Recently had an opportunity to use Cal-pro services. I wanted to get home and pest inspection done. Guys came sharp on time, Greg came in for home inspection which was very thorough and informative. He took his time and provided me with all the important details which can come handy. On the other side i was a little disapointed with pest inspection guy Juan. He finished his job within half n hour and found nothing so he left.But upon inspecting my self i found termite nest which he completely missed on front porch. I assume when we pay someone else, we are putting our trust on them. I would order another home inspection using Cal pro but never pest inspection through them. read more

My realtor suggested I use Cal-Pro to inspect my house and roof. Needless to say that a few months after buying the house when my roof began leaking, I was wondering why the roof leaks were not caught. Upon further inspection by a contractor who took pictures, there were problems spotted that were well over a year old that Cal-Pro should have caught. Now I am struggling to win a claim with them to pay for the leaks. Of course, I have a warranty, but that is no protection, it turns out. Also, the warranty does not cover the dry wall damage the leaks caused. I have to pay for that. Do your own inspection or have a contractor come out separately from Cal-Pro to do a second inspection if you do hire Cal-Pro. I am so very unhappy. read more

As a first time home buyer, my wife and I were very excited about the whole first time experience. That excitement was immediately turned into grief after dealing with Glennen and cal-pro home inspections, the first time I tried to contact the establishment I was hung up on and then wasn't called back til over an hour later. I decided to give them my business anyway against my better judgement based on the positive yelp reviews. Now I don't know if the reviews are fake, family or friends or if the establishment has just taken a nose dive but my experience was horrible. After several attempts to set a date for my home inspection we finally met with Glennen and his pest exterminator he recommended, after less then 20 minutes the building inspection was "done". We received the report a week later and when we moved in the house we found out that there were several hazards and problems not cited in the report. The integrity of the back patio was compromised, appliances were not inspected and leaking, h-vac was a fire hazard and actually began smoking when turned on etc... After realizing this, my wife and i attempted to contact Glennen on several occasions with no avail either being told we would be called back or just being out right ignored. We ended up having to hire another building inspector and were very satisfied with the the. Don't always believe what you read on yelp, our whole first home buying experience was ruined by cal pro homes and became a huge stressful or deal that could have easily been avoided. I hope this review helps at least one person to avoid the problems we encountered. read more

I can not thank this company enough! We are in the middle of a sticky transaction for one of our homes that we are representing the buyer on and we could legally could only enter the property on a certain day and a certain time or no inspections at all! Well after our original home inspection canceled 2 hours before the inspection we were in crisis mode trying to find a company willing to help us out! We found this company rated in the top 10 of YELP for home inspectors and we called and after hearing our situation were able to some how miraculously get an inspector out to the property!!!! Flat out amazing! We called about 15 companies before and turned every time because most won't perform their inspections anytime after 3 which was the allotted time we were given to be allowed to enter the property .. but these guys said yes! Glennen did a fairly mediocre job looking at a duplex in Tahoe Park for us, didn't comment on the second electrical panel to the rear unit, didn't comment on the attic in the rear house, didn't note the lack of insulation in the crawlspace on the front house, didn't note the hot tub hook-up, didn't comment on the need for window replacement and water issues in the rear unit. I expect little from home inspectors but Cal-Pro is definitely on the lazier side of the industry. As is typical repeated calls and messages to speak with Glennen went unreturned. Thankfully for a commodity service you have many other professionals to choose. I wouldn't use this company again. read more

NO MATTER WHAT TYPE OF ERROR CAL PRO MAKES THEIR LIABILITY IS LIMITED TO THE FEE YOU PAID THEM. Customers/We rely on the information in these reports, (conducted by professionals) to make informed decision, one that involves thousands of dollars; mine was a $699,000 decision. My agent, his assistant and I arrived at the end of the inspection of my prospective home to be. Had we not seen the water actively dripping through a wall we would have never known of that serious issue, because it wasn't in the report. If that 'in your face' issue was an 'oversight' what else could have been an oversight? Their oversight liability is $570? Don't expect a reply if you're disgruntled. read more

As a point of professionalism, it is truly rude to cover a functioning outlet with packing tape and then to LEAVE it in place. It indicates that the outlets are unsafe, which is ludicrous as these have been in use for up to ten years. Also, an overhead light in the garage over the workbench was unplugged and is now non-functioning. Not sure what happened, only that it no longer works. Having both the Pest Inspector and Home Inspector from the same company does not invite a customer's confidence in independent and unbiased opinions on the reports. And having them there at the same time is DEFINITELY not conducive to unbiased observations. As the homeowner, I feel that Mike was over zealous in his attempts to "prove" all his assumptions about the home, to the point that he actually caused some damage. For example the hole in my eave that now needs to be repaired and repainted. His knowledge of older homes and building regulations seems to be lacking. I would very much hesitate to recommend him or your company to a friend or other professional who might be seeking similar services. read more

I made the mistake of choosing this company for a home inspection prior to buying. It ended up being a costly mistake. They were paid to provide the service of a home inspection by completing a checklist of possible home defects. This checklist includes all gas services to the home-- including the hot water heater. They were negligent in their duties and did not check the gas water heater with the gas turned on. Upon moving into the home, it was found that the hot water heater was in fact defective and required immediate replacement. This resulted in an expense of over $1,500 to replace the defective gas water heater and 3 days without any hot water for washing clothes, taking showers or doing dishes. This service not being rendered caused great distress and expense. All it would have taken was 5 minutes to light the pilot light to the gas water heater, then fill a sink with hot water. If that were done, they would have instantly seen the hot water was brown and rusty due to rust corrosion inside the hot water heater. Instead, they were negligent in their duties. What was supposed to be a joyous occasion--moving into a new home--turned into a stressful and expensive occasion. read more

This is a "Woohoo! As good as it gets" and deserves the 5 stars!!! I was suspicious and worried we had termites, because of the bugs that looked very much like termites appeared on our walls like a small swarm. We had purchased our home a year ago, and had a clean inspection by the sellers company, but now we have these bugs... So I called Cal-Pro and talked to Glennen. You will not find a nicer, more helpful guy, than Glennen. He checked the bugs I had collected, and found they are not termites!! What a relief!!
