The fact that GB Construction has a dedicated team and excellent project planning, the total build time was about 4 1/2-5 months (good weather also helped). Carlos was consistently responsive to questions we had as well as texts/emails throughout the project. He used good quality materials and would provide suggestions and ideas, which we also found helpful. The team is attentive to detail and takes pride in doing good work. When we encountered a few things that weren't as we had expected, Carlos promptly fixed them. Our house was being built on a vacant lot in a decades old, established neighborhood. GB Construction was sensitive to this; they answered questions/concerns that arose from neighbors and cleaned up the worksite throughout the project. He interacted well with others including our mortgage company, surveyors, appraisers, and the electric company. Within a few days his crew showed up to start the demo. Everyone was masked up and so friendly. It was amazing how quick they got the house prepped and demoed. We were living in our guest house in the back of our property but it was still amazing to see the progress every day. Ultra Services remodeled our entire house. New Kitchen, cabinets, new floors, new bathrooms, new closets, retextured walls, installed skylights, new electrical, plumbing, new windows, full paint interior/exterior, structural work, and roof support. Initially we contracted with another company who flaked out after 3 weeks of delays in starting. In hindsight this was probably the best thing that could have happened. I got Pedro's contact information from a neighbor who used his services and made a call. I spoke with Dee and from that conversation I knew this was the right company. She mentioned several considerations about the installation that the other company didn't bring up or simply didn't know to bring up. Many of Dee's suggestions made perfect sense and the job is much nicer for her suggestions. Pedro came over to give us a solid quote and we discussed several details about how we wanted to job to look and he was able the start the next day. Pedro was extremely courteous and right on time. Both he and Dee were great with communicating via text and email and were very reasonable on their prices. Pedro was very detail oriented and diligent about his work. Despite my best efforts to make sure we were on the same page in regards to what I wanted done and making sure it was on the invoice it did not stop the invoices for extra work coming out saying it was out of scope. I agreed with the first change order regarding a bench but when more change orders and invoices started showing up with no heads up is when I started asking questions. And even when I said that I told them to give me a heads up on out of scope work, I still got new invoices for out of scope work. $1200 for extra hours for sloping the shower pan, $200 for extra trash removal, $600 for extra plumbing work. TLDR: Lowest Bid, Still great work, but expect them to nickel and dime you until it is done.
