This manager company has been amazing to my wife and I. I understand some reviews might not agree with mine but if you treat people with respect you get it back. This management company always got my maintenance request handled within 3 hours and when we had a flood on our first floor management had plumbers there within 20 minutes of contacting them. Absolutely horrible management. Sylvia (who called herself "Sally" on the phone) is by far the most rude, unprofessional, and incompetent person I have ever dealt with. She speaks to customers with complete disrespect, acts as if she owns the place, and seems to believe everyone should simply accept whatever she says without question. What makes this even worse is that she had no accurate information about the listing. After speaking directly with the owner, I was told details that completely contradicted what Sylvia had been telling me. It's shocking that someone responsible for dealing with customers can be so uninformed while confidently giving out incorrect information. The lack of professionalism, poor communication, and disrespectful attitude made this an incredibly frustrating experience. If I were to rent again in Los Angeles I would avoid anything having to do with YMRE. They have a field agent Chris who is fantastic. But the office staff are rude and unwilling to problem solve. It takes a veryyyyy lone time for non urgent things to be fixed, ie termites missing fridge shelving. Gardeners were also not very good. We had to pay a service fee for a locksmith to come out to give us a key to the gate we never received because they said he couldn't find the gate/lock we were referring to even though pictures provided. Property we rented was nice but foundation was cracked and floor was very un even in some place. Took a very long time to get security deposit back because they said they mailed it but we never received. We have finally received it. read more

My experience with YMRE Management Group has been nothing but smooth. The entire process--from application to move-in--was simple and easy, and every expectation was met. It was clearly still messy and in a state of disrepair, but we liked the house so I gave her and her team the benefit of the doubt--assuming they would take care of everything before we finalized the deal. I told her we wanted to move in no sooner than Feb 1, But she insisted that we sign a lease commencing "no later than the 2nd week of January." I said "okay, fine" Only a couple days later (suspiciously fast) Silvia texted me again, saying: "The house has been cleaned and now complete. Please take a final tour to see and approve the end product before I send out the lease. Lockbox on door to the back bonus room. Code 1212" So, we went to inspect the "end product" one more time prior to signing. (glad we did... dodged a bullet) Here is a list of some problems we noticed... Which I emailed to them, along with the video evidence presented in the Youtube video above: -Side gate latch is falling apart -Front and back yards still filled with trash, dog poop, etc -Missing section of carpet in the "bonus" shed -Mysterious fixtures and cables hanging all over inside & outside -Nails left on the floor in multiple rooms -Key provided does not unlock back door -Air conditioner is noisy, vents are visibly dirty, appears to be sealed with old plastic grocery bags. Maintenance required. -No hot water? -Ceiling fan in bedroom is broken, needs to be replaced -Ceiling fan in den (by garage) makes a loud rattling/humming noise -Multiple lights/bulbs not working (den closet, garage, oven) -Garage door missing motor -Found a couple of light switches that don't seem to do anything -Stovetop exhaust fan doesn't work -Garbage disposal wall switch is cracked & falling apart -Kitchen faucet handle is loose and spins around 360 degrees, feels broken -Large air gap underneath back door (between hallway & backyard) will allow bugs inside -Trim/weatherstripping on outside of garage is falling apart -Green waste bin is pretty much destroyed, needs to be replaced In my email, I said: "Despite these disturbing discoveries, we are still interested in the house! But before we sign a lease, I'll need some reassurance that all of these issues will be taken care of prior to our move-in date." In other words, I was willing to overlook their glaring unprofessionalism (telling me that the place was "cleaned and ready for move-in" when it wasn't) ...but not without an explanation and a promise that the issues would be fixed prior to move-in. Most homeowners and property managers I have worked with actually take pride in their work, and would never present a house to potential tenants in this condition. I genuinely expected an apology, something to the effect of "Sorry we didn't realize our crew hadn't finished the work but we'll take care of that right away!" But... when I asked why they were rushing us to move into a place that was clearly not ready, they got defensive and started accusing me of being "demanding." Reading some of the other reviews from previous YMRE tenants now, I am seeing a pattern--and can only imagine what a nightmare it would have been for us if we had moved in. I am convinced the 5-star reviews here are ingenuine, not authentic and are from friends of the management company. I have been renting in LA for over 15 years so I am familiar with how you receive a new apt and leave an apt. Never have I ever been treated the way YMRE has treated me. Horrible service, extremely rude entitled employees. They communicate with no respect and speak to you like you are less than. When you move out they try to keep as much of your deposit as possible. Blame you for dump fees, keep in mind when household waste becomes commercial waste, the landlord is responsible. They accuse you of leaving things that you are not responsible for, then gaslight and insist that it was you. I can understand when you move out and they charge you for a cleaning and paint cost. However, when I moved in, the unit was NOT thoroughly cleaned or painted completely. The paint was patchy with a different finish and I had to clean more on my own. With that being said, I expected leniency when I moved out since I did not receive an entirely clean unit. My unit had a crosshatched wood fence used as a roof on the patio, the wood was rotting BADLY and with every heavy rain we got, I got more and more nervous. Even after deeming this as a safety concern the landlord told me they would not replace it but if I wanted to, I could do it on my own. Reason why I chose to move into the unit was because I could have my plants in the patio, which I have a small business selling. Halfway through my lease, they shut off the water supply in the front yard, leaving me to water my plants by lugging buckets out of my bath tub. When Lianna visited the property I gifted her some plants and many cuttings as a kind gesture.. but she returns my gesture with hostility and disrespect. Reading the other comments here, I can see the true person she is. Opt for your own source to tend to your repairs, because every maintenance request is severely upcharged. Speak to the other grandfathered tenants, they all have shared with me their opinions and complaints. Stay away from any of YMRE properties. They are crooked and they rob you in daylight at every opportunity they get. The way Lianna responds to the comments tells you a lot about the kind of person she is. She takes no accountability, again gaslights me by saying im walking all over people (?, quite laughable here, when she's the one being disrespecful not just to me, but clearly very many other people here) and just tries to defend herself with more tactless comments. Just read all these comments left by other individuals. There is a reason they are not listed on the Better Business Bureau. Too scared of the real reviews. Good riddance I am no longer a tenant, I'm sure the feeling is mutual :) Karma sucks, she will do my light work. read more

Would give 0 stars if I could. I have been trying to get ahold of them for weeks trying to figure out how I can get my pet deposit back. I left the unit with my pet and my roommates are staying, so while they remained and paid the regular deposit out to me, YMRE still owes me my pet deposit (and I have signed documentation stating so). However, nearly all attempts to reach them to try to get an answer on how/when I can get the money paid out have gone unanswered. The ones that have gone answered have been met with hostility, conflicting information, and a frustrating level of disorganization. I email them every day. No response. I call them every day. No answer. I leave voicemails. No response. I am extremely frustrated and disappointed in the lack of responsiveness after being a great, stable tenant for nearly two years, and I need my money! read more

YMRE group does a phenomenal job taking care of our needs anytime we have any issues either small or large regarding the rental home. I was first introduced to the company through Angelica, who always looked out for us and then slowly transitioned to getting to know the rest of the team and developed a good relationship with Silvia. I called Your Management group to schedule a tour. Got Sylvia She was very rude. I had a appointment scheduled and was trying to see if I could get an earlier one. Sylvia said they don't do tours after 5pm. I have a self tour scheduled as I was explaining this she cut me off and started yelling at me over the phone. I've never experienced someone is a sales type position be so short tempered and rude to a potential tenant. If this is how management works here I would avoid them. Sylvia is amazing. By far the best customer service, bedside manner I have ever experienced with a management company. Me and my fiancée had been having a tough time with our neighbors but it really took a turn last week and we had to bail as they were getting hostile and abusive. Sylvia worked with us through the whole application process and workarounds on finances because me and the fiancée had a bankruptcy a while back, but she did all this, through several phone calls and e-mails through a holiday weekend, WHILE she was on the road (maybe going on a well deserved vacation?), and got us into the unit SO fast, was responsive and helpful the whole time and I mean in the real estate world kind of pulled off a miracle for us with basically no heads up or forewarning. She was calm courteous and collected the whole time. I don't know if I can promise she'll do that for everyone but I'm sure she'd try. I could go on honestly. It was such a good experience and me and the fiancée are so happy now and we have Sylvia to thank for that. read more

This company issued a rent increase on tenants right as a pandemic was hitting and hasn't reached out to the tenants to change the date of the rent increase. It's extremely predatory to do that in the midst of SO many people being unable to work. Be mindful of this company if you are a future tenant. Be eager to do business if you are a property manager. While the apartment i was at was fine and fair with an exceptional apartment manager, Josh. It was a shame that the YMRE rep,Lianna, who addresses our complications lacked tact and regard for our situations. Including: - being put on a 3month probation when they refused to charge my account after the first attempt failed for unclear reasons. (money was ready to go through) - giving snarky responses when asking if month-to-month rent changes after a lease is up (apparently rent doesn't change depending on lease duration? not a bad thing, but responding in a condescending manner was not necessary or productive. - Being snarky when inquirying about a unique move out charge not elaborated or outlined in the lease, all we got was a "Read the lease" when asking for an explanation as to what it is. This is still a pending inquiry being chalked up to a "paint fee to cover the following two years after we've moved out, because we only stayed one year". I am unsure what this is as i've lived in plenty of brand new buildings who were honest and direct about paint fees for a fraction of the cost and with far larger wall space. We are Inquirying further, but the usual tactless, single sentence responses have been tolerated far too much. I wasn't originally going to write a review. However, others deserve to be aware this is what to expect with Lianna Gregorian specifically. If there are others at this company, i'm sure they are fine. Lianna would be quick to cut to the most direct, official, and systematic answer. Her efficiency is second to none. This is why i must give a 1 star. A company can always profit from a well oiled machine, but it does no service to us as customers to live under such antiproductive system. I highly discourage tenants from living under any premise managed by this company. However, I encourage any business owner to do business with Lianna because you are sure to get every cent through her work ethic. 100% to the T. I had an incident happen at one of the buildings I lived in that was managed by YMRE and it unfortunately ended up in small claims. HOWEVER, we were able to come to a fair settlement and Silvia was more than willing to try to do the fair and reasonable thing. They are hired by property owners to be the eyes and ears and are the middleman and perhaps at times they are criticized because of that. A lot can get lost in translation when dealing with things via email etc. I'm happy with the outcome as well as being able to sit down and speak face to face and that we were able to come to an agreement. Their quick response to our minor issues (leaking washer, paint chips on exterior of house), were fixed in a prompt manner. Tried applying for a place through this company. Save your money, extremely UNPROFESSIONAL. Especially the manager Sylvia. I was on a call with whoever she has answering her phones during the weekends and on Monday's and was responded with an "I guess" when I asked if I would be refunded for an application they did not even process for a place I was trying to get. The apartment had been rented out and I did not get any sort of update on the status of my application from them I had to call to get answers. I left a voicemail explaining the situation and not appreciating how they went about the whole thing only for her to yell at me over the phone and proceed to hang up on me and STILL not tell me if I'd get my money back or not. The horrible, worst, blood sucking monsters. Rudest ever in Glendale/ Burbank area. Never on time for maintenance. All the maintenance fee gets charged as double while leaving. They do not put a penny. Gruesome Roach Infestation. No one takes care and Pest control is only name sake. They do maintenance for less than 5 minutes. Any broken requests will never be considered. Appliances are worst. I got sick because of roaches and had to vacate. Yet they charged me 1.5 months rent for maintenance issues which were supposed to be completed during my stay. If I had to pay for all of it, why couldn't they fix them when I was living there. Multiple charges and necer ever trust them. While signing you up, they are going to be very very pleasant. I contacted this company on behalf of my friends who are renting from them and we're having issues. I have a background in property management and real estate so they wanted me to try to get something resolved since when they called Lianna, they were received with hostility, getting talked over, and ended with Lianna hanging up. I gave Lianna the benefit of doubt since I know the business can be stressful, but this was the rudest, most condescending person I had the displeasure of talking to. All my friends needed was for her to provided them the companies information so they could edit their CA Relief Program that I personally helped them submit a while back since they were served a three day notice, as well as a solution for the horrible cockroach infestation that has gotten out of control. In reference to the notice, we tried to explain to her that we applied to the Ca Relief program with information that we had to find using my MLS to see who purchased the property and used that information which is why they never got an email. We tried to tell her that my friends didn't know the change of ownership and did not receive anything with their information on it and only found out that they were the new property management when my friends submitted their rent with the old property management in October and they gave us the address of YMRE, which we included along with rent a note that the clerk wrote on the money order telling them exactly that. Lianna response to that was that she didn't see anything and my friends were "lucky that we couldn't charge you a late fee because of the moratorium" because it was 1 day late. My friends claimed that they there was no note, that they didn't get, but they live in an open and big apartment complex so it could have been removed or flown away with the Northridge wind. Something that could have been resolved with providing us with just the information needed, but she yelled, and called me a liar. With the roaches, she said to make a maintainable request in their portal. Again, we didn't even know they had a portal because we didn't have their information which she was not providing and Lianna just kept arguing. In the end, she hung up on me as well. Two people in one day. Lianna has no good communication skills, she is rude, uncaring for the tenants, and super easy to anger. Literally most of the reviews are about her and how much she sucks. Lianna, if your read this cause I know how you love to reply on reviews instead of bettering yourself, you are a horrible person and you should not be a business owner if you do not know how to be respectful to your tentants. To people potentially trying to hire this company, don't and take your money to someone who will take care of your property's, your tenants, and isn't such a menace to talk to. As current tenants, we have not had the best experience with YMRE. Unfortunately, their response times are incredibly slow and putting in maintenance requests takes over a week for a response. We've also received snarky texts from our leasing contact Lianna, when she felt we were bothering her too much with our requests. We are also trying to work through a lease break for other reasons, and it has been over a month to get to an agreement due to slow response times. Lianna is incredibly rude, unhelpful; and you can tell when talking to her coworkers about her rude behavior, based on their reactions, that this is a normal for her. She should not work with people or be in charge of anyone's living situation, EVER. Imagine starting a conversation cutting someone off and yelling, when the conversation started with a kind voice on our side. SUPER THANKFUL for the leasing company because they handled in a 5 minute easygoing conversation what caused Lianna to not only yell at multiple tenants within multiple calls, but also to hang up on tenants trying to solve their situation. Silvia has been a tremendous asset and nothing short of amazing. We are out of state landlords and have had trouble with a bad tenant. When we thought all was lost we got referred to Your Management and Real Estate Group, Inc by a mutual friend. I can't say enough about the professionalism and aptitude that was demonstrated by Silvia and Angelica. We went from having sleepless nights and constantly worrying about our property, to having wonderful tenants and property managers that is available anytime we have questions.
