I recommend Guardian termite inspection services. I have always spoken to Steve, he is super nice. Gives you an honest opinion, does not try to sell or up sell you. We bought a home a couple of years ago and he took care of all our section 1 repairs. The following year I called him back to reinspect the areas where they may have been termites. We did not have any. We also noticed some other items around the house and as new home owners were not sure if it needed to be fixed right away or can it wait. Steve honestly told us what we can wait to fix. He also knows a lot of good referrals! If he cannot do the job he knows some who does! We had a termite infestation - we could see some signs of it - and were referred to Guardian by a friend. Steve from Guardian was quick to respond, treated the infestation and repaired the damage. We were able to confirm ourselves that the infestation was resolved as the original symptoms were gone. The treatment was quick and convenient for us. Steve scheduled a 6-month follow-up inspection and Steve came back out and did a thorough inspection that showed we remain termite-free. Thorough review, but bad follow-up and a confusing report. I had Guardian to a review of my house before I put it on the market, so I could be aware of any issues that might come up. Overall, they did a thorough inspection. They didn't do foundation. A roof inspection was included, which they didn't do but had someone else do later. After a couple hours of inspecting, I talked to them briefly and got a summary of "nothing major". The written report didn't show up for over a week. After a phone call and follow up, I got the report. The report was pretty detailed and had pictures, which was good, but it was confusing. All issues were marked on a single diagram of the house, but my house has 3 levels, and it wasn't clear to me which level the problems were one. I didn't see any explanation of a way to derive this from their problem numbering, and nothing in the description made it clear. Still, most issues I was able to understand what and where they were. One, however, was a rather large issue, without pictures, and I couldn't understand what the problem was. Had they mentioned this when they did the inspection I'd have asked them to show me, but now I only had the report to go on. When my agent called to try to understand the issue, she said she got a terse response and no interest in clarifying the issue. They also stated they were not willing to reinspect the house, without charging the full fee again, unless every issue in the previous report was fixed. Bear in mind, some things you'd choose to not fix and sell "as is", and this one item we couldn't even understand what needed to be fixed. In the end, we hired a 2nd inspection company to do an inspection and clarify the issues that Guardian found. Finally, we understood what we were dealing with. Overall, the inspection was good, but the report was slow to arrive and was unclear, and the follow-up was poor. I chose Guardian instead of my agent's recommendation because of these reviews, a slightly cheaper price, and I thought it possible my agent was steering me toward a company she got favors from, which I suspect is common in real estate. In the end, I think I should've trusted my agent more. read more

Guardian did the termite inspection on the home before we bought it. After having to tent the home, we still had some damage that needed repairs. We went with Guardian to do the repair work because 1) they were familiar with the home, 2) estimate was reasonable, 3) they could come out within the next couple of days, and 4) high yelp ratings. On day 1 Marvin showed up on time and we assessed the repairs. Steve (the owner) came out and we agreed on the work and timeline. Doing a little more work here and a little less there, the repairs were done in 2 days and within the estimate. Gotta give a big thanks to Marvin...hottest days of the year (100F +) on the south facing wall, and he just kept going. Clean, thoughtful and professional. This company does fast and on time inspections for termites, but the reports take a little longer and are somewhat hard to read so definitely save time if ou are working in a tight contingency for buying a house. Stephen the owner is wonderful though and works really hard to fix flaws within the company as soon as he finds them. I had a few problems with the company but Stephen reached out to me to learn more about what caused them and I trust him to protect future clients so I'd still recommend him for work and have updated my review. In hindsight, the issues I had were small and quickly resolved by a manager as they were mostly related to re-training employees and misunderstandings regarding my needs. The inspector also reached out to try to fix things. Small, local, family businesses are not as sleek as franchises but these are good people trying hard and mostly doing a good job. Fair price and found a lot of extra repairs that other inspectors missed. read more

I was dealing with my late fathers residence and was on a strict timeline when we came across some obvious termite damage. This was an unexpected project and when I called Guardian, Steve was so understanding and fit me in the schedule- even when it involved moving something around. He personally was unavailable, but he sent Josh to the property (the next day!) and Josh was there early actually waiting for me. I received a very detailed and thorough inspection shortly thereafter. It's been an absolute pleasure to work with them. Termite damage is no fun thing to deal with, so it helps to deal with such wonderful customer service by professionals that know what they are doing. I can't say that I would love to work with them again because I mean who wants termite damage haha, but in many cases it is inevitable and I'm glad I've got a great company to call that makes it a breeze. After evaluating various options, we opted to have Guardian remediate the most important issues that came up, including some dry rot on the exterior of the home.
