Unfortunately, Sam was on vacation when I needed the third inspection to be done. I found Sam's prices to be about 10% higher than other inspectors, however, the extra skill, expertise and services that are gained from that 10% are well worth it. His reports are promptly returned. They are extremely detailed, with pictures and easy to read. They provide strong leverage when requesting repairs or credit for problems. Additionally, on one home in particular, his report highlighted many hidden problems that was the deciding factor to withdraw our offer. I can't emphasize enough the importance of a thorough home inspection. The first house I purchased, 7 years ago, had an inspection which missed so many items that I would consider the "inspection" to be fraud. I made the mistake of trusting mine when she recommended them for my condo inspection... lesson learned. The water heater didn't even work, yet somehow the inspector missed it--so I spent my first three weeks bonding with cold showers. The warranty company wouldn't cover it since the issue existed before I moved in. On top of that, I had to replace both toilets right away. Somehow they missed that too. Of course, when I contacted them, they denied any responsibility and took zero accountability for their mistakes. All in all, I would definitely not recommend them, especially if they're being suggested by your real estate agent.

Bryan did an amazing job inspecting the entire house. He did the exterior first inspecting the roof, then exterior walls, electrical panels, if there were any possible rodent entrances, etc.. He talks a lot about how mold is everywhere and grid to minimize because I think he's used to all the crazy worries we all have - so understand that's where he's coming from when he almost excessively tried to calm your fears. We had a substantial roof leak with mold in walls - all handled very well and professionally and nowhere nearly as expensive as it could have been. You won't regret calling him. Genuine good person.
