I interviewed this company before making my decision to have them do our inspection. The inspection we got was not what they described to me. The inspector seemed in a hurry and didn't try to locate the water shut off valve and didn't have to do part of the inspection because we had a roofing inspector do that part. They were on time but I definitely didn't get a quality inspect I have called and left messages 3 times because I didn't like the idea of leaving a review here. This is for our inspection on our new house in Dallas back in January-- We had Sean Smith and we couldn't be more pleased by how he inspected our townhouse! He is very professional and helpful. He explained what he saw and brought it to our attention on what we need to tell the builders. For the property to be a new build and less than a year old, we thought it would be flawless.. but Sean did a great job looking for stuff that otherwise would be left untouched. We were provided a list of various inspectors in the area by our realtor. I selected this company based on their reputation and ratings on Google and Yelp, and I could not be happier with that decision. The entire process was smooth, professional, and worth every penny spent. They even gave me a Yelp discount (thanks!). Our inspector, Sean Smith, arrived a few minutes early (the house was vacant, so no conflict of schedules with sellers or occupants). Sean was extremely thorough and took his time throughout the entire inspection. I followed him for most of the inspection and asked 1,000 questions along the way. He was patient, took the time to explain what he was inspecting, and what the problems were when he found them. Every inch of the property was inspected from top to bottom. No detail was left out of the process. In the end, I was surprised how much time Sean spent with us. At the end of the inspection, Sean produced the final report on site. He walked through the entire document with the realtor and me. The report had incredible detail, great explanations, and many many pictures with arrows and circles to clearly illustrate the issues. After walking through the document with us, he answered all of our questions and sent us the final document. Their scheduling is awesome, they were open during my tight schedule and worked with what I got. I got two inspection for two different homes. The first one was a pre dry wall inspection and it went great. He picked up a lot of issues that I was able to address to the builder. But come two days later when I needed more explanation on certain issues, the inspector never returned my calls. Well I backed out from the deal so no worries. Come to my second inspection, it was for an already built home and it went smoothly. He picked up a lot of huge issues and I managed to get a brand new roof from the seller! Plus an allowance for other discrepancies. So if anything, ask a million questions while the inspector is there or hell even record the debrief. It would of been 5 stars but again what good is it to offer your inspector's numbers if they won't answer. read more

I know why they find more problems than anyone else, took photos that were deceptive but once shown in context, problem was easily corrected. Inspector wasn't professional and seemed to be annoyed with my presence and knowledge of home construction. The inspector did find things we did not know about and we were able to affect repairs, but I have worked with other inspectors in the past who were much friendlier, much more knowledgeable and weren't looking to make up problems. read more

The inspector and the work was awesome. Very thorough. But without my permission they enrolled me in a concierge service to "help" me with my move. Read "sell me stuff". I have had numerous emails and phone calls that I never asked or signed up for. Even the email that suggested that I submit a review, doesn't have an unsubscribe link, which is strictly against regulations in outbound emailing. Look, you guys do a nice job with your primary service, but whatever reason you are offering these additional services isn't really a benefit. It should be explained and optional. This company was one of three recommended by my realtor. The full extent of the problems arising now from the negligent services they provided are just surfacing. The inspector who was sent out spent some extra time reviewing details, and when he was finished, I asked him directly if there were any major concerns he had that I needed to know about before purchasing the house. He assured me that there were not. I am a first time house buyer, and trusted him 100%. He went through his report with me, and explained which points he'd checked as deficient and why. He also pointed out the under sink cabinet in the kitchen, saying that he was not allowed to use the word "mold", but that there was mold there, clearly due to a long term plumbing leak. I thanked him, and made a note to inform my contractor, assuming that it was a localized problem, that could easily be remedied. He did not recommend that I contact a licensed mold inspector to follow up, nor did he seem particularly worried about it. Based on that, I did go through with the purchase. My contractor began work at the beginning of August, and about three weeks into the work, the smell of mildew and mold had become overpowering in the house. I began investigating, and without having to look very hard, I opened another under sink cabinet in another room, that I'd not looked closely at before, and it was full of mold growth. As we continued looking, pulling the sheetrock off some of the walls, cutting samples from the ceilings, pulling out kitchen cabinets on other walls, we were horrified to discover mold everywhere. I have since been told by a mold inspector that the moment damp is noted by a home inspector, they are obligated to recommend follow up with a licensed mold inspector. Not only did my inspector not do that, he did not seem to be at all concerned that he'd found mold already present in house. When I phoned the company to ask what could be done now, I was informed that the disclaimer clauses in their contract release them from any responsibility. I was also told that because my inspector noted damp marks on ceilings in the report, that I should have followed up myself with a licensed mold inspector. As a first time home buyer, I did not know what questions to ask, or what follow up was appropriate. I paid this company almost $500 trusting they would inform me of these things. I am now facing minimum $10k remediation costs, that I may have to hire an attorney to get out of my seller, and that's just the beginning. read more

I did have a few questions after reviewing my report and I was able to get a hold of Scott (my inspector) on my first attempt. Scott was able and willing to speak to me. He was very nice and detailed. Our conversation was about 20 minuets long and I never felt like I was wasting Scott's time or bothering him.
