I've lived here for nearly two years and love it here. It's clean, quiet, and feels like home. Management and maintenance are always top notch at taking care of anything you may need. I'm actually a current resident (1.5 years) and after reading some of the reviews, I can see some of the points made are valid and some seem more specific to the reviewers. I just wanted to provide my personal experiences here and why I've chosen to renew (of course, I'll be sure to update if my experiences change). Pros: My bf and I moved here because of the abundance of parking and (for the most part) quiet neighborhood. Even though you are only assigned 1 carport, there usually is tons of parking on the street so it usually isn't too much of a problem. For someone who has lived in communities like Park West where parking is completely unavailable after 4PM..this was a huge winning point for us. For the most part, the neighborhood is peaceful and quiet. Yes there are kids running around playing and screaming but they're kids and I'd rather have that rather than music blasting all night. Most neighbors that I've met have been extremely respectful. Perhaps we got lucky with our location but I can honestly say I have good relationships with my neighbors. Con: I did have an experience last year though where residents or guests of residents were parking in my carport. I had reached out to the mgmt office asking for some help, put a notice, send out a reminder, SOMETHING because although I just said this place has abundant parking, sometimes there are not so good days. At the time, they advised they couldn't really help me because they didn't have the authority to call a tow truck but since i technically owned the carport (as part of my lease) I could have the cars towed. I didn't want to be that neighbor so I said forget it. Unfortunately this happened 2 more times and the third time it happened, I wasn't in such a forgiving mood and was tired of this happening so we called a tow truck. When the tow truck showed up, the car owner conveniently also happened to show up and claim that they didn't know this was a resident spot. They also said that they lived here, in which if they truly did live here then they should know it clearly was NOT a guest spot. Since then, we have not had a problem. Sometimes the laundry room can be gross but I think it's a matter of community laundry etiquette. In fact, if the machines are broken, I've never seen them stay broken for more than a couple days. Now back to laundry etiquette *EHHM* there have been times where yes, I admit, I've moved your clothes from the dryer to the counter because I've come back multiple times just to see all the dryers full and a certain load sitting for a couple hours. As someone who keeps a timer for my laundry so I can be courteous to others, I would really appreciate my fellow neighbors to at least be conscious of the time especially when you know the laundry room is busy. Overall, the cons weren't so bad for me to leave the community. In fact for the most part, I really enjoy living here and I hope my experiences continue to be pleasant! read more

I had bad experiences at this community. I moved from South Pasadena to this community and have lived there for a little over a year and I have experienced 1) they entered my apartment without my consent. It has broken the law and intruded my privacy! 2) They promised several times to give me a cat-scan report but they still haven't. So whatever they charged me for the cat damages were without actual evidence. 3) They promised to give me the deposit refund report and the refund within 21 days after I moved out and they didn't, so I have to drive to the leasing office several times chasing them for the deposit issue. I wouldn't recommend my friends to live at this community. read more

Apts. are old so they flood a lot. If you live downstairs it will sound like people are bowling above you when they walk. The landscapers come on Monday to do the hedging, very noisy, tues. are doing maintenance and cleaning, very noisy, Wednesday they mow the grass, very noisy and the blow the grounds clean so that your car that is parked in the carport if filthy now, however they is other parking but you will get sap and pine needles all over your car. And this place is not cheap. read more

Well it finally happened. After SIXTEEN YEARS of being at this place they have decided to "not renew my lease", with no reason given. So once again I say that if you want disrespectful, loud neighbors that don't follow rules, want a management team that would rather kick you out of your home of 16 years, than deal with the actual problem then this place is, you know what, you still wouldn't want to live here. Absolutely no loyalty what so ever. And the manager is completely arrogant, and comes off as having no feelings, and has robbed us of any good memories of living here the past almost 2 decades. I can't say enough about how unbelievably WONDERFUL this complex is. Not only is it a perfect place to live, with the constant manicured streets and gardens, but the staff is simply OUTSTANDING. I have had a few issues and the maintenance staff has shown up almost immediately and did whatever needed to be done, even one time when it involved me getting a new stove. Oscar is someone on the staff that is a fantastic example of what you would want in an employee. He is always so friendly, extremely competent and always stays until the issue is resolved. I had a problem with my AC and his patience and tenacity of rooting out the real problem and fixing it was something to watch. He has the perfect combination of professionalism and dedication. As a Communication Professor, I am constantly amazed at the customer service/people skills of all the staff. They are constantly making an effort to make the residents life easier-and how could you ask more than that? I have lived here over 20 years and have never thought of leaving.This is evidence of what an amazing apartment complex this is! read more

The 5 star is mainly for the excellent service here at WB Pines. I was trying to do laundry and realized that my wallet was missing *gasp!! I'd already loaded 6 loads of clothes and was stuck there in a panic. Luckily the onsite maintenance manager Gerardo was there and he paid to do my laundry! I've been lived here for around one year. I love this apartment! It's awesome. The staff is great and friendly, and the maintenance team is quite efficient! The nearest plaza is 7 minutes walking, 5 minutes for LA Fitness! You also can take a walk or run along the lake! It's very convenient. read more

My husband and I just moved in three days ago and it's been GREAT so far! We love this place! Amanda has been awesome in making our move as smooth as possible. Not just when it comes to paper work, but she was really sweet to wait for us on the day of our move even though it was her lunch time as we needed the keys so the movers could bring in our stuff. Yesterday, Oscar saw my husband and I struggling to move a big storage cabinet from our patio in. He was so sweet to offer to help us out with the cabinet. Not only he helped us bring it in, he also helped us shift few other furniture around to make our living room more spacious. He's such a gem! I really feel the staff, as well as the residents here are very friendly and helpful. read more

Our stay has been great so far. The management is very polite and friendly. They are very prompt in attending to any reported issues with the apartment and has been fixed in a few hours. Parking has never been an issue. The only issue that I have found so far with some of the covered parking spots. Some of the corner ones are perpendicular and close to other ones. This is prone to fender bender incidents if one of the driver backing out is not attentive or careful. Need to extra careful which backing out. read more

Good location and neighborhood, public areas are nice and clean. Apartments are dated, popcorn ceiling - but kept in good shape and updated for central air conditioning and gas heater. Maintenance is a strong side of the apartments. I'm unlucky to have multiple leaks from upper floor in couple years. Fixed promptly, but I was relocated to a different place for the time of remediation - it's a headache. Washer and driers are public and kept a in acceptable state. Keep in mind there are many dogs and cats in the apartments - and i really like animals which make our life brighter. Except one thing - you could find all kinds of fur in washer, sometimes washers are really "hairy". Management office staff changes quite often. Had couple issues with ex-ex-manager. (1) When i changed apartments (for extra bedroom) inside apartment complex they put extra carpet cleaning and sport removal fee - and carpet was already ~5 years old; so if i had destroyed that carpet before moving out they would not be able to charge me because carpet was due to replacement; but because i kept it in good shape they decided to keep it longer and put extra cleaning fees on me. (2) I did not see my second apartments in this complex prior signing a lease. When i saw them first time i was frustrated by conditions of the apartments: yellow spots on walls, kitchen cabinets doors were painted (not laminated) and i was able to rub that paint out with my finger. Manager told me it is NORMAL. But when i insisted on replacing cabinet doors they agreed and did it in 1 month, so here i assume manager tried to play a fool - otherwise i would tell that quality standards in the company are really low. Latest management person in this property is really interested in making apartments as good as possible, i appreciate it. It easy to deal with her and i see positive changes and positive attitude. But now they are more strict in enforcing some rules (like you can keep only patio furniture in your patio) that is a huge headache for tenants. Rules care of how you apartments look outside, but create a lot of inconveniences for most of the tenants. Just be ready when signing a lease: only patio furniture and flowers are allowed outside in the patio (read lease agreement), everything else they may ask to remove. I moved to a different city so may add comment on moving out process: had no issues at all, no charges were applied to my deposit except cleaning fee (i have not tried to clean apartments myself and would not recommend to do it to anybody - just accept their reasonable cleaning fee). So my summary: good place to leave, good maintenance, a lot depends on current manager, read your lease carefully, see your exact apartments (not model) prior signing a lease. read more

I have lived in Woodbridge Pines for 6 years now and have experienced many managers come and go and even more front office staff. Out of all the managers I have gotten to know, I must say that my favorite by far is Michelle! She is so caring, pleasant and genuine. Its often hard to find genuine people and Michelle has impressed me so much with every interaction we have had. Beyond her awesome personality, her managerial skills are beyond compare! Michelle actually makes sure issues get resolved asap, unlike other managers in the past. Needless to say, I have only positive things to say about Michelle! She is a hard worker and deserves the praise! Its been such a nicer place to live since Michelle became the manager here and I hope she continues to be here as long as I'm here! :O) The standouts for me in terms of the front office staff were Josh, Dani and Nadia who were all so extraordinary! I really enjoyed having all of them work here and miss them...the great ones always leave, but I am happy for them! read more

Special praise for Johnny, maintenance supervisor at the Pines. He is always ready to resolve any problems that arise. Yesterday, just before leaving work at the end of the day, he came to the apartment to clean a clogged drain, resulting from improper use of the kitchen disposer by other occupants of the building. The property manager is going to contact all occupants of the building to remind them how to properly use the disposer. Some people throw EVERYTHING in the sink! read more

Woodbridge Pine is another Irvine Company Apartment having old construction and old style rooms. I am not recommending this apartment to people who want proper cleanliness, good amenities like nice pool area, Kids play area and great customer service. Pros : 1. Good Location and near to all major shopping centers. Cons : 1. Property is not well cleaned and maintain. I stayed in other Irvine Company apartments but we never saw this type of worst maintenance. 2. Air Conditioning system is very old and not doing proper cooling. We made multiple complaints but not improved. We have very hard time during summer. Important point - apartments customer service does not care. 3. After Amanda (previous customer support member) moved to another apartment, customer service is gone to very low level. This is my personal experience. 4. Only one pool. No play area for Kids. Are you kidding?? 5. No gated security. 6. This apt does not have garage. So my car is always in full of dust condition. This is my personal experience I shared. I wanted to give zero star but no option available. I will suggest to check out with other Irvine Company apts. near by which are properly maintained and give value for your money. read more

Woodbridge Pines is a great place to stay. During our stay, we've seen multiple staff changes, and each person is very friendly, professional, and efficient. I have been a resident here since 2004. Up until the time I started renting here until about three to four years ago, I would have given this place 5 stars - hands down. There is plenty of parking, neighbors were quiet and respectful of the property grounds, very little issues with the apartment, pleasant staff, responsive maintenance and although the price was a little high, it was affordable and the pros definitely outweighed the cons. Fast forward to 2014 ... parking still ample, maintenance still responsive, leasing office individuals have changed multiple times but are always still friendly. BUT ... my reason for the two star rating ... significant rent increases at every renewal, and the neighbors and lack of respect people have for the community who now live at this location. As previously mentioned, I have been at this location for 10 years, 8 in this same apartment. The last few years it has had some issues, but again the leasing office was responsive and accommodating while the place was being repaired. However, my neighbors have all gone due to the fact that TIC seems uninterested in keeping long term tenants. The new tenants that are brought in don't seem to care about doing their part in maintaining the grounds. The trash is always overflowing because people can't seem to walk the few extra steps to dispose of their items in the dumpster if the mailbox trash is full. Unsupervised children are all over the place and I have, on more than one occasion, witnessed kids dumping the pool lounge furniture in the pool just for fun. One of these times, parents were even watching them. One time, someone thought it would be cute to empty all of the lint catchers from the dryer and put the remains in the washers. Top it off with rent increasing over $100 yet again ... I can't quite grasp my head around why the quality of people living here seems to be diminishing while the rent is skyrocketing through the roof. I am literally blown away. read more

However, when it is time to renew, they do not care about keeping the residents, they raise whatever they want. Alright, let me get this straight. The apartment itself and the maintenance crew are AMAZING. I put in a work request online, the maintenance showed up the next day and was able to get everything fixed in a timely manner. You know that they are respectful when you see them putting shoe covers over their shoes so they don't dirty your house. Thank you! Another great thing about the management is that they plan events where they give away items/food. It is always nice to enjoy some free dessert when I am home :) The reason I am giving this apartment complex two stars is due to feeling unsafe due to neighbors. There were three incidents that led me to leaving this review. The first one was when someone starting banging on my door at 7am in the morning. I woke up alarmed so I went to my door and opened it. No one. Then I hear a loud banging on my window in my room. I run to my room and look out and I see the back of a woman walking away. The problem is, I have dogs and they were going bat CRAZY. Then a few days pass by with no problem. I didn't inform the front office because my wife wanted to let it go. We assumed it was because our dogs were making some noise and the neighbor was angry. However, one day, some time around 9pm-10pm, we get this loud banging on our door and I hear this woman shouting curse words and telling me to GET THE F*** OUT. I jumped out of bed and ran to open the door. As soon as I open the door, there is a woman shouting and cursing in my face. She was saying things about my dogs being too loud and that she couldnt get any sleep and that she had to wake up at 5am. I did not say a single word. Once she was finished, she left and I shut my door. The funny thing is that the next day, I went to my upstairs neighbor and asked him if he knew anything about what happened last night. He stated that he did hear loud banging noises and a woman shouting. That, was what woke him up. HE DIDNT EVEN HEAR OUR DOGS MAKING ANY NOISE. Also, the true funny thing is, our direct neighbors have not said a single thing about our dogs making noise. But this random woman, from who knows which apartment, seems to have superman hearing and is able to hear every single sound from my apartment. Furious, I went to the front office the next day and told them everything that happened. They apologized and said they will contact that resident and tell them that they shouldn't be doing that and if they do have a complaint, they should bring it to the front office. At this point, my wife and I became paranoid and worried. We thought it was our dogs that were the problem so we even hired a dog trainer to help. We make sure that one of us will be home with the dogs just in case someone comes barging to our house. The final incident happened today 7/05/2017 while I was at work. My wife texted me asking me if I could call her. Worried, I call her, and I hear her voice. She is crying. She is scared. I ask her what happened, and she explains. So, my dog Louie loves to go to the kitchen window and look out whenever one of us leaves the house. My wife left to do laundry so Louie ran to the window and was looking out. There were children playing in front of our house (very small area of grass and a barbecue grill). One child decides to go up to my window and make barking noises. Obviously, he was trying to make my dog bark. My wife sees that and told him to not do it. Out of nowhere, comes this angry woman. She flicks my wife off and starts cussing, stating to not touch her child. All my wife did was tell the kid "dont do that." The crazy woman then decides to go to her apartment, which we found out is right across from our apartment on the second floor, and stares at my wife out her window. Luckily, there was another man witnessing the whole situation. He was friendly and told my wife that she did nothing wrong and that he saw everything. If she needed help, he will. He then proceeded to ask the child to apologize and the child did. The problem is not with the apartment complex itself, but the residents. This apartment complex is "pet-friendly." We also paid an initial deposit and pay a monthly rent fee for having dogs. If you are against dogs and do not want to hear barking, live in a complex where pets are not allowed. Children are making more noise than my dogs, no one bats an eye. But when dogs bark, people go crazy. If it wasn't for this crazy neighbor, we would be renewing our lease.The fact that we do not feel safe in our own apartment that we are paying $$$ for is frustrating. Just understand that it will be a hit or miss. If you move in, hope that you are lucky and you have great neighbors. If not, you will be in the same boat as my wife and I. You can either endure your lease and live in fear or pay double your rent to break the agreement. read more

My friend and I have been living in this complex for around 20 years. Love the place. Maintenance staff is very friendly and helpful. Lately, we have problem with a neighbor's dog that barks all the time even in the early morning. We filed a complaint to the office. Nothing has changed so far. I have tried to put a headphone on so I don't have to listen to the annoying barking. We complained again and surprisingly, they threatened to evict both the neighbor and us if we wouldn't get along with each other. It is not about not getting along or anything personal. We just want the owner to keep the barking down. I have never seen such a ridiculous way of handling problems from the management of this complex. I love the place but lately I got frustrated with the barking. So here I am, writing a review that I hope somebody will at least listen and do something. I notice some other neighbors keep their dogs inside with doors closed so the barking won't affect other people. Is it so hard to do that? read more

I moved out today I had a walk-through with Gerardo, who is a great maintenance guy at the Woodbridge Pines apartments. I spent a lot of hours cleaning & steaming the carpets just cleaning overall really good. Apartments are taking care of the janitorial so there's no cost for the carpet the great when I'm is moving out. Sounds like because I had a therapy dog I will be charged a small amount for replacing it. I was here almost 2 1/2 years so I'm thinking I won't have to pay too much and I'll get part of my deposit back. I'll keep you guys updated on that. I took tons of pictures to show it look like when I left so I'm feeling pretty confident. Someone who leases Apartments said they usually charge for carpet to and the square footage is about the same in the carpet to replace it with is the same she said they charge what the vendor charges and it's $75. Fingers crossed. Like I said I'll keep you updated oh and I don't have to pay for painting because I lived there long enough. read more

Woodbridge Pines has been a great place for a our mother for nearly 7 years. The office staff is helpful and the office manager, Carlos, is always welcoming. The maintenance team was fabulous and helped her with any maintenance needs. Although she lived alone, we always felt she was living in a safe and peaceful place. When it was time for our mom to come live with us, Carlos was very accommodating and worked with us to make sure it was a smooth transition. read more

I asked several times to maintain my apartment. At those times, they always gave me a service quickly and nicely. One month ago, I got a problem in my kitchen's sink very early in the morning. I notified to the maintenance service. It was very early in the morning. Always they response quickly. Today, I got a service in my toilet. The man was kind and he explained specifically. I was resident of WoodBridge Pines for 4 years. Be aware from WoodBridge Pines Apartment as they can charge for anything when you move out. They won't tell you any charges when they do final inspection. They will charge you huge amount in final account statement. They told clearly to me, they are not gone charge for painting since painting was 5 years old. They charged me $175 for painting. However, our stay at WoodBridge Pines was good. We enjoyed staying there. read more

Life was good here until you put in the new washers and dryers and then raised the price. You have had 4 dryers not working for at least two weeks. Why would you let them sit for so long and not just replace them? We have had to deal with running 8 washers with only 4 dryers. You have created a nightmare for us as we have to maneuver washed clothes into non-working dryers and then into working dryers just to make room for all the other people who use the room. I do not see any value in these new machines, yet have to pay more for each wash. The website to check the machine status has a major delay and is pretty much useless, so this feature has no value. Of course we could walk all over the community looking for an open machine, but those rooms are full too. We may just take our clothes into Tustin and use a working laundry facility because what we have now doesn't hold much value. We do like that you are adding more activities and food trucks here and there, so thank you for doing that. read more
