Estos apartamentos son lo peor que puede haber, mucho pleitos, y música fuerte hasta la madrugada, mi apartamento todo el tiempo oliendo a mariguana, en el piso de arriba porque los de abajo fumaban, los homeless entraban al parking en la noche y asustando a la gente porque eran violentas. Aparte allí te cobran security y el security nunca hacía nada por sacar a los homeless, también cuando me salí de allí dejé el apartamento impecable, y todo y así me cobraron pintura y no se que otras cosas más. Mucho problema con el parking , por fin ya no estoy allí quería salirme antes pero para salir me cobraban casi los 7,000. Si rompía contrato esto es ridiculo.

Management don't ever answer the phone, They are only nice when they're trying to get you in the door. I don't know if they're nice or not, but I will contest to they do not answer the phone and as far as cockroaches if I ever and I do mean Ever See a cockroach or a deadly Spider I'm a take it straight to court. I do know these apartments are very old and bugs. Can creep in the cockroaches are just discussing. When I think about cockroaches, it makes me feel as if these apartments have a high turnover meaning people comment live, then Move out. And they turned the apartment over within a few days and rented out To another family. I'm allergic to cockroaches. Also, I have seen complaints about Parking and yes, that does look very limited. Just hoping and praying these apartments are not The hood or the ghetto.

There is absolutely no management on-site, and trying to communicate with anyone in charge is impossible. ​The maintenance process is completely broken. I have submitted multiple requests to fix a leaking/damaged ceiling and a broken dryer. After countless visits, nothing is actually fixed. The maintenance staff either lacks the proper equipment or simply doesn't know what they are doing. ​Every time they come out, they tell me they "need to talk to whoever is in charge," but management completely ghosts us. We have yet to receive a single response or follow-up phone call regarding these ongoing issues. If you expect reliable management and basic maintenance, look elsewhere. To make matters worse, the billing practices are incredibly shady. My trash bill alone skyrocketed from $144 to $155. There are so many units in this building that this price makes no sense. I have contacted them the second month since moving here and i still havent received a response. Thank god im leaving mid july

What was once a well-run community has steadily deteriorated, especially since Cristal left. Since then, there has been no consistent on-site property manager, constant turnover in leadership, and a complete lack of accountability. Residents are left guessing who is "in charge," emails and calls go unanswered, and issues pile up with no follow-through. This is not a one-time complaint -- this is a pattern over years. The most concerning issue is the excessive and unexplained utility and trash charges. On top of regular rent increases, residents are now paying hundreds of dollars per month in additional fees. Trash alone has reached $130-$150 per month, despite the property having only two trash bins. With approximately 32 units, this comes out to nearly $4,800 per month for trash alone. No transparent breakdown has ever been provided, despite repeated requests. What makes this worse is that residents have documented illegal dumping on the property, which management continues to ignore -- yet tenants are financially penalized for it. Charges go up. Transparency does not. Maintenance issues have also been consistently mishandled. Over the years, I have submitted multiple work orders involving mold, water leaks, broken appliances, and bathroom repairs. Some took months to address. Others were never resolved at all. Billing happens immediately. Habitability issues are treated as optional. The condition of the property speaks for itself. This side of the complex is neglected, dirty, and visibly falling apart. Landscaping is poor, trash areas are overflowing, and common areas are not maintained. Meanwhile, the other side of the complex -- where management or a manager typically stays -- is clean, landscaped, organized, and clearly prioritized. The difference is impossible to ignore and deeply unfair to long-term tenants. I have attempted to resolve these issues the proper way -- through emails, calls, follow-ups, and in-person communication. Responses, when they happen, are often dismissive or defensive. In some cases, the only response has been an attempt to quiet complaints rather than fix the underlying problems. Long-term tenants should not have to fight this hard for basic management, transparency, and respect while rent and fees continue to rise. This property urgently needs: * A consistent, on-site property manager * Transparent and fair utility billing * Timely maintenance that meets habitability standards * Equal care and investment across all areas of the complex I am posting this in hopes that someone in ownership or upper management will finally take notice and take responsibility. I am open to direct communication and resolution -- but continued silence and inaction are no longer acceptable. People deserve to know exactly what they are signing up for.

    4 days ago I posted a review on yelp and google about how Twelve31 incentivizes reviews from…read moreresidents. Since then, I noticed a new influx of 5 star reviews on their google, one of which was from someone named Kim Sok. A quick google search pulls up someone on LinkedIn who also goes by the name of Kim Sok, who lists themselves as a current community manager at Fairmont Management, the company who manages Twelve31. I really hope they are not the same person, as employees writing reviews for companies they work for is prohibited by both google and yelp. Having to question things like this really does chip away at the public integrity of a company /: I did raise this concern in a google review, to which I have posted T31's response. They did not deny the person writing the review was their employee, and mentioned that they revised my move-out charges in good faith, and stood by their handling of the move-out process. I was honestly a bit surprised that they would stand on that, after trying to relieve themselves of responsibility for the failed inspection, by Cassandra telling me it is the tenants duty to schedule it. Unfortunately I did have to cite civil code 1950.5 which puts responsibility on landlord, not tenant. I'm not sure if they were genuinely misinformed on the law or if they were attempting to mislead me and hoped I would retract my challenge of their charges. They were originally going to include charges on my move out for full replacement of bedroom carpet. I have included photos from the beginning of my residency, as well as photos that Cassandra took herself, so everyone can see what T31 will try and say needs FULL replacing. They did remove those charges, which I feel were wrongfully applied to begin with. It seems that T31 does not take my claims regarding their failure to inspect seriously, nor do they take claims of misleading reviews seriously. I find that odd considering throughout my entire residency at T31, Cassandra and the property made it known that residents need to behave lawfully and obey T31 rules, or they WILL face consequences. T31 you can keep replying generic customer service paragraphs or trying to lie about who's responsibility the inspection was all you want lmao. But after treating residents with such deep and unforgiving scrutiny, you should absolutely expect to be held to the same levels of lawfulness.
