We had booked a stay at Flanigan's in May 2026 with the intention to hike Angel's Landing and the…read moreNarrows. Leading up to our stay, Flanigan's sent me a ton of e-mails trying to upsell us on spa treatments, restaurant reservations, etc. On the flip side, I asked them multiple times if we would be able to leave our car parked at the hotel while we did one overnight on the Narrows and never got a response. This is an ongoing theme with these guys - their number one concern is cash and what they can get out of their guests, not the guests themselves. Two days before my stay, I got a "pre-registration" e-mail. This one included requests for things like credit card for the deposit, check in time, etc. This form I actually filled out and returned to Flanigan's. The next day (the day before I was meant to stay at Flanigan's) I got a phone call from them which I ignored. I subsequently got an e-mail from them saying that "per my request, my reservation was cancelled". Needless to say, I had NOT asked to cancel my reservation. I immediately responded and was told that the credit card I had given was declined and it is Flanigan's policy to cancel reservations in that case. Here's the kicker, though, they had charged the credit card I had used when I booked the reservation, NOT the one that I had given them in their stupid "pre-registration" e-mail. They hadn't even looked at that. They tried the credit card from the time of booking, gave me one phone call while I was at work, and then just cancelled the reservation. The day before we were supposed to go. The genius behind this effort was Garn Henderson. Garn would not accept anything but me calling them to update the card. They wouldn't even bother to charge the card that I had given them on the pre-registration form. When Garn proved completely useless, I was forwarded to resort manager Cade Campbell who proved to be the single worst resort professional I have ever met. Cade refused to apologize and, again, charge the card that I had given them and told me that Flanigan's has to resort to this policy because they're holding so many "high value rooms". A minute-long search on Trivago showed that this was a straight-up lie and that Flanigan's had all kinds of rooms available. They're just too lazy, rude, and unhelpful to bother to do the right thing. It got so bad that I told Cade to just go ahead and keep our reservation cancelled. The story has a happy ending as we found a great room at the Springhill Suites which was $200 cheaper and had staff that was wonderful and helpful. After we got to Springdale, we actually saw Flanigan's and it was clear that this place just bills itself as a "resort" so that it can charge a markedly higher price. It's indistinguishable from the Springhill Suites or the Best Western Plus. Just stay at one of those places and avoid this dump.

The toiletries come from the affiliated spa, Deep Canyon Spa. Complimentary water was also available in your room which room service refilled daily for you. There were also complimentary teas and coffee in your room as well. The grounds are lush with tons of photo opportunities. The labyrinth is a must with spectacular views of Zion. We went to the spa daily and also tried out their affiliated restaurant Spotted Dog. Both places are must do's too! But my favorite thing about this place is it appears there's a veteran neighbor: a deer that was there in the garden hanging out in the shade every day!! It was so cute!

From the time we arrived, to the time we left we were treated like family. Travis (the owner) was available daily to make sure our stay was as perfect as can be. We enjoyed the spacious and beautifully maintained sites, the sparkling clean bathrooms, the inviting pool and spa, and the sports courts. We also rented a fire ring which he personally delivered. We even had an embarrassing incident when our friend's car leaked oil on the concrete. Observing the pride that he has in his business I know this must have been upsetting, but he tried to make us feel better by reminding us that "nobody died" and it will all be okay. It's the perfect location if you plan to visit the springs (which I also recommend). The space has everything you need to be comfortable and even prepare some small meals. It's lacking a dining table-you can either eat outside with the very small cocktail table or inside at the coffee table. There's a portable burner in place of a stove, which works ok for small things. There's a cool eco-friendly coffee maker. This area gets a ton of wind and is right off the highway, so it can be loud. The owners obviously anticipated this, since they provided earplugs for guests. There is extra bedding, but it's a thin blanket and in the winter months it can get a little chilly. The keyless door worked ok as long as you have one hand to pull the door handle tight and the other to punch in the code. Overall, it's a fun place to stay in a convenient location. The view of the canyon out back was my favorite part and watching the colors of the sunset was mesmerizing.

We booked our stay through the CapitalOne travel portal and used miles to pay for it. When we got there, on their end it showed up not being paid, so we never got an email with our check in information. This was of course not their fault, and we got it figured out, but just a warning for any CapitalOne cardholders, I would book this hotel through their website and not CapitalOne! Overall, we had a really great stay and I would definitely stay here again!

This hotel was the perfect stop for us to ride the Virgin River and see the Coral Pink Sand Dunes. The check in process was easy and complete prior to arrival. You can drive up to the front door of your cottage and use a code to get into clean new rooms. Furniture is new, clean, large TV in room and fire pit out side. Very nice! This is a MUST STOP if your an "off roader" and you want to explore this area The owners Shane and Kalie were so helpful and seemed like great people! Shane even gave some insight on the best trails around here. I strongly recommend this lodges and will be back.

Prices were reasonable and while it was about 40 minutes from the entrance of the park, it was so nice to be comfortable and away from the action with the whole home to ourselves. I did book through Expedia so that made things more complicated on our part but thanks to the staff for making the best of our trip. I defiantly recommend the Modern Haven which comes with around 3 beds and a foldable sofa couch to sleep on. Fortunately, it's still almost the perfect size for just a couple staying there. We liked: 1. The stairs leading to the roof for stargazing and just enjoying the scenic view of the mountains. 2. The Barbecue was easy to use! 3. The jacuzzi has different light setting (red/ green etc.). That created such a cool ambiance. 4. The outdoor private jacuzzi with a flat screen Tv topped it off for us. If you turn off the TV and lights on porch, you can see millions of stars above you. Just amazing. 5. All the TVs are smart TVs. All you need to do is put in your login info for Netflix, Amazon, etc. The indoor TV also had surround sound which enhanced our cinematic experience even more. 6. They left a bag of ice in freezer which I don't know if that was purposeful or from last guest but it was a nice gesture if so. 7. Parking is easy, each place has a private driveway like a home! 8. The beds were soft and comfortable. 9. Windows above beds were clean and clear for stargazing. 10. Indoor fake fireplace is cool. Comes with a remote and can change colors. 10/10 for ambiance. 11. Quiet neighborhood. We rarely even came across other people or had problems with other people. Our neighbors next door were okay if we were a little loud past 10 due to us celebrating our anniversary. Nice guests it looks like. Things I would change: 1. Staff requested us to throw away all of our trash during our stay. Dumpsters are kinda far though. I wish there was one at walking distance so I didn't have to drive with my trash. I also noticed there was a $68 maintenance fee but we still had to tidy up our dishes and clean. The fee should cover all cleaning. Interesting that management made that decision. Please provide more trash bags as a few days tends to collect a lot of trash. 2. Our rooftop was nice but had a big tree blocking half our view of the mountains. It was annoying because the mountains are so beautiful. I had to stand to see them good. 3. We were told there wasn't barbecue utensils and needed a lighter to start it. So, we ended up buying barbecue utensils along with a lighter. We got to our tiny homes and found barbecue utensils and didn't need a lighter to start it. I was upset because I wasn't able to get a refund from the store for buying utensils and now I have extra. 4. If I was manager, I would buy a better couch for the living room. It was very hard and not comfortable. 5. Add a wine opener to a list of utensils please! This is a good thing to have. 6. Lights on the top deck. It was super dark. We stayed in a 2 bed, 2 bath unit that was spacious with a well-stocked kitchen, and having TVs in each room was a nice touch. The staff was very accessible and helpful throughout our stay. While some of the furniture could use a bit of updating, overall we had a wonderful experience and really enjoyed our time here.
