Wish I could give no stars.These people are awful! They have many apts and are going in and raising rates in great big increases- if you dont like it then out you go. They dont return calls. before they took over the owners were the mangers and were responsive and fair with the charges. I wouldnt rent from them again and am glad to say I found a bigger place for less $ . The apts are not the problem the rates, treatment and lack of service is when the things break and you need . This morning, we here all received a letter that BT Properties will only be accepting rent payment with RentPayment.com. That's great if you don't mind paying the $53 fee that goes with it. This comes out to around $635/year. This is all due to that fact that they can't properly secure their rent boxes at each location. I'm pretty sure that this won't fix the wonderful problems that surround the location, but we'll at least be able to be $635 poorer at the end of the year, so there's that. The one star is for Dave, the maintenance guy. He rules. I'd hang out with him for fun. I don't even see anyone else from BT around ever. Sad. read more

If you are looking to rent an apartmet don't rent one being represented by BT Properties. Our building got sold and the new owners chose BT Properties to represent them, Big mistake. They were friendly at first but then your emails get ignored and no one calls you back. They don't read emails when responding to your original email. The peope they get to fix things have no clue what they are doing. We had a leak in apartment, mold that was making me sick, I emailed them, called them and had no response. Not until I went to Health Department did they do anything!! Thank goodness the owner finally wised up and dropped them and found another managing company. After having to leave my previous apartment of 6 years (which also hired a property management company) due to rapid rent increases.. First year 975 second year 1095 third year 1295 fourth year 1395 fifth year 1495 sixth year 1895??? Know I know there is no rent control in San Mateo county, but a$400 increase means please move.. So I figure if find an apartment to rent from an owner, maybe I'll gage better luck at locking a price up for another 6yrs. So I find this aPartment in Belmont. Sign a lease agreement and met the owner. Thinking I got cloud nine. Making these verbal agreements of storing things in the carport. Real down to earth kind of guy, aka human. Couple months go by, I get a notice in door stating building has been bought out. Make rent checks to bt properties. I'm thinking, "dam, another property management company" Now the only thing i ask for in a good property management company is professionalism. But this company was hired without knowing what to do. Took them a while to be reminded to send maintenance guys. They stop coming, so trash cans in laundry rooms got full and overflowed all over. I even remember picking up liter outside because it got so bad. Pretty sure they got a lot of messages about it. The second month comes around and I get a notice on door stating a rent increase. I'm thinking"wait.. I just signed a year lease 4 months ago?" Wtf.. So I call this management company to clarify that and they almost didn't believe me. The receptionist finally came back with an apology and said to disregard the notice. The next day another notice hanging in carport stating no storing anything here. Just heartbreaking. My thoughts about this company is its cheap and they are frugal in every way. So there's no way they will make any good of me in any situation. I'm sure they getting paid to supposedly manage this property. But they probably truck a lot of tenants into paying more. Another week goes by and I get a knock on door. Its some lady from property management company dropping of letters to tenants regarding rent increase. I was like really? says to the lady, "i told your company I'm still in a lease with the vious owner". Had to quickly put her in her place for bothering me when I was cooking dinner and drinking beer.. Got a little upset, but let the world spin like usual. That was all a couple months ago, things were fine, I really wasn't thinking of yelping anything. Until just the other day, I got some random phone calls at work.. Didn't know who it was, they left no message. Just some lady asking for me. Next was phone call on my cell.. Same lady name and all from bt properties saying my rent check was short.. I was heated.. Told the lady, it was the last straw. I'm moving at end of my lease, tell the new owners they made a bad mistake and lost a loyal resident. In all I think if owners of properties want to hire a magement company to run all their tenants out of the building. AVOID staying with BT Properties. 511 Walker drive Mountain View Ca, has especially has been a nightmare. They are having bug issues which I mean silverfish. I've requested they fix it and they send a exterminator 1 time every time you complain which doesn't take care of the pest. The place is made very cheap, so you can hear EVERYTHING from upstairs even chatting. Downstairs can hear whats going on up stairs. This garbage company has horrible people working for them. Their office is non existent. They'll save every penny on trying not to fix anything at all. I have proof in sending them registered mail, emails, and now it seems I should be taking them to court to recover from damages received. ALSO your keys are located on the property in a small lockbox. People they hire are NOT EMPLOYED as maintenance crews but actual independent contractors that they give access to your keys. Yes people that you don't know can access your home. This has happened to me and a neighbor. And all we get is, "oops sorry" until it happens again. I am prospective renter and just as a few of us here, looked up craigslist when I found BT properties having quite a few in the Mountain view area. I can already sense the impolite behavior from the Property Manager, no care for returning calls, barely speaking to us on phone as an unwanted guest- who was showing the places. Gosh, what has gone wrong with the Bay area real estate- that these property managers get away with this kind of behavior?? They know that there are few properties in the market and many looking to rent... I looked up BT Properties in Better business bureau (BBB.org) and they have an 'A' rating from A+ to F scale..( Go figure!) This is exactly what I have suspected, no response to my leak issue. I emailed Becky 12 hours ago, which I got an email stating that she will talk to Cindy. They are pretty bad with communicating and updating, it would be nice to get some type of information on when the leak from my ceiling would be worked on. They just raised my rent by 10% for the second time since moving in 2 years ago. Rent is little high for the crap location, but the apartment has washer/dryer, nice counter tops and hardwood floors. The apartment is not in the best area - read: if you have a bike and live near by - LOCK it up even if you're just going inside to grab sunglasses. We've had 3 bikes stolen in 2 years and are not the only ones. We receive very unprofessional notices telling us how easy it is to place trash, compost, etc in the right bin. For reference there are 5 bins outside where you must separate paper, plastic, cardboard (broken down, please) trash, aluminum, etc. The area where the bins are is not lit at all so, you have to memorize where everything goes if you're like me and get home from work/leave for work when it is dark. I give them 2 stars instead of 1 because they are quick to fix our plumbing issues (very low water pressure... like can't properly wash dishes low). Granted, plumbing issues arise so consistently because they refuse to send out a plumber to properly address the situation so we have to have someone here every 4-6 weeks putting bandaids on the larger issue. They usually have sunny dispositions when we call/email them about this though. read more

Man - there are a lot super negative reviews for these guys. Personally, I've found BT Properties to "meet expectations." I don't find them to be particularly quick - but they usually follow up in a reasonable time frame on apartment issues/requests. On a really positive note, I found Michelle (maintenance manager) and George (maintenance guru) to be fantastic and super helpful. I would consider a higher rating - but they raised our rent on Easter Sunday while our daughter was doing an Easter egg hunt in the front yard. Wah wah wah. read more

BT Properties recently took over management of the small building that I live in. I was nervous because I originally moved into the place because it was managed by the owner himself, which I usually prefer. I actually had a great first experience. Something went wrong with my heater. I called and Becky dispatched a service guy right away. The service guy was prompt, professional and quick to diagnose the problem. He called BT and got approval to make the repairs and went to Home Dept and installed our new heater unit the very same day! I was so happy because I was expecting a hassle... but I got quick, friendly, competent service and my issue was resolved right away. Sorry to hear that many others' experience has not been the same... so far, I have to give my approval and would not hesitate to move into another property managed by BT in the future. read more

I have a total of 176 units in the San Jose area, for which I was doing my own property management,  but then it became too hard for me, so I hired a property management company.  The first company, frankly, sucked, and I terminated them within months.   Then, I tried BT Properties.  Wow!   I have been with them for over two years and I can't believe the incredible efforts these people have done to make my apartments flourish under trying (COVID-19) circumstances, to say the least.  In fact, when I go to the apartments, I see them now and wow--they look like I would like to live there! BT Properties has a much better eye than I do for the apartments and what the people want when they rent.  BT has decreased my full-time maintenance people from three down to one and use roving maintenance people to handle the issues that arise.  This, and much more, has greatly reduced my cost and increased the positive cash flow and income stream.   I can't say enough good things about BT Properties!   I am going to stay with them until I die, as I am thoroughly satisfied, and I wish to thank them for what they're doing for me. Rosario was prompt and courteous in replies to e-mail and texts concerning questions or issues with the apartment. Don't waste time. They post online fake pics. We found an ad for remodeled apartment in San Carlos however is was old shabby and dirty apartment. It was never been remodeled. Lived here nearly 3 years ago, yet they still assisted me in sorting out an issue with an uncashed security deposit check from around that time due to my moving around, being out of country, and never having received it, etc. Eliza went out of her way to help me sort this issue out which was a huge relief to me to say the least. I also lived at 551 Harrison, and though only there a short time, had no issues with the property, the property management company, or the property manager Violet. I've lived in a lot of places across a lot of different states and I must say BT was highly professional in all it's interactions with me. Just a caveat - those reading the reviews should really sort out which comments are meaningful vs. those that are spiteful. This is a professional management company and if you treat folks nicely, you'll get the same in return. That was my experience. read more

I had a recent experience with BT properties where the maintenance coordinator Becky was both competent and polite, despite the fact that I had a difficult time identifying the problem at first. BT manages a commercial building on Fremont in Los Altos. I have lived in my home directly behind it for 5+ years. The building is well maintained, but it had this truly annoying electrical buzzing that was driving me nuts whenever I went in the back yard. Turns out, it was some kind of AC transformer-related issue with a unit on their roof, so they couldn't hear the problem. Cutting to the chase, Becky made several service calls to help us figure it out (PGE got involved but it wasn't their issue) and she solved the problem. We laughed about it at the end. Becky manages about 100 buildings, but she took my calls consistently and solved this. I don't know how other folks have treated her, but a little respect went a long way and I found her to be professional and helpful. read more

I'm needing a place that's local and affordable to keep my territory cleaning houses and offices here Seeing so many BT signs and knowing the profit these company's make sickens my heart being homeless and knowing its about greed and profit makes my issues harder to own. Counted 30 signs now and not one I can afford. Making so much profit and turning away needy and low income should be cobcidered criminal and penalized by fines and fees. Reading reviews and cleaning some if these property's units it shaimful and really selfish to collect any amount for rent in there conditions and rigged up Micky mouse fixes Most if these tenant don't know they have rights and choose not to say anything I'm sorry if my toilet needs for my hand to enter a tank of sitting water to fush is uninhabitable and BS for collecting anything. 3000 for a dump location location location. Someone needs to better this condition not just this agency ALL PROPERTY MSNAGMENTS. Shame on All of them. Us poor people need to have places too and not be ripped off credit fees and not have a home still give that fee back if not approved. Hi everyone. Given all the negative reviews I want to share with you my personal experience with BT Properties in hopes of revealing some of the good things about this company that are truly worth considering. This is my own experience and I'm not trying to assert all the other reviews are off base. I've just gone through something that makes me believe BT Properties is turning the corner in regards to customer service and being attentive to the needs of prospective tenants. I'm giving BT 3 of 4 stars in hopes that this time, Yelp won't take down my review. The only reason I wouldn't give them 5 stars is because I ultimately didn't rent from them. If I do in the future, I'll submit another review. I was looking for an affordable studio in a nice neighborhood in Sunnyvale. When I saw an ad for one offered by BT Properties I was hopeful yet skeptical given the mountain of negative reviews. Nonetheless, I reached out to the company and began working with Dee. I found Dee to be very motivated to provide me with a professional experience in getting to know the unit (which was being refurbished at the time) and the company (seeing HER personal desire to turn around their reputation by providing me with very good customer service). Over the course of two weeks while the refurbishments were taking place, Dee was very attentive to the details of our interactions. Always accessible by both email and text, she was responsive to the little things like making sure the paint job was done thoroughly and the light bulbs were working properly before I moved in. I'm a single female looking for a safe and affordable home. Dee was very sensitive to my desire to make the right decision and worked hard to make me feel comfortable with my decision. Here's the rub. At the end of the day, I chose NOT to move into the studio in Sunnyvale that Dee worked very hard to make accommodating for me. After the refurbishments were complete and I saw the finished product it still wasn't what I was looking for. Dee harbored no hard feelings for my not taking the unit. She was pleasant, professional and told me she'd keep me posted as other units became available that fit my price range and neighborhood of interest. It's clear BT Properties has had its challenges. It's also clear that the company is trying, by hiring a very capable professional like Dee, to turn those challenges around. In the course of my interactions with BT Properties I was shown three different properties that were being upgraded and refurbished. This is another sign, in my opinion, that the company is making adjustments to improve their reputation in the market place. So I guess my message here is BT Properties is worth giving a try if you focus on working with a solid professional like Dee and give yourself some time to truly vet the apartments. I lived in a BT property for two years. BT was from start to finish *great* to work with. BT is simply an extremely professional property management company. While at the BT managed property I received prompt attention to maintenance requests, including one within 24 hours on a holiday care of Becky. Selecting the property and moving in was great care of Paul. Brett himself worked with me to renew my lease once under very fair terms. Mary Ann made the paperwork and financial part of moving out a really pleasant experience and taught me some things about the new neighborhood I was moving to. BTW, I received my deposit back within about a week of leaving. Jim helped me check out of the property. Twenty-seven years ago, I moved into my Menlo Park apartment in a triplex. My wonderful landlady, who lived in one of the apartments, always made sure the premises were well maintained. An animal lover, she very kindly allowed me to have two cats. Eventually, my landlady hired a management company. When that company didn't meet her high standards, she switched to BT Properties, which has managed for the past 6 or 7 years. BT manages many commercial properties and some residential properties on the Peninsula, but it has managed this triplex with a "light touch" rather than in an industrial or institutional manner. It has made rent payment very, very convenient with an online payment system. Although the system had a few hiccups initially, BT went the extra mile to resolve them quickly. Like my landlady, they also permitted pets - and my former neighbors had two dogs. Equally important, they "grandfathered" the existing customs-and-practices of the units, allowing me to keep my decades-old garden at the side of the building. They've addressed my few requests for repairs promptly, and have accommodated themselves to my schedule so I could be present when the repairmen came by. While living in an apartment that is managed by a management company is not as "homey" as when it was managed by my dear landlady, who has now passed on, they seem to be managing it in keeping with her spirit. I'm moving to my own house next week, and appreciate BT's considerate management over the past several years. And, when I left, my deposit from 27 years earlier was returned. read more

(When I sent it) He addressed it and Michelle (who's department it belonged to) was on it within a minute when I called her. The plumber was at my house exactly when he said he would be there and addressed the problem. The whole transaction was flawless! I couldn't have asked for more perfect service! I live in the park view Apartment in Santa Clara which was formerly managed by BT properties and they messed up my leasing deposits and funds that they collected from me even though I showed the proof of payments. I'm having trouble understanding these negative reviews. I live in their property on Palo Alto Ave in Mountain View, managed by Jim I believe. This place is affordable, close to downtown, and well-maintained. When I first moved in, they did a complete cleanup and had people come clean the carpet. Anytime I've had trouble and needed repairs, BT was there for me. I'm about 7 months into my lease and I'll update if I do run into trouble, but I don't foresee it happening. read more

We've been living in a BT Properties apartment in Los Gatos for about a year and a half, and we recently noticed that the water heater in our apartment was crackling, sparking and smoking. We had both just showered and I was about to leave for work, so I called the apartment manager, Rosemary, and she came right over to look at it. She called the plumber and he was over within an hour. He said it looked as though it had been improperly installed and was leaking. The damage warranted a replacement. I opted to work from home to keep tabs on the situation (though I got the impression that Rosemary would have handled it in my absence). The plumber had his associate come over with a new water heater, and he was pleasant and informative. It took him a good 3-4 hours to drain the old heater, remove it from the unit, and install the new one. Once installed, he asked me to test it by turning on the shower after 20 minutes to see if the water was hot. Both Rosemary and the head plumber called me after the installation to confirm that the new heater was working, which it was. All in all, we got our water heater replaced within 9 hours, and were able to use hot water that evening. Thanks, Rosemary and BT, for taking care of us so quickly! read more

Moved to this Santa Clara unit almost a year ago now, and BT had taken over management of the building just before that as I understand it. So far I'm pretty lukewarm on them as there hasn't been much interaction with them directly. Guess that's a good sign though? A bump for the apartment being nicely cleaned up including a few extras (oven hood, stove, floors) before I moved in. Rent offered was fair for the slightly older unit, and good for the area. I was on a 6-month lease at first. Since then it's been month-to-month with no hikes. All in all it's just been a no-surprises experience. Definitely a big plus for the on-site manager Mary who makes living in my building a pleasure. As I understand, she was here before the BT days. Always has a smile, keeps an eye on things, tidies up around the building, takes care of problems, and is happy to hold packages delivered while away. She definitely helps the place feel more like home, though of course she doesn't come with every BT-run apartment. ;-) read more

Save yourself the anguish and do NOT use BT Properties. The abroad owner of this small neglected Mountain View complex (6 units) either doesn't care about this property, or is being conned, as we have, by BT Properties. The latter is more likely given the reviews of this poorly managed company. However, if you are as criminal and ignorant as they are, and being in an unhealthy relationship (contractually for a year) is what you seek, then by all means, don't let this review stop you. What to expect should you consider a rental associated with BT Properties (non-inclusive list): a. If you enjoy moving into a rental that hasn't been cleaned (so disgusting) from the previous renter, enjoy rescheduling movers, and enjoy the additional costs, sign a contract with BT Properties. b. If you enjoy having your questions and concerns ignored, and/or enjoy sounding like a broken record because you have to constantly follow up, look no further than BT Properties. c. If you enjoy being the recipient of nefarious behavior, call the crooks at BT Properties. d. If you enjoy being inconvenienced, and not shown any courtesy, by all means sign a contract with BT Properties. e. If you enjoy being insulted and/or paying hundreds of dollars more a month than your neighbor for an identical unit, then be offered (again, after having to follow up with them then wait till whenever they decide to respond to you) a deal of a lifetime, such as, less than a week free if you sign another year contract, please do not hesitate to sign with BT Properties. Yes, they really think and treat you as if you haven't a brain because their offer of less than a free week of rent has already been paid 11 times over from your pocketbook. So yes, if you enjoy being scammed, please sign with them. f. If you enjoy companies with high turnover, so you haven't a clue who the property manager is should one exist, sign with BT Properties. I've met 1 property manager out of 4 in a year. That one property manager was morally and ethically sound, which doesn't align with BT Properties culture or conduct, and therefore, she terminated her employment with them after 2 months. g. If you enjoy the look of having your window screens scotch taped to the window frame in an attempt for them to stay in place. Mind you, the scotch taped screens are for the windows you can actually open and are functional. Call me crazy, but for $2745 a month, you can find a reputable property management company. This is about my experience with B.T. Properties from early 2016 till late 2017. I would say overall, they have been pretty efficient in repairs. Especially that the repair requests are online now and I had a response from Becky in almost 10-20 minutes after I submitted a request. I also found her good at follow ups. The service sometimes had its own flaws but overall I found it satisfactory. The main focus of my review is not really the repair part though. What I really like to endorse them for is the way they treated me when I was evicting my apartment. Becky did the first inspection. I found her very amiable in person. I was planning to clean my place myself so asked her about the things that she cared about during the final inspection and she guided me very well. She also mentioned that If she finds flaws with cleaning during the final inspection, she would let me know so that I could go back and clean things again. She actually kept her promise and gave me a second opportunity with a few things that she was concerned about in the final inspection. She told me she really meant to be fair and cared about people's money. Eventually, they returned my full deposit back, which I highly appreciated. To cut it short, if you want your full deposit back work with her and ask for her advice. She would be there for you! Becky was not the only one whom I enjoyed working with . Jim and Ivy were the other two people who assisted me in whatever way that they could. Jim, the agent, was very responsive and humorous, answering all my inquiries kindly. Ivy was very helpful,nice, and responsible about rent payment issues. Unfortunately, she was transitioned from full time to part time recently which limited her availability. Nothing her fault obviously. read more

Avoid renting from BT Properties! Why? 1. Our 2 bedroom apartment was renovated, which was good but they did not clean any of the cabinets from the inside, so the previous tenants gunk was still all over the kitchen. 2. Broken window on the ground floor, when we moved in we asked them to fix it. They did - 8 months later. 3. A problem with our fridge - took 3 months to fix, after me emailing/calling them almost every day. 4. The laundry room got locked/the door got stuck, they took a week to fix it - no laundry facilities! Same thing when the dryer was not working (only 1 machine) - took 2 weeks to fix. 5. We are trying to move out, gave them a 6 week email notice (more than the required 30-day notice) and a week before we are moving, the manager says they do not accept email notices and need a written notice which they "accept" in this case. I write a notice, and then she says we have to submit a form....which they did not send in the first place! 6. Our manager changed, and we were not even notified!!!! Who ridiculous is that?!?! 7. They made rent payment mandatory to pay online, but then each month you get charged a payment fee. They said they would reimburse us for that...but have not! The Pro's Spacious apartment, with a lot of light. Nice neighbours and very close to Safeway, Trader Joes, Walmart etc.... Only if they managed it in a better way! read more

She always had a smile and a kind word as she worked to help qualify me. After I moved in, I had some leaking problems and she was very responsive.
