Unfortunately some of the worst property management I've worked with. First I started with booking an appointment to view a property in which I was delayed an answer till 20 minutes before the actual viewing time. I liked the property so I applied that same day in which I was connected with Irene Llanes. I was very communicative and available for whatever was needed of me. I uploaded my paystubs one day once it was asked of me and a few days had passed with no response so I contacted Irene who told me that it didn't go through and to try again. So my confusion was why I had to be the one to reach out and her not tell me anything. So I reloaded the paystubs again to which they didn't go through again for some reason. I asked her if there was any other way I could send them or if there was anything else I could do on my end to help, no response. I followed up the next day to see if there was a solution we can agree on and yet again, no response. I had called or emailed on multiple occasion for different reasons with no response from Irene. Even though I was on top of my application status, Irene failed to care and I ended up having to stay at a friends place because my lease came to an end and because of Irene's lack of responding. I've seen really good reviews of this company but I guess not many of these people have worked with Irene. If you get Irene, call the management and ask for a different individual to help you.

His maintenance manager, Marejka, is so personable and knowledgeable that I ended up asking her for trusted vendor referrals for my own residence. I will miss her dearly. Don't try and manage your property on your own. It is a business at the end of the day, and this company knows how to get business done. They have several packages to choose from depending on the level of service you need / budget you have. They have rightfully earned my referral to my community members.

I really feel that they built a trusting relationship with me and always cared for me as a renter. I also enjoyed living in a property where my neighbors were homeowners as they all really cared about the community and the long-term relationships they established and held with their neighbors. I felt very comfortable throughout all the years that I rented my home from A to B. The payment and maintenance portal was also very easy to use and they almost always fixed anything that needed maintenance within a few days whenever possible. When I started a search for a new management company, I wanted a locally based company that focused solely on rental property management. Marcus is knowledgeable, professional, and responsive. Since he is locally based, he understands the unique circumstances of the Bay Area rental market. Marcus proactively sends reports regarding the overall state of the rental market in the area, which I find very helpful. South Bay Home Rental conducts bi-yearly inspections of my property, which results in detailed reports on the condition of the rental along many photos. I also receive detailed monthly financial statements plus a yearly summary report. Whenever I have a question or concern, I appreciate that Marcus provides different options and his reasoning behind them. Having South Bay manage my property saves hours and hours of my time, plus provides me peace of mind. I rented a house managed by Property Management Silcon Valley for 8 years. I had to move away…read morerecently (where I experienced a rental home not managed by PMSV, and it was like night and day). I appreciated PMSV before, but now I truly see all they do and how much they take care of their tenants and owners. I am so excited to be moving back into the same house I was in before that's managed by PMSV. I can't wait to get back. They truly take care of their homes. The homes are spotless upon move-in with everything tested and working perfectly. And someone from PMSV comes back to the home every 6 months (at the renter's convenience) to make sure all the smoke detectors and everything else is working. They respond to every question and maintenance request lightening fast. Also my move-out walk-thru was actually fun, and I received a very fair portion of my security deposit back. Also now that I'm moving back in, I'm experiencing all the PMSV magic first hand again. They basically hold one's hand through the entire move-in process. They are a dream come true. Most of my correspondence has been with Steve McCoy who is a PMSV Property Manager, Broker, Realtor. He's a true gem. He and everyone I've encountered at PMSV is extremely professional, knowledgeable, kind, and compassionate. I simply can't recommend them highly enough.

All the negative reviews for this property management are true. I wish I could give a 0-star…read morereview. Please DO NOT rent from this property management. I stayed there for one year; it was a disaster and the worst place to live. I could not even call it a home. It was not even safe to live in any of his properties. The manager ( Bill) was a very rude guy and I ended up getting a restraining order against him. I wish I could share all my conversations here. If want to continue writing a review about the time I stayed there and the horrible management, I had to write a book. The first day I rented the house I saw a big lizard in the bathroom. Roaches, lizards, mold, a very old heater, a very old oven, a super old water heater with a very loud noise that you can't sleep at night. The heater wasn't working 7 times because they didn't want to spend money purchasing a new heater. I had to use the kitchen oven to warm the house. By the time they fixed the heater, winter was over. By the way, I ended up paying the high gas bill because turning on the oven to warm the house. They didn't give my $1400 deposit back.
