We just completed a Home Inspection with Bryan & Bryan. We opted to do the Premier Package. Our inspector Matthew was fantastic! He did a very thorough inspection, and emailed a complete report in the evening. Once the inspection was completed, Matthew walked us through all of the items which he wanted us to be sure to notate on the report, explaining why they were things that really should be addressed. They were used by the realtor that was buying our home. Nothing wrong with the home, just routine maintenance needed on a few small issues. They made it seem like the house was falling down and it so scared the buying realtor she had other inspections done that totally refuted the overblown claims by Bryan and Bryan. I could list them but the best was them saying one or more sprinkler zones were not working ... Total bunch of idiots. It's a 6 zone controller that powers only the 5 irrigation zones installed. So if course, #6 drives nothing. There is no #6 zone! The whole report is like this. Let's just say the buyers agent is not happy she wasted $900 on this! read more

We had our home inspection done by Bryan & Bryan after my realtor recommended them and another option. We went with Bryan & Bryan after reading the positive reviews. They were much more expensive, but we didn't mind thinking they would be better. More money doesn't always mean better though. At the time of the inspection everything seemed fine until he wasn't getting a good reading on the AC unit getting to temp in time. Then the breaker box was reading HOT. My husband asked if the AC unit was the correct size for the square footage and did it seem to be working normal. The inspector's exact response was "I'm not an HVAC specialist". Ok, fair enough, I guess. He provided a very basic and minimal inspection that did not seem very thorough for $700. We finished up and were told we could pay cash when booking the appointment, so we did just that. When the inspection report was ready, I received an email that said the $700 balance was due before the report would be released. After a minor panic attack, I called the main line, and they said they would have to call the inspector directly to confirm payment first. I felt sick and instantly regrated paying cash but thankfully all was clear and they released the report. Because of the AC and breaker box items we hired an HVAC company and an electric company to come out the next day for further review. Several hundreds of dollars later both big-ticket items were given the green light. Yay for us, the biggest hurdle is past us. Except now I keep receiving sales calls from 3rd party companies trying to sign me up for pest control services, utility services, etc. All courteous of Bryan & Bryan. I do not recommend this company for home inspections. read more

we have used them twice. the first time they were very thorough and I was pleased. This time I feel as if they did no inspection at all. We ended up purchasing the house they inspected and was told he did not find anything at all other than vents hoses in the attic needed to be reattached. When we moved in we noticed more things they shouldve. An 8' crack in the bathroom floor and multiple windows that won't stay open (springs not even attached) cracks in Sheetrock and numerous other things (too many to list). I called for a refund and was told they'd reach out to me to discuss the report. I don't want to discuss the report, I want a refund. Obviously the inspector just glossed over on this one. We had our home inspection done by Bryan and Bryan at the recommendation of our realtor. At the time of the inspection the inspector seemed to be very thorough! However, at the time he informed us our roof had 10 years left. After moving in in August we our first rain storm and noticed water coming through a spot at the top of our wall near the ceiling. Flash forward to today when we bit the bullet and are having a new roof put on! There is a hole in the roof above where the issue I asked him to check was. There were multiple bad areas and holes in our roof! If I ever buy another home I will not use Bryan and Bryan! read more

Bryan and Bryan recently performed both a home and stucco inspection on a townhouse that I was selling. Since I had hired them a few years ago to inspect a loft that I purchased, I was fairly certain that they would do a fair and reasonable job on the home inspection, but I was concerned about the stucco inspection because they're relative newcomers in that area and they don't specialize in stucco inspections like the better players in that space do. Unbeknownst to Bryan and Bryan's stucco inspector, this is a home that we purchased several years ago, repaired the stucco where needed, added weep screeds for drainage and have had multiple inspections since then, along with the sealant work necessary to maintain the repair work that was done. The last inspection that we had done was roughly a month or so before Bryan and Bryan's stucco inspection. There were no significant issues. Regarding the Bryan and Bryan inspection, the inspector falsely claimed that it hadn't rained in 3 days. In actuality, it rained heavily on the Monday before Wednesday's inspection. The significance of this is that you'll get higher moisture readings the closer to a rain that you take the readings. Secondly, the inspector claimed that there was soft (implication rotten) wood behind one of his probe sites. It just happened to be a site that our inspector had probed a month earlier, so we were fairly certain that his conclusion was in error. Nevertheless, the Bryan and Bryan stucco report torpedoed our deal. We have since had our inspector go back out and reinspect the areas that Bryan and Bryan claimed had issues. Not only were they inspected, but the inspection was video taped. Miraculously, the moisture readings were down in a normal range and all of the substrate behind the stucco was firm. There was no soft wood to be found and that's the real deal killer where stucco is concerned. I cannot recommend strongly enough that you not use Bryan and Bryan for stucco inspections. They have a very questionable reputation not only with other stucco inspection companies, but with some of the contractors who do the repair work. There's nothing worse for a contractor than to start breaking into a stucco wall only to find firm substrate behind it. If you're a home owner, demand that your stucco be inspected by a company that specializes solely in stucco inspections, not a company who does it so that a buyer can kill two birds with one stone. read more

First of all, these guys are the best! I first heard about them when my realtor said his clients has worked with them in the past with good results. After some research, I decided to go with another company (B&B is more expensive, but not by much. More on that later) but they weren't available for another two weeks. My contract only allowed for 3 days. So I reached out to B&B as the secondary trusted option. The guy who came out to help us was super, super sweet and professional. His inspection was very thorough, he paid extra close attention to my areas of concern, and he even caught a tiny leak in the sink! Because of him, we were able to get the sellers to repair that leak, as well as some roofing issues, before closing. The roofing alone probably saved me a thousand or so. Onto cost: it was the most pricey by about $40. HOWEVER, between the thoroughness of the inspection, the friendliness of the inspector, and the user-friendly report afterwards, consider me impressed. So happy I went with them instead of trying to save $40 and my house catching on fire because someone missed some lint in the attic! Note that this is my first house, so I didn't know what to expect. I felt super at ease the whole time. Being able to crack a few dad jokes doesn't hurt either :) read more
