All the floors except the bedrooms are laminate flooring which made it easy for cleaning up. The sliding glass door is double pained which helped reduce any noise. The apartment layout is awesome. It has a large living room and the bedrooms are a good size. One has a walk in closet. There are two bathrooms. One a tub shower combo the other a shower that has two small seats on either side which I really liked. My husband and I were able to have separate bathrooms which is also was nice. The community is nice and everyone is friendly. It has a nice pool and jacuzzi. There is a large game room above the laundry room that is great for hosting and relaxing. The staff is wonderful. The front office staff is efficient and act fast with requests. Cecilia is very professional and personable. She is prompt in her responses and takes you into consideration with your needs. The workers are also great. They are very professional, friendly, and respectful. I never had an issue and I did not have to wait a long time to get issues addressed. My husband and I enjoyed our time immensely. It is close to birch street and the mall. You can hop on freeway and go elsewhere quickly. The rent is fair and they do everything to not raise it crazy. This is great community for all ages and different stages of life.

Unfortunately, from 2024 to 2025, the property has clearly declined. The landscaping is no longer what it used to be -- weeds have taken over, plants are dying, and the overall upkeep has slipped. The tacky pink paper signs taped to the pool fencing really says it all, it's an eyesore to see upon entry. While there are rules in place that are meant to keep the community clean and orderly (which I support), there are still issues that go unaddressed. One example: residents leaving piles of shoes and personal clutter outside their doors. It makes the hallways look messy and detracts from the sense of community pride that once existed. I hope management takes note and turns things around. This place used to be a gem, I hope the sparkle comes back!

We really liked the proximity of the apartments to all of the nearby stores and restaurants it was very convenient! Maintenance did a good job keeping the complex exterior nice and clean. Our negatives however unfortunately outweighed our positives. The first issue was how thin the walls were. The neighbor we shared our wall with would ALWAYS come home at like 2-3am and we would hear her either talking on the phone, her cat or to whichever guest she brought over. We made multiple complaints but nothing was done about it. We've also heard her outside of our window just yelling/ laughing/ whatever while she walks into her apartment. I get apartment living, and sharing a wall will occasionally be loud but these walls were just thin! The second issue was our kitchen space, it was so small that you could fit 2 people in there MAX. It was tough cooking because there's barely any counter space. The sink is super shallow as well which made it difficult to wash pots and pans. The glaze on the counter will start peeling by just looking at it. Our rent would go up the max amount each year but we were still living with these countertop peels and nothing of value actually went up. The third issue was the laundry room. The machines would constantly stop working which limited the amount of machines for an entire complex. Having a communal laundry space was tough, there was always someone in there with folding their laundry with their clothes just sprawled all over the machines. FOLD THEM IN YOUR APARTMENT! Want to do your laundry on Sundays? Forget it. There was one lady that would literally use up 4-5 machines at once. We asked her if we could use one of the open/ empty machines she was standing in front of once and she went off on us which then escalated to a shouting match. A lot of my frustrations came out when the complex changed management. After that a lot of the rules that we originally signed up for went out the window. Smoking is now allowed? Cars can now back up into spaces when I received a "ticket" when I moved in. Cars can be as LOUD as they want at 2am with no discipline and no security to be found. We lived next to the parking lot and there was always a car that would rev its engine in the middle of the night. It sounded like a helicopter taking off. Tribeca is a cool starter apartment but if you value your sleep and sanity go find another complex for probably less with better amenities.

For being so close to downtown Fullerton and the college I was expecting it to get loud on the weekends. It was always nice and quiet. Parking was annoying if you had two cars for the one bedroom considering you only got one parking spot. We eventually moved into a two bedroom so once we had the second spot it was worry free. Mikey the property manager was always very nice and personable. Sometimes she was forgetful over minor things but when it came to leaks, something broken, or problems it always fixed right away. The things that sold me about this complex as well is that the rent was not outrageous like the complex's right next door. We did not have to sign a lease it was just month to month so when moving out you just have to give a 30 day notice. No pet rent, and we had three cats at the time. The only cons would be there's only one wall AC Unit in the living room so it would get hot during summer in the bedrooms. And also the shared laundry. But that was not a deal breaker cause the laundry room was always well kept.

She says we're allowed to have patio furniture and then gets mad cus our patio chair just happens to have rips in them. Like gee sorry for being broke and not being able to afford new chairs. And on top of that, she takes pics of the yard and leaves it taped to your door asking you to clean it. At one point of living here, the upstairs neighbors had a nasty roach infestation and they came down to our apt and the manager before didn't do shi. I will say Karla definitely helped get rid of them but beware cus she tried to kick us out over that even tho it was never our fault our old neighbors were nasty. Thank God we're leaving soon.

I was told at move in that if I wanted I could get the carpet replaced in my apt after 5 years. When I signed my 6 year lease they said they would replace the carpet but I would be responsible personally once they did. I suggested vinyl flooring because that's what they were replacing the carpets with in all the other units. They said they would if I paid half. Really? Also, when they prepare the apartments for new tenants they paint the walls with watered down paint which makes them impossible to clean. The kitchen cabinets have been painted over so many times without proper prep that you can literally pull the paint off in sheets. At one point the tenants across from me had to be moved out due to black mold. A new tenant, a disabled Vet, that had been in a unit less than a month had to be relocated due to a cockroach infestation. The final straw for me and the reason for this review is I finally moved out after 7 years, never late on my rent or services once and they sent me a bill for the carpet replacement. They kept my entire deposit and still sent me an additional bill for the carpet replacement. Said if I didn't pay within 15 days they would send it to collections. Basically threatening me with a bad mark on my credit report. I am also a disabled Vet but I'm trying to buy a home so I ended up paying them because I couldn't take the chance of them screwing up my credit. So, all I can say is RENTER BEWARE.
