I am so glad I came across VM3! My landlord ignored a plumbing leak for 6 weeks and one day my eyes started burning. I knew that mold could be a problem with as much water as was leaking. I called VM3 on a Saturday and they came out the next day. They were so great. Ryan came and took his time doing the inspection and did not rush at all. I felt really glad that I found them. We meant to have the place checked for mold for a few months now, and this happened to be a convenient week to get it all done. I called another place first, and the guy on the phone sounded like he was almost annoyed that I was calling him, and their inspection sounded very basic, and certainly not worth the $250. I called Ryan, and he walked me through everything he would be testing, which was more along the lines of moisture, then moving towards mold. At $200, this company was also lower cost, though $125 per sample if we wanted lab tests (but that was the same no matter who we went with). He called me a few hours earlier to tell me his appointment was cancelled, so we got started a lot earlier than expected. He took a look around the house, through all the rooms, and the garage, all the while checking moisture readings through the walls. My particular concern was a garage wall which I saw had a bunch of blotches along the bottom. He quickly got that taken care (it was nothing, possibly dried cement or dirt from construction), and explain the types of walls we had. We were able to find a crack in the bathroom, which explained why one wall was particularly damp. He did a quick check of the crawl space, then made recommendations on testing. I didn't do every test, as that would have been very expensive, but I was up in the air about one of them... it is $125 each. Since I wasn't sure, he just took the test sample, and said if I wanted it analyzed he would send it off for analysis the next. If not, he would just throw away the sample and send the others. How cool is that?! We ended up having it analyzed in the end. Altogether the inspection took about three hours. He let me know the trouble spots, and which rooms would be most susceptible to mold growth and why. He also gave us some suggestions on home improvements to prevent any problems down the road. As for our samples, they do send samples to a lab in Torrance, which I'm pretty sure he personally delivers. He left at 3pm Thursday and they had results the next day around the same time (would have been sooner, but there was a misprint on the name). By 4pm the next day, he had files of his report and the lab's mold count report emailed to me. Ryan went through all of the types of mold we found, and alerted me what to worry about and what is perfectly normal to find in a house. With the excellent customer service and advice, reasonable cost, and quick turn around, you'd be hard pressed to find a better mold inspector. read more

Ryan and VM3 were exactly what we needed. We had a suspicion that we might have mold but as I looked around at different mold inspectors I saw that a lot of them also did remediation. Hmmm.. how much you want to bet that at least some of those inspectors find it in their best interest to find mold when none is there? I wanted a true unbiased inspection where we would know if mold was a problem or not. Ryan did an amazing job - took the time to explain what he was doing - inspecting the walls and floors for dampness and taking air samples both in the store and outside as a control. My husband & I rent an apartment. We had significant water damage on the ceiling in our second bedroom. Although we notified maintenance, nothing seemed to be getting done. Concerned about possible mold issues, I began researching mold inspectors. I called 2-3 places before deciding on VM3. Since we're renting & the damage was predominantly in the bedroom, all we needed was a limited review. Other companies charged $199 for a limited review. Not only was VM3's limited review charge lower, at $169, but they also said that they would take a quick look at our adjacent bathroom for no extra charge. Out of all the companies I contacted, VM3 was the only one where I got to speak to a knowledgeable representative right away. Ryan was the individual I initially interviewed on the phone. He was very patient with me, answering all my questions. Even though I'd yet to hire him, he spoke to me for at least 20-30 minutes. He did not force me to make a commitment. In fact, I called other companies before I called Ryan back to hire him for the job. Although Ryan was available the very next day for an inspection, we didn't have him come until 2 days later. He came at 8:00 a.m., so we were still able to get to work on time after the inspection. Ryan was very thorough in his inspection. He explained everything that he was doing. It is obvious that not only is he very knowledgeable about his subject matter, but he actually has a real interest and excitement about what he does. Ryan does not sensationalize. He was very matter of fact. If something was not a problem, he would not make it into one. Not only did he check the ceiling in our second bedroom, but he checked the bathroom next door & the patio above the 2 rooms. We also had 2 air samples (indoor & outdoor) taken. (Samples are an extra $125/sample.) In total, Ryan was at our apartment for approximately 1-1.5 hours. Before leaving, Ryan gave me 2 business cards and told me that if our landlord had any questions that he could call him directly. We received our report in a timely manner. Because I was concerned that our landlord still would not do anything with the report, Ryan personally added a scope of work letter. Although Ryan and VM3 DO NOT do remediations, Ryan's letter laid out all the work that he recommended be done. To be unbiased, Ryan even listed 3 potential companies that our landlord could use. Again, there was no pressure to hire any of these companies or do anything suggested in Ryan's letter. Nearly 2 weeks after Ryan's inspection, having heard nothing from our landlord, I contacted Ryan to see if he had received a phone call. Ryan emailed me back right away to let me know that he's received no calls. It was nice to know that even after the work & report are done, Ryan is still accessible to his past clients. Since submitting Ryan's report & recommendations to our landlord, our landlord has decided to do something about the problem. Ryan has been a great help in this entire process. Had Ryan came out to do the Lead testing and mold inspection. Ryan is a great guy to work with and demonstrates professionalism. When you ask a question in person or over the phone, he will slow down and take time to answer all your questions. This is the kind of inspector I like to work with, who really take time to address all my concerns. I highly recommend Ryan, especially if you are in the process of buying a new home. I made the mistake of doing the mold inspection after I purchase the home, should have done it earlier. He started off with lead testing using a XRF gun for my child's room. He scanned all four walls, all four crown mouldings, and all four base boards, then door and jambs. Then he does the same thing for the mini walk-in closet in that room. Then he did a visual inspection for mold along with a moisture meter from my garage to all rooms, kitchen, and bathrooms. He checked for areas that people tend to miss under the sink, which is the wall behind the bottom drawer next to the sink. Sure enough he found some water damages behind the bottom drawer. Then he also found some moisture under the toilet seat. He went up to my attics for a quick look, then I made a special request to check my crawl space because of potentail mold issue. In there, he also found some past water damage under another toilet. At the end, I have decided to do 4 air test samples. Everthing came back negative, it just gives us a peace of mind. I was in the process of buying a home that was being sold "as is", the home inspector suggested I get a mold inspection because of some water leaks he found. I called VM3 and they scheduled me in right away, they actually drove up from SD to inspect the home and I had a very professional report in about two days. It really helped me make a decision about buying my first home. The report really helped me understand what I was getting into and showed me any potential problems. We needed a mold inspector to inspect a house that we plan to purchase. Our real-estate agent gave us two recommendations but neither one called us back after 24 hours. We found VM3 on Yelp and Ryan spoke to us when we called. We didn't know anything about mold but he explained the process and said he could inspect the property the next day. Per my husband, Ryan was super thorough and went through every inch of the house including the crawspace underneath the house. What made this experience even more outstanding was that Ryan even educated my husband about asbestos and lead. Many places charge a fee for the inspection and an additional fee for the report, but we paid a reasonably good price both the inspection and a report complete with pictures and recommendations to alleviate problems that were found. read more

No annoying upselling from him: instead, he explains all of your testing options and costs, and then it's up to you to decide what you want to do, without any pressure from him. ZERRROOOOO!!!!! DO NOT RELY ON WHAT THEY TELL YOU!!! I bought a home and needed an asbestos sample tested ASP (normal contingency periods are 7 days), Julie the lady I spoke to told me they could get the results back the same day, and that the lab was in San Diego they also fed me some story about the normal guy being out and I had to leave my sample for someone to come pickup that day or the next morning. Well its been 4 days and I got a call back saying that no one has picked up the sample and they apologize and I can take the sample to the lab myself in Pasadena. We had VM3 out to our house today. I called around and these guys weren't the most expensive, but they certainly aren't at the lower end of the price point, either. I hired them because they had excellent reviews. And, I truly feel we got what we paid for. R was at our house for almost 5 hours (our house is 2,000 sq ft). He was very thorough and had no issue going into our crawl space a couple of times. He was nice, patient, and professional.
