Recommended from my realtor we used Cal Pro to perform a home inspection for us. To be honest, I read some reviews and wasn't sure if I wanted to use them for such a big purchase. Well let me start by saying that I am glad that I used them! Charles performed the inspection on the 3000 sq foot home. He spent about 3 hours on it, checking the home from the crawl space to the roof. When we arrived, Charles walked us through the entire property, which included the house, 2 acres and a mobile home in the back. I was happy to see that he checked everything that he possibly could. Not only did he point out the areas that had concern, but he also pointed out areas of the home that were built with quality. The great thing about Charles was that he wasn't in a hurry and I didn't feel rushed. Before we finished the walkthrough with Charles be provided us with his business card and let us know that we could call him if we had any questions or concerns. This was a first for me because usually when I've purchased homes the inspector is never heard from again once the inspection is completed. Calpro inspected my parents house for termites. He did a thorough job inside And outside the house. He found termites in one location and explained our options without any sales pressure. In the process of inspecting the house he also found spots with dry rot and leaky sinks. He treated the house and garage for termites quickly and effectively exactly as he had explained. Really Glenn. If not sugar coated then he is plain stupid or he just didnt look. I was told by your inspector that there were condensation and its was easy fix as it was coming from the exhaust pipe leading out of house. Not its detective and wrong model for house and needs to be replaced. That sound a lot different. Mold was visible to the naked eye and mold in my crawl space. You can also see that under the sinks are not original wood for the cabinet. It was replaced with flooring used upstairs. You said roof looked good and your roofer came and looked and said its ok. Ill tell you its not. Also bias companies you use to save money, i will not listen to and will get my own expert opinions. I got pictures of roof leak and its not permited and done wrong. Cant see why you cant see that or dont want to. You really cant tell gutters are full and rusted? You can see under the paint the rust bubbles. He didnt mention that at all. Only thing ill give tou is the window. Let me load up more pics.Cant load any more pic. You can see those rust bubble from gutter picture. you can give your inspectors any excuses but pictures dont lie. Im in mediation with previous owner and dont think it will get resolved, so court ill be going and ill see Cal-pros and everyone involved in this deal in court and after court is done ill post what court say. will keep this review updated as i go. .Also Glenn. I had more inspections done to see and everyone i had inspect house called out mold and furnace as defective. Even the gutter and roof. I told ypu guys its not up to code and ypu replied your inspector dont know city code but all 8nspectors know its defective. I know your not telling whole truth and hope im stupid so you can get over on me. Had Twin Homes pest come out many times for mistake they made and th8ngs they over looked and you guys are faultless. I got my V.A diaability rated with ptsd and brain damage and got back funds so ill be seeing you giys in court soon. Sadly I had a terrible experience with CalPro and do not recommend anyone use them! If you do buyer beware and read the fine print very very closely! They don't do all that much in an inspection. Initially it had appeared the job was thorough as the inspector was there for 3.5 hrs. It wasn't until I closed escrow that all the problems they missed started to come to light. No notation of lack of airflow in the master bedroom register, missing perlin (support post to hold up the roof) in my roof that is currently bowing inward due to the weight (obvious to even me who knows nothing about roofs), 2 large pieces of asbestos in the attic that is present as you step up the ladder (he noted the AC ducts that were "probably" wrapped in asbestos so why not these large pieces), raccoons living under the master bedroom (feces present as you lift the hatch to the crawl space) leak under the master shower, lack of insulation in the master bedroom due to the raccoons, water heater installed illegally and dangerously without proper grounding or pressure relief (he did note there was an issue but it was the location of the relief valve not the way it was installed.). I was told that the AC wasn't in their scope because they only test for temp readings to ensure there is any airflow at all (which is actually testing for airflow in my opinion), they don't advise on infestations or rodents because they aren't specialists (although they did also do my pest inspection- not too thoroughly obviously) and that if items were missed they MAY fall under the warranty otherwise I'm on my own. When some of these issues were brought up the operations manager Charles Skinner didn't have the decency to call me. Just sent me an email to outline why they aren't responsible for the shorter list of issues brought to their attention at the time. No responsibility or care or the additional thousands of dollars their mistakes are now costing me. I even asked him to come out and look for himself and he just kept saying how am I going to know if there is an issue (trust me anyone with a brain can tell there is a problem) so not coming out to look further. Also, be aware that their certifications are not listed on their website and the emblem they show for the certification CREA is not the certification they hold. They actually have NASHI certifications but no mention of it on the website. Be aware! I am now spending a lot of extra money on a home that I shouldn't have moved forward with because of CalPro. I'm not in Construstion and the fact that they aren't taking any responsibility is very disheartening. I do not recommend them to anyone! read more

Dan from Cal-Pro did a home inspection for me this past June. In the report there were a few minor items that needed to be fixed. Dan stated otherwise the home is in good shape. I did purchase the property the end of that month.We moved in the next month.The first week we had a problem with the circuit breakers going off. Had a electrician take a look.Come to find out the power coming from PG&E half the power was burnt out.That is why the circuit breakers were going off. Dan did state in his report that there were a couple of "lazy breakers". I did ask Dan after the conclusion of his inspection if the main box did need to be replaced because of the age and brand of the main box and he said "NO". Also asked Dan after the inspection about taking out a wall dividing the front room and kitchen.Dan said it was OK to take the wall down it wasn't load bearing. Thankful we didn't. The HVAC system is right above that wall will need a support beam. Late summer started having the insulation replaced in the attic.It was noticed half of the roof sheathing was burnt, also there were cracked rafters.Also a section of the roof sagging. Nothing noted in the report. I did contact Cal-Pro about the issues. Charles and Dan from Cal-Pro did come to take a look at it.Charles said there was nothing wrong with having the burnt sheathing there. I asked Charles how could that be missed its half the roof. Charles said " maybe the inspector forgot his flash light or the lighting was to dim". I was taking back when Charles said that. I asked Charles about the cracked rafter. He said "i didn't see any". Charles went back up to the attic. For a good minute he was up there and asked where the crack rafter is. It was right in front of him. I did give Cal Pro the opportunity to rectify the situation. All Cal-Pro fills obligated to correct is the cracked rafters (Cal-Pro doesn't even know how many there are because Cal-Pro is incompetent) not the burnt roof sheathing. I wouldn't have bought the home knowing of these issues. As a first time home buyer i had my trust in Cal-Pro to do a thorough and competent inspection.If you care for the safety of your family and your potential investment DON'T give Cal-Pro your business. read more
