Customer service was amazing! We wanted to tip but unfortunately the owner said they don't accept tips. Drinks was ordered really fast and made quickly. I believe this tea house is fairly new. The vibes inside made me feel at home. The interior design was different from all the other tea places I have been. Will definitely be back when I'm craving tea or boba! read more

Annie's tea house is superb! The House milk tea is my go-to and it is just so darn delicious. The last time I visited I saw someone order food - so going to give it a try next time, smelled and looked amazing (Sorry for being nosy about your meal, sir - haha) Hands down the best in Brandon, if not Tampa really. The only small little downside is the location, I wish it wasn't on the main Brandon strip but that is me being selfish (Open one over near Bloomingdale Ave., lol!). The atmosphere is super relaxing and pretty. Everything is clean and bright. You'll want to sit and take pictures. Everyone loved their tea. The taro milk tea with taro boba is amazing! My sister hates super sweet boba tea, but they don't add sweetener in the fruit teas and the sugar comes from the fruit added to the tea. She was obsessed with the kumquat tea with lychee jelly. My other friend got the egg waffle and it was beautiful. Get both ice creams :) we also tried the calamari but ate it before we could snap a picture. Love that they have stamp cards. The menu is very easy to read and the staff members are very polite. Super clean inside as well and the cups are adorable. It's difficult to rate a place like Annie's, as I'm always asking myself if new places correctly and evenly balancing out substance and style. Of course, Covid puts any mom and pop, independently owned new restaurants under new stresses, so I feel guilty when leaving a bad review especially under these circumstances. So, I'll compromise by leaving a "mediocre" review of it. If you're coming here for boba tea, you're better off driving another mile and half west to Green Island Tea, still the undisputed masters of this drink in the Tampa area. Annie's isn't going to be my Plan B for boba any time soon. I went with 4 others, all of whom ordered boba teas. Not bad, but not great.... And when you're struggling in deciding if the 1,000 grams of sugar in a boba tea is worth it, you really should have GREAT tea. I was surprised to see that Annie's food is Vietnamese. I'm glad when any restaurant opens up locally and introduces new a cuisine to people who've never had it before. Unfortunately, despite having Pho Viet and Annie's in the area, Brandon's lack of familiarity with good Vietnamese food will continue unabated; cold, but true. ‍ Despite the yummy smells as soon as you enter, the food doesn't really deliver. What Annie's gets right is the use of the fresh herbs and vegetables to create a colorful, visually pleasing, and aromatic experience before you bite into it. It's the lack of flavor and seasoning with which I have a problem. Don't get me wrong. It is much healthier and more flavorful than standard issue bad American Chinese corner store in a large Publix shopping center any day. Goodness knows it does a better job of translating Viet food than chipotle does Mexican, but I'll still be driving that 30-45 minutes to Saigon Deli for the best Viet on this side of the bay. If you're looking for any recommendations, they do a pretty decent job of BUN (the B1 - noodle bowl). read more

The environment is super cute and the staff is really friendly. The boba is good but not great-- each time I get one it tastes more like milk than the flavor of tea it's supposed to be. They also have food but I think it's pricey for the portions you get, and the ramen was a little too brothy. They do have a stand with cute accessories to get if you stop by, which is really nice, but some items are a little expensive :) Not a bad place to stop in every once in a while. read more

I finally got to try this place with my boyfriend after driving by it a couple times. It has a great atmosphere and they're so nice and helpful! I had the brown sugar boba milk tea and my boyfriend had the Annie favorite cooling tea. We absolutely loved them! I didn't plan on eating anything but we ended up getting the egg rolls which came with a great sauce and the egg puff waffle with chocolate and vanilla ice cream. Not your typical Boba Tea shop. Felt and look very clean, they did a great job of establishing a safe relaxing environment. The drinks are great, not overly sweet as most boba tea shops tends to be. The food is meticulously cooked to perfection and presented with class, I sense the chef takes pride in his/her craft.
