The units are very spacious, recently renovated, and the utilities are all brand new. We never had any issues with the apartment's utilities. We have absolutely loved living here. Neighbors are very friendly and quiet. The nature in the complex is very beautiful, maintained weekly, and makes our apartment much more homey. We also love how the complex is gated and we always felt very safe here. The new laundry machines are very easy to use and make laundry less of a hassle. Maria has been an absolutely wonderful landlord and we could not have asked for better management. Communication with her is never a struggle and when you express concerns, she is quick to reply and offer solutions. We are very grateful that our first apartment was such a wonderful place. For personal reasons we had to move, but we wish we could stay here longer. Los Olivos will always hold a special place in our hearts.

It's honestly refreshing to have maintenance actually answer emergency calls! Management is also very prompt and respectful of residents' privacy, even around shared spaces like the grill areas, pool and gym. The pool is always nice and clean, and the neighborhood itself is quiet and calm. Unfortunately, we are near an area where there's occasionally a lot of loitering and suspicious activity, so I definitely recommend not leaving personal belongings in your car or outside. My kids' bike was recently stolen because I left it out overnight. There is security walking around 24/7, but being in LA, thieves move fast.. so just stay vigilant like you would anywhere else in the city. But ever since they hired security, it hasn't been a problem for the last two years. They even added locks to the dumpsters to prevent dumpster diving and from having people stay in there overnight. I've had the pleasure of seeing him in action, whether it's fixing my circuit breaker, clearing shower drain issues, replacing A/C filters, or handling other maintenance requests. He's always knowledgeable, professional, and gets the job done right. The property itself is clean, well maintained, and the grounds are kept looking nice. The only downside is that the parking costs can be a little steep. That said, the overall experience has been positive. The water still gets shut off frequently, with little to no warning. A lot of tenants are moving. We are also moving, thank goodness we are month to month now. Nothing changes here, laundry room is super expensive, floods and doesn't dry/wash clothes well, $2.75 to dry a load and it always comes out wet still. There are cat EVERYWHERE, we had an issue with some of the male cats spraying in the stairwell. Watch out when you walk around, there is always dog poop and trash everywhere. My father's car was broken into parked infront of the apartment. Parking is scarce around here. If you want a second parking spot it'll cost you 100 a freaking month extra. The spots are super small and people will ding your doors. Honestly don't waste your money applying here, they're soooooooo desperate to get people to move here that they are constantly texting us about "picking" our neighbors, what a joke. They offer you a 500 dollar referral, I wouldn't try moving in my worst enemy for that, even they don't deserve to live in this crud pile.
