This is an update of my review on Alpha Property Management that I posted on April 14. YES, I did receive all the money owed me by this management company into my account on April 17. I called on Monday AM, April 16 to discuss the matter again and she said she was too buy and hung up on me! I called her right back and left a very amicable message asking her to send me the money owed. Within four hours, I did receive a client statement from her in my e-mail and the money went into my account the next day electronically. I do have to mention (again) that as far as the rent money for April, my tenant told me he had sent it to her electronically on March 23. I am still giving her a 2-star because she did find me an excellent tenant. All her work finding the tenant, doing the paper work, and getting him into the home was professional and efficient. I have no complaints. But, I did not find her as efficient in the following 12 months (of the contract time). Also, I did not get the rent on time (as agreed in the signed contract) four months out of the twelve. I would not use her services again. read more

Reported to the better business bureau and TAKING HER TO SMALL CLAIMS sally has kept my entire 2300 security deposit after living in an apartment for one year. AND SHE REFUSES TO SEND RECEIPTS OR PHOTOS AS TO WHY she tells me "you can sue us it doesn't scare me.. go ahead" .. After repeatedly asking for photos and receipts of damages she tells me to contact the painters themselves, hangs up when I call and ignores all emails formally requesting what I'm legally owed. THANK GOD I HAVE PHOTOS OF THE DAY I LEFT! This woman is so shady I can't imagine any company would want her representing them. She's tells me that I "ordered new blinds" before leaving... then says the were damaged badly.... But tells me SHE WILL ONLY SHOW PHOTOS OF DAMAGE IN COURT. So that's what we will do I guess. She has too much time on her hands and just has it out for other women in general. Didn't get enough motherly love growing up so now hates women (especially if you're younger. She will talk down to you like you are a child) overall a 0 out of 10 experience. We lived at 2309 G street in midtown, Sacramento. Cockroaches everywhere. She also charged me $1350 to paint the entire interior of the unit but again... will only show me the photos of the damage I caused in court. luckily I have photos. STAY AWAY! As a property owner, I cannot recommend anyone doing business with Alpha Property Management and owner Sally La Bate. APM became my property manager by default after she bought the business from American Property Management. I have since terminated my relationship with APM because I felt they were untrustworthy. When you cannot trust your property manager, it's time to leave. I have several issues with Sally but won't get into them here but all I can say is that I do NOT recommend doing business with them. I would STAY AWAY and I personally wouldn't trust any of the positive reviews here because I don't believe them. All you have to do is read the other reviews here. read more

Leasing agent Vinny was a douchebag. Wouldn't show me the property that I wanted to see.

At first everything was great. 6 months in the apartment had a lot bugs, out of no where! Pest control was never announced to tenants before hand, pest control came a total of 3 times in almost 3 years, I work a lot so I never was able to get serviced! Because I never knew when they were coming. I had 3 kids in a one bedroom. I didn't leave holes or dirt anywhere, gave my notice because of the pest issues. She kept my whole deposit, my pet deposit also. I was there almost 3 years! Her husband did a walk through and told me I only needed to change the batteries in the smoke detectors and 2 blinds. I call for my deposit info 3 week after moving out and she's yelling at me, saying honey your deposit is gone and you owe me! Take me to court, I'll win! I had to throw all of my furniture away, everything! My exercise equipment was ruined. I don't understand how my exit walk through was fine and the aftermath was different. I was shocked how she handled herself when I was moving. Charged me for paint and carpet after 3 years of normal wear and tear.. Kids spilled juice!! read more

If you're considering renting a home, go with literally any other company you can find. Sally and her husband acquired American Property Management late this summer, which was who we were renting through. We have been A1 renters, kept up the house beautifully, made sure that the house was turn-key when we moved out, and they still charged against our security deposit for a cleaning fee. My husband and I had called multiple times to check and see when our deposit was mailed out to us, and couldn't get through to anyone. Once we finally found Sally's correct phone number, she acted like we were doing her an incredible disservice by simply asking if our check had been sent out. She hung up on us not once, but THREE times because we had asked about why our full deposit wasn't being returned, and in a very respectful way I might add. We texted the owner (thankfully had an established relationship with him prior to the acquisition) and had asked if we had forgotten to clean anything etc., and he said they basically stiff armed him into getting it cleaned and he had to front the money for it! In all honesty, if we would have just gotten a straight answer/if the cleaning fee was rightfully charged, I wouldn't be writing a review. But since Alpha Property Management wants to try and playgame, we feel the need to give prospective renters a heads up. Point being this is a shiesty company and Sally has no time for you, which is really unfortunate considering that they're running a very personal business. I'd 100% advise against this business. If I could give them zero stars I would. They take application fees for homes that have already been rented and refuses to refund them. They don't return your phone calls and they're very rude. I don't know how they are still in business. The houses they are renting are not even that nice. I'm glad I didn't rent with them. I would stay away if I were you!! read more

All I can say is that I am so pleased with Alpha Property. The whole staff has been nothing but kind and accommodating. I have been with them for 7 years and they are more then fair. Sally and Raleigh are very thoughtful and understanding, I have called them for repairs and almost immediately a contractor, handyman etc... is at my front door ready to resolve the issue. Sally works very hard to satisfy her tenants and landowners. If I have nothing nice to review, I will not review at all. With that being said I will always give my honest opinion, because I know a lot of us depend on honest reviews. I would recommend Alpha Property Management with extreme confidence. read more

Extremely difficult to get a hold of as there is no office only a phone number and when they finally call back they do not have a clue about your property or the lease agreement. Terrible customer service. Unprofessional!!! I've never dealt with any property management that was rude and disrespectful. Sally will yell and speak over to you to make her point made. She will not listen or allow you to speak. Making threats of eviction when I've made a paying tenant for over 10 years. The owner of the property is super sweet and I had never have a problem. Do not work through this management company if you can help it. Greg Bierbaum was unreliable, rude, and uncommunicative. I was supposed to view two units at the Hannah apartments. Our appointment was scheduled for Monday. Greg then sent me an email changing our appointment to Tuesday, without really asking if it was okay. However, I understood how busy he must be so I agreed. I replied to his email agreeing to the change. He asked for my phone number and email address in order to schedule my appointment. Come the day of the appointment, Greg does not show up. I emailed him to ask if I'm meeting him in the incorrect meeting place. He then asks me to call his cell phone..when I did, Greg tells me that since I didn't confirm with the showing email, that he thought I wasn't coming. First of all, I did confirm in the email where we were having a direct discussion. Second of all, there was no indication in the showing confirmation that I needed to respond to that email particularly, or that my showing would be canceled. Thirdly..he claimed that, since he didn't have my phone number, he could not call me to see if I was coming to the showing. Which is false, since I sent him an email with my phone number the previous day. Although I was upset, Greg agreed that we can reschedule for Friday at noon and he would be there to show me the units. I agreed to this because I was very interested in this apartment. I received the email confirmation, and I responded and confirmed directly to the email so there was no confusion this time. Come Friday, I wake up to an automated showing cancellation email, cancelling my appointment for the THIRD time. No direct communication, no indication of the cancellation other than this automated email. I attempted to contact Greg by calling and texting his phone, and sending him an email. I informed Greg in my voicemail that, if he's doing this to me AGAIN, that we're going to have a problem. (AKA, me writing any and every complaint I can about this horrible experience) Greg returns my call by saying "So we're gonna have a big problem then, huh?", right off the bat. He claims he has a personal matter to attend to and has to cancel our appointment for a third time. The situation would have been different if he had sent me a direct email, explaining that he needed to cancel our appointment today due to personal matters. However, he did not do so, and I had to find out via the formal showing cancellation notification. The behavior of this man was unprofessional, unacceptable, and his attitude was completely out of line. I would give zero stars if I could, and I will be informing anyone and everyone I know of this horrible experience. read more

Me and my husband has been reaching out to sally about our parents A.C not working. Day 13 and she has not called about a.c. getting fixed. Instead I had to text and call her to ask what is going on and when will our A.C be fixed seeing as it is the month July and the temperature has been over 100. I told her my father in law had surgery due to a stroke he recently had and she responded "I dont care". Now ask yourself do u really want to rent from 2 face people like them? With this whole pandemic that is going on yes our parents have been behind on rent but have not stopped paying rent instead they are paying what they can and hoping the buisness picks back up and they can work full time again. Our parents even told sally that next month they will pay half of what's owed and the rest the following month. Alot of people are struggling right now with no work to cutting hours. This management company is trash, since they've started managing my building all the tenants get is threats now. The upkeep on the building hasn't gotten better and the rents been raised. When they get to your building you will be paying too dollar for less than adequate service. If you see them when applying for a lease run!!!!! read more

Renter applicants beware -- they take your application fee and run multiple applications at the same time for the same unit, then pick their favorite. It's not first applied, first served. It doesn't matter if you actually qualify. If they like some other application better, you're out the time, energy and application money with nothing to show for it. I gave this company a shot with an open mind despite the torrent of negative reviews and unfortunately was lied to like many of them mention. Very unprofessional company. read more

This should be a long and complicated review; but there is a court date coming so I will summarize this to the best of my ability. Sally had my back against an unjust and cheap-ass (thieving) homeowner that tried to scam every part of the deposit return policy. She stood up for me and my family to do what was right despite losing the business (was fired) from the home. Sally is aggressive, and sometimes overly abrupt, but is an honest and hardworking person that often has to be the bad guy to appease the client/homeowner a.k.a. her client a.k.a. I rented one of their properties for 2 years. I received the property in great condition. Fresh paint and new carpet and very clean. As always, things break or pests appear due to the area that we live in and when I called in the problems to the maintenance line, Sally was quick to act and someone out to remedy the problem. They are a top notch company and extremely professional. They are able to balance excellent service to their property owners as well as to their tenants. Fees were high, surcharges were tagged onto any work she had done at the property, the workers she chose were overpriced-- I can only assume they were giving her kickbacks-- the tenants she found didn't pay their rent and trashed our apartments, her statements were cryptic, she would not send us copies of bills paid, and worst of all, over 50% of the time, if she had to send us a check over $1000 it would get "lost in the mail." This happened at least a half-dozen times in the year+ she was managing our property. We were constantly late on our mortgage. Under NO CIRCUMSTANCES should you consider allowing these people to manage your property. read more

The worst property manager/management, I have ever dealt with. The fees were ridiculous. Not only would Sally take off the monthly fees, but she would tag on surcharges for all sorts of things. She found these tenants that she said she screen whom we eventually had to take to court because they didn't pay us for three months. Sally said she would take care of it, but when we call to see if anything was done, Sally was nowhere to be found. She would skip out on calls and Raleigh would have to send the messages to her. When we first met with Sally, we told her that we will be leaving a dining table in the property along with a brand new lawn mower. After an incident with the tenants, she blamed that the tenants took them. The tenants had recorded a message and played it to us where Sally told them it was the landlord's fault for not specifying the items "dining table and lawn mower" in the contract! She charged us $200 (twice) because the tenants complained of some birds nest. She charged us $185 to remove hair from the bathroom that the tenants complained about. These are bogus charges and when we asked her to find new tenants she charged us $250 for advertisement fees. Craigslist is FREE. If the tenants had left a security deposit, she made sure she got her fair share before the landlords saw any of it. If you have read the "filtered reviews" Alpha Management has been consistently rated with 1 star. Because it's imperative, I will restate: "Under NO CIRCUMSTANCES should you consider allowing these people to manage your property." read more

My experience with Alpha Pro has been pretty smooth for about 6 years. Anytime I have needed anything related to upkeep of my rental request Sally L. has always come through and pretty quickly. If things are outside of her range of permission to accomplish she is straightforward with and explanation. Many may forget she is the manager not the owner of the property. She can only work with what the owner will allow and pay for. Behind the scenes she is an advocate for the tenant when the owner is not in compliance or slow to respond. I cant imagine what it takes for her to do this job dealing with owners, tenants, contractors on several properties at once and all with different attitudes. If you have an honest and respectful conversation with this office you get nothing but great service in return. Good job Sally and your team! read more

I was a tenant for almost 2 year and had a very good experience with Sally @ Alpha Management. Anytime I called or submitted a work order, she was on it and within a day or two, I had a professional come by and fix the problem. There was a request to fix a fence that was about ready to fall over I requested to get fixed. It never got fixed but I was finely told after the 3rd request that the OWNER OF THE HOME REFUSED TO FIX THE FENCE! It wasn't Sally's fault. I would highly recommend this property management company as a renter. read more

Vinny, the owner, was very nice the first time I spoke with him. That was before they received money from me. It was a Friday and he told me someone would get het back to me after they review my application Monday. I called Vinny back on Monday to see if my application was received. He said he doesn't deal with the process, he has a team for that, and to wait on a call. The next day I called the so-called office number which was also forwarded to Vinny. I asked again if he could at least tell me whether or not my application was received. He was VERY RUDE and aggressively stated that he told me before he doesn't deal with the process and I need to wait. He told me there's other numbers to call, although there's only one number on the website which leads back to him when you select the leasing option. There was a number on the listing which led to him then there was another number on their website, which also led to him so I had no one else to call. As of today, I still have not heard back from the company. VERY UNPROFESSIONAL AND HORRIBLE CUSTOMER SERVICE !!! read more

Sally took over last summer. The first time she made contact with me, she pretended to be nice and kind. She stated she wanted to do an inspection so I said ok and provided her my availability, anytime after 5:30 pm or on the weekend. She stated she doesn't do inspections after 12 pm and she was booked for the weekend so it would have to be the following Tuesday. I end up having to compromise and accomodated her. I told Sally to give me a call a day before the inspection so i can take time off from work. She ignored my request and said the inspection will be real quick-30 mins tops. She was really persistsnt about me not having to be present for the inspection. I repeated myself letting her know I wanted to be present and that she cannot go to the house without my permission. Never heard from her. She entered the home that Wed/Thurs without my authorization. She trespassed. When Sally found out that my fiance and I are minorities and living in a nice home in a good neighborhood, she made sure to make it difficult for us. We didn't feel comfortable anymore so both parties agreed mutually to go our separate ways and terminated the lease. But this sad lady had to make it difficult for us still. She posted a notice on the door 2 weeks prior to us moving out wanting to do an inspection. Property Management is supposed to only come out if a request is placed for maintenance repair. We didnt need any repair. You don't come by because you want to and that's what Sally was doing. Who knows how many times she sneaked into the house while my fiance and I were not home. My fiance and I moved out about a week ago and had the place cleaned and repaired some damages. I made copies of the receipts for Sally in case she tried to take my security deposit. I brought the copies with me to the final inspection in hopes of giving it to her but she refused. I had someone with me during the inspection as a witness to what i have been dealing with.  I also recorded the whole "inspection" or lack there of as proof so everyone can see who Sally really is. As soon as this lady walked through the door,  she had an ugly look on her face. She looked mad like she can't stand to be in the same room as me. She had a nasty attitude. She didnt say anything at all except while we were in the backyard when she accused me of damaging window screens. She told her husband who was also there, who was taking pictures and notes, that she had other things to do and to hurry up. I followed Sally throughout the house. To my understanding, this is was supposed to be an inspection and there's supposed to be dialog between two parties. That wasn't the case. She totally ignored me. But What She did do was slammed doors in my face on several occasions. She was also slamming drawers and cabinets, which was unnecessary. At one point, Sally stepped outside the house and came back with a locksmith through the sliding door to the backyard. I followed her and the gentleman through the laundry room to the garage. As I was walking behind her, she slammed the door again but this time with force. She still kept forcing the door against me to the point where my right arm was almost smashed in. I pushed my way through into the garage where I asked her Why is she being so rude and unprofessional? She turned around and yelled at me saying "I don't like you! And you're all up in my ass!" Her husband came in the garage and told her she needed to leave. He pointed to the side door of the garage and told her to go. After the "inspection" was completed, I handed the copies of receipts to the husband because Sally refused to take them. I also asked about my security deposit. He told me i need to discuss with Sally. Under California law, 21 calendar days or less after you move, your landlord/property management must either: Send you a full refund of your security deposit or Mail or personally deliver to you an itemized statement that lists the amounts of any deductions from your security deposit and the reasons for the deductions, together with a refund of any amounts not deducted. In my case, I am expecting a full refund. Initial inspection never took place. No worksheet was signed. I've NEVER EVER in my life experienced this type of behavior from anyone!! It was literally an assault!!!! The fact that she tried to smash my arm and said she don't like me, speaks volumes. She's racist. She's prejudice and she discriminates against minorities. The ownership is run by a husband and wife, which the husband, is a very nice individual. I have referred a few dozen others to inquire with alpha property management because they are strictly business. Overall I am happy with the location I currently rent. Very polite maintenance employees, courteous over the phone staff and beautiful women in the office :-) read more

I struggle to find words to describe just how bereft of integrity Sally and Vinny of Alpha "Property Management" are. It makes sense that they are a couple because I imagine it would be difficult to find someone who can lie as well and as consistently as these two. We paid a $2,400 deposit and did a final walkthrough upon moving out just over 1.5 years and Vinny said to my fiancé's face that he was "impressed" by the condition of the home and gave us a list of things to do before moving out to ensure we got as much of our deposit as possible. We completed the list, including painting, cleaning, and professional carpet cleaning. We got none of it back. The place was an absolute dump but one of the few that allowed a pet (dog). The fridge died and they refused to replace it and even gave us crap about the yard while I was going through chemo for 4 months (the lawn was trash when we moved in but that didn't stop them from charging us $300 for landscaping. I drove by the old place--they did nothing at all.) My fiancé and I are good people who recently bought a home and are now planning a wedding with $2,400 less to make the day special. Please beware. You can't trust anything these grifters say. Their properties are almost as dilapidated as their character. Yes, we are consulting attorneys. read more

And just to add, they charged us for repainting the front door that was already discolored when we moved in (I even have the pictures). They charged us all sorts of bogus expenses when we moved at the end of our lease so we didn't get any of our deposit back. I'm not surprised that they did this after all the difficulties we had, I just thought another update for why you should avoid them might help save some other people the hassles we went through. I must say I never thought id have to leave such a disgusting review for any company. This company not only rented me a unit in Pittsburgh that was unfinished and flooded whenever it rained, but they also made sure to hide gas leaks with duct tape and spray paint. The home had over 5 gas leaks indoors alone - this was confirmed with the local gas company. This company knew why we were in Pittsburgh and they took complete advantage of our family. When I moved out as this was not a habitable place (PA law states landlords must provide a habitable place to live) for my family or my 5 month old daughter who needs a liver transplant - they insisted i could not break the lease... in fact i got a lawyer involved and they still are insisting i pay 3-4 months of rent after i had the apartment emptied due to gas leaks that could harm myself and my family. Just like the others have said, they only responded in the very beginning when they want your money. After that, it takes phone call after phone call and text after text and email after email to get any correspondence. If I could give Sally and Alpha Property Management "0" stars, I would. Her company and staff is terrible. They are so very eager to gain your business and more importantly your money, however, once you sign on the dotted line and mail off a check to hire her company, you NEVER hear back. I do not recommend this property management company to anyone. She is a terrible business woman and above that very rude and condescending when you are able to track her down. I truly believe that some days I would have had more luck trying to track down Bigfoot than Sally. Save yourselves the headache and look to another company to manage your property in the Sacramento area.. read more

I applied for a house and repeatedly tried to contact them and every time I'd get through to them one of their brokers Sally was the most off putting, rude, sour lady you and she did nothing to communicate the process and just left me hanging repeatedly. Not only do they lack in customer service, and communication, Sally began screening my calls. It wasn't until the fifth time I was sent to voicemail that I called from my gf phone and got through. Unless you're the gambling kind, I would suggest you avoid Alpha Property Management. The team is aggressive and their Move-In policy is troublesome for a perspective renter and the property owner. I called Alpha Property Management, and spoke to a man (I believe it was the awkward 55 year old guy with the skin-tight shirt in the website video), and was also contacted by a Jillian Michaels-sounding chick concerning a cute little duplex in my area. The first question I was accosted with was "Kimberly, are you ready to move?" Not quite understanding the breadth of the question, I answered, "Yes, I am interested in moving soon." The awkward grandpa and the raspy woman both clarified that unless I was ready to move in the next two weeks, they would not show me the property. They stated they "were really working for the property owners, and don't hold property for anyone, because it costs the owners money to hold the property." I explained that it would be difficult for me to come to them two weeks before I am ready to move as I have to give a thirty day notice to my current rental agency. This would mean, I pay my final months rent with them, then in two weeks, approach Alpha just to view the property. Lets just say-for example, after I view the property, I don't like it. Then I wasted my time. Or, suppose I do like the property, and apply, but for some reason am denied. Again, I lose two weeks of my time, and have only two more weeks to find a place to live. I asked if they would pre-approve my application, so that I knew I could have the place if I wanted, and then two weeks to moving, I could come back and pay the deposit if the property hadn't been rented. The woman's response was that it "just isn't the way we do things." She then repeated that she didn't want to have the owners losing money waiting until the renter was ready to move in. Because "Money is the bottom line." I politely stated that I understood, and asked "This property has been available since....August, correct?" The woman stammered, saying "Yes, we have rejected several applications." .....Right.....well, the way I see it, the owner has already lost $2,400 dollars with your company and its "policies". Perhaps it would behoove them to take a deposit and hold the property, so as not to loose anymore money. Because, as Alpha Property Management pointed out "Money is the bottom line." read more

STAY FAAARRRRR FAARRRR AWAY! YOULL BE SO SCREWED IF YOU RENT FROM THEM! Wish I could give not a star. Sally is completely and utterly rude (and that's putting it nicely)! The maintenance people are a joke, come to the door smoking cigs and cursing like a sailor. Argue with you about things that isn't your fault. My father has NEVER EVER been late once and when things weren't fixed for more than a yr and they've paid religiously they gave them a notice to move! Anytime my father or brother have called they are always hung up on and Sally Omg she's awful the way she speaks and acts idk how they're still in business and haven't been sued especially for the things they do and don't do for THEIR clients. If you are a property owner, avoid at all costs using Alpha Property Management to manage your rental property. We live out of town and engaged APM to manage a house we had purchased while our daughter was a med student in Sacramento (after our daughter moved for residency). APM, against our wishes, rented the house to a group of students without either credit or background checks. The students apparently held major parties and, in general, caused major damage to the house (approximately $40K in damage). APM was totally unaware of the situation and was essentially of no help when we attempted to recover damages from those students. Also, as mentioned in another review, APM adds a fee over and above the cost of any repairs they coordinate. I called the California Department of Real Estate, whose representative stated that APM was apparently breaching their fiduciary responsibility to property owners by adding said fees--because that meant the were improperly financially motivated to take actions that were not in the best interest of the property owner. If you are a property owner, I would strongly suggest you avoid using Alpha Property Management. read more
