Don't know why I haven't been here sooner, but just recently discovered this place a few months ago. Teas are always good. My go to is crime of passion, but I do need to ask for either half sugar or no sugar cause it tends to be a little too sweet for me. Service is always good and drinks come out quickly. I see students here all the time studying or hanging out so good spot for that.

Iced Honey Milk Tea, 75% sweet with brown sugar boba and grass jelly. Peach mango green tea 100% sweet with lychee jelly and mango bits.

Parking lot had a good amount of spaces available even though it was a shared lot. We came around 6:15pm and they weren't busy at all. People started to file in when it was 6:40pm or so! If you are with the reward program make sure you input your number before you pay-- that way if you have any redeemable points you can put them to use! The place had AC which is great for a hot day. And if you want a spot to relax further. You do need a key for the bathroom, they give you one with a rice paddle attached. Reminds me of high school. Just wanted to also mention that the wall near where we sat had some boba splatters at the trim and milk tea drippings. Not sure how long ago the boba has been there, but it would make the space more inviting to sit at if it were clean. Attached a pic! The difference between cup sizes is only 50cents! Get that larger size! I remembered that the brown sugar boba was on the sweeter side so I lowered the amount of sweetness for my drink but I think I could have even went to 25% rather than 50%! I was with my friend so we got: - Lotus Milk Tea, 50% sweet, with Brown Sugar Boba: The lotus milk tea has a delicate and mellow floral taste. They give lots of brown sugar boba which gives it a delicious sweetness, that may slightly overtake the flavor of lotus. But this is one of A Tea 7's most popular drink according to one of the workers. It's a definite must try if you want something new. - Roasted Oolong Milk Tea, 50% sweet, with Grass Jelly: I think I am trying to convince myself I'm a roasted oolong milk tea fan but it's just not for me. Or perhaps if it was 75% sweetened rather than 50%. The grass jelly was light and refreshing, no need to chew -- just swallow. The roasted flavor lowkey reminded me of seaweed or a savory note. Next time I'd go for the honey milk tea! I like this spot for the variety of drinks (they do not just have milk tea but fruit tea and fresh milks). And the multiple choices of toppings!

First impression was good. Opted for the Cookie Monster which had a mixture of tiger and Oreo cookies. So much flavor! I ordered 75% sweet which was a smart choice; I can't imagine how sweet 100% is. Service was super nice from each employee.

perfect tapioca pearls, not too hard to chew, and drinks were smooth!! I also got a pretzel, which was freshly made - warm and tasty! there is a parking lot but we had to park on the street due to road work - it looks like there were empty spots though! service was lovely, lady checked in with us. cute interior too. goated spot fr

We were initially the only people in the store, then one more after nearing their closing time. The cashier, helpful and answered all our questions. The ambiance is cute, they've got a shrine in the front. See photos. The drink, I must say was fabulous and pretty sweet. I had some of my hubby's drink. He ordered a crème brûlée (Creamsicle) with sub almond milk. Even the brown sugar boba was soft and not chewy like they can get at other places. We were happy to find this place and will go again.

A 7 TEA! This place was listed for a pretty high rating and I was super excited to see how this will turn out! It was just about a 10 minute drive from San Diego State! Parking can be a hassle, it's in a small lot but shared with other stores too, so it can get crowded. The service took a bit, the server didn't come to us until after a couple minutes or so, and then we go out drinks! I decided to get the lychee green tea with boba, and my friend got the winter melon boba, with a total of $14. Not too pricey, but the quality wasn't the greatest. Boba was overcooked, the steaming of the tea was as well, and it had a very distinct taste in both of our drinks, kind of like a bitterness despite getting full sugar. Service itself was fast after ordering, we sat and got out drinks almost 3-4 minutes, and they had lots of decor, games, and I enjoy the new year's decoration! I'd recommend stopping by to give this place a try, but the quality should definitely be worked on.

Jasmine green milk tea and Bijou (hibiscus and kumquat iced tea with lychee and mango jelly).

My favorite boba spot! Drinks are on point. Have been coming here for years and the drinks are consistently good. My favorite drink is the hidden dragon (a dragonfruit drink). The service was nice and fast. Chill place, i see people come and study or play board games.

An inviting setting with comfortable seating, nice ambiance and pleasant decor along with all the important selection and options of tea, coffee and flavored drinks. Very kind patient and friendly staff, who are willing to go over every component of every drink to ensure you get exactly what you're aiming for. The only caveat I had is that the selection of decaffeinated drinks for adults was almost non existent. I was hoping for an elevated tea beverage later in the day that is more on the healthy side without the caffeine, not just a sweetened flavored drink. something to think about :) overall the drink we got were really good and love that you can choose the sweetness level.

soooo good. we stumbled upon this place after a dinner date, the place was poppin! It was busy and saw it had good reviews (after the fact). I played it safe with a Thai tea and it was super good. I definitely have this spot saved for when I'm in the area again!

Sinking Violet - a smooth, heavenly blend of Ube and matcha (without added sugar cuz already enough sugar in boba lol). Rich and refreshing way to end a long day in SD! Waiter was kind enough to help me decide between this one and the heavier/chunkier Taro King.

The very first time we came here, the cups were sealed with some very thin plastic that broke and spilled our drinks all over ourselves and our car :( I'm glad they've now changed their cups and lids to something sturdier and less accident-prone. The drinks themselves are good and their brown sugar boba is very soft and sweet. The regular boba was harder and not as tasty so definitely opt for brown sugar boba when you can. For some reason all of their crème brûlée and sea salt foam has a hint of coconut milk flavor. I'm very sensitive to flavor so the combination of the coconut milk with my jasmine tea ended up tasting like Gorgonzola (blue cheese). I'm also not a fan of coconut milk in everything, which is why this time I opted for the only scenario where it makes sense: taro & Ube. There was so much good taro paste in this drink. $15 for 2 drinks is a bit pricey compared to other milk tea boba shops, but this is a luxury food. Service was always friendly each time we came. Parking is available in the small parking lot or on the street.

One of the good boba place to go. Inside is cute and clean. Great customer service. We got 3 drinks and it's all very good. The cashier is patient and answered our questions since it was our first time. We love the rice paper snack as well.

    A successful boba run!

They stay open late, have ample parking, the space is clean, and the staff is friendly. They mainly operate with a kiosk ordering system, though I am sure you can order with an employee at the register if needed. The menu is displayed on a TV near the kiosk which makes it easy to find a drink. There are a few specials laid out on the register counter that make that area look a little cluttered. Maybe a bulletin board for those specials would make the space feel less busy, but it did not take away from my experience. After ordering we sat at one of the tables. There is a mix of high top seating and regular tables. I stayed here for about two hours to catch up on getting work done and there was still plenty of seating available. This was on a Tuesday from about 1 to 3 PM. I ordered the Green Tea with Cheese Foam, Golden Boba, 75 percent sweet, and less ice. My husband ordered the Aloe Vera Peach Juice with 75 percent sweet and half ice. We both ordered large drinks. There was no signage about WiFi and I did not see other reviews mentioning it either, so we asked. Luckily the staff gave us the WiFi password which makes this a nice option for studying or getting work done. Our drinks came out pretty quickly. My green tea drink was a little bitter which usually means the tea may have been steeped a bit too long. With the lower sugar level it made the drink taste closer to a 25 percent sweetness level. The boba was chewy like usual but lacked sweetness and flavor, which is pretty typical for Ding Tea. The cheese foam tasted really good but the texture was strange. I occasionally got little chunky bits through the straw that felt like curdled cheese. It was definitely an interesting texture moment. Luckily I am not super sensitive to textures or it might have ruined the drink. Overall my drink was about a 6 out of 10. The Aloe Vera Peach Juice was surprisingly really good. It had a nice peach flavor mixed with that classic aloe vera juice taste you get from bottled aloe drinks. It also came with aloe pulp pieces which worked like a topping. It was refreshing and perfectly sweet. There are not many other boba spots in the surrounding area so competition is limited, but Ding Tea still offers a solid selection of drinks and satisfies the boba craving. Extra points for staying open late.

From the very beginning, I was blown away by the level of care and attention I received. The owner, Le, personally answered my call and guided me through the menu with a level of detail and warmth that immediately put me at ease. I have specific safety needs and allergies, and she handled everything with such grace and professionalism. She was clear, direct, and supported me through every action of the process without ever overwhelming me. What I deeply appreciated out most was how naturally she accommodated my needs. There wasn't a moment where I felt like an inconvenience. Instead, I felt genuinely cared for. Le's passion for her craft is unmistakable. She shared how she has studied flavors extensively, traveling to Vietnam and Taiwan to deepen her understanding of traditional techniques and flavor profiles. That dedication shines through in every sip. She explained how she carefully develops her own recipes, blending cultural influences with precision and creativity. Even the boba itself is made fresh every morning, which makes a huge difference. I can taste the quality, texture, and freshness immediately. I started with the taro milk tea (with almond milk due to my allergies), and it was absolutely phenomenal. The drink was luxuriously creamy with a silky, smooth texture that coated the palate in the most satisfying way. The taro flavor was rich and earthy with a subtle nuttiness, balanced by a gentle sweetness that never became overpowering. Just when it seemed like it might lean too sweet, the creaminess would round everything out perfectly, creating a beautifully harmonious flavor profile. Adding the boba elevated the experience even more. The pearls were soft yet chewy, with just the right amount of bounce, and carried a delicate sweetness that complemented the drink rather than competing with it. It was, without question, the best taro milk tea I've ever had. Next, I tried the "Over the Rainbow," and it was just as impressive in a completely different way. This drink was bright, vibrant, and incredibly refreshing. The tartness of the lemonade provided a crisp, zesty backbone, while the popping boba added bursts of sweetness that danced across the tongue. Each sip was layered and dynamic, cool, tangy, sweet, and slightly effervescent in feeling. Visually, it was stunning as well, with beautiful, shifting colors that made the experience feel almost magical. It was as much a feast for the eyes as it was for the taste buds. Both drinks were so good that I drank them down almost immediately! I didn't even think to take a photo! I even found myself savoring the melted ice afterward just to enjoy every last trace of flavor, which shares a lot about the quality and balance of the drinks. To top it all off, Analise, who helped me at checkout, was equally kind and accommodating. She continued the same level of care and attentiveness, making sure my safety needs were respected and that I felt comfortable throughout the entire experience. Boba Monkey has truly set a new standard for me. Between the exceptional quality of the drinks, the depth of flavor, the cultural authenticity, and the genuine kindness of the staff, this place is in a league of its own. If I could give them a billion stars, I absolutely would. Best drinks, best boba, and one of the best customer service experiences I've ever had.

I'm surprised some people could sit down and work/study successfully. Note: I had a positive experience last time getting a blended drink, but today I felt like trying their Thai Tea (not blended) and two Korean Corn Dogs. I ordered the hot Cheeto one with cheese and sausage. Did not wind up receiving the hot Cheeto one. Got a regular one with all cheese, no sausage. Partner got a potato one with cheese and sausage, but only 25% of the filling was sausage. We ate them anyways and wanted to leave it at that since the parking was so difficult. Then my stomach started gurgling in a very wrong way. I don't know if something went wrong with the Thai tea (was the milk they used expired?), or with my Korean corn dog possibly being prepared wrong with a new hire, but my body rejected it violently once I got home. I'd be very cautious about coming back here. Most likely won't. Couldn't finish my Thai Tea. Had to throw it out. I'm hoping this was just an unfortunate one time thing, because it seems like people for the most part have a good experience from their food and drinks. This is my third ever time visiting Urban Bubble. The past two visits were for blended drinks and they were great! The girl working the cash register on the evening of 4/24 around 8:00PM was really helpful with suggesting recommendations and did great. I don't know who prepared my food and drink but maybe they need extra training, heads up. If you order food, I suggest that you check the food before leaving the building instead of trusting that it was correct and finding out once you've already left.

I can't comment on the drinks, but we love the mochi donuts here. They have a wide selection of flavors. I'll be the ones I can remember: ube, funnel cake, churro, dark chocolate, strawberry, matcha, creme brulee and more. Favorites so far are creme brulee, dark chocolate, ube, and churro. The donuts are soft and a little more doughythan standard donuts with a good taste of the flavors mentioned. They are not overly sweet like standard donuts from Dunkin or Krispy Kreme. That's not necessarily a bad thing. I feel like the sweetness doesn't dominate, so it allows you to enjoy the flavors a little more. The place is pretty clean and staff interaction is okay to good. They have self-ordering kiosks for convenience and ease of ordering. The donuts are a bit pricey, but what isn't these days? Lol. I think it was 6 donuts for $18 or something like that.
