Today the landscapers pulled the wood chipper next to my apartment complex and started chipping wood at 7am, 1.5 hours before quiet hours end. [[HIGHLIGHT]]I received no notice or warning of this disruption and it's the second time in two weeks I've been woken up well before quiet hours.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]I do not know what has happened to the leasing center here but they legitimately haven't replied to my emails since December of 2024.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]I have emailed them about several things, including noise complaints like this wood chipper situation as well as the parcel pending notification center spamming me when I don't have packages.[[ENDHIGHLIGHT]] No one ever replies. AVELLA is what happens when greed runs a property. They will tow your car even if you're a paying resident dropping over $3,500 a month. No warning. No call. No notice. You step outside and your car is gone because they decided your money wasn't enough--they also want towing fees. Let's talk about the joke they call "parking." There is basically none for residents, yet instead of fixing their own failure, they punish the people who actually live here. They create the problem, then profit from it. You are not a tenant here--you are a revenue stream. The community itself is attractive and generally quiet, and the on-site staff are friendly. [[HIGHLIGHT]]Shane in resident services has been great to work with, and the maintenance team is polite and responsive when called.[[ENDHIGHLIGHT]] Unfortunately, my actual living experience has been extremely frustrating. From the moment I moved in, I've dealt with one appliance problem after another. The dishwasher leaked almost immediately. The oven hadn't been cleaned properly, so leftover chemicals burned off every time I tried to use it -- setting off smoke alarms and leaving me without a working oven for weeks. Now the dryer is damaging my towels and clothes by pulling them into the vent and unraveling threads and stretching them out. [[HIGHLIGHT]]What makes this worse is management's unwillingness to take accountability.[[ENDHIGHLIGHT]] Despite these being their appliances, they've refused to offer any reimbursement for the damage to my personal property. At this price point, tenants shouldn't be left footing the bill for issues caused by poorly maintained equipment. The setting may look nice from the outside, but the constant appliance failures and lack of responsibility from management have made my experience stressful and disappointing. This place (and any other Irvine company apartments) are so bad, yet they cost so much due to monopoly. This place is so noisy. You will hear your neighbor downstairs coughing, smashing the door, or starting the laundry machine. The laundry machines are so cheap you will not hear anything once you start them. The gardener will make sure to wake you up at 8am, because blowing leafs for pretty picture is more important than quite morning and your sleep. When trash trucks comes you will also not hear the person next to you anymore, because it will be working right under your windows. The windows they installed are of course the cheapest ones out there, they hardly slide, only slide up, and have no tilt function. Maybe it's time to catch up to the rest of the world and provide something more functional? The garage door drivers are also the cheap ones of course, so you will hear all the garage doors opening and closing all the time. This wooden building will shake like it's an earthquake if someone doesn't hold their entrance door and it slams. All of this for a premium price that they will make sure to raise every year by at least 10%. There is also nothing around here, it's surrounded by fences, and there are only stroads and freeways outside. There was an empty land right next to it, that could have been a park, a plaza with shops or something else, but guess what: they decided to build more of the same apartments from cheap materials and no improvements. read more

If you're considering renting at Avella Apartments (managed by the Irvine Company), I strongly urge you to reconsider. Since moving into my unit, I have been forced to live with a persistent and severe cockroach infestation that has made the apartment uninhabitable under California law. Despite submitting photographic and video evidence, formal complaints, and legal pre-suit notices, the Irvine Company has failed to take meaningful corrective action. What I've experienced is not just neglect -- it's a systemic failure of management, sanitation, and basic landlord responsibility. What Prospective Tenants Deserve to Know: * The pest control vendor confirmed that at least two other buildings in this community have also received cockroach treatment. Pest migration is well understood: when treatment is applied to one area, pests flee to another. Now, my building (Building #3) is affected. * This will be a recurring issue until a community-wide solution is implemented. * A maintenance employee independently confirmed: * The unit I'm in had a filthy, damaged carpet when the previous tenant moved out--dark, rough (unsanitary living) * While the unit sat vacant, another resident used my unit's washer and dryer because her own unit's dryer had caught fire (another instance of improper maintenance from property management)-- a serious fire hazard that was never disclosed to me. * The washer and disposal emitted foul odors upon move-in, and the unit was plainly not sanitized or prepared to a habitable standard. A Pattern of Misconduct and Possible Legal Violations: The Irvine Company has established a pattern of conduct that raises serious legal and ethical concerns: they issue perfunctory acknowledgments of habitability complaints, fail to accept responsibility or propose substantive remediation, demand duplicative evidence already provided, and continue to lease units with known infestations -- in violation of California landlord-tenant law, including disclosure and habitability requirements under California Civil Code §1941.1. They have dismissed the health risks associated with the infestation AND continued leasing affected units -- I personally witnessed a new tenant moving in on May 22, 2025, despite management already being aware of the problem. I have made multiple formal attempts to resolve this issue, and I am now preparing to pursue all available legal remedies, and will be filing complaints with the Orange County Health Department and City of Irvine Code Enforcement. This property is a clear example of how a company with resources and brand recognition can still fail to meet even the most basic legal obligations to its tenants. Behind the polished exterior and manicured grounds is a system that tolerates infestation, unsanitary conditions, fire hazards, and neglect. If you value your health, safety, and legal rights as a tenant -- look elsewhere. read more

Broken car chargers, extremely low water pressure system, cheap materials, bad air quality control system(heater and cooler are blasting extremely cold or hot air. No way to control on how hard the air flow should be. For example, At night during summer, you can't keep the air conditioner on because it blasts on you and you either get cold or neck pain), very dusty area(keep your balcony door open for a day and you collect dust in your house the next day), etc and all of these for an extremely ridiculously high price due to monopoly and no control. Try other competitors and at least get a little more for your money if possible. read more

I moved out and they found petty ways to justify stealing my entire deposit. Even though they agreed there was no damage to my walls, they charged me to repaint the apartment. They charge you a cleaning fee regardless of whether you have the apartment professionally cleaned or not. If you have animals, they charge you to replace the carpet. I only lived in the apartment for a year.. essentially zero damage, yet they justify charging me $700+. I had read others' reviews stating this same bull***t but I assumed they'd just trashed their apartments and were angry about having to pay. Well, I wish I would've listened to the reviews. I would've taken my business elsewhere.. lived closer to the beach for less money. And found a company that wasn't shady and stealing everyone's deposits. read more

Worst apartment company ever. The people that work here are unfortunately just power hungry people which makes me lose respect for them when they act like this. If you have a family do not think about moving here. The apartment is made very cheap and mold grows so easily here. We developed so many health issues from this place. Everyone who lives here has it they just don't know. I'm telling you right now if you feel exhausted everyday living here check for mold. There's constantly leaks!!! Not only that but everything breaks. We had our family heirloom china set that completely shattered to millions of pieces because the shelves are weak and cheap. It was great renting here until they try to scam you when you move out with a ton of charges. They explained our floors were installed in 2015 we rented for 2 1/2 years and they are trying to charge us for a brand new floor after normal wear and tear. $1465! Absolutely ridiculous these people. They will get you with the awesome move in specials but then screw you over when you move out. She actually listened to my wants and concerns and the first unit she suggested was a dead hit. There was no pressure but she was up front about what the market is like. She showed me a couple others that were almost as good and great to consider as a backup plan. The community is new, beautiful and prices are reasonable for this area. We have never ever had any issues with this apartment complex, super happy With the amenities and with the management and with quality overall: we have our nest thermostats installed throughout the complex by the management and Google fiber Internet, those are just minor things that build the quality of life. I lived at Avella for 2 and a half years and just recently moved out due to personal reasons. We have nothing bad to say about this community. The office staff are always very friendly and willing to help if there's a problem. We were very lucky to have nice neighbors too. Overall a safe and quiet community to live in, and parking was never an issue unlike some other communities where they don't really enforce the parking permit, and visitors park in residents' spots all the time. I loved my experience with Avella, and would recommend it to anyone. Btw, Shout out to David at the leasing office, I accidentally dropped my keys in the recycling dumpster one day, and David offered to climb into the dumpster and got it out for me. In my opinion out of all the Irvine company communities Avella had the best office staff. However unfortunately now we have a new office assistant manager name Collin and the other two Gio and Shane. In my opinion they are a disgrace to Avella because they make it very clear that they don't like their job and they also doesn't seem to care about their tenants at all based on my experience with them. Every time I bring something important to their attention they just give me a bad attitude and nothing gets done. It is very unfortunate because Avella has a lot of potentials and Colin, Gio, Shane, and Codi are destroying the image of our community in my opinion. To make matters worse our service manager Vachick and Gabriel our maintenance tech are extremely unprofessional based on my experience with them. read more
