My boyfriend has lived at Westview since 2020. I eventually moved in with him, and we have lived here until recently (I got a new job that we needed to relocate for). We are sad to leave because we have had a great experience living at Westview! It is expensive to live here, but it for sure is one of the best places we have lived. 1) We have never had any issue with noise in this apartment complex. We always found it to be pretty quiet and our neighbors always seemed to be respectful/keep noise down. I worked from home for a few months and typically didn't have any issues with noise. 2) I have always felt safe living here. The community is all contained and you need special access to get in with a fob and into the parking garage. We have never experienced anything concerning for safety. Your packages are usually delivered to your door or to a secure parcel pending location. I haven't had any issues with stolen packages. 3) Maintenance has always been very responsive. Usually fixing issues the same day. The maintenance staff is also super polite and friendly when they come by to fix an issue. 4) Complex is beautiful, amenities are very nice and clean and modern. The pool area is beautiful and resort-like quality. The gym and yoga studio are also very clean and nice - I used them all the time! Yes, there is some occasional dog poop on the outside surrounding areas of the complex, but that's something we should all just expect now living at a dog friendly complex since sadly we can't expect dog owners to be responsible and courteous. 5) Central location and easily accessible to 405 and 5 freeway and toll road within a couple minutes. Very convenient to go anywhere in OC. Surprisingly didn't hear much noise at all from the freeways in our apartment. read more

I too live at Westview Apartment since 2018 and can not wait to move out!! The office staff customer service dropped from 10+ to 2 since the start of the pandemic. They used to be super friendly and courteous. Sometimes ( maybe one time every couple of months) I stop by the office to bring something to their attention or if I call for something, they roll their eyes or respond is in a rude manner. On the other hand, the maintenance staff are super friendly and polite. Also, Stephanie the office manager is still super friendly and helpful. The place is super nice and all but management and maintenance is really terrible! Also, we're paying over $3000 to live here and we keep getting harassed for no reason by the leasing office. Since Covid started, they closed all the amenities without any reimbursements or lowering our rent. Classic Irvine company policy! My neighbor always plays loud music and have parties all the time after quiet hours until 4 AM and they never do anything about that! I've been complaining to them about that since the day I moved here which is 10 months ago. If you're thinking of moving into this property during the quarantine (or during 2020 in general), I would highly advise against it. Here's my reasons why: Living here before the quarantine was great - amenities were clean, service was quick, and the leasing office was always able to help out when needed. Once the quarantine started, everything took a turn for the worse. I noticed on the Westview site, all rent pricing began dropping. They closed amenities for months now with no estimated date of continuation. If you visit the property, you'll know that the amenities drive a large value proposition for the property. Many residents have inquired about potential rent decreases (even down to market housing prices) regarding the lack of continuation of amenities and maintenance requests, to which the Westview leasing office responded that there is a clause in the lease agreement that they can discontinue amenities indefinitely without decreasing rent. I feel like this place paints a great image of the perfect place to live, but it felt a bit like once they reel you in, they disregard you. read more

Cockroaches!! My roommates and I keep our two bedroom unit spotless but despite our efforts cannot keep cockroaches away. Since the first week of move in we had seen about one or two per month. Thinking they were left over from the tenants before us, we did our part to stay extra clean and get our unit sprayed for pests with the service provided by Irvine company. 6 months and 4 sprays later this problem has escalated to seeing at least one cockroach everyday!!! Scurrying across our pristine floor or our clean and empty countertops. We are disgusted and baffled at the lack of assistance and accountability from this complex. We have now been told there is no pest problem in the complex, which is a lie because we have seen cockroaches around our amenities, and that this problem is due to our lack of cleanliness. We have exhausted all options and begged for help yet are being treated as if we're causing this disgusting outbreak by not being clean enough. We will never choose or recommend Irvine company again, especially Westview. To anyone considering this complex, we highly suggest you stay far away from this roach infested place because you will not get any help if it effects your unit. read more

Been living here for about a year and a half. Have loved my experience with the complex up until I renewed my lease this March. I have submitted over 10 complaints over my upstairs neighbors causing so much noise that my apartment is unlivable. I've had the walls vibrate so much from the noise, that objects have fallen off my shelves. I keep getting replies such as "the problem is being solved" with the problem growing worse each day. As a remote worker, I find myself going crazy over not wanting to be in my own apartment due to the noise issues here. Every staff member from the leasing office to the community manager and maintenance staff are super friendly and we've had nothing but great experiences with all of them. Part of the reason we chose Westview was because of the amazing staff - they truly care about the happiness of their residents which is so important when considering a place to call home. They're always available to help out and answer any questions we have. Not only is the staff great, but the property is gorgeous. My wife and I made an appointment to tour the place so that we could get a feel for this apartment. However, the leasing person, Kai, flat out lied to our faces stating that the apartment was 100% occupied and we could not see any actual units. He said we could only see a couple models... I repeatedly told him that I wanted to see anything available so that we can get a true idea of the apartment and not just a propped up version. Before I left I mentioned that there were units showing available online. I guess he felt guilty that he got caught lying to us so he emailed us saying "ya one of them just got leased but it looks like you can see one." Thanks, but no thanks. Why couldn't you just show us an empty unit while we were there? Anyways, it was too late because I was touring other apartments nearby and couldn't get the message (Not that I would go). Was I a victim of discrimination? I don't know for sure. But for everyone else, make sure if they tell you the apartment is 100% occupied, don't believe the lies. These large apartment complexes cannot be occupied 100%. Make sure to ask for a manager because you might be a victim of discrimination too. Reply: There was no "misunderstanding." What is there to "misunderstand" when I'm denied to see units due to the units supposedly being "100% occupied." Instead of focusing so much on window-dressing yelp reviews and justifying bad customer experience, maybe you should focus on training leasing staffs to be professional and proper. read more

By far the WORST apartment experience I've had in a decade. This may be lengthy but I hope I save someone from making the same mistake. - Guest parking is a nightmare - Staff acts as if they are doing you a service to do their job. They are very entitled for whatever reason. - dog park smells horrible and you will probably step in waste if you are walking the grounds. - MOST IMPORTANT: you are just another number with this complex. Now let me explain..... I had a great experience when touring the place. Kai was amazing and Dani was super friendly. Once I was locked in with my 3 month old daughter it all went downhill. I went in with a frustration about guest parking and the tables got turned on me and I was lectured on my mother not being on the lease since she was watching my daughter while I worked. I learned CA state law requires anyone staying 20 nights in ONE WHOLE YEAR must be on the lease. I put her on the lease and she didn't end up staying. Such a hassle with a new baby. I was then harassed about my daughters father not being on the lease multiple times. Apparently you are being watched and no one can come visit. The assistant manager gave me another legal term as to why they were harassing me. They obviously take a course in CA state law. I had to bring my emotional support animal after all the anxiety they were giving me to see if he could help me. Shortly after, I got a letter at my door saying I needed to pay pet rent. Are you watching me?! I turned in my doctors note and emotional support license and they called to further question me. When I gave my move out notice, they entered my apartment without notice when I wasn't there to show potential tenants. They "thought it was already vacated". Not clear why they didn't know my move out date and it's illegal to enter without notice. So much more happened, but I feel this may be long enough. In the end I get stuck with a huge bill at move out, which they called to tell me I owe a day after they posted it (see pictures). I am not a dirty person. Actually, my fingertips are raw from all the Clorox wipes I use, but they will tack on whatever they can. Even with this pandemic going on, they will rob you blind. They will not care if you are jobless or what circumstance you are in. They just want your money and will make sure they get it. read more

For the most part, this is a great place to live. With few exceptions, the front office staff is really good. Nathan and Alex are always helpful and try their best to help in any given situation. I've only ever had one rude encounter in almost three years and so I'll take that as a fluke occurrence. The tenants however, are a mixed bag. Many refuse to wear masks (which, in my opinion, is just common courtesy if using the elevator), and roll their eyes when you ask that they adhere to the one household per elevator ride rule. I don't take it against the apartment for a few bad apples among the bunch though. The only reason for 4 stars over 5 are the terrible smoke detectors. The only way to have it POSSIBLY not go off when cooking is to have every window open and your front door also propped open. The fan above the stove seems to do nothing, and it seems a lot of other residences here have the same issue. I really want to cook more without having to worry about the overly sensitive smoke detector going off when I'm just using the oven. read more

I made a decision to move into Westview Apartments on a whim when I came across the property's ad at the Spectrum Center during my interview dinner. Since then I have come to LOVE the property and more importantly the strong management team that have made my stay an unparalleled experience. I really appreciate everyone's help (Phil, Dani, Dlala, Alex). In sum, all the specialists at the property are wonderful and you will enjoy your move-in process with any of them. Just to put things in perspective, I have lived in a few nice properties in Chicago, NYC, and San Francisco and Westview is the top of my list when it comes to hospitality. I do need to go into the amenities because the pictures speak for themselves. Just realize it is resort level nice. Food for thought: What allows the Ritz Carlton to charge more than the Four Season? The little things and here is why Westview is the RC: -Coordinated my shipment arrival from Chicago to be picked up so that my things were ready for me when I arrived. -Bow wrapped my door to welcome me to the unit and included basic essentials such as towel, toiletries and bath products. -When I asked about cleaning service (cloth), management didn't just point me to the right direction, they came up to my unit and left the contact and instruction outside my door after our phone conversation. -One of the specialist stayed after work for me so that I could use the dolly to bring up my packages and offered to help. -I was looking to do some touch up on the white walls after some scuffs from moving. I was given some spare paint and brush from the property, saving me a trip to the hardware store. - the list continues but I think you get the idea... What I love the most about this place is the great location of being close to everything while having the best privacy out of all the apartment complexes we have seen in this area. Westview truly provides what they advertise -- resort style living. We have had maintenance requests, staffs are always very helpful and friendly, which actually goes for all the staffs we have met in all departments. The only complaint we have about here is: the smoke alarm in the apartments are way too sensitive, to a point we hear 1-3 neighbor's smoke alarms go off everyday around dinner time. Fortunately It normally only lasts a few seconds so it's not very disruptive, people must be pros at turning them off immediately when it's triggered lol. I have been very happy for the past 10 months. But two months ago, a new downstairs neighbor came and it was very painful. From the arrival of the new neighbor, the floor is heavily tapped from below. We take a normal step. However, they have been complaining more than 10 times so far. We are got too much stress and we cannot walk properly. Today was the worst. At 7:30 in the evening, the floor is cleaned, and after a while, the security guy comes and tell me to be quiet. I was so angry. How can I live if I complain even in a really normal walking situation? I am got stress that my new neighbor is very sensitive and doesn't seem to understand. It's like crazy people. The neighbor now has been caught in the act at least twice with pictures according to a neighbor. I was able to leave my patio door and bedroom window ajar thinking it will be okay. Nope. Cigg smoke making its way into my apartment just now. I literally yelled "Stop smoking" from my balcony and he immediately switched from cigarettes to a cheap vanilla(?) based e-cigg/vape, which is also not allowed. At least, it is not as offensive, and not as likely to cause cancer as cigg smoke. I called patrol about the cigg smoke, but this guy will be long gone by the time they waddle out to the area. Despite two instances of hard evidence, this person is still around. Still smoking. You know this is a hardcore smoker if he has gone thru two warnings. Where to begin: how about the end. At move-out they accepted my move-out date of 8/17/2018 & then CHARGED me until 8/21/2018, stating that I turned in my notice late. I've lived here for a little over two years and this is my honest review based on my experience as a whole. This review is not meant to be a rant or to throw anyone under the bus, it's my genuine desire to help prospective people that are thinking about renting here to know about some of the things that make Westview great and some of the common pitfalls. It's a little lengthy, but here goes. Some great things about Westview: - It's a very new community. For the most part, things look clean and nice on the outside and the apartments are new and modern. - When the facilities were open before COVID-19, they were great. The gym was well kept, the outdoors area were very clean. - It's close to the freeways and you're only minutes away from Irvine Spectrum. - Most neighbors that I meet are pretty nice and welcoming. - The staff overall is responsive to questions. - The pool area is beautiful, a lot of palm trees, etc. Some bad things about Westview: - Parking is a disaster. If you're planning to rent out a one bedroom apartment and you have more than one car, forget it and look elsewhere. They eventually worked with us on this issue, which I am grateful for, but the severity of the problem was swept under the rug when we signed the lease. - Theft has been an issue. I've heard from multiple people that live in the complex that their storage units were recently broken into. Be careful. - The walls above are paper thin. You'll hear every footstep from above. - The smoke detectors are unreasonably sensitive, even for apartments. Every night, you'll hear smoke alarms going off. You can never cook a steak, bake something in the oven, or grill any meats. Even without any visible smoke, that smoke alarm is going to go off and you're going to be super annoyed. Even when we try to leave the front door open, open all the windows, turn on the A/C, turn on the ventilator fan to max, it goes off every single time. So, if you like to cook a lot at home, find another place. - Unequal treatment. About a year ago, the apartment complex sent a letter informing us that we couldn't keep a pair of sandals outside of our apartment. We gladly obliged because we didn't want to cause any trouble. Fast forward to now, our neighbors have had boxes of sandals laying out for months now, and one of our other neighbors keeps a full-sized bicycle right outside their door at all times. Putting the eye-sore aspect aside, it just makes me wonder why they were so hard on us for just leaving out a pair of sandals! - The people mowing the lawns in the morning are unreasonable. My wife and I have witnessed on AT LEAST four separate occasions where the person mowing the lawn outside of our complex has been mowing the same patch of grass and using the leaf blower for over an hour. I wish this was a joke, but it's not. My best guess as to why anyone would do this is that they want to pretend they are working and they want to bill Irvine Company more for their maintenance services. I don't care why they're doing it, just STOP and let us enjoy some peace and quiet at home! The biggest issue that we've had with Westview is the way they are handling the COVID-19 crisis. When this pandemic first started, they stated they were going to step up their cleaning procedures. This has been far from the truth. Mess and trash everywhere now. The trash room is never cleaned. They removed the hand sanitizer from there completely. They REMOVED a trash can that was on our floor. The carpet is now full of stains, and they rarely wash the floors like they used to. The mail room had over 50 (yes, FIFTY!) Amazon delivery boxes that were opened just stacked to the brim just the last time I went in. Why isn't anyone cleaning this? I never see any maintenance staff around, trash cans are always filled to the tippy-top. Final thought -- with all the amenities being closed due to COVID-19, Westview has declined to work with us on rent reduction. We've been good tenants that have paid our rent timely every single month for the last two years+, and still no sympathy or help. What people say about Irvine Company is true, they'll never work with you in this aspect. We're still paying the full rent cost, even though everything has been closed since March 2020. That's just unfair, and they know it. The big allure at Westview were the amenities. I hope someone found this helpful. read more

From day one, we've been treated well by the staff-Lucy and Alex are the main two I've had the pleasure of interacting with. I lived in Westview apartments for about 3-4 years and I can not express how unsafe this place is. From the neighbors, leasing office to the security it was horrible and for the amount of rent that you pay *which it's a lot* I most definitely recommend to change your mind about living in those apartments. Maintenance is always very responsive to service requests. That is one of the main reasons when I moved from a two bedroom to a one bedroom I chose the same apartment complex, just one floor up. Reyna was extremely sweet and got everything done in a timely manner. I see her around the complex always working extremely hard. Love living here. read more
