If you want to relax and let go of whatever problems you have this is an amazing place to stay. It's a pretty good base camp to falls like Burney and McCloud. Only gripe was the tv cutting out of service. Not so crowded either. I would've stayed another night but in all honesty there's not much else to do. Good prices for cabins and surprisingly comfy beds, with a lot of personal space. Staff was so friendly and warm. Really cool for checking in if you look lost around grounds. 5 stars for the stylish details in upgrading this property. The choice of exterior colors, cabins named after trees with chic signage. We stayed in the Walnut Cabin. Spacious, for sure, but a bathroom, kitchen, wallpaper and flooring straight out of the 1970's or earlier. Updated area rugs, artwork and furniture certainly help to cover up the "worn in" details. Perks were the well stocked kitchenware, comfy bed, stylish decor, nice bedding and towels including the cute kitchen towel. I would suggest perusing some of the other accommodations which appear to be fully renovated. Remember that you are situated here between Highway 5, the main North/South west coast artery and the railroad if you are a light sleeper. (A sleep mask and earplugs are provided bedside) A note to the handyman, please tighten the wobbly, loose railing up to the front door. read more

I liked this location. Stayed in a modern cabin. I would stay in any other ones. It was quiet and just simple to check in and out. My only complaint is one I've seen on other reviews and that is the cleanliness of the bedding. There were hairs under sheets. Luckily we had brought our own bedding but it should not be that way. I could see in corners of the room or bathroom there were hairs and dirt or debris. I think after each stay bedding should be fully replaced and mopping should be done along with cleaning toilets and showers . That is my biggest complaint and why we did not leave a tip. I chose Cave Springs for my personal retreat, a time to get away close to nature with books, journals and binoculars. We have a group of fishermen who have fished together on the upper Sac for 38 years. Last year we stayed at Cave Springs resort. Most of us stayed in the cabins. A few had rooms. The rooms and cabins which have been remodeled are nice. The old ones are very old. Anyway, our group committed to the same weekend in 2025. But when the paperwork came the price was significantly higher. This was due to the costs of the remodel etc... they said. We agreed to the new price. But when the paperwork came again, the price changed a SECOND time. They even said they couldn't change the price back because their controller already put that price in the computer. What??!! Such an insult. Our group has been coming to Dunsmuir since 1985. We try to support the local businesses. Haven't seen this type of inhospitable attitude in Dunsmuir ever. DO NOT TRUST THIS ESTABLISHMENT. Get it in writing and double check the math. read more

We stayed in the hotel portion in room 12. Really nicely remodeled with tasteful decor. Very comfy bed. Easy check in. Close to Sacramento river which my husband took a dip in. Only issue was this resort is a stones throw from the 5 freeway which is incredibly loud. I wore earplugs and could still hear the highway in our room. So 2 stars for noise, 5 stars for room decor and comfort level. I would stay here again but not for an extended stay. read more

We had a great stay at Cave Springs! The property is beautiful, and we loved being able to explore the surrounding areas on foot--including access to the river and the nearby botanical gardens, which were both a big highlight. It's a peaceful, nature-forward spot with plenty of charm. You could even see the train moving through the woods across the river. We stayed in Cabin 3, which had a cozy "glamping" feel. It was clean overall, though the shower was a bit rough--definitely seemed like it hadn't been updated in a while, which made us think why Cabin 3 might have been one of the more budget-friendly options. That said, it was super close to the pool and towards the end of the property so we didn't have much foot traffic around our cabin. Just keep in mind it's also near the highway, so it did get a bit noisy at times. The resort thoughtfully provides ear plugs and eye masks in the room, which was a nice touch to help with that. We really appreciated the contactless check-in and check-out, which made everything seamless. Also a fantastic place to stay with your dog--very pet-friendly and easy to navigate. While walking the property, we spotted the adorable tiny homes, and after looking them up, we saw some even have hot tubs and are surprisingly affordable. We're already talking about coming back and trying one of those next time! If we were attending an event in the area again or just wanted a convenient place to crash while swimming nearby, we'd definitely consider Cabin 3 again for the price and location. But next time, if we're planning a longer or more relaxing stay, the tiny homes are calling our name. read more

The idea of this place is really cool and unique! We stayed in June 2025. Pros: 1. They're small spaces (manufactured homes) but they aren't connected with walls to anyone, so it was less stressful to have our baby wake up in the middle of the night. We didn't have to worry about waking our neighbors. 2. The little "neighborhood" loop is cute, too. And the lights at night over the road are fun. 3. Really easy to find off the freeway. 4. Our unit was backed up to the tree line. It felt peaceful looking out the window! 5. The unit felt secure. Cons: 1. The road noise is loud when you're outside. It's literally right on I-5. But we couldn't hear it in our unit. 2. The look is very MCM and cute but the furniture was all for show, not necessarily functional. The "couch" (more loveseat size) was broken on one end. 3. It definitely wasn't well cleaned. There was a layer of dust under the couch, the shower had hair on the walls and you could tell someone used purple shampoo, because it was also still on the shower wall. And drain was backed up slightly. The bathroom sink drain was also backed up. And the kitchen sink was severely backing up. I think someone thought there was a garbage disposal and there wasn't. 4. When I told the front desk at night what was happening, the girl was incredibly kind and tried to problem solve. She offered to move us to another unit but it was after 8 pm and we had an infant with a lot of stuff that would have needed to be moved. Since we were leaving in the morning, it would have been too much to move that late at night. The girl was very understanding and told me she was going to pass it onto her manager. When I checked out in the morning, the same girl was working. She said she told her manager and they talked about some sort of refund or compensation and she assured me the manager would call me, as the manager was standing in the same room as us but talking to another customer. Manager never called to follow up. It was really disappointing. We had planned on stopping and staying on our way back up to Oregon but chose a hotel instead after we didn't hear from them for a week. read more

Would not recommend the tiny home 'Beech' unless you're a very light packer! As there was no closet space or anywhere to put clothes. Barely any space to even set our bags down. There was also construction going on to the side of us and overgrown brush outside the tiny home so our view was very unsightly... I think they should keep up the grounds/landscape better but that's just my honest opinion. (Especially because that's how it's portrayed on the website.) Went to the office and Oli helped us move which we were appreciative of. But in order to be comfortable in our space we had to downgrade and got moved to a hotel room which was less $. The only other option was a very old rustic cabin... I had an injury in July and had to reschedule, they kept that peak rate plus charged a $70 fee. So overall paid about $850 for 3 nights in a motel room that we drove 4 1/2 hours to get to, that was painful read more

Visited Shasta for the 4th of July weekend, and booked Sage. On the first night there was a lot of ants coming up into the kitchen and I was quite worried. However we were able to get some ant spray and didn't have an issue at all the rest of the week. There is no maid service, so you have to get fresh towels or sheets or whatnot every day during office hours. The AC worked wonderfully which was really necessary in the heat. We loved our stay so much we selfishly wish it doesn't get too popular or hard to book in the future. We stayed at Cedar, a 1BR tiny home with a bath, kitchen, laundry and the perfect cozy space for the living room and bedroom. It was tucked away in the property, so we were away from the street noise or other units and enjoyed the quiet. It was great to prepare breakfast or dinner at the cabin, and spend the day exploring, To explore close by, the botanical garden is right next door and Hedge Creek falls a short drive away. Shasta wasn't too far either and we enjoyed a weekend of kayaking, hiking, and picnicking. If you're from the Bay Area like us, and looking for a change from Yosemite and Lake Tahoe crowds, I'd say Cave Springs and Shasta is a great relief. read more

I stayed one night in an airstream here and it was very cozy! I would love to stay in one of the more modern cabins. The airstream was a little more cramped than I expected but it was a unique experience. It wasn't quite as clean as I would have liked (hair in the shower and some dishes were dirty) but it was very well stocked with soap, dishes, and pans. The check in process was very simple. I received an email with a code to use and they were very responsive by text for anything I needed. It is also conveniently located to a lot of hiking and restaurants. We booked an Air Stream here because I looked on line and it looked like a beautiful place and I never stayed in an Air Stream before. So we get here a little early and I went to check in. Andrew greeted me with a nice smile. I asked if he could show us around the property since we were early. He said he would show us some of the other cabins they have available. They all were really nice. So we finally got to the Air Stream we found that it was very clean and cozy. One thing I would recommend is to have some BBQ utensils available since they do have BBQ's you can get use. Also please make sure everything is in working order before you rent out the Air Stream or Cabin. The tv In the bedroom didn't work so it was kinda inconvenient and the Roku didn't work in the living area but the tv worked with few channels. Other than that we did like the place and definitely will be back in the summer time to check out some of the lakes. Cheers till next time. read more

My experience at this place in the past has been decent but this time it was not. The original Airstream that I booked ended up having a refrigerator that was not working properly which I didn't notice until after I had unpacked my entire car into the trailer. They did offer to put me in another Airstream which is why I gave them two stars and not one. The second Airstream that they put me in was way less nicer than the original one that I had booked and was gross to say the least. Stains all over the bedding and some of the blinds. Damaged and dirty utensils and cookware. Moldy and stained kitchen sponge and holder. Hairs in the bathroom sink. Light over the stove did not work. Just overall, lots of stains, dirt, uncleanliness, and broken/damaged things. Not once did anyone ever offer me any partial refund or anything for the stay after all that I experienced. I have many friends in the area and will make sure to share my experience with them. I will never stay there again or recommend this place to anyone. read more

I stayed in a Tiny Home at Cave Springs called Honey Locust. It was beautiful, spacious, and spotless. I thought I might feel claustrophobic as I don't like small spaces, but it was perfect!! The staff is so warm and friendly. There is a playground for kids and a pool and hammocks and fire pits in the common areas. They have a small shop if you forgot something at home, and complimentary coffee every morning in the front office. They also have some coffee in your room and a book of suggested activities. They have all sorts of cooking utensils, towels provided and a hairdryer. I loved the small town feel surrounding Cave Springs and the views of the Sacramento River. Beautiful and peaceful and relaxing to be around nature. They have live music on the weekend, I believe Saturday nights usually. Definitely go to Yaks Burgers while you're there as well. read more

Oh man, excellent time at the Cave Springs Resort - so conveniently located near so many amazing activities. So many lakes to swim in, so many hikes and lava tubes to explore. Walking distance from a perfectly delicious burger joint. Spoke to a few staff members, all very nice and extremely helpful. Having the staff around to answer questions was so wonderful. The bed in the Oak cabin was so dreamy. We have to get one of those mattresses. Loved hearing the train go by through the day and even at night - we found it to be so comforting to hear. It's hear the highway but when we were inside we din't hear the highway at all. If you are a train fanatic, this is a must stay, if you don't like the sound of trains, you might want to bring some white noise with you. Everything was clean and we had all the conveniences of home. I would say that's the perk of the Oak Cabin, you have laundry and a full kitchen, all the conveniences of home which we appreciated after coming home covered in dust from exploring caves. We were able to do our laundry before heading to our next destination. Also the free hot coffee in the main lodge was much appreciated in the morning. The children's playground was awesome. Our 5 year old loved it old school slide and the zip line and the tree climbing gear. The view of Mt. Shasta from the two benches near the lookout cabin was divine! A great place to head on an after dinner stroll. They let us look inside a rustic cabin and those looked delightful as well. They even have hotel type rooms and airstream trailers. They can accommodate just about any price point or level of comfort you're looking for to rest your head after a day of adventuring. Reading the review below made me laugh, we had no problems with the toilet paper. Seemed fine to us. Totally did the job we needed done when we needed it done. And it's true, the community pool isn't heated. It's not icy cold but also why swim in the community pool when there are so many warm lakes and ponds to swim in? Isn't that why you're up there? I highly recommend going to nearby Lake Siskiyou beach to swim and they have this inflatable water park for the kids, rental boats, canoes, kayaks and paddle boards. The water there was warmer than most summer pools! But there are many more lakes you can find on the maps to swim in as well and they are all warm water lakes. I think it cost $3 to access the parking and beach area. $3 for the whole car full of people at Lake Siskiyou and we were swimming with a gorgeous view of Mount Shasta. Can't beat that! Love all the lights hanging everywhere and our cabin, which was the walnut cabin, was perfectly situated right in front of all of the kid playing areas. They had basketball and a zip line and bocce ball and a pool to swim in. It honestly was the best for families. We went with three families and we were able to all hang out as adults and watch our kids while they played and had good chats. Would highly recommend this place! read more

We just got back from a short trip -- just one night -- to Cave Springs. Here are the positives: Beautiful new cabin that was absolutely spotless. Bathroom essentials, including a blow dryer, provided. Excellent water pressure. AC working nicely when we first arrived. Nice kitchen with basic essentials provided. Easy peasy entry to cabin. Very friendly folks at the front desk. Great communication with the front desk. We asked for, and got, our check-out time 30 minutes past the scheduled time. Easy peasy parking in front of our cabin. Nice energy all around--loved all of the white lights strung around the area. The not-so-positive: The community pool was ICE COLD. I know it's summertime but it would have been nice to have a bit of heat! One-ply toilet paper. At over $200 per night, two-ply is a reasonable thing to expect. Soda machine broken. Light on our deck broken and management wasn't aware. It needed more than a new bulb. We were planning to spend time reading on our deck and because of the broken fixture, weren't able to do so. Extremely close to the freeway, maybe too close for comfort! We might go back, we might not. read more

Just stayed here with my family of 4. This camp Grounds has a lot of potential! But it is in transition as there is a lot of construction happening. The pictures of the cabins do not reflect the actual Condition. At least the cabin we stayed in did not! It was only partially renovated. It was dusty and had cob webs. Also, the heating units only warmed certain areas of the cabin. It was very cold in the kitchen area. The good- The girl at the front desk was very friendly and helpful and the beds and linens were comfortable and warm! The kitchen was fully stocked with dishes and cooking utensils. There is also lovely hiking paths that lead you to the river and water falls. This place has so much potential and will eventually be a 4 star location. read more

We decided to stop in Dunsmuir on a recent roadtrip to Oregon. Stumbled on this place online and was pleasantly surprised. Upon arrival, it looks exactly as pictured. A combination of a cute old converted roadside motel, old rustic cabins, some modern tiny homes and some single wide trailers that have been dressed up to look nice. There is a pool area and a nice grassy area with fire pits. It really is a decent spot tucked in off the highway. Our tiny home, was cute. Honestly everything we needed for one night. It was clean and well equipped. We were able to buy firewood for $10 at reception and they gave us lighter fluid and a lighter and we had a nice little relaxing fire before bed. And now the reason for 3 stars.... First, this is VERY close to the freeway, so expect to hear road noise. TBH not sure we would feel comfortable in the pool with cars flying down the freeway just 30 feet away. Second, and this might just be my lack of paying attention to detail but the river is not directly below, it's a hike down. Still beautiful, but a bit of a trek to actually see water. Third, the mattress was the hardest mattress I have ever slept on - and I am not a mattress snob and have never complained about a hotel mattress. This was hard as a rock. It was awful. Almost to the point that we were both awake in the middle of the night and we thought about just leaving. The other negative of our accommodations, we were excited to have a washer/dryer. We didn't need to do laundry but thought why not. Well, our clothes didn't dry. We tried and tried, we Googled - no luck. There aren't instructions in the room either. Just keep that in mind. Luckily, we had backup. All in all while it looks like the photos, and we'd recommend it if you're in a pinch or on a roadtrip, but the level of uncomfortable of that mattress I might prefer tent camping in the woods, and I am not a camper. read more

TLDR; Self check-in. Power outage. No front desk workers. No cell reception. Lack of customer service. Poor communication. Stayed here a couple weeks ago. My bf and I planned a last minute roadtrip to hike around the area and looked around for hotels that looked decent. CSR was newly renovated, looked promising, and a room w/ king bed was $185. We only intended to stay overnight. They text you information about room #, code, and parking space. After long day of driving and hiking, we got to our room around 730pm (confirmation email recommends to check-in between 3-8pm) and enter a numerical code on the pad of the door lock to unlock the room. Mind you the sun is going down and it's getting darker and darker. Tried to turn on the lights... Nothing. Cell reception is practically nonexistent. Went to the front desk, but no one was there. Tried to find a number to call to contact someone, but the only option they offer is a number to text or email. We texted, but received an automated response that just tells you to wait for someone to get back to you-- which no one ever got back to us! So we're in a small town we're unfamiliar with, the sun just set, everything nearby is closed, and it seems like the eerie start of a horror film lol. We tried to plan what we should do next, as we have no power/ lights/ microwave/ wifi/ reception/ front desk to help us. Frustrated, we drive to where we get reception and call around to other hotels to try and book a room, but they were full too. We ended up going to RiteAid in Mt. Shasta to grab some snacks and candles. We come back to CSR which is pitch black all around and notice others have lanterns and flashlights bc obviously the whole place's power's out. Not to sound like a Karen, but where is the manager?? After showering in the dark and trying to sleep off this nightmare, the power eventually turned back on later that night. If this didn't happen, I might have given CSR 5 stars, but something needs to change. It's irresponsible and unacceptable to leave customers literally in the dark without having anyone in charge to contact. What happens in an emergency? To this day no one replied or reached out about the power outage or our experience or getting a refund. Skip the hassle and look for other options to stay at. read more
