Inspectors don't call out all damage on pest report which makes repairs tricky. This type of activity tries to force you to use their crews for repairs and could delay your escrow close. When pushed to be specific, they aren't and don't provide a detailed bid of services. This is unethical. Would never use again. read more

I am a masters club member and do a lot of business in Placer and Nevada counties. I was unable to get anyone to do a pest inspection in less then three weeks with my usual go to Pest companies. Calpro was able to get out in a week and within our contractual time frames. Their reports include pictures as well and are more thorough then any report I have ever seen in 15 years. Cal Pro was recommended by my real estate agent Doug Reynolds and the company was pleasant to work with. Scheduling was good-- even with a request for a change, Cal Pro was accommodating. Phillip Crespillo came out to our Elk Grove property on E Laguna early and was very helpful. This particular inspection was not required for the purchase transaction. I hired Cal Pro to help me get acquainted with a 27 year old home so I could create a maintenance To-do List. Phillip did exactly that. I was on the property most of the time while Phillip inspected and I saw his work. He walked through the property with me at the end, was very professional and even explained some simple fixes that we could do on our own to save money. The report was just as thorough as other reports I've read for my other properties. The online process to pay my invoice and download the report was convenient. At the end of the inspection, the inspector (Greg) took me around the house inside and out, room by room, and showed me everything! He's very thorough the one time I didn't use him and went with another company I was embarrassed when my clients moved in their new home and they flushed their toilet, and water went all over from the base. If it had been Glennon this would not of happened because he would of checked. Another time he sent out I think his name was Donald and he was just as good and trained very well. Used this company for an inspection, very poor decision company doesn't stand by thier work, items were missed, windows were not properly working that were missed, that issue was addressed. However an issue with my heater was missed as well, heater after 20 minutes blows cold air, when I questioned the company they denied any responsibility saying that it was working properly but it wasn't since it wasn't run long enough to see cold air was blowing. When asked them to fix they refused. I asked for a refund they refused as well. Very poor customer service and lack of responsibility. When going with an inspection company to buy a home look elsewhere. read more

The worst of the worst dishonest and incapable. Did a horrible job on an inspection. Of course he was hired by the Real Estate Agent and spend his entire time protecting the seller and making sure the sale went through. It would not have if I had an honest inspection. Duct for HVAC were virtually missing and he "did't see", simply because he didn't want to see. Avoid at all costs. And watch your realtor. Mine was totally dishonest. When you get an inspection IF there are things disclosed that the seller did not disclose on mandatory disclosure. Make the seller revise the disclosure and reduce your asking price. Liability for a dishones inspector is not limited to fee paid. read more

Recently had an opportunity to use Cal-pro services. I wanted to get home and pest inspection done. Guys came sharp on time, Greg came in for home inspection which was very thorough and informative. He took his time and provided me with all the important details which can come handy. On the other side i was a little disapointed with pest inspection guy Juan. He finished his job within half n hour and found nothing so he left.But upon inspecting my self i found termite nest which he completely missed on front porch. I assume when we pay someone else, we are putting our trust on them. I would order another home inspection using Cal pro but never pest inspection through them. read more

My realtor suggested I use Cal-Pro to inspect my house and roof. Needless to say that a few months after buying the house when my roof began leaking, I was wondering why the roof leaks were not caught. Upon further inspection by a contractor who took pictures, there were problems spotted that were well over a year old that Cal-Pro should have caught. Now I am struggling to win a claim with them to pay for the leaks. Of course, I have a warranty, but that is no protection, it turns out. Also, the warranty does not cover the dry wall damage the leaks caused. I have to pay for that. Do your own inspection or have a contractor come out separately from Cal-Pro to do a second inspection if you do hire Cal-Pro. I am so very unhappy. read more
