I can't say that this is a bad company because I have not dealt with everyone but, it seems as if things that are being said about Soko, through my experience are true, not in a good way. I am a renter, and still currently renting from them as of this review.  Soko, Kim and Sal. Sal is probably just the person who was sent to be the eyes and ears of a maintenance situation but, there were still empty promises that were made by that person that is still to this day have not been fulfilled. When asked a question he does not know the answer too, Sal normally responds with an answer that has to be retracted after going over it with the supervisor. Kim, rude and quick to hang up in your face when dealing with a situation that should have been dealt with by someone who makes the decisions. Cold and you can hear the I don't care attitude over the phone. Poor customer service overall. Needs proper training.  Finally, Soko, this is the best one yet. Soko, is worst then Kim. This person is behind the bad attitude and broken maintainence promises. This person is the person that makes the decisions for anyone who rents from this comany. Never takes the blame for anything. Never returns phone calls.  Usually is in the office a few hours before closing time. When asked asked if the yelp review about the company has been read, it was brushed off as if they do not matter. Most negative reviews has Soko listed in it somewhere.  Overall, I would not recommend this company for renting. It might be different on the HOA side of things but, for someone with a small family or just single,  this is not the way to go. Always unorganized, things that get fixed are never fixed properly, there are always miscommunications within the company, if health department or county aren't forcing them to do it, then it's not going to get done. More training is needed. This company is run through a mom and pops style of business that is masquerading as a major corporate business.  What makes things worst is that they treat there very own race this way. Being based in long beach, with Cambodia town a mile away just puts that extra sting on it. It really shows what money does to you no matter  the race or religion. Attitude is everything, we know you don't care and it's all about the money but, you can hide it better then that.  P.S. Most of the 5* ratings are bogus, just hired by some one to give false information or are along the homeowners side of things and never get the full experience of dealing with them through a different outlook. read more

I really enjoyed my stay here. I lived 127 W. 5th Street. It's a great place to live if you need something cheap and quick and if you love the beach. Though I felt like Rosemary(the movie Rosemary's baby ) like out of place because I wasn't part of Bruce (caretaker) cliché. I may say that Bruce kept the building in order with his decorations. But he's always hanging around in the building all time of night with no shoes on which I found to be too much, especially it being a tiny place to live. You need your space. Most of the time when I step out of my room there's Bruce. I can understand in the day but at night 1,2,3,4 am. I caught him numerous of times listening by my door (yes I swung my door open and zap there's Bruce) which made me feel very uncomfortable. This is what made me have second thoughts about him ( That's he nosy and not to be trusted). To make a long story short when you move in just mind your business and don't get too close. He's very arrogant, shady and tells your business. And if he doesn't like you he will falsify your move out checklist. That's is why I'm sharing this information. When I moved out of my place 8/15, I left it nice and clean (though it wasn't like that when I moved in). The carpet and stove was dirty and parts was missing from the refrigerator (He was very aware of that) and the reason why my room was left like that is because he gave the room I originally suppose to have to a tenant (cliché) that was already renting (that wasn't properly cleaned) and gave me her room which is the reason why my room was left dirty. He had to do everything quickly. The moral to the story is that I cleaned my apt very good leaving nothing dirty and no damages whatsoever and when I received my check it was only $200 thinking I would get my whole $550. Make sure that you take pictures when you move in and move out so you don't have to go through what I'm going through. That is why I had taken pictures because I knew he would probably pull this crap. Most of them do. And with the little money I make there's no way I would've damage anyone's property. The most cunning HOA I haven't heard of a good HOA they are all terrible I live here in bellflower and my neighbor from hell keeps reporting false accusation against me and HOA believes them and keeps sending tickets and warning even I didn't do any of those accusations while the member of the HoA who live there can freely do whatever they want they harass me everytime we park in the garage just to unload stuff while other neighbors park there a lot too Irma and Cindy are like puppet they listen immediately to the Karen neighbor Bec they don't like us you are like prisoner of your own home whatever you do do t get this HOA buy a house instead they are evil and discrimination check the area some house they take care of the yard the one that they don't like is nothing they are HOA from Hell so as their members false accusations without solid proof read more

We have rented from Appleby since September 2008. We had to fly from out of state and needed to find something quick. On a weekend, I was able to view a few properties that they managed. I put in my application and was able to get my own apartment on Tuesday. They kept me in the loop and is very professional. After being stable for a few years, I moved into another bigger apartment they had. Since I had a great rental history with them, I did not have to start the process over. They were able to switch me over to another unit. Both of my unit were squeaky clean. There's a reason why I still rent from them. read more

I told her I'm not staying here all day to wait for then nor I'm going to beakit myself inside this house so she told me oh I'm not saying you should. Just saying is Monday and nobody here to open the door for them. 408 casa is so much better with Appleby Property management. The team are on top of maintenance and have made it a safe place for us to live. During the looting in 2020, they hired extra security to keep the building safe. They also added lights near the entrance so it's not as dark anymore. We're very thankful for making this place a safe environment. read more
