We have a rental house that they managed for about 1.5 years. I didn't choose them, they bought out Fortify (who were AWESOME!). Good aspects: Rent was on time, they got urgent things fixed as needed. However when it came to other renovations that were needed (such as replacing flooring in a few rooms), they moved at a snail's pace. Took 5 months to complete a very simple project. I never got the photos I asked for of the final work. - The person assigned to my property had poor follow through - would say she'd get back to me by the next day, and then it was crickets for a week or two. I had to chase her down. - lease renewal contained a critical mistake that had to be fixed, then I had to ask for a copy (shouldn't they just automatically send renewal document to owner? what am I paying for??) - They underpaid us for 4 months of rent (owner distribution was hundreds of dollars off, then never got last month's owner distribution). I've been calling and emailing and zero response. Terrible service. Do not recommend. Go with Inland Pacific Management. read more

UPDATE: 07/11/26 PILAR started charging bogus RUBS electricity fees to my rent... crazier part is that this fee wasn't being charged to every tenant.. ( I asked a few of my neighbors) after I kept telling her they had no right to be charging the lobby electricity due to the fact they raised my rent ( even though my apartment floor is falling apart amd havent changed anything) she would just give me bogus answers about what my old contract said... I told her many times that those charges were ilegal... she just threatened me she would ask their attorney... as that would scare me... well I told her I would report her to HUD... guess what.. I WAS RIGHT!!! HUD agent made her refund me all they charged me for the BOGUS RUBS fee and to stop charging... in retaliation .. she sent me a 3 days notice to pay my rent or quit... ( ive paid my rent late before and never was threatened with no EMAILS) I do pay my late fees but after HUD agent proved me right... same week she sent those two emails with dates changed on both and mailed one... ( which again is ilegal as per HUD, on a controlled property unless tenant owes more than what the property is valued which mine is 1800 , my rent is 1400.56... she should HAVE NOT sent them..) but again she doesnt care about breaking the law... then she started accusing me of having my dogs illegally as I paid only the deposit for 1.. when they took over my apartment building, I specifically told her my two new dogs were therapy dogs, 1 is even going threw ADA training and sent her the letter by my psychiatrist... which she lost... so she couldn't get me though that so started harassing me about my dogs barking all day... I have the texts to prove this as well.... I asked my neighbors.. which they did says they sometimes did bark but not all day like PILAR was accusing me... I have lived on my apartment for 6 years and NEVER NEVER had issues until this nasty ass property manager took over... now I even had to put a ring doorbell on my door and a camera inside my apartment to see if it was true my dogs bark so much like she accused me off.... and again I was right... I have video proof of weeks of my dogs being calm... Now this month of july... I am paying my rent late again ( personal sruff going on so I do NOT mind paying late fees) she again sent me the 3 day notice to pay or to leave my apartment... Just when you thought the bar couldn't be set any lower, they dig a hole in the ground to make the bar lower. Eight months later, it's gotten worse. We have no property manager on-site and there won't be one any time soon since all the units are rented. Trash is still being left outside the bins, NEXT to the bins even after reports to management. They charge tenants for any maintenance request - yeah, you read that right. Your rent doesn't even cover the bare minimum. The cherry on top is when they failed to inform all of their tenants their office moved. At my building, we never received an email update as they claim--which is a false claim after confirming with three other tenants in my building. I arrived at the office only to discover it was closed. There were other tenants trying to drop off rent just as confused as me with no signage on the door. I called Dulce, our properly manager, greeted by her voicemail greeting of, "Our offices are closed for the holidays, we will return January 5th." As usual, the phone is never answered and they still haven't updated their voicemail greeting. The office building management would not inform us of any details including if they even still rent there or the new address. I sent an email and, thankfully, Glory responded back quick. At the new address, I speak to another tenant from a different building. They inform me that when they arrived at the office a week prior, they didn't tell anyone they moved and there was a note on the door with the new address. But by the time I arrived, there was no note. They were also frustrated at the lack of communication and that this was actually their second offense. There is literally no excuse for the lack or delay of communication. It takes time to scout a new office space, sign the lease, and move. And you're telling me they only had time until they were in their new office? What? Do you not want your mailed checks? Old habits die hard, I guess. read more

My sister told me "if you have Weststar property as your management, you are gonna hate it" She didn't tell any lies. If you see ANY property with Weststar property attached to it. Please steer clear. I thankfully moved recently. Let me tell you about the issues I had when I lived under their management. -- Neighbors who were insanely loud. Racial slurs and wild sexual language. I complained multiple times by email and phone call and guess what NOTHING was done. My location landlord asked me why I was moving and I told them again what was going on and all they said was "oh, well email me and confirm your move out day" LMAOO -trash area was rarely ever clean and infested wit bugs that were getting into some of the homes. - Put in a request to get some new cabinets and flooring after a maintenance man came in and said "It's f**ked up in here and that I need new cabinets and flooring along with saying it could be detrimental to my health because of how long the items have been in my home. Put the request in. It sat for months. Got deleted I reentered the request and then it was cancelled and no one contacted me on why. - Had a plumber come out to fix my water not working. Went great. Asked the "plumber" if they could help with the water pressure. He responded, "oh I'm not a plumber, I just know how to fix this toilet issue" HUH?! - Currently, they are suppose to send my security deposit to me. It was first mailed to the wrong address (I take responsibility for that) when asked to do a stop payment and reissue the check, they stated they would let me know when the reissued check would be available for pickup. This was the end of July, it is now August. After many emails and ignored phone calls for an update on the status of my deposit, I was then told that the check was mailed out on the same day I was told that I could pick up the check. I have not received a deposit and constantly given the run around. DO NOT stay in any Weststar property. I know others who have lived under their management and it's the same thing. If you are apartment hunting and they come up KEEP LOOKING. I finally moved out and it felt like Christmas morning. They STINK! The one thing they will be on top of is contacting you to make sure that you pay your rent on time. read more

This is a shitty management company. They do not take care of business at all. They have a person who lives with her mom that is not on the lease and she is a complete nuisance. I contacted Liz via email and described the situation and she did not read the email so I had to call and tell her what was going on. The unruly tenant busted out the windows in the apartment while she was fighting with her boyfriend at 5am and I told Liz what transpired and she asked me did I record the girl busting out the windows like I'm up with a camera all night waiting for something to transpire. I have 4 kids and this girl is constantly waking them up all hours of the night yelling and arguing with her mom and her boyfriend. Mind you I sent Liz dumb ass the pictures of the broken windows two weeks ago and the windows are still broken. Mind you the property is super filthy, there is trash in between the building that's attracting raccoons and possums. They have trash cans where the gas meters are which is a complete fire hazard. Multiple people have been complaining about the tenants on this property for being nuisance and they don't do anything. The girl played her music so loud tonight she woke my kids up again and I had to call the authorities because reaching out to Liz incompetent ass is a complete joke. Weststar Property ignores tenants phone calls, emails and requests. They take your money and expect you to deal with what you get. Typically what you get is roaches, laminate floors separating, ceilings cracking and constant construction noise outside of city approved hours. Emails from us and other tenants all went unanswered. $100 a month for trash and unexpected unexplained charges applied to the monthly rent ranging from $100 to $400 among the tenants. Let the property manager know (Jackson) and some other person (Cecilia) replied saying she was the property manager. Neither us nor any of the other tenants know of her and she never introduced herself as the property manager and claimed they have no record of anyone reaching out which is stupid. I've had a very frustrating experience with this property management company. I've been without power at my home and submitted a maintenance request. While someone initially came out, they couldn't fix the issue and said an electrician would be dispatched. That hasn't happened, and the maintenance request hasn't been updated since. Worse, the property manager assigned to my home has not responded to any of my messages. There's also no after-hours service, so I've been completely left in the dark--literally and figuratively. This lack of communication and urgency is unacceptable. I expected far better responsiveness and support in a situation this serious. read more

Reached out to setup a tour for an apartment and was connected with Henry through an automated message (calling 20 times didn't do the trick as it went to voicemail every time). Henry agreed to a meetup time of 9:30 AM the morning after and to my surprise flaked on me at 9:19 AM. I tried to reschedule to later that day or the day after. He ended up ghosting me after flaking so I was basically texting myself. Interesting approach for a company trying to rent units. The professionalism is unmatched. If they're doing this for a showing I can't imagine how they handle things with tenants. Keep your money in your pocket friends, they don't deserve it. read more

Total garbage. Ever since this management company took over the old mgmt at my apartment, it has become increasingly frustrating to live here. Maintenance requests go unanswered for weeks until you happen to run into the maintenance guys in-person. The online portal is a total joke. It doesn't work properly. It's constantly changing my rental amount and doesn't let me pay my rent on time and then they try to add late fees. I call, email, text the "property manager" over and over, with no response. Then all tenants receive these group texts, which when replied to, get the response of some AI bot. That's the only response I can ever get. We sued WestStar property management for our deposit ($1500.00 ) and WON!!!! Which I knew we would, because it's ludicrous that he held our security deposit, in the first place. I co-signed for my son, so I was legally on the lease. They tried to nickel and dime us on bogus charges, even threaten/bully us, to the tune of not receiving any of our deposit back. Pretty awful property group honestly, if you had lived in an apartment for years BEFORE Weststar took ownership please remember what's yours and not theirs. They had charged us for the fridge and stove we've called and texted the manger only for days later on we get a message back saying it wasn't her who did the inspection. The apartment didn't have fridge or stove so we bought our own and Weststar charged us when we said it was ours. Went to the property building said they couldn't help us had to go back to manger she said she didn't do it but was willing to help us. They are so awful at keeping apartments clean charge you overpriced when you leave the apartment we didn't even get our deposit back because it was used on the things we had to pay. They are completely fraud never good. These companies need to learn better and get shit DONE. disappointed. read more

I'm sure reading the rest of the reviews, you can get an idea of how this company manages their properties, but I need to add my two cents. Our building has an old school elevator. like the kind in the titanic with the scissor gates and stuff. For the past YEAR the elevator has had no working light meaning, IF the elevator is working that day, and that is a huge IF, you would have to ride it in complete darkness. On top of that, the scissor gate on the door has rusted and is extremely difficult to open and close. I am a pretty strong individual and I still find it difficult to open/close without using both hands. We have elderly people in the building as well as physically handicapped people, and this company should be ashamed of having to put people with disabilities through physical torture everyday. I've been in contact with BRITTANY at the West Star office for the past few weeks and she has been promising me that a technician has come to check on it. when I ask for an update she says that the technician came and has to come back with proper tools. its been a more than a week since that update and she has ignored all of my texts. PLEASE DO NOT RENT WITH THIS COMPANY. IT IS A SCAM. AND WE ARE LOOKING TO MOVE OUT AS SOON AS POSSIBLE. I have been living in the West Adams property for the past three years. Initially, I was hesitant to rent this unit due to the reviews I read on Yelp, which made me distrustful about moving my family into this lovely unit. I was wary of Weststar. However, after visiting the unit and experiencing the confidence that Yalena instilled in me by answering all my questions, I decided to take the risk. She reassured me that trust was not difficult to establish if I could see the building at my convenience. The building is large, but it is very quiet and clean. The rental process was quick; Yalena explained all the paperwork I needed, I filled out the application, and within two days, everything was ready for me to move in as soon as my contract for the other unit ended. One night, I lost power and sent Yalena a message at three in the morning. She replied promptly, instructing me to submit a work order through the app. Within minutes, I received a message that the electrician would contact me. Sure enough, he called me at eight in the morning, and by nine, the electricity was restored. If I had paid attention to the negative reviews, I would have missed the opportunity to live in a property that does not have the issues mentioned in those comments. This is such a horrible company to rent from. They are so communicative for you to get into the building and sign the lease and then they go GHOST. My entire building was 8 units and there's issues with every single one. Roaches, mice, mold/mildew and the security gate was ripped off in April from a break in and still hasn't been fixed. I'm fortunate to have moved out this month. Mary is awful. I had to throw out so many items upon my move out because of the mold/mildew and not wanting to bring that into my current space. RUN from this company. Also don't buy their renters insurance. My neighbor had been going back and forth with them since February on a claim because mold and it's still not resolved. Luckily, I had a different insurance company but theirs is a complete scam. There's not proper ventilation for air to circulate in these units and I also had been going back and forth with them since February to fix my windows that had black mold all over them and they fixed two of the least problematic ones. Even items I had stored in boxes had mold and mildew on them. I've been very upset over my friends ashes that were kept in a jewelry box that I've kept safe since 2012 were EXPLODED in the box. I assume it was something air pressure related but that was the last thing I had of my friend and her ashes are just everywhere. I can't even bring myself to look in the box. I beg you, don't rent from them. Especially if you have children or pets. read more

The worst property management company I have ever seen. They run project apartments. The Pacific Cove apartment in Long Beach California is the worst places to live if you have morals dignity and respect. There is constant loud music and parties 24/7 the building is full of trash everywhere. The building is not secured as advertised there's a pool not in use. The advertisement lies about amenities the building is not safe there was just a murder here 6/17/23. There are rats roaches gnats and constant plumbing issues. Do not do business with this property management company they do not care and do not move to Pacific Cove. This place will rob you of your health and sanity. read more

I hate to add to 1 stars but if I can help people save time while searching for a new place.... Called and emailed multiple people to ask about two properties I was interested in. I left a voicemail for Char who didn't have a full voicemail inbox. Delia, Karina and Margarita have full voicemail inboxes. Have yet to hear back from anyone. It's been a week and they state on their voicemails that they work from 8-5 M-F. The contact info came straight from their website (www.weststarproperty.com) so I would assume it is up to date. I have lived at my current address for 8 years, and never had any issues contacting the various Landlords the property went through until Weststar took over. I am currently moving to a new location because not only do they not keep up with maintenance requests, I cannot get a hold of them via call, text or even email. When you call, it's completely automated. When my current LL took over she said to text or contact the number she sent to all of us in the building, but everyone in my building cannot reach her! We have all spoken to each other trying to find ways to get a hold of Weststar and the best we can come up with is to go straight to their office in gardena/torrance. As soon as Weststar took over, maintenance went down the drain. There was a sewage flood that was neglected for days running down the side of the building, a busted water heater flooding the back area for a week, weeds growing over the fenced front yard for months when we used to have biweekly gardening maintenance, a couple of my windows are literally hard plastic instead of glass that were never replaced when requested after one was coming out of the frame. Even the maintenance workers came out, saw that and HAVE been ready to replace them, but they even told me they are just waiting on WS to approve the work order because they also cannot get a hold of them. This was months ago. Not to mention they demolished all our garages without notice. The only thing stated on our "notice" was that they were going to inspect, make changes to or work on the garages... not demolish them and leave us all without parking. So they have the money and are able to be contacted to create an ADU out of our parking loss in LONG BEACH where parking is already horrendous, but not to maintain the property when tenants desperately need it and are living in terrible conditions. I was trying to get approved for places to move since Weststar took over for THREE YEARS and could not figure out why I kept getting denied. When I finally found a place that approved me, the land lord said she was just waiting on a rental reference from my current land lord, but couldn't get a hold of them. THIS IS A MAJOR SETBACK WITH WESTSTAR. Rental references are important when trying to move, and that was the issue all along. I was trapped due to their negligence. DO NOT rent or use Weststar as your property management. You will be dealing with nothing but negligence. At this point, I'm convinced it's a front. There's no way this is even a real company. I have never dealt with such horrendous conditions before WS. They aren't even BBB accredited. Go see for yourself! read more

THIS COMPANY IS SHADY. THEY WILL SCAM YOU. In the last 13.5 months that we were tenants here, it was a NIGHTMARISH EXPERIENCE. The pipes were CONSTANTLY giving us issues. We often had a technician come out to fix our kitchen sink, bathroom sink, and bathtub because it wouldn't drain or it had almost no water pressure... Ron Flygare, the manager of the building is IMPOSSIBLE to get a hold of. He does not respond to phone calls or texts, during business hours... and you often have to reach out throughout the week to get a single response for your inquiry. YOU WILL BE NEGLECTED AS A TENANT. We put in a maintenance order to get our window fixed as it became compromised, and it did not get fixed, rather the order got cancelled. We put in one more ADDITIONAL maintenance order for the same window and that one got cancelled as well. Mind you I moved in to 1411 E. 20th St in Long Beach, CA in May of 2023, and my request to change the window the first time was June of 2023. My second request was September of 2023- the window has not been fixed upon our move out July 2024. Ron Flygare said that the window technicians diagnoses was to replace window ENTIRELY as it was jeopardized, however per Ron, the window company that's contracted with West Star was "too expensive," so they were looking for another company with cheaper window prices. West Star and Ron kept canceling every window order so we eventually gave up as we were left in the dark with NO UPDATES. In addition, I asked RON FLYGARE to CHANGE OUR BLINDS IN ONE BEDROOM BECAUSE THEY WERE OLD AND NOT FUNCTIONING WELL. He cancelled the request and said they should've been replaced before we moved in but I told him they weren't-- I even uploaded photos but he brushed it off. Upon move out he said I WOULD not get charged for the blinds since I reminded him they're messed up, BUT I GOT CHARGED FOR THOSE BLINDS WHEN I ATTEMPTED TO GET THEM CHANGED. CLEARLY, RON and WEST STAR DOES NOT CARE ABOUT THEIR TENANTS OR THE CONDITIONS OF THEIR BUILDING. This place is also INFESTED with cockroaches-- extremely tiny, small, medium, large, extra large, you name it. The resident is also located in a neighborhood where the homeless will walk to the back where you park your cars and use your water hose, steal your packages, and will attempt to break into your car, sometimes you'll see random groups of teenagers smoking weed in the back near your cars. I wouldn't recommend this place to anyone. read more

Finally was able to move from the roach infested places and they stole my deposit. No one answers calls, voicemails or text. The worst company I've EVER rented from. Worst service if you can get ahold of someone. 10/10 DO NOT RECOMMEND!!! read more

Just wanted to update that I never heard back regarding my security deposit dispute. If any lawyer or patron is interested in bringing suit against this company, I would be interested in joining as this was quite assuredly the worst company I have ever dealt with. read more

Landlords: find a better property management company. Tenants: run If I could give Pilar Mendez and Kathya Calderon less than one star, I would. It is about to be 40° tonight. Three degrees from freezing. My heat went out on Monday. We are now heading into Thursday. They have yet to give me an update. Merry Christmas, I guess. This from the same company who left our dumpster in the back for four weeks because it was missing a wheel that they didn't even attempt to fix. After a maggot infestation and two more weeks of WestStar's employees all ignoring the issue, including their employee that is supposed to maintain property, Liz, I moved the dumpster. Then another paying tenant went and bought parts and fixed the wheel. Not only do they continue to ignore this to this day, but when I asked about it they responded in ALL CAPS a very abrasive message. That message, I found out today from the City of Long Beach, was a boldfaced, outright lie. They don't have a phone to call, they ignore emails for days, they ignore health and safety issues, and now they are ignoring the well-being of their tenants. If any owner of a building is looking for at WestStar for property management, make sure they have fired Pilar, Kathya, and Liz first. Otherwise, you'll be looking at a world of neglect for your property, as well as threatening and abusive behavior toward the people paying the mortgage. read more
