A 5 star to the quick repair service at 9pm in the evening. Yesterday, the heater stopped working. Since it is getting cold, and we have a toddler who is used to the warm room, we are afraid of her health. I want it repaired ASAP. After making a phone call to the BT Properties' office, since this was not part of emergency, I was advised to make a phone call to PG&E. What makes me warm is that after the officer is aware of the baby needs, she claimed to try to make a exceptional to help me about this. Then I made a phone call to PG&E, and also some local HVAC service, the earliest available time is the next morning. I almost gave up the immediate repair of the heater and went to walmart and Target to get an electric heater. While choosing one from the few heater left in Target, I got a phone call from my wife telling me that BT Properties found someone to my apartment and have the heater fixed. The fact is thanks to BT Properties, I don't have to worry about this issue anymore. Also about the other repair issues, BT Properties is also very fast. They are reliable on the repair! read more

I've lived in Webster Oaks (a property in downtown Palo Alto managed by BT) for a year now. Mary Ann, the property manager, is amazing. She is always looking to do anything that she can to make her tenants happy, and goes the extra mile to make things work. She's friendly and helpful, and lives right on the property. Everything is repaired right away by John and his crew who are onsite usually next day to fix any issues. The units are nice and modern. Many of the units have recently been renovated with new pergo wood floors, skylights, and new lighting and bathroom fixtures. Units are much nicer than many of the other carpeted 1970s style apartments in the area. The location is amazing-- 4 blocks from University Ave downtown Palo Alto. There is onsite laundry (coin op) which is convenient. I've lived in other apartments that are run by a private individual (eg. a cottage behind someone's house or a condo rented out by its owners), and you can tell BT Properties is definitely a business with many units. This means that they likely will raise the rent when your lease is up, and they have you pay for some things (garbage, sewer, coin op laundry) that a more casual rental would just cover for you. So that's something to be aware of, but I'm sure that's true of any rental business and isn't specific to BT. Overall, a great apartment complex that is very well run! read more

She was covering for the on-site manager and was very eager to help me get my paperwork in and my credit score checked, offered suggestions and moral support about the move. What could have been a frustrating transition transformed into a nice conversation and thorough explanation of the rental agreement, highlighting very important information and letting me know what I needed to do in the upcoming days/weeks. I'm renting an apartment in Mountain View that's managed by BT Properties and have had nothing but a positive experience working with Kelly Johnson. She was friendly when I called about a property listing, eager to help me get the place, and had my application approved within hours of me submitting my paperwork. Kelly helped me figure out how to set up a new account for utilities with PG&E (my first time doing it so I really needed the help!) and she even was nice enough to drop my new apartment keys off at a friend's house where I was staying when I didn't yet have a car. When I moved in the apartment was very clean with fresh paint and shampooed carpet. The appliances aren't super new but they don't look dated either and they all work fine. I haven't had any trouble with the apartment or the neighbors and am happy with my new home. The only contact I've had with the main office was when they called to say that I hadn't paid my rent (I had) but the voicemail wasn't unfriendly and the man I spoke to was extremely apologetic when I called back to clear things up. I read all of the Yelp reviews before choosing to rent with BT Properties and was pretty nervous going into it, but I haven't had reason to regret it yet. As long as you're working with Kelly I think you'll be fine. read more

We have had some minor fixes that needed to be taken care of, and as soon as we called they sent someone over to fix things. It was sooo fast! The people that work at this company are idiots! A. When you put in a request to them, as courteous as you may try to be: They could care less, and when they call you to find out if your problem's been fixed, well, they simply forget what you were asking them to do. These people must still live with their parents. Otherwise, they'd understand that most tenants are professional people that simply want a decent place to live in. Service is poor, renovations are non-existant, and yep, the reviewers are right, be prepared to make your place a better living place as best as you can because you can bet that any special requests are just not going to happen. It's really unfortunate because some of us just want simple fixes to make living a little easier. I would never recommend this property management to anyone. In fact, I would pay extra just to live somewhere else to avoid dealing with these people and their lack of management, ditsy-minded, and totally incompetent staff. read more

Where do I begin??!!! Our apartment complex was bought out by this company only a few months ago. Let me start by saying this, I feel so angry and strongly about this management company that this is the actual first review on Yelp I have ever written. When they first came in, they started sending notices right away and having inspectors in so that they can change windows and make some upgrades. Totally fine, in fact, these apartments definitely need some upgrading, but then the actual construction started and it has been hell! Try waking up every morning for over a month to the sounds of jack hammers on the roof, men stomping, loud music, and even yelling from the contractors. Then they converted our back deck that had stairs into a wooden box! Took out the stairs and left an unsightly porch. Now the worst part... The manager is so bad at planning, that she had the washers and dryers removed without any notice and it has now been 3 weeks with no washers and dryers. They had 3 weeks to paint the laundry room and now that the machines have actually arrived, they could not put them in because they now decided to paint. I am furious and disgusted at the rudeness and lack of consideration this company has shown. Now they are listing on Craigslist that they have a 2 bdrm 1 bath for $1,799.00 (435 Walnut St. in San Carlos)!! Outrageous and absolutely not worth it for what you get. Renters BEWARE!!! read more

Had audacity to claim we were making it up, as if had nothing better to do with our time. BT had no online rent payment system and a maintenance request we submitted was never responded to. I'll start off by saying that I work in the property management business and I would NEVER treat my tenants with the kind of disrespect I've recieved from BT Properties. Shortly after they bought the building that I currently live in, I noticed that my freezer wasn't freezing. Not really a huge deal since I didn't have much in there. It was a Sunday so I called and left a message, expecting to hear from them the next day. Nothing. My boyfriend messed with the plug and the temp and it started freezing again. I waited until that thursday to call them back to see why I hadn't recieved a call back. She asked me if someone had been out to fix it. How the hell would I know that? I work all day. I know that my boyfriend fixed it. Shouldn't she know if she sent someone out? Wouldn't I need to know if someone entered my apartment when I wasn't there? Needless to say, I was annoyed. Anyway, fast forward to mid-july. We recieved a notice that our balconies will be repaired. Awesome! They're literally crumbling. The notice asked that we have our balconies cleared no later than July 27th or else they would remove our belongings and charge us to do so. No problem. I want them to get fixed. Two weeks go by and I haven't seen, heard, or noticed any evidence of anybody coming out to start work. I called and was transferred to Chantelle. She was very nice and agreed that living with my entire balcony in my small studio apartment was ridiculous. She said she'd "do some digging" and find out what was going on and call me back. It has been almost two weeks since that phone call and no one has called back. Silly me for actually thinking someone would. I wake up this morning to take a shower and notice that the small rug in front of my toilet was wet. My boyfriend has a tendency to get water all over the floor after he takes a shower so i chalked it up to that until I realized that he didn't take a shower the night before(I wake up first). I inspect futher and the toilet is leaking. Joy. I figured this would be a good time to complain, once more, about the freakin' balcony. I call, and get transferred to Becky. I gave her the whole story about how it's almost been a MONTH now that I've had to live with all of my outside furniture in my studio and she says "Well maybe something happened. What's your other problem?" MAYBE something happened? WTF does that even mean? If you weren't ready to start work then why would you ask us to clear? If "something happened" don't you think you should let your tenants know that work will be delayed? She completely dismissed me on the issue. She said she'd send out someone to fix my toilet, but I wonder how long that will actually take to get done? I'm counting down the days until I can leave that dump. 100 days to go. read more

This company is by far the rudest and unreasonable company ever. Thank God I don't rent from them as they seem like very negative and just cruel people. I was confronted by one of their workers for throwing something away in their trash can. I am an average looking women.. but clearly a woman... long hair.. make up .. lace shirt.. and a skirt and the way this man got my attention was be rudely yelling "Hey Guy...!" I just looked at him in disbelief that he just said that to me.. he proceeds to yell at me saying that I'm trespassing by using thier trash can!! This man that does the maintenance at the complex I was near is extremely rude, disrepectful and has no concept of how to run a business. If he wouldve said to me nicely that he would appreciate it if I didn't use their trash can I wouldve been a lot more understanding... instead he yells, talks down to me, disrespects me, and ultimately ends up threatening me if I use their trash again. I would never rent from these people .. I have not heard one good thing being said about them.. they are horrible. My boyfriend and I moved into a one of BT properties apartment buildings in the beginning of January 2015, and let me tell me tell you were thrilled to be starting a life of our own finally! Maybe 2 weeks into living there we discovered we had a cockroach problem gross, it has been since taken care of and we are roach free for a solid 2 months now (thank god!) about a month into us living there our garbage disposal broke and started leaking water. I called the maintenance number but the woman in charge Becky was unavailable it took Becky 4 days after my first call to get back to me (we had prepaid for a vacation left and came back before she returned my call). She said she would take down my number and give it to the maintenance man so we can get in contact with one another to set up an appointment time to get it fixed. About 4 days go by and I haven't heard anything back from this maintenance man so i give her another call. She wrote down the wrong number and couldn't contact me but some how got my boyfriends phone number and contacted him.(if you can look at our lease agreement and get my boyfrie He works graveyard so everything would be scheduled thru me so I called her again and got the maintenance mans number called him and got my sink fixed. All together it took them 2 days short of 2 weeks to come and fix my sink. I asked Becky who would fix the warped wood from the flooding under my sink and she had told me that would be something we as the tenants would have to get repaired on our own. Excuse me I believe you as a BT properties representative had the problem with communication that's not my fault... About 3 months into our lease our super tiny dishwasher started to shoot water from the top of the pull down door. Don't get me wrong I'm super happy we even have a dishwasher. Given how long Becky took to get back to me with the first repair we had I don't even want to fix it until the end of our lease. I work 3 jobs and I just don't have time to play phone tag. In all honesty we pay waaaaay too much for such a small apartment you would think they would go the extra mile to at least fix an issue. Clearly we dont see eye to eye. Now we are first time renters and we really weren't expecting much as far as amenities, our specific location has 12 units with 2 washers and 2 dryers. From the first time we used the laundry until this very day one of the washers has had standing brown nasty water in it....EWWWW. Here is my most recent problem with Bt Properties this past weekend July 19th I worked a 18 hour day. Now Im not sure how many of you work more than 10 hours a day but let me just tell you all you really want to do when you get home is just sleep (or at least I did) I pulled up to my building and I look at my designated parking spot in the covered car port and somebody is parked in both of the spots we have (our parking spaces are suuuuper long so you can fit 2 cars in one spot). On the front of our building has a "no parking tow away 24 hour" sign on the front of it, i called the tow company and they tell me unfortunately only the property manager can have someones car towed. AWESOME. My boyfriend ended up calling the Emergency repair number to get a contact for the property manager so we can get this handled now. Conveniently the city of Santa Clara was having the street repaved on the 20th and 21st so nobody could park on the street. We literally has nowhere to park our cars. So he gets a hold of the property manager and the property manager calls the tow truck company only to find out they are no longer in partnership with said tow truck company... WTF why have the sign up if you have no affiliation with them. So what do we do now? Well, we left the person in out spot a note on both cars letting them know they are in the wrong spot and sorry guy but ya gotta move ect. ect. We blocked the people in our spot in and blocked another spot in so we wouldn't get our cars towed. Someone from Bt called me monday the 20th to try and get this figured out. I sent her 2 pictures of the cars and their licence plates to her email. Now correct me if im wrong but If there is 12 units in one building and we just assume each unit has at least 2 cars 2 x 12 is 24. One unit is vacant so we'll just subtract 2 cars from the 24 making it 22. How difficult is it to go thru each lease agreement and verify what kind of cars and the licence plates of 22 cars. Its not rocket science. I understand they are busy and have multiple locations to manage but this is part of your job! It has been 5 days since we have heard ANYTHING FROM BT PROPERTIES!! From the note WE left on the other persons car WE have figured out who the car belongs too and why they decided to park there. To all future BT properties residents PLEASEE PLEASEEEEE!!! think twice about renting with this property management company. Save yourself the time and energy we have gone thru it all and as you can see they havnt been helpful at all. read more

I am a resident of 444 Ventura Ave Apartments in Palo Alto. I am really depressed about the current situation of our apartment. During the last week of December, the sewerage system of the apartment broke and we could not use the toilet for 2 days. We called the maintenance lady Becky couple of times and she did not take any actions to fix the issue. It was not even possible to stay at our apartment due to the bad smell of sewerage. I kept calling Becky and she was not helpful. She is rude most of the times. I have talked to the other tenants and everyone said Becky is not helpful at all. After 2 weeks of bad smell one guy came to our place to fix the issue, so now we can use our toilet but the bad smell is still there. However, after the sewerage breakout the floor of our our apartment is also damaged. The tile on top became loose so there is a hollow created underneath the tiles which causes the floor to move up and down on some spots. I wish I could leave this apartment. Living in this apartment became a hell for us but as we still have the lease we are staying and we are really unhappy with this situation. At the beginning when we started living in this apartment on October 2013, one guy used to come every week to clean the grass but for the last 1 year no one ever came to do that. The places inside the compound seems like an african savannah these days with big grasses. Sometimes we have found mosquito in the house. There is also problem of ants, whenever it rains there are ants everywhere. The window of bedroom leaks. During this winter season whenever it rains heavy, water leaks inside our bedroom. Last winter it did not rain that much, so we could not understand this issue. On top of that the rent was increased by $155 a month after one year with a decrease in the quality of services. There is no manager on site, so any fixing request gets unnoticed for days. I really regret my decision to continue with the contract. I did not know the service of BT Properties is so bad. Please think 5 times before renting from BT properties. read more

James makes you feel t o not want to call them for any inconvenience.....his workers work without letting you know they will be there.. so she couldn't drive, since the workers told her they were on lunch..... they almost dropped paint on my car, missed by a mm, they leave tools laying around, like the hose all on the ground, some one could have. When I moved in to my unit, I had a lovely (woman) upstairs neighbor. We were both considerate of each other, noise, hours, tv/music, etc. and obeyed our leases and CA laws about quiet. Sadly, MY GREAT UPSTAIRS NEIGHBOR moved out of the area for a new job. BT Properties chose A BATTERER for my upstairs neighbor. What a nightmare. A huge man, he'd scream and yell at all hours of the day and night at his foreign-born, petite Asian girlfriend. I would come home from church on Sundays, only to have to listen to 6-hours of his non-stop raging at his girlfriend. It was HORRIBLE to listen to another human get mistreated. I repeatedly complained to Teri at BT Properties. I got nowhere. She did not enforce the lease on my upstairs neighbor. I had to listen to him in the middle of the night, above my head, berate his girlfriend about what a horrible person she was. Ok, pal, I have a job to go to, I'm paying rent, I need sleep, and I need you to SHUT UP! If you don't like your girlfriend, then please, do us all a favor and BREAK UP WITH HER! She doesn't need your abuse and FRANKLY NEITHER DID I! BT PROPERTIES REFUSED TO GIVE HIM A NOTICE TO MOVE OUT EVEN THOUGH HE VIOLATED HIS LEASE AND CA LAW ABOUT NOISE! I repeatedly had professional friends over who wanted to know why I had to live like this, why BT Properties EXPECTED me to live like this, my professional friends heard his FRIGHTENING, SCREAMING TIRADES. My friends work for major corporations and hospitals and universities. They were horrified. I complained again. I even had to call the police on this guy. He was nothing but a bully. Teri from BT Properties then nailed a notice to move out on my front door! I had to hire a private investigator to track down the owner of the property and write her about the HORRIBLE people at BT Properties supporting a batterer no less. (Oh, this after raw sewage backed up in my apartment bathtub and sinks due to tree roots, the plumber had to dig a trench to get to the sewer, and BT Properties raised my rent hundreds of dollars a month for tree roots that grew into the line. Nobody else's rent was raised but mine!) STAY AWAY FROM THIS HORRIBLE COMPANY! read more

I recently rented from and I am now moving out. They have entered my apartment without informing me first. The only time they would make repairs was right before city inspections and they had to disturb on a Saturday to do it. Any interaction I've had with people from the main office they have been unhelpful rude and very condescending; once a man even sounded intoxicated. For all prospective renters out there, service is terrible. A group of us applied for a four bedroom for a 1 year lease with a move in date in mid-August, and after the process finished BT said they would move on with our application, but they wanted us to move in now and pay for the remainder of July and August. Obviously we had to think about that, so they gave us the weekend. On Monday, Elizabeth, the manager of the property emailed us saying for us to respond "by the end of the day." I subsequently asked for her to send us the contract so we could look at it and see what we were signing. First, she sends us the wrong contract, a contract for a monthly lease. I reply at 5:50 pm asking for her to why it was a monthly contract, as well as many other clarifications on the property just to make sure we were on the same page. No response for 4 hours. Now I get worried because she told me she wanted a response by the "end of the day" so I decide to call her a night because I want to make sure everything is alright. She finally answers the phone, angrily because I called late at night, but what was I supposed to do?? She obnoxiously tells me that I should have replied by 5 pm because thats when normal business hours are. What does that even mean?? Are you saying every business closes at 5 pm? How does she expect a prospective tenant to know that "by the end of the day" means 5 pm? And then she scolds me for calling her at night, and tells me that they will not consider our application anymore. Maybe if she emailed me after I replied at 5:50, I wouldn't have called! At least I got to experience the management and service of Elizabeth and the company she represents before committing myself and 3 other friends to this horrible company. We have had nothing but problems with this company. When we had a toilet that was leaking and flooding everywhere, it took them two weeks to send us a plumber. One of the window screens is broken and I have been on them for six months to fix it and they still haven't done anything. Two months ago when it started raining, we had a termite infestation that still has not been taken care of. Every time I call them I have to leave a voice mail or the person is very snippy. To say that they have poor service is a gross understatement. If you are thinking of renting from these people, do yourself a favor and run in the other direction. read more
