I've spent thousands of hours and ~400% more money completing unfinished or omitted items a reasonable $2.7M home buyer expects. Sod Grass Failure from Hidden Construction Debris ~$20 K +13 weeks During construction I saw EH's landscaper laying sod on clay mixed with construction debris--concrete, nails, pipe, glass, and rocks. Despite immediate notice, EH refused to fix. The grass looked fine through a mild spring but died once summer heat baked the debris. Seven lawn specialists confirmed roots burned by heated concrete and lack of soil depth. Correct replacement required removing debris, adding topsoil, and resodding (~$20K). EH dismisses this as "not a warranty item" and claims "it passed county inspection" and "looked green for ten months." True but irrelevant, inspection only verifies appearance that day; the root system was doomed from the start. Wet Bar $6K+4weeks Original plans included a wet bar near the dining room. EH refused, saying installing it required moving a nearby HVAC grill, a task requiring minimal effort. After closing, we resolved the grill at no cost but paid $5,714 and 4 weeks of work to add the wet bar ourselves. Frozen Pipes & Ineffective Insulation $5K+4 weeks The Finished Room Over Garage (FROG) stayed 49F last winter because garage ceiling was poorly insulated. EH declined to pay extra ~$963 for adequate foam during construction. We paid $5,124 to remedy. The uninsulated FROG toilet drain froze. EH initially refused to fix it for $200, then relented after weeks of debate. FROG bathtub base had no insulation or plywood wall, exposed directly to winter air via soffit vents. Electrical $3K+2 weeks Every light switch was on/off. We spent $3,521 and much time installing smart dimmers EH could have added for extra $963. Another case of EH cost cutting during construction that costs buyers ~300% + time later. Internet Cables 2 weeks Ethernet cables were left unterminated without RJ45 ends, preventing internet access until we paid technician to add connectors. The structured-media enclosure wiring box was incomplete; we paid to fix it. EH would not do either item. The underground conduit meant to protect the buried internet line to the utility pole was never installed. When asked, EH owner Ryan Fubini said, "I offered a guy cash to install conduit, but he wasn't interested." Predictably the unprotected cable was later cut by a landscaper, damage conduit would have prevented Builder Response Rather than fix issues Mr. Fubini responded by warning of "legal consequences" for posting reviews and sent an inaccurate, unprofessional message to my wife, which she pointedly refuted. Virginia's anti-S-L-APP laws protect truthful consumer reviews and allow recovery of costs if sued. I've been copied on emails from other EH buyers to Fubini reporting similar concerns, yet Fubini continues to claims I'm his only dissatisfied owner. EH cites many five-star ratings, but they are for small remodel jobs, not full new-home builds. Initially I gave testimonial to buyer who bought $2.5M EH home; Fubini never thanked me Summary Tradespeople who built our house appear to be skilled, by lack formal oversight, project management and quality control. EH leadership prioritized speed and cost-cutting over reasonable finishes, quality checks, problem-solving, and warranty. Every problem follows the same pattern: EH spent the minimum to pass inspection, deny responsibility afterward. EH's constant defense: "it passed Arlington County inspection" misses the point. Passing inspection only meets minimum legal standards at that moment. A luxury builder should exceed them, not hide behind them For anyone considering EH, hire rigorous inspector to check sq ft, structural, mechanical, insulation, finishes, and soil quality before closing. We were tired of dealing with clogged rain gutters every spring and fall, so we called Brandon to see if he could clean them out and install gutter guards. The back of our home is 3 stories tall, so it was too precarious a job for my husband to tackle. Brandon also noticed that the gutter below our metal roof was too narrow to handle the rain volume we get during heavy storms, so he offered to replace that with a larger one that would catch the rapid runoff. We're so glad he did! No more waterfalls off our front porch. The gutter guards now prevent debris backup. Highly recommend Brandon and his team. They are very courteous and professional. They were in and out while we were away at work and they sent us photos of every gutter that was fixed. If we ever need our roof or Hardie Board siding repaired, we're calling the Harriford team!

I thought about buying a really tall ladder, but the risk of failure didn't seem like it was worth it. I hate height more than I hate spending money for something stupid like this. I called Harriford Exterior Restoration, because they seemed to be the closest thing to any kind of roof service and located in the area. I talked to Brandon who laughed, when I explained my predicament and said in all his years he'd never had a call for removing something off a roof. He was very accommodating. Once he found out that I actually lived in the same neighborhood as him, I think he couldn't say no at that point. I asked him what a fair price would be, and we negotiated a number that both of us was happy with. After we made arrangements, my wife reminded me that we actually had some missing roof shingles. He removed the object off the neighbor's roof and repaired our roof according to his normal hourly rate. I am very impressed with Brandon's ability to be honest, helpful, flexible, and fair, even for something so trivial as getting something off the roof.

Short review: hiring Construction Systems of Virginia is the hardest I've ever had to work for a…read morejob I was paying somebody else to do. Between missed self-imposed deadlines, poor workmanship, and major mistakes, completing the project to satisfaction took constant vigilance on my part and a general knowledge of construction techniques I felt lucky to have, but would've left someone less experienced with sometimes unsafe conditions in their home. Overall, the project was completed, but it took significant effort, time, and money on my part and, as a result, I wouldn't recommend anybody to hire Construction Systems of Virginia. The final straw for me to write this review is that one of the two patio doors I had installed by CSOVA started peeling on the door jamb after only a year or two. I reached out to CSOVA to ask for a receipt so I could file a warranty claim with the manufacturer. They had no receipt. I asked for a statement or some kind of paperwork that I could send to the manufacturer. They said they would send it but have never followed up despite asking for it multiple times. My project was large in scope and took five months. I hired CSOVA via Patrick Mullen to repair the back exterior wall of my townhouse after we discovered mold on the inside. It's difficult to be concise with all the things that went sideways on this project so here's my top ten things that went wrong: 1. They installed an outlet without an electrical box 2. They didn't initially replace the piece of sheathing that caused our mold problem until I noticed it 3. They boarded up our laundry and bathroom exhaust vents, until I pointed it out. 4. They painted over our fireplace bricks when installing the mantle which was not requested nor inside the scope of work. 5. They bought the wrong insulation materials twice even though the brand was specifically listed in the contract 6. Materials were ordered late and delayed parts of the project 7. Siding repairs were mismatched for a different style that our HOA explicitly didn't allow. I had sent CSOVA our HOA terms. 8. They reattached our downspouts without the proper drain adapter (as it was before) 9. The brand new patio door they installed still leaked water after multiple repair attempts. 10. The work crew, on several occasions, breached the mold containment zone that the mold remediation company said not to breach. This list doesn't even include the lack of diligence on finish details that would indicate a professional install: wall and outlet plates not removed prior to painting (and when I did it myself for the 2nd coat, they were reinstalled immediately after painting before it could dry); a gallon paint can I supplied mangled to the point it had to be discarded; three different colors of caulk on the exterior of my door frame; mismatched screws on the hinges of a brand new patio door; a missing bracket on one downspout but not the other; different trim pieces for the same type of exhaust vent literally side-by-side; and probably more that Ive forgotten or yet to discover. All said and done, I cannot recommend CSOVA. I leave two stars because I do appreciate that Patrick always had a good attitude, was open to addressing the issues, and accommodating with scheduling. In the end, the work simply was not of quality without tremendous personal effort and time.

The color recommendations Patrick gave for wall/trim colors and fixtures were a subtle way to elevate and bring attention to the details, such as selecting pearl for the extensive crown molding to give it a shine. The shiplap ceiling and walls helped to create the airy, farm house feel we were aiming for. I took a lot of the design expertise of Owner Patrick. He recommended we add in the wainscoting to give the kitchen dining area an elevated, cozy feel. He also recommended we paint the ceiling and walls of the green room to give it a moody feel- At first I was skeptical but now cannot picture it any other way. He had the idea of combining the mudroom bricks with the shiplap walls- which is truly just dreamy... This house now exceeds anything I could have ever dreamed up. Patrick also gave multiple tile options and design ideas until we finally landed on our perfect match. I appreciated his willingness to work with my need to "see things" laid out before picking options. He provided multiple sample coats of paint options, laid the tile and floor choices next to each other so all I truly had to do was point my finger. The bathrooms now feel like I am stepping into a spa each day. Communication was huge as with any big project there are so many moving parts and changes, so I appreciated his quick responses and willingness to make adjustments as needed. While I have so many more positive things I could say, I will let their high quality work speak for itself with pictures.
