an explanation for all kinds of weird health problems that had inexplicably developed over the last two years and were exacerbated by certain foods and drinks that increase fungal growth (as if breathing in fungi for years wasn't bad enough). Do yourself a huge favor, do not move into any place without getting a professional mold inspection done if the building is older than 10-15 years. Or get a professional mold inspection done now if you suspect mold in your current apartment. Mildew/musty smells in your apartment is one indicator, yellow stains on the roof is another. That Mold report may just give you the grounds to get the hell out of your lease (as it did for me) and possibly prevent toxic health damage to you and your loved ones. Cut your losses and avoid mold at all costs, or it will seriously start ruining your life! read more

I live in a Parkwood apartment and our fridge and freezer suddenly stopped working. We put in a repair order and within two hours guys named Danny Dominick and Zach came in and replaced our unit. They even brought back some things we had left in there. Finally, they offered us a free carpet cleaning service after the repair. Been living here for two years and each time we needed a repair something similar to this happened, would heavily reccomend. read more

My family and I have been here 2 and a half months and we love it. They try to keep it as clean as possible. More folks should clean up after their pets. As a pet owner, this is always something that sticks out to me. They are always on top of making it look great despite this. The front office is always so kind and do a great job. If you're hoping for a better apartment experience in Orange County, I would not suggest Parkwood Apartments. Their grounds and location are absolutely beautiful. I loved the trees and grass and the walking path right across the street. However, the living experience was the worst I've had, which says a lot being that I've lived in two major cities, LA and NY. First off, the noise volume here is terrible. There is constant construction projects all year long...roofing, paving etc. I hear drilling, hammering and lawn mowing all day long from morning until they wrap up at end of day. I have PTSD every time I hear a leaf blower. A leaf blower has woken me up early morning more times than I can count. Our neighbors were also ridiculously loud. They wear always outside on their porch which was by our bedroom. They ate outside, smoked outside, argued outside, yelled at their kids outside. They had no concern for being considerate to their neighbors. With all the projects they have going on, they should add in new windows. The windows are single pane and very thin. They let in moisture, which causes mold and noise comes in. If someone is even whispering outside of your window, you can hear it fully. I have never been able to get a quiet, uninterrupted sleep while living here. I have never seen such thin, shoddy windows. On the east coast you have double pane over an inch thick windows which keep out most sound & moisture. They also can invest in getting rid of the pincher bugs, silverfish and roaches. They exterminate on a case by case basis, but its obvious they are living in the walls and they were constant uninvited guests, no matter how clean you were. Thankfully, we didn't get mice, although two of our neighbors told us they had mice issues. The pool should also be heated in an apartment like this. I wanted to like living here and it's a shame because the grounds are beautiful and the location is excellent, close to all the beaches and major companies. They just seem more concerned about turning a profit, than truly upgrading and creating a comfortable & peaceful living environment for residents. If you're a student, this is an ok place to live, but for any families, adults or professionals, probably not. Hope this helps in your decision. I usually don't write reviews, but I had to with this one. Also needed to mention that our locked up bike was stolen when we were moving out. We heard from other neighbors that other bikes/property had been stolen as well, so be aware. read more

Mary T. is an awesome Community Manager leading a good team. We are relatively new residents at Parkwood Apts. and have gone thru few different issues at our building/apt., thus the 4 stars. Otherwise, it would be 5 stars for Mary and her staff. The most recent issue was a vermin problem that Mary took care of by immediately leading her team to promptly respond in different ways. They had the pest control company addressing their portion while Parkwood's maintenance was addressing the point of entry to the building and to our unit. There were minor openings to our unit & those critters were getting in. Perhaps when a unit becomes vacant, more preventative maintenance can eliminate this issue. We never had this problem. We understand there is beautiful landscape throughout the property, and we don't have any issue with critters being out there. After all, we live next to a large open space with lovely hills. Nevertheless, it was not a pleasant experience dealing with the critters. However, Mary resolved the issue quickly, and this provided us peace of my mind knowing we were safe again. She personally followed up with me on this issue several times throughout the course of the problem. I believe she is a great Manager!! read more

Each of the maintenance team members are professional, knowledgeable, conscientious, courteous and the 'positive list of attributes' goes on. Hi there. I use to live here 21 yrs. ago, moved-out and then back-in 4 yrs. ago. I love how the gardeners maintain the property. The staff in the office, the gardeners, and the maintenance crew all are helpful. On several occasions, Tony, Ruben, Alberto, there may be other maintenance workers, but unfortunately, I don't know their names-- All of them are a joy to be with ! Also, Steve, and another lady, ( can't remember her name. ) that are cleaning crew, do an exceptional job ! Rubin in the office-- so happy that he was promoted to be the new Assistant Manager! The managers... Mark, Janea, Mary, Kathy, and the gardeners, Eduardo and Ricardo, have gone above and beyond to help mine and my Mom's family who has been here for 21 years now, as of Aug. 2018 ! I'm in Los Angeles and based on my phones location my phone is currently being held hostage in Irvine!? I call my younger brother (he also has my location!) and head out in the early morning. I get to Parkwood Apts at around 8:30am and we're frantically calling out for Joshua my Lyft driver, listening to my ring, looking out for Lyft stickers on black Nissans.... no luck. And then!! WE LOCATE THE CAR! I feel the vibration against the door. It's on heartbeat. And the pulses.... They haven't ever been as soothing. Now we've got the phone. How do we get it out? Doors are locked we checked... I get the parking spot number and head over to the leasing office. Closed. Of course. But then from the corner, appearing out of nowhere the security guard, that is my current guardian angel materialized. Tony, his name after introduction, listens to my crazed cry for help! I catch him up to speed and like a man on a mission he collects the tenants info, hurries to the database and BECOMES MY HERO. Such sweet service. Super attentive. Super friendly. Joe was a great help during the tour process and after. I appreciated his time and effort in making sure we were well informed. He was quick to answer our emails , and called us regarding any sudden changes. He also welcomed us with a genuinely friendly attitude and kept it professional.He was very informative which made it much easier to get an answer to our questions. The apartments were nice, quiet, and clean, making it a good option for us. There was also a lot of parking around the neighborhood which made it even better. Still 1 star. The construction has kicked up so bad HALF of our lease has been living around them doing construction on the concrete. We just got told we can't walk on the path that takes us always from our home from 9am to 4pm all day... sucks for you guys I'm walking on it. All while tenants have rats and roaches and the infrastructure of the BUILDINGS is falling apart. A neighbor was told he wasn't allowed to tell people about the rat problem and thank god they have not made their way to my apartment or I would be a thorn in they side. This place is putting lip stick on a pig with no intention of making things right and have the nerve to charge almost 2k for an outdated apartment. You will not get what they show I promise. Place is a scam be careful and don't get sold on a dream, way better places for this price. I doubt I'll get my deposit back which is fine. I'm ready to be done with this place. To the office people you are great it's the owners and people who allocate the money and decide how much to charge who are they problem. Sadly you guys have to hear about it. The apartment complex is perfectly located by the 405, a small shopping center, and UC Irvine. It is maintained beautifully and the green spaces are really nice. Great pool & jacuzzi area, lots of communal laundry, and the small gym are clean and serviceable. Jennifer doesn't work at this location anymore, but she was wonderful in helping me select and get moved into my apartment. The maintenance staff works very hard and completes maintenance requests same day in my experience. I think this apartment complex is perfect for families and graduate students, it has a very relaxed and mellow vibe. If you don't have a car, there is a bus stop behind the complex that picks up passengers once every hour, but it is often late during rush hour times. If you do have a car, it is wonderful to have your own assigned carport spot (one per apartment). People with a second car receive an uncovered spot in the complex as well (unassigned). Overall, I have very much enjoyed living here. read more

I've enjoyed my stay here since 2014 and sad to leave since I graduated and got a job in Los Angeles. Staff: I met an employee named Aaron H. and he's been extremely helpful from the beginning to the end! He made living there so easy and anything involving with our lease (like paperwork) in general super smooth, and he's always responsive to any questions I had when I e-mailed him. Out of all the Irvine Company apartments, this is definitely one of the cheaper ones with an awesome staff. Whenever I sent in a request to maintenance online, they would appear at my doorstep the next day. Thank you Alberto for being an awesome service manager and getting everything taken care of when I sent in maintenance requests! Parking: Parking isn't the greatest because there seems to be more college students living here now, hence more cars. Each apartment gets 1 hood and 1 tag, but the tag is first come first serve since there's no assigned parking in the lot. But there's nice street parking in neighborhoods if you don't mind the nice walk. Amenities: Apartment comes with a fridge, laundry on-site, A/C units in the masters and living room, stove, carpeted, 2 pools, a workout room, and pet-friendly (with additional security deposit and pet rent). Pretty ample rooms for the price you pay for, close to the Quail trail, and you're pretty much close to the 405 freeway ramps, which is a huge plus! Neighborhood: Pretty quiet at nights. I didn't have keg-raging college students as neighbors, so I lucked out on that. My unit is located on Michelson, and it's not noisy for a street that's busy during the day. There are more families at this complex compare to other college Irvine Company apartments like ParkWest. You're also next to a shopping plaza that has a Subway, pho (vietnamese noodle soup), a Korean supermarket, a nail salon, a hair salon, and a Mobil gas station. Pest: I've encountered spiders, cockroaches, and some other weird critters, but I only see them outside during summer and it's because Irvine is very green and nature-y. If you don't leave your door open for the critters to get in, you're fine. Spiders like to squeeze through the window screen so if you leave your window open, just be aware. Final thoughts: If you're a college student and want something on a slightly cheaper end with a responsive staff, check this place out. The reason why it's not 5 stars for me is because the price increase each year is ridiculous, but like I said, overall cheaper than other Irvine Company apartments.
