I recently relocated to California a few months ago. Our move was very last minute with no time to really look for a new home. So when my husband and I began our search, we came across a listing for the Avalon in Simi Valley. It was the first and last place we looked at. We felt right at home as soon as we walked into the leasing office. The staff was incredibly friendly and efficient. Ethan was our leasing agent and within hours, he had us approved and moved in within 2 days. The maintenance team is always ready to assist. Weather its to change your air conditioning filter or your light bulbs, they are there to service your needs. What's so wonderful about Avalon is the quality of the property overall. The apartments and layouts are beautiful, gated community, with roman tub, a/c, large rooms, washer and dryer, balcony, and if you like to cook, nicely appointed kitchens. The grounds are well kept, and the amenities are all in great working condition, from the very well equipped gym to the two beautiful pools and Jacuzzi. Oh, and the most important of all, they are super pet friendly. They love pets, and your doggie will have his own doggie park!! All around great place to live and would recommend it to everyone, especially those who are relocating to the beautiful state of California. read more

If I had written this review during my time living there, I probably would have given it a higher rating. We never had any noise from the neighbors, the grounds were kept fairly well, and customer service for the most part was very good. After our first year, though, our rent went up by over $100 even though they were offering similar apartments by way of size, floor, and view for a lower price. Our neighbors told us that they will negotiate down since they have more units than they can fill, but we wanted a two bedroom and with a little one on the way wanted to move to something more family friendly. The move out process was confusing and depending on who you talked to in the front office or on the maintenance staff, you got different answers. They offer a "clean sweep" option, but the staff member who did our check out told us that everyone gets charged the same amount -- how it is broken down is the only difference. After being charged an arm and a leg at move out, we are left with a small fraction of our deposit and a bad final memory of Avalon. If you are looking for a place with nice amenities that is relatively safe, go for it, but just beware of the charges on the back end and your rent going up after only 1 year. read more

If you care about the safety of your wife, girlfriend or daughter find yourself a different place to live. Avalon does not do background checks and lets people live here under alias names. Jerry Taylor, a tennis trainer at the OAC right down the street lives in the community, yet there is no record of him. He likes to take pictures of women down by the pool, including my girl friend. He attempted to get her to come up to his apartment for a drink, she declined, an proceeded to expose himself to her. A handful of months later I received my renew notice and my rent was being increased from 1649 to over 1800. I spent an entire week cleaning and fixing any imperfection, documenting everything along the way with photos... Once the entire apartment was cleaned back to perfection I steam cleaned the carpets through out. I requested an pre move-out inspection the Friday before I was to be out and did not get one. Today I received a call that I owe $500 on top of my security deposit for cleaning and painting. I am out raged to say the lease... and will be contacting the BBB read more

A horrible place to live. If I did not know any better, it would be my guest that AvalonBay does not actually want people living on their property. Assuming you can afford the insane rent for these "luxury" apartments, with nothing luxurious about them, you'll very quickly be bombarded with reasons to leave. The only redeemable thing about living here is Felix and the maintenance staff. Unfortunately everyone else will be awful, in particular Natalie might be pleasant before you've moved in but after you'll regret every second you interact with her. And if your experience is anything like mine you will undoubtedly have to communicate with Zack, who is about as useful as a bag of rocks. At the end of the day you'll have so many problems that are directly caused by corporate management, and the onsite staff (who will be difficult to reach) serves only to deflect and reject any request for improvement. My parents have lived here for 2 1/2 years, and they love it. The staff is very helpful and friendly. The few times there has been a problem, they have addressed, and solved it, immediately. They seem to truly care about the residents, and making the environment comfortable and safe. My parents enjoy the quiet atmosphere (they rarely hear noise from inside their apt). They enjoy having the ability to walk through the apartments on the beautiful walkways, and feel very safe there. For me personally, I enjoy the peace of mind that they live somewhere where there are staff close by, and they are safe. I particularly enjoy the office staff, who ALWAYS helps me when I visit, and the maintenance crew, who work hard to keep the grounds clean, safe, and in great working condition. Update still a mess. First they claim that you need to have your car registered and we all follow this but, some don't and management does nothing. They have at least 4 vehicles that don't work, they refuse to allow more than 1 spot per apartment, they only tell certain people not to decorate their balconies, they want you to fit your car in the garage when many have theirs as a working garage and many times dogs are allowed to be off leash. I'm waiting for the day a dog is hit then let's see how the smart owner that allows it replies. Also, they send out this email saying to control barking dogs because many work from home however, they hire painters, etc that come during the day and make noises from morning to evening with drills, saws, pounding etc. But, they send an email about dogs...lol read more

This is by far the best place to live in Simi. Beautiful grounds, pools, and a great fitness center. The unit I lived in was in perfect conditions upon arrival and any kind of service request was addressed within minutes by a wonderful facilities staff. Neighbors are quiet and polite. The location is great, a short walk away from the Simi town center which seems to be getting better and better. My leasing agent Nathan was the best. From the first time I walked in to the leasing office to the moment I turned in my keys he was there to help with anything and everything. Come to think of it everyone in the leasing office was always friendly and helpful. The high rent may seem like a turn off, but this place offers so much to justify it. I myself will miss Avalon and its wonderful staff. read more

I just moved in on Tuesday and it's been such a easy process. I worked with sineitra (I hope I spelled her name right) she was fun, out-going, and very likable. When I first seen these apartments online I was sold but when I came in person Avalon Simi Valley really showed its true colors of amazing possibilities. The pools are heated, there's a theater, and the mall is not even a foot away! I can't say not one bad thing about this place, well I guess I could and it would be, why hasn't Avalon Simi Valley been my place of dwelling over the last 8 years. I've lived in numerous apartments and nothing has compared to my experience here. If it wasn't for sineitra being so patient with my assist and myself I don't know where I'd be living. Avalon Simi Valley the first words i want to say are thank you for being like no other. As far as the property goes its nice but what makes everything so much better is the staff (Edita, Nathan, Ethan, Frank and the maintenance team) who are motivated, caring, dedicated, hard working and most importantly go above and beyond to make sure you as a future or present resident are happy and comfortable in a place who live. There are comments about Avalon both good and bad that people have posted, but you will never truly know unless you experience it for yourself and we all know that. Lived here going on three years. When I moved in, it was fine for a while. Since then it has gone to hell. Car break ins, the grounds keeping is few and far between. I have had to have the washer and dryer replaced 6-7 times in 18 months because they just recycle their old units around instead of buying new ones. The power goes out about twice a month because of poor electrical work. It went out twice today along with the A/C because they never do maintenance on anything, just patch it when it breaks. If I were you I would avoid this place. One of the most expensive apartments in the area with nothing to show for it.I don't know what I'm looking forward to more, the end of my lease, or the city building inspectors' response to my complaint. read more

This Apartment Complex is NOT SAFE PERIOD!! The Incompetent Staff failed to mention all the crime and the daily police activity from all the Drug Addicts and Homeless that live in the tunnels under building 16 and come on the property at night and break into your car's and garage's and in the middle of the day attempt to break in the apartment's as well! This is not safe for children or adults! And the Corporate office is as Useless as the leasing office staff! Shame on you Avalon for breaking so many California civil codes and not protecting your tenants!! Absolutely disgusting!! read more

I lived here for 2 years, moving out to go to another state. Very clean and beautiful apartments, with palms surrounding well-kept pools, and a small private gym open 24 hours. While moving out one of the care-takers Robert cheerfully helped me move out a bookcase, and when speaking to him he is someone who obviously takes pride in keeping the place clean and well-kept. The staff are also friendly, in particular Patti who was always super-friendly and helpful ever since I moved in. read more

My husband and I have been living here at Avalon for four years and have always been very pleased with the quick service and friendly staff. Just recently our air conditioner leaked and was dripping large amounts of water onto our carpet. Lalo, one of the maintenance technicians, came as soon as I put in a service request. He spent his time helping us clean up the mess and fixing the air conditioner. He was very thorough and truly cared about fixing the problem. read more

My fiancé and I went to look at apartments. Tiffany helped us. She was SO sweet. She made us feel really comfortable. The apartments were amazing. We looked at two different lay outs. Tiffany was mindful of what was important to us and was very knowledgeable. Our favorite lay out was actually the 3rd story smaller one bedroom. It made it appear larger. All the 3rd story apartments have fireplaces. We can't wait to move in! read more
