Probably one of the craziest Persian restaurants I've been to -- it was insanely busy, and now I totally understand why. We went as a party of two and definitely ordered way too much. The lamb saffron koobideh? Holy smoke. I was actually scared I wouldn't like it because it's lamb, but it was SO good. Even my boyfriend, who doesn't usually like lamb, said it was way better than his usual beef koobideh. That says a lot. The lamb was easily the star of the night. The eggplant dip, though, wasn't really our thing. It might just be because we're not used to that flavor profile, but it didn't hit for us. Portion sizes were enormous -- you definitely get your money's worth. The only thing I'd say could improve is the rice. I've had better rice at other Persian spots. I've been coming here with my family ever since I was a toddler. My dad is Iranian so I have a special love for Persian food. Yaas is defiant the best place I have been. They lived locations over the years, but we always followed. Their beef and chicken koobideh is amazing and the servings all round are phenomenal! The service is fantastic as well and the atmosphere is great. It is often busy whenever I have been there, but that just means they are amazing and deserve all the business they get. I have had cazba in mall food courts because I wasn't able to go to yaas, but I learned that I'd much rather go out of my way to go all the way to lonsdale to go to Yaas then get some more expensive food just cause it more accessible. The staff had a good system of prioritizing tables for people who have already ordered. A lot of selfish people were trying to hold tables for themselves before even ordering at the front cashier. It was our first time at Yaas Grill House where we dined with friends. It was a bit confusing at first and it was busy even if it was just around 3pm when we went there. Not stroller friendly as there are steep steps going down to the restaurant and was quite tight inside. We didn't really ask though but figured it was just too bulky so we returned my son's stroller in the car. It was a bit chaotic inside and tables took quite some time before being cleaned. You fall in line to place an order and you'll get a number for your meal. Our friends ordered before us but our order of chicken arrived at least 10 mins before theirs since their orders had the beef kebab. Huge servings of rice and the plate comes with a whole roasted tomato a a handful of parsley and onion (salad?). It was tasty and filling -- chicken was tender. Tried a bit of the beef from our friends and it was more flavorful compared to our chicken. Overall we were satisfied with our meal but might think twice if we have our son with us as the lights and smells seem to be too overstimulating to him. Also, do note that the grill/smokey smell with cling to you hair and clothes so definitely something to think about if you have other plans after or if you have sensitivity to strong aromas. read more

Came here on the recommendation of a friend. Parking is available on the side streets. The main area looks a bit tacky because of all the neon lights. Wonder if it used to be a 1980s hair salon or something. There is a large main seating area, a smaller side seating area, and a nice N facing patio outside. Staff were friendly. Quite helpful when I had no idea what to order. If in doubt, just go for the set meals. The food here is a wee bit pricey, but it's quite filling thanks to the large portion of rice. I had the lamb and beef skewers and both were quite good. Comes with cilantro salad, a chunk of lemon, and a grilled tomato. My friend mentioned that this place is the better of the 2 Yaas locations. I'll have to take his word for it. He also mentioned that this place is better than nearby Cazba. Having eaten there I would agree, but to be honest, it's not by much. I also tried their kuku sabzi (vegetable quiche). Rather tasty. Comes a nice large container of yogurt and some strips of carrot and purple cabbage, which goes along very well as a mix. I've eaten here a few times since my first review and food quality has definitely improved. Kebabs are freshly made to order, so it can be a bit of a wait during peak dinner hours. On my last few visits, the joojeh and koobideh have both been great. The chicken was super juicy and the koobideh didn't have the rubbery texture it used to. Overall, Yaas is a good value for the amount of food you get. A few callouts while waiting for my food though. I watched one of the gals behind the counter scoop ghormeh sabzi into a container, but very carefully scooping so that she could pick specific pieces of meat to box up. It was odd. I also saw them pull out a plastic jug of orange colored liquid that was poured over the rice, instead of a saffron mixture. Might not want to do that in plain view of your customers? I was stuck wandering around North Van for a few hours so obviously, Persian food for lunch was on the game plan. I'd heard good things about Yaas Grill House. I dropped in on a late Saturday afternoon (around 1:15pm). Surprised to see it was steadily busy. You order at the counter, get a number and then your meal is brought out to you. If you want water, grab a glass by the utensils/takeout boxes and fill it up yourself. Easy. Menu is up on the screen but only one was functioning. Apparently, they had two lamb options (#9 and 10) that weren't on display. There was also a Saturday special, walnut pomegranate stew with rice, that sounded delicious. You can walk to the back to see all the food on display. - Kubideh kebab (#4) ($9.99) - two beef skewers, rice, lemon, charred tomato, parsley onion mixture and purple cabbage. The beef kebabs were super tender and flavourful. You could cut through it with a fork. The rice looked simple but it was fluffy and aromatic. Solid Persian spot. Lamb shank next time! read more

I think I am finally divorcing myself from this place. I understand that the cost of food is rising but the level of rise and the reduction of service and attention in this place is crap. Ever since they moved from the previous location, things just get worse. And this location has more space which is strange. I ordered for family birthday of 5 people. The price turned out to be $250. Thats $50 per person. All because they will charge you $15 for a single kebob and in some cases up to $18. Its beyond absurd. Recently I ordered koobideh and requested no rice but substitute for Salad which for years was $1.50 then rose to $2.00 and now $3 for a crappy salad. I initially wanted the Greek Salad but they said the additional cost would be $10 even though though they had a sign that said $8.99. I said no bread and lo and behold. Plate came with bread. I would call Yaas Persian fast food - you line up to order and pay, get a number and wait for food to be brought to your table while you collect your own cutlery and napkins etc. Everyday they have a daily special and Sunday is a lamb shank, could be the reason why it was so busy! They have a lot of lamb options there, but unfortunately I can't get over the gamey taste of lamb, so I got the beef as I have this fear of chicken skewers being overlooked and dry... The food arrived and the portions were huge. Two later skewers of meat and a heaping portion of basmati rice topped with saffron rice, and a roasted tomato. This was a protein and carb heavy meal. The meat was tasty and tender. However as this is not a juicy skewer I felt that some sort of sauce (or meat juices from grilling) would make it tastier eating it with the plain rice. Overall a decent and inexpensive place to eat - one plate was only $10.99 and I only ate half and was satisfied. Worth checking out if you're looking for a filling cheap meal. read more

I went to Yaas grill probably 6 times this year. It was good. But yesterday i took my wife there for Lunch ... and we had the worst experience of our lives. We HAD A SERIOUS INTOXICATION. As we were eating items: 2S & 9 in the menu we realized a mold smell. We were thinking maybe it is just the spices .... but we were not sure. The meat's smell was weird as well. Anyway, we left the place and went home. And we felt like we had razors and acid in our stomach. The feeling lasted 48hrs. We were suffering badly. I called the restaurant. My husband tried the food, and in the second bite of rice: HE FOUND A HAIR! Before any conclusions we turned on the bedroom light, to make sure that wasn't ours (by any chance) but DEFINITELY NO! DISGUSTING is not enough to express our first and ofc last experience with this place! Thankfully wasn't too late and I ordered something else from other place and the delivery app refunded me the amount. THIS PLACE SHOULD BE CLOSED! It's completely UNACCEPTABLE that a food place have this big of a HAZARD for the costumers. DO NOT GO! Save your money, or go to other place, there's better options around! The food is okay. The koobideh isn't as juicy and tasty as the joojeh Kabob. I would recommend the joojeh (chicken) Kabob over the other options. Health Alert: was there last night and ordered their special of the day which was " Kufteh Tabrizi" . ( Iranian Meatball) As can be seen in the pictures, the meat inside the kufteh is completely raw. They have not properly cooked the meat. The very basic rule of cooking kufteh is to cook the meat properly. The kufteh tasted and smelled raw , cheap meat. I am surprised how they do not know the basics of cooking Iranian food and they call themselves Iranian Restaurant. This restaurant is a danger to public safety.
