    UPDATE: 6/6/2021 - We ended up having to pay $4800 to Avenue 5 Residential/El Paseo because Ammar the manager ILLEGALLY added 3 months of rent after we moved out! During Covid tenants are protected against crap like this!!! We had no choice but to pay it so we could rent again! We needed to rent again & they put us on a rental site that anyone acquiring about us renting would see! Preventing us from renting again!! It's such BS! THIS WAS ALL DURING COVID & ILLEGAL FOR THEM TO CHARGE US DURING THIS TIME!!! We were willing to pay 1 month of rent because we left early due to COVID but Ammar added on $4800 worth of BS!!! How Ammar is still there is beyond me! Oh yea he makes hem mo yea by charging BS fees!!! We are going to pursue legal action to get some of the money back! Ammar needs FIRED & held accountable for ALL the residents he's screwed over!!!

    If you've ever seen one of my reviews about El Paseo you know my struggles with them. I would like to take a moment to let you know I reached out to Kevin Parker, Senior Billing Specialist, (425) 977-0576, PO Box 2422, Lynnwood, WA 98036, kparker@avenue5.com as he's been assigned as our billing specialist because in a 10 months time frame my roommate and I somehow damaged the apartment to over $1600 in charges (don't worry, I'll put all pics up in due time). I finally called him to see if he would send the photos he has of our apartment post-move out. The response I got was shocking and I'll use quotes for the language he used to bully me: "No, you won't be receiving anything from me.", "You're wasting your time calling me.", "You don't have any money.", "Get your attorney.". I was quite pleasant talking to Kevin. I was calm, speaking clearly, and not getting frustrated at his disrespectful remarks and assumptions. At this point, I knew I wasn't going to be getting any information from him and I simply can't understand why he'd refuse to provide me the proof of damage El Paseo is claiming in apartment #47 so we could clear out our bill. Kevin was also manipulating my words and trying to put words into my mouth, my statement 'I simply would like to see what damage happened after we moved out of the apartment.'. Kevin then tries to say "So you're saying someone intentionally damaged the property?" I'm not all too surprised by this treatment as Kevin does work for Avenue5 and this is quite in line with the other treatment I received from other Avenue5 staff. The one thing I did notice today is it seems Kevin either has a personal bias towards me (this is the first time I've spoken with him on the phone) or a bias towards women in general (I'm wondering if anyone else has received similar treatment from Mr. Parker, any gender!) but he is quite courteous to my former roommate who is male, using such phrases as "Here you are, sir!" I will have further items to post as I've finally gotten access to the pictures he refused to send me (I was the primary person on the lease with my roommate being the addition). It's funny because the final bill has my name but my old roommate's address, they've never once sent me a correspondence (I've reached out several times and will post each one in due time). Please for your sake, DO NOT RENT HERE and PLEASE call Kevin Parker up in Lynnwood, WA (it's actually funny because I lived in Bothell, WA (which is right next door) and he tried to use himself being located in the state of WA a weapon against me. What does it matter what state you're in and if you knew anything about me you wouldn't have made that comment. Also, please read V J.'s review ALL THE WAY THROUGH. EVERY WORD IS TRUTH. I'm also curious if Ammar's credentials are real, for having an MBA he misses a lot of business administrative responsibilities (https://www.linkedin.com/in/ammarissa1976/). This is public so you can see for yourself as long as you have a LinkedIn account. I've also recently noticed Ammar had responded to one of my reviews about water damage. I've left his response to my comment and also my personal message to him letting him know what was actually done in the apartment and how we're now being charged $600 to replace the carpet which is what had mold on it in one of the rooms.     I lived here a little over two years. Overall, I spent those two years feeling like a dollar sign…read moreinstead of a person. Here are my main takeaways: Negative: - rat issue. We had rats coming to our empty 3rd floor patio repeatedly for over a year. Management offered nothing but sticky traps. We ended up getting real traps and killing 4. They reimbursed us $50, but we spent so much more than that combating this. Multiple neighbors had rats get in their cars. I would see rats running on the paths when I got home at night. I was told by the office that outdoors is a "rat's domain" and there was nothing they could do. I think they may have added more rat boxes, but they wouldn't put them in visible areas and the landscaping is a cover of bushes that is perfect for rats to hide in. - constantly entering your apartment. At times, it would be every single month. If a vendor came in, they always left things worse than before (drywall I had to vacuum up, cracked shower sealant, paint dripping on AC vents). If it was someone from the office, I am convinced they were spying. We once received a notice to remove our bidet after an inspection that did not even need to enter the restroom. It felt like being in college and living in a dorm room. - office seemed unorganized. I wasn't able to get the manager's contact info for over a year. You are usually left talking to whoever is on duty in the office and sending emails to a general email address. So many times I would call the office with an issue I had talked with them about before and the person on the other line had no idea what I was talking about. They seemed to only use their email inbox to keep track of resident issues, yet I still had many emails go unanswered. Positives: - maintenance was speedy and always did a good job. James is the best and always kept it real. - the surrounding area felt very safe. I loved the walking path on jamboree right outside the complex. - the complex was very quiet! Neighbors were always respectful of each other.

I've lived in some of the nicest most luxurious apartment communities in Orange County including Halcyon House, One uptown Newport and the Royce. Even though some of the others have better "location" there is no disputing that. I believe the row has the best bang for your buck and overall the best experience. Lived at The Row at Red Hill for about a year now and it's been a great call. Location is hard to beat -- quick access to the 55 and 5, and having the onsite retail means a lot of errands happen without ever getting in the car. The amenities here are genuinely top notch -- the gym and fitness area are some of the best I've had at an apartment community, and the rooftop pools are a huge win, especially living in SoCal. Those two alone get a ton of use from me and they're kept up well, which honestly matters more day-to-day than people expect. The gym is probably as good as it gets for OC as far as apartment communities are concerned. But the real reason I'm writing this is Jose and Margarita. Jose handles the outdoor common areas -- streets, the dog park, landscaping -- and it's obvious he takes pride in it. The man does not play around, he does the job perfectly. The grounds always look sharp, not just "fine." Margarita covers the parking garage and building hallways, and same thing: consistently clean, no slacking, every single day. It's easy for property management to talk about amenities and community, but what actually makes a place livable is people like Jose and Margarita showing up and doing the work right, day in and day out. That's the difference between an apartment complex that looks good in photos and one that's actually well run. This one's the latter, and a big part of that is them. Honorable mention to everyone else. The leasing staff as well as resident relations team are always super nice and professional. Five stars, easy recommend.

    My wife and I moved into The Row approximately one month ago, and unfortunately, our experience has…read morebeen extremely disappointing--especially considering this is the most expensive apartment community we have ever lived in. Since moving in, we have dealt with an ongoing ant infestation throughout our unit, primarily in the kitchen. We have found ants around the stove, microwave, cabinets, countertops, and numerous other areas. This is not an occasional ant or two; it has been a persistent problem that has made us extremely uncomfortable in our own home. Management has sent pest control to our unit twice. The first treatment did little, if anything, to improve the problem. Pest control returned two days later, and we were instructed to leave our home for four hours following the treatment. What concerned me most was how quickly the second visit appeared to be completed. After letting the technician into the unit, I left to walk my dog and briefly stopped at our vehicle on the second floor to drop something off. I was at my vehicle for approximately 30 seconds. By the time I reached the first floor, the technician was already downstairs with me. Based on that timeline, he could not have been inside our unit for more than a couple of minutes. I do not understand how an entire unit with a widespread infestation could have been thoroughly inspected and treated in that amount of time. I have repeatedly expressed my concerns to the leasing office, but the only solution offered has been to send pest control back yet again. No meaningful alternative, cleaning assistance, rent or fee consideration, or other accommodation has been offered despite the continued disruption. I work from home and have meetings and important deadlines throughout the day. I cannot repeatedly vacate my home for four hours only to have someone seemingly spend a couple of minutes inside without resolving the problem. It's already been 2 times and there's no improvement and quite frankly, it seems like a "sucks it's your problem, but thankfully it's not mine" type of mentality. At this price point, we expected a much higher level of service and responsiveness. Instead, we feel that once our lease was signed and our rent was secured, our concerns stopped being treated with urgency. We are not asking for special treatment--we are asking for effective pest control and a management response that reflects the amount residents are paying to live here. I've had a PLETHORA of ants crawling on my back, face, etc. and I'm over it. Based on our experience during our first month, I strongly recommend that prospective residents ask detailed questions about pest problems and how management handles unresolved maintenance issues before signing a lease. I sincerely hope management takes meaningful action to resolve this situation, and I will update this review if the problem is properly addressed.

Unfortunately, my most recent experience was very disappointing. Last Sunday, when we arrived at the clubhouse for our reservation, someone was still eating there--even though it was hours before my scheduled time. I immediately called the office, and they assured me someone would come to clean up and place a reserved sign. No one ever showed up. On top of that, I was charged for a terrace reservation that I never used. There was never an agreement emailed to me, even though I was told one would be sent. Because no agreement was provided and the terrace was not utilized, I shouldn't be responsible for those charges. I've already called the office to have this reviewed, and was told someone would get back to me, but I'm still waiting. To make matters worse, I made another reservation for October for my daughter's upcoming birthday. I've called three separate times for confirmation and follow-up, and each time I was told I'd receive a call back. No one has ever called. For the amount of money residents are paying for this community and these reservations, the lack of professionalism and follow-through is extremely disappointing. I expected much better customer service, especially given the positive experiences I've had here in the past.

    I had one of the most disturbing experiences living at this apartment complex, from the first day I…read moremoved in until the day I moved out. From the beginning, the leasing staff--particularly Ariel--demonstrated extremely poor customer service and a lack of communication. Despite submitting multiple complaints and maintenance requests from day one, nothing was ever resolved. The condition of the apartment was unacceptable: there were spider webs inside the oven, bugs in the refrigerator, chipped paint, dirty carpet, blinds that didn't fit, and a torn window screen. I bombed the apartment twice due to the overwhelming number of bugs, yet the problem persisted daily. Clearly, there is no reliable pest control in place. Because of the conditions, I never felt comfortable living in the unit. I didn't even assemble my beds or fully move in my belongings. Every time I tried to contact the leasing office, it was another frustrating experience--calls often went unanswered, and when someone did pick up, I was told I'd receive a follow-up that never came. To make matters worse, at move-out I was charged for pre-existing issues that I had already documented with photos and emails from the very first day. Kevin, a leasing agent who falsely claimed to be a manager, even conducted a move-out inspection two days before my lease ended, taking photos of my boxed belongings and unassembled bed. I was then charged a "bed fee," something I have never heard of in any apartment complex. When I asked for the corporate office's number to escalate these issues, I was never provided it. I also formally disputed the charges from my checkout inspection, but management pacifically Kevin refused to remove them--even though they were for damages and problems that existed before I ever moved in. Even during the final walkthrough with the unit completely empty, there were still bugs everywhere--further proof of how poorly this property is maintained. I would never recommend this apartment complex. It is unprofessional, unsanitary, and completely mismanaged.

You can go drop by and get food, go to the theaters, go to Round 1, and much more. Even better for your guests considering the mall has so much parking. I have no idea why people are getting destroyed by getting towed in the parking garage for guest parking. Round 1 and theaters are literally opened until the late morning night, so cars will naturally already be there, but I digress. It's a newer, nice looking apartment. Lounge room is really nice and fancy looking. Completely decorated. TV with a large couch and tables and seats, I guess there's blankets there too, a fireplace we're not too sure how to turn on, a large dining room table in the middle with a sink (strangely motion and physically controlled), fridge, and drawer microwave (never seen this before), and booth seating, and several other seats in the front area too. You can have quite a large party and reception here. There's free guest Wi-Fi as well. Outside there's a nice BBQ area and the restrooms near the pool area are clean. I think my only issue is that when you're not in the lounge area, it's SUPER hot and muggy. Meaning the hallways and walking from here and there. Other than that, pretty nice!

    I hate living here. BAIT and SWITCH is who this company is. It's gotta be their logo or something…read more When we signed, we spoke to three people about getting a garage, they all said "we will put you on the list". After a month we called back and were told "yeah there's no list. That doesn't exist. We definitely did not say that". Yeah okay, I heard it from STEVE, and NICK, and someone else. But Nick said "no that doesn't exist". Three months after living here they placed a construction yard in our parking lot. Took up half the spaces, guess how long the project was for? 18 months. 18 MONTHS!! Of roofing repairs, construction, men hanging out in the parking lot (most of them are respectful, but often there's those two or three who stare at women like the women are pieces of meat). TO ADD TO THIS the parking spaces around the roof they are working on cannot be occupied during work hours for 6 weeks. But the cones are up all the time. With no time mentioned, so everyone moves their cars to the limited parking spaces near the construction zone. Oh! Also the construction doesn't just mean Monday through Friday, it also means Saturday's really early in the morning. But the woman in charge, Celine, says "there's nothing we can do about any of it". And the moment I said something all of a sudden I catch her watching my apartment multiple times. Like even saying anything against this, gets you dirty looks. Don't even get me started on the gossip! This woman and man who are leading this project, get into a whole lot of spats and disagreements. But boy do they bond over a difficult tenant. Also, I called her boss and I got someone who cussed at me stating "we did not think "hey let's f*ck you over" we just signed the contract!!!" Like a man yelling like a toddler or a middle school child arguing with their parent is the vibes it was giving. In three months they signed a contract with a company who has employees who bark at women and children. The company themselves said "We have told them not to bark at tenants before" EXCUSE ME?!? But if that's not enough they have to inconvenience the tenants at every change they get. In the past week, they have done a three day concrete pouring job that they don't even inform anyone about. There are just cones that appear that say you cannot park here for three days. They're also doing a bi annual tree cutting the very next week, that one they told us about. But the week after I'm sure will be when they check fire sprinklers, or the air filters. I sorta wish they could do it all one week. Sorta all the maintenance just done in one fell swoop. Also their dog park is just a patch of grass, one of three patches of grass. All open, with a doggy bag station designating it a dog park. Everything here sucks, the pool is heated only during summer, they close one week a month, they never have to pool hall open. Never. Even when you request it. My entire time here I saw one party ONE PARTY. Otherwise is always locked. So at face it's pretty, but it stays that way because no one can go into it. This property alone, has put me off of Irvine Company apartments. Would I recommend you live here? No. Also, you pay for everything. Any amenities, you're paying for. Oh! But also, they don't have garbage bins in every garbage zone. No. But they have recycling bins at every single one of I left a pretty bad review at the last place I was at, but I gotta say, after living here, I miss that place. Matter of fact, I'm gonna go back and say it was not nearly as bad as Irvine company.
