The inspector named Mark Cawthorne came out and did a great job on the home inspection. The home inspection report is one of the best I've seen with a Full Report view and a Summary Report view (very easy to read). I paid extra for a drain camera report and Mark checked both the main drain and also the rain gutter drain to the street. We bought our house late 2018. The real estate lady was selling the home for her parents. 1) Day 1 of move in .The inspector did not see the wet spots on the ceiling because the fire sprinklers were leaking. ALL over our wood ceiling! 2) Day 2 of move in. The septic leaked from upper bathroom into the garage soaking our unpacked boxes and expensive rugs. 3) Huge bat infestation.. again not noticed by inspector who charged over $500.00 . The CDC said one was sick and we both needed rabies shot series. Terrible couple of weeks 4) Bathroom Jacuzzi tub was never hooked up. We had to knock a wall out to get to the plug.. quess what.. he missed it. AND on reading the inspectors inspection page it reads " the inspector strongly advises against any reliance on this report.We recommend that you retain a qualified inspection professional.. hmm. read more

Yea they suck. Our realtor chose them and said they are thorough and fine comb everything tooth and nail. NOT TRUE. My husband is pretty handy and my father in law is pretty knowledgeable so we always have him check things out too and give us his opinion based on his knowledge and experience. Whenever my father in law would bring up an issue, the inspector would either say they don't cover that area and we could tell the inspector was annoyed. It wasn't that my father in law was double checking his work or telling him how to do his job. He just wanted to make sure that anything major wasn't missed so we didn't get into something we couldn't afford to fix. Sometimes things do get missed we are human. More sets of eyes the better. The house we were selling, our buyers cancelled so then the seller of this house cancelled on us. We ended up finding another house and although we were not happy with the home inspection. Our realtor said it was because of the inspector and he normally doesn't work with that inspector, he normally works with Doug. So we gave them another shot. Now we've paid them almost $1000 for two home inspections. Yes my realtor was right that Doug is a nice guy. He was atleast pleasant and easy to work with. My realtor told me to let the home inspector do his job and for us to not inspect the home. We tried not to but of course my husband and in laws noticed things. There were cracks on the exterior and interior walls, a gas smell in the backyard and water damage that raised issues of concern that the inspector missed. But atleast when we brought it up, he looked further into it instead of blowing us off and he notated it in the report. Thank goodness my husband and in laws brought those up because they were missed and now atleast it was in the report. My husband noticed that there looked like water damage in the kitchen behind the stove. He brought it up to the home inspector who then went upstairs to investigate it further and then noticed that the bottom tile of the shower was different from the top of the shower. He said it looks like they had a leak but had it fixed and nothing to worry about. Ok just because things looked fixed it doesn't mean it was fixed properly. We found out that the owner of the home who is also the realtor selling their own property is in commercial real estate. So she had a handyman they use to repair things or her husband who is in the medical field would try to repair it and not a licensed plumber or contractor. Many of the "repairs" were patch jobs and not properly repaired. Which I found out in California if the repair is for more than $500 it has to be done by a licensed contractor. When we ripped up the carpet that the previous owner installed. They wrote on the floor this house sucks. The neighbors told us that all the renters said the owners never fixed anything. So this house was not properly maintained or repaired. Had it been brought up by the inspector that there were concerns with the issues instead of being reassured that things looked fine that it was repaired and no longer an issue. We probably wouldn't have purchased the house and looked for a different one. We already were spending over our budget on this house and didn't have any extra money for repairs. I understand the house is old. I understand that the water heater is going to go out soon. I understand there is normal wear and tear. But when there are damages that are not properly repaired. That I do not understand. That I feel I should have a warning about. That I feel should be noted and the homeowner should have properly fixed prior to selling and if the homeowner refuses to fix it then we the buyers should be able to decided if we want to continue with the purchase or not. Which is the whole reason for a home inspection right? We were selling our house at the same time and our buyers home inspector found a few minor things that the buyer asked for us to repair which we did prior to closing. Our neighbor is selling their house and I saw their home inspector checking every little thing and apparently they were thorough because they found a ton of things wrong with the house. I kept seeing different people come to work on the house to fix it. I asked my neighbor and she said yes the buyers home inspector found a ton of things wrong and they have to fix it before they close on the sale. Well that did not happen in our case. After the sale closed and it's not on the report because the home inspector says it's nothing to worry about when in reality it is. You are now stuck and responsible for the problem. It is now your issue and you must pay to fix it. Which is the situation we are in. We talked to our realtor and his broker about it but they couldn't do anything. Basically it's too late and we got screwed. read more

My husband and I had a great experience today getting an inspection done on the condo we hope to purchase. Our inspector was Cris...he was incredible! We got there a few minutes early and Cris was already there in front of the complex. He was very meticulous and answered questions we had as he went through the inspection. He noted the many issues he encountered that will need to be addressed before we close on the property...thankfully none of the issues were dealbreakers. We are buying a home in Northern San Diego County. We took our realtor's suggestion to use A Better Home Inspection for the preliminary house inspection. Rick Stewart arrived about half an hour early ready to go to work! What a friendly, down to earth guy. We felt we were being advised by a knowledgeable friend rather than a disinterested inspector and he took his time answering all the questions we had.
