We love this beautiful campground! Unfortunately it has virtually been destroyed by the storms last summer. The lovely lakes with its varieties of ducks and swans totally destroyed. Luckily the streams are still here. The office is gone and is temporarily in a store on the highway. The pool is still intact but still needs work. We had a comfortable site near the dog park and in the shade. We slept so well because it was so quiet and then the weather was cool. Here's wishing this KOA returns to its beautiful old self. Good luck trying to get a site at this place. They've happily pocketed your tax dollars to rebuild their private business, but apparently think that entitles them to play campground royalty. The process is laughable--they demand photos of your camper, only to turn around and claim it's "damaged" or "in disrepair." Right. A spotless, mint-condition rig that just needs a wash after 700 miles is suddenly unworthy? Please. It's painfully obvious that the federal funding came with one requirement: develop an attitude problem. The whole operation oozes snobbery and self-importance, as if they're doing you a favor by letting you hand over your money. Save yourself the frustration--there are plenty of other campgrounds where you're treated like a guest instead of an inconvenience. read more

We stay there whenever we visit family in Asheville. Unfortunately, the whole camp was destroyed in a flood. They are currently rebuilding the camp and we are looking forward to visiting again soon. read more

I really like this park. We have a river running behind us and it's pretty relaxing. We all are kind of on top of each other but, people moved out a day before us that opens up our view. Place is very clean and they have a crew that scoot around and check the vacant sites. read more

My family and I have enjoyed our time at the KOA in Swannanoa. The property is gorgeous, it has 2 lakes, a river, mature trees, landscaping, and plenty of walking trails. There is also a playground and pool for the kiddos. Though the staff was friendly and helpful. We sensed that a lot of the office staff were overworked and exhausted. Hopefully, they were able to resolve their staffing issues after we left. Overall my family had a wonderful time and we hope to make it back next summer. read more

The sites are in need of repair and fresh gravel it's like living in a mud pit when it rains. I give this place a four because of the River running through the property and the two large ponds. There is paddle boat, canoe rentals bikes, and peddle carts for the kids. A game room with a couple video games, skew ball and a pool table. There is a small grocery store/ rv supply store and they sell fishing rods. If you can get a pond site. The sections of A and B are cramped and no concrete pads. We had a storm pass through and had to ease out our camper. Total mud bath. People complain about traffic and train noise. We were the first row (A43) closest to streets and highway. Noise didn't bother us one bit. Iced stayed at better KOA 's, but this one isn't bad. Check in is not til 2.... read more

We used to love this campground and over the years spent a lot of camping trips here. The regular staff was friendly but there was one in the office that was not. We stay at KOA s because they have higher standards or used to. We ran into some issues The employees on the golf carts drove by us so many times and didn't stop to ask us anything. I really wanted to like it but there was dog poop everywhere. This is my pet peeve. We always clean up after our dogs but some don't. For $70 a night the camp hosts or someone should pick it up when guests check out. When I called the front to let her know that I spent 20 minutes picking up poop and there was still a lot. She said it was probably from the ducks or geese. I haven't seen a single duck or geese since we got here so I wasn't buying that. I have been camping 2-3 times a year for the past 40 years, and I have worked at campgrounds. I am not a person with unreasonable expectations. I usually stay at KOA campgrounds because I have found they have higher standards. Asheville East KOA is the exception. For my entire stay I was the only person in the tent with water/Electric section. 1. It is on top of an unprotected hill. 2. They put me in the most unprotected spot, furthest away from the bathrooms. 3. Water at the site was not on. 4. Water at the wash station for dishes was not on. 5. In the women's bathroom 2 of the three toilets were out of order 6. Two people taking 5 minute showers ran out of hot water. 7. 3 of the 5 sinks were out of order. 8. Black soot and dead bugs from multiple seasons all over the bathroom. I know the camping season just started April 1st however, that means almost everything should be tip-top shape. I am doing a 2 1/2 week camping trip, 2-3 nights at each campground. Middle of the week this was my most expensive campsite. Extremely disappointed. read more

I stayed last weekend in the tent sites with electric and water. The area was packed and every site had a camp fire. The smoke was overwhelming. I booked two nights. I left early and lost my money for the second night. Most of the other tent campers in that area had cleared out Saturday night too. The inside of my car still reeks of smoke a week later and I've left windows down and the sunroof open trying to air it out. read more

Each KOA have their own personalities and are unique in their own way. This one is no different. Let me start off by saying that the staff seem very friendly. One of the managers maybe not as much but seems somewhat fair let's say. The problems here in lay in the campground itself. The policies for many things are absolutely ridiculous, and it's lacking in a few ways that can leave an overall huge impact on your entire stay here. Let's start with the golf cart. I paid to rent a cart for two days and was told I could return it to charge it at night. I didn't find it necessary because that day I had only used it for less than one hour. Suddenly someone from the staff showed at my site in a golf cart looking for the one I rented. I told them that I had rented it for two days. The manager on the walkie said they can't stay at our campground and that they have to be turned in at night. Now. Lemme ask you this. If you went down to Enterprise to rent a car for a week - would they expect you to be there the same day to turn it back in? No, because that would be stupid, and that would defy the entire point of renting it. We went tubing which was posted on their site. What wasn't posted was that after starting your tubing journey you ended up with rocks up your arse when the water quickly goes shallow soon after you start and then have to feel like you are walking on legos looking like an idiot trying to get out of the river. Then we rented a boat to go fishing in. Oh boy, this thing was a piece. Rusted. Looked like it was from the set of Jaws. No motor. No rowing paddles on either side. We couldn't fish because the wind kept blowing us all around. No anchor meant we couldn't stand still either. Also, it was $10/hour and I had to tell them exactly how many hours I'd have it, they couldn't just tally up the fee once I was finished with it. My guess is to get customers to pay for more than they need and also be able to charge late fees upon return. Due to this we skipped renting kayaks. The pool was also closed when I was told it would be open so we missed out on that too. One morning I was woken up after multiple phone calls by the office and was very confused when they said someone complained about noise with us watching movies on a projector when we had our large screen outside and had been in the tent all night long. I did not bother dealing with semantics and just wanted off the phone. Then when we came out of our tent in the morning and saw that the person who rented the site beside us not only put up a huge tent where they're supposed to (in the tent pit) but they also setup ANOTHER TENT LESS THAN A FOOT AWAY FROM US!! No wonder I kept hearing random noises all night. So they must have put their tent literally within' inches of us and called to complain. This brings me to my next complaint - every single day is waaaaay too close together. You have to wake up everyday and stare at your neighbor. You hear everything they're doing and have no control over anything if they want to setup their tent only inches from you then you have to deal with is and apparently tip toe at night and whisper out of fear some idiot will complain after choosing to be inches from you instead of in the tent pit where they're supposed to stay. I took a look around the park and this is also true for RV's and of the like. Everything is so close together that no matter what camp lot you rent you could wake up and be able to spit on your neighbor's lot you're so crammed together. The good is a majority of the staff are extremely friendly, even had a nice conversation with some. It's cool that they have an arcade though we unfortunately didn't get to try it, and I loved the text updates on activities. I think that this camp may be a horrible place to stay in a tent, but if you brought a toy hauler with your own golf cart or something then you may find yourself having an absolute blast. But due to how cramped it is, the policies on their equipment, and the fact that the majority of people who stay here will not be using an RV with just the right size to get in and out with their own golf cart and all of the inconveniences...I will have to rate this particular KOA, and I hate to do this but I've gotta remain honest, a very difficult 1/5 stars. I really wanted to give two stars, but the phone call from staff and the rudeness of a manager took that away. read more

We were able to spend some time floating down the river during our stay. Most of the spots are on or near the water. This campground was also very busy and only had 1 spot open for the dates we needed. Make sure you PLAN AHEAD. We didn't have a black line hook up in this spot. However, they do offer a truck with a tank to come by so you can dump. It is also $10 to do that. They come by and get your trash for you if you set it out. They have several public bathrooms and shower houses. The bathrooms were clean and the shower... well it had been used. Lol overall, the stay was great. read more

I love camping, but I never camp at KOA's. I like seclusion, deep forests, and no electricity. However, I went to a concert at Pisgah Brewing in Black Mountain, and this spot was too convenient for me to not stay. Now, I heard horror stories about how the KOA treated concert attendees at this specific site. I went anyway, and was delighted to find my experience was great. If you want to camp with the whole family and meet new people and let the kids ride bikes, go fishing, swimming, and make new friends with lots of other campers children, this is your spot. Sites are close together, but are beautiful, well maintained, and filled with friendly folks. Concert attendees can camp here too, just know to keep the volume down past 10 pm, and be respectful of the rules, and you'll have a great time. The staff took me to my campsite by golf cart every night I returned from my concert- very helpful. The staff was above average in their being helpful and friendly. read more

I gave a 2 star rating because our site backed up to the river that made for a nice view. Otherwise, the sites are extremely tight, with cars and trucks crowding the "roadways." One camper's awning meets the next camper's slide. You could hear every word your neighbor was saying if they were outside talking quietly, because your living area is on top of their outdoor space. ...you could hear the TV of the neighbor on the other side. Not a place conducive to sitting out at a picnic table. You could bring a chair by the river, or wade in, if desired. I would not return. Last time in Asheville we stayed at Mama Gertie's, a campsite in the mountains. Much better than this one! read more

I am really between a 4 and 5 so I will be generous. This place is nice, but I did not like how close the sites were in section A. We were in site A2 and we had a great view of the river. We could sit our and watch the ducks and enjoy the view. However, the third night a new camper came in A3 and really pushed the limits of easing over toward us to give themselves more room and with their slide it cramped us alittle, and I could walk out the door and practically see right into their camper. Overall, the place as nice. We loved the walking offered around the lakes. Our dog had a great time. I would def go here again, maybe ask for a site a little further down from 2 to get away from the main entrance little, which I don't understand why they put us in 2 as we were one of the few that stayed for three nights in a row. Its a nice place with 2 lakes, and a river. It has a pool we did not use. They had live entertainment on Friday night but not many people went. They could use a little more adult activities. Negatives: sites are too close and there is some highway noise and there is a train across the street. read more

Man. Where do I start. Sometimes campgrounds can be iffy. But this has been iffy the whole way. First, it's a KOA. So my expectations are very high. But sadly. This one has not lived up to it. First, let's talk about the bathrooms. I've seen state parks with better bathrooms and showers. The facilities near us had one toilet clogged all day (out of two). And one shower only produced warm water. The other produced hot water but you had to wade in your own dirty water. The bathrooms are all dingy, concrete and gross. The location is alright. Still a bit away from Asheville. And it's surrounded by industrial and Forestry type businesses along the road. And within its specific area is surrounded by a trailer park and some kind of industrial business hauling in bulk metal and wood through the campground roads. Has a lot of the amenities that you expect. Stuff for kids. But the pool is a bit small. But no big deal. Didn't come here to swim. I wouldn't say we would stay here again unless we can't find a better campground. Then on top of that, we had a family "living" in a van and it was a bit creepy and disturbing. Like not leaving their van at all. Their kid was just playing freely. They dropped them off at the pool. read more

The place overall was in a nice location with the creek and walking trail around it. However the sites were ungraveled and so dirty. We have stayed at many KOA and this is probably the worst. It's so easy for them to keep gravel on hand and just freshen up the spots. There were so many branches and trash around. I think our side of the campground B36 was worse then the other. My opinion is we would not stay again simply because they don't seem to care about the guests, grounds and having a decent camping spot. The sites could have been graveled and branches picked up and buy a mud pit. We put down our camping mat so it was a little better but so many others didnt. There was a spot next to us that was empty and we asked the worker if we could move and he said they were booked up never asked why we would want to move. read more

I decided to go camping with my husband and my father in September, and to my surprise I didnt realize that Asheville was such a hot spot to camp. I called over 6 places for primitive camping and they were all sold out. I got flustered and ended up reserving a spot at KOA East Asheville. Upon arriving, we noticed a TON of RVs. Now I'm a tent camper and I'm not familiar with RV camps, but this place was packed! The RVs had to be 5 feet from each other. It was a little overwhelming and something you should be aware of before booking here. When we checked in we were told we would have a spot along the lake, which sounded pleasant. The tent sites are away from the RVs and cabins, however the spot we were placed at was super crowded and open (no trees, just open grass) so we ended up going back to the office and they gave us a spot in the "P" section (cheaper- no water/electric) that was more secluded and has some woods covering it. It ended up being perfect. We didn't have anyone next to us and we were in-between the lake and the creek- just a short walk to the bathrooms as well. Overall, KOA was a different experience for us vs the national parks, however we still enjoyed our time. The staff was super accommodating and the KOA shop had firewood, ice and some snacks/drinks for purchase. I don't think I would ever come back to a KOA because I prefer to be more secluded when camping (I don't need electric or water), however KOA is great for first time campers or families. There were a lot of kids here and activities for them, including a pool, corn hole and a small jungle gym. Kids were even fishing and swimming in the creek too. HOWEVER, if you like your space and want privacy- this is not the place for you. And if you plan on camping in Asheville (this was only 15 mins from downtown), book a couple of weeks in-advance. I would give one star for the first night we were there because they put us in a cramped RV site where we were unable to put our canopy out. When we got up to leave Saturday morning we had a flat tire and no where to fix it till Monday. I ask if they had any sites on the lake. Yes, it didn't have a sewer connection but that was fine. This site (15) on the lake was awesome, plenty of space between the RV's and a beautiful view. All the staff was very friendly, my guess is you are assigned a cramped site unless you request one on one of the lakes or river. read more

Beautiful campground! I highly recommend! Our rv campsite not only had a very lovely view of the mountains, but also a creek running alongside the back. It was kid-friendly and very relaxing and peaceful. The staff and owners are also very kind, nice, and accommodating to any needs we had. They also had a very convenient store located at Check-In that provided anything we may have forgotten about. It was a nice launching pad to see Chimney Rock State Park, Lake Lure, the Blue Ridge Parkway, the Biltmore House and grounds, local ski resorts, and mountain hiking. read more

I really wanted to like this place. My wife and I love to camp. However this place was a huge disappointment. There are not enough bathrooms for the size of the campground. The bathrooms were dark, dingy and not clean. The geese and ducks are annoying and poop everywhere. You have to clean your site before putting your tent up. The straw on the camel's back was that the owner was a jerk! He was very rude. However the staff was very friendly. We love the area, but will find somewhere else to camp when we come back to Asheville. read more

We have camped here twice this year, both visits were great. The campground has a convenient location and loads of kid friendly activities. The staff was friendly and helpful. Our dogs appreciated all of the lovely places to walk along the river and around the lakes. Our kids enjoyed the playground, pool, and pedal boats. The camp store is well stocked with the items you may forget or run out of. We will definitely return when we are in the area. read more

There was a get together of friends here over the weekend, many camped here and others who aren't into camping visited, like my wife and myself. In the past they would charge a small fee of about a dollar a day to cover facility usage, which basically entailed restrooms and sitting around a campfire - no other stuff such as fishing or swimming were used. This year they raised the fee to $5 a day, even for a 15 minute visit, with no negotiations for the weekend. I don't mind paying for value received but paying $40 for my wife and myself for breathing air and using a handful of toilet paper and a few paper towels seem extremely excessive. So if you are planning any events here which will entail visitors tell them to bring plenty of money. For 4 days at $40, this is far more expensive than cable, a monopoly that is known for price gouging. read more

I have been here twice for tent camping. Both times Got a nice big spot right on the large private pond. The one weird thing about this place is the private trailer park connected to the back. It feels weird to have people driving through your camping area to their private residences at all times of the night. Aside from that everything is great. Staff is very friendly and attentive. Bathhouses are clean as well. The store has all your necessities. Workers bring your firewood to your site on golf carts. It's right off the highway and not the most amazing scenery but you're a short drive away from Asheville and some amazing hikes. Great place to crash when exploring the mountains. Check out the town of Black Mountain down the road too! read more

I stayed here for about 3 weeks in Feb. and March 2014. I hadn't planned to stay that long, but the property was peaceful (mostly), and the local Asheville-area residents were lovely. While I was there, I was among only a handful of other guests, and we all were far outnumbered by the resident ducks and geese. A river runs through this property, which also boasts 3 ponds and innumerable trees which I'm sure look glorious in the summer and fall. Taking my dog for walks was like hiking in the woods. I wouldn't want to be there during their high seasons, though, with the property almost certainly becoming crowded and chaotic. I did not use their restroom facilities, so I cannot rate those. But, since they are open year-round, they should have insulated water posts so that guests do not have to unhook their water connections every blessed night. Also, the freight trains mentioned by another reviewer are astonishingly loud. Once I counted no fewer than a half-dozen trains passing during the dead of night. Why oh why is there no local ordinance prohibiting the repeated use of the blaring, heart-attack-inducing horn in the middle of the freakin night?? Siiiiiiigh. read more

This is the closest KOA to Asheville and it's located within the beautiful majesty Black Mountain. There are many options to choose where to camp here and there are PLENTY of activities to do here such as: hiking, tubing, fishing, campfires, biking, boating, playground, a pool, etc. There's a lake and a river here which makes it quite scenic! The sites are well organized and the staff are mostly pleasant plus willing to help with any questions. Use your KOA membership and get 10% off here. There's a cute camp store and my girlfriend got me a "rape whistle" in case I need to get her attention since I'm Deaf. A lot of friendly tourists and it's very convenient to Asheville and Biltmore areas. The big plus is that most of the year except winter, the temperatures will almost always be cool like 60-70s during the day and 50s at nighttime, which is a nice escape from city heat during the summer. Just let your imagination run here with plethora of activities and storm up some s'mores! Tips: if you are tent camping, you want to be in the CC section since it's close to the bath house. There are some primitive camping in the back and again there are so many choices to choose from. Just a warning that many sites have gravel and grass mixture so, if you're looking for soft grassy hills, you won't find it here Smoky Bear Elite approved. read more
