I have been touring several places to move to, and I just wanted to share my thoughts on this place. From the moment you step onto the property they are very welcoming and helpful. Everyone had a friendly vibe and was approachable. It very clean and that is so rare to find. I asked a ton of questions and they never seemed irritated even if it seemed ridiculous. I loved the open space concept and felt very cozy. I will admit I hadn't applied yet but this place could very well be my top pick. Had my apartment broken into, security lets guests into units who arent on the lease. Had my front door opened by security without my knowledge or permission, they let other people in my apartment who i didnt know. 21+ days still no security deposit back Was offered $500 utility credit for the inconvenience of having my home opened by security / ransacked. Lol place is completely unprofessional, they dont check ID at the front desk but claim they do, anybody walking dtla can get in here, building isnt secured or in a safe location, management is negligent, untruthful and untrustworthy. read more

I love living at Circa La the apartment it selfs speaks volumes, especially the location who wouldn't want to live in the heart of LA. The amenities at this residence is outstanding, and the staff and management are always there for anything. I had an amazing experience with the service technician Martin Soto, he came to my apartment in such a time manner, and was attentive to what I needed service for. Circa - aka the Circus - part dorm room part frat house. Watch out for fake reviews on here - these reviewers don't live here! We are definitely moving out at the end our lease - from the dog pee and sh%t always in the hallways. The smell of cigarettes, garbage from the trash room, and weed fill your nostrils any time of the day. You also get to smell anything your neighbor cooks or smokes in your room as the ventilation seems to have issues. Neighbors who spit and litter cigs from their balconies constantly. The hot tub is a nasty mess after a weekend. Needs to be drained weekly. The constant Vegas pool parties and kids birthday parties with no parental supervision is something they don't show you in the brochure or tour ( 20-50 people show up for these parties and take up the pool area from paying guests ). The constant construction and noise is about to start again ( 650 days of constant 6:30 am to 11:30 pm starts next week). Your west view will be obstructed ( they won't tell you this on the tour ) The metro noise. The violent homeless people outside from the metro and buses. The traffic from staples. Seems nice for two days and you will start to notice how cheap this building is. The appliances are cheapest you can buy. The washer dryer is junk. The sink doesn't even have a sprayer. The floor are cheapest materials. The fan doesn't vent outside and sounds like a jet propeller. Watch out if you move into the lower floors. Massive floods recently from poor construction will lead to mold and mildew soon. Also they didn't build recycling chutes! read more

This is the worst building myself or my girlfriend has ever lived in, we moved out within 5 months of our lease. Within that short amount of time here's a list of the things we experienced. 1. My girlfriends car was broken into while parked on the "secure" level of the 8th floor. Management took $50 off rent and sent a bottle of champagne to our door... the glass was over $2200 to replace. What do we pay $200 for a parking spot and the security guards for? Cherry on top security said "it'll most likely happen again" 2. Security is always on their phones also special shout-out to the guard that hit on my girlfriend and made her feel so uncomfortable that she didn't feel she could walk around the building by herself. 3. Our neighbors were smoking cigarettes in their apartment and after the 3rd time we went to management because the smell was coming through the vents they said they couldn't do anything even tho they were in clear violation of the lease, they moved us and increased our rent (even tho they said they wouldn't) I have asthma so I couldn't stay in our unit. 4. These same neighbors tried breaking into our unit, we witnessed this through our peephole we have a police report 5. Urine splashed all over our balcony from upstairs (see video) 6. My $600 bike (aventon + accessories) was stolen from the "secure" bike area placed directly behind a security post (guard was most likely on their phone) management offered no help 7. They don't recycle and the trash chutes never work. 8. You are charged $40 a month for a trash valet even if you don't use it. 9. The noise level is outrageous all hours of the night, walls are paper thin you can hear conversations with neighbors as well as the commotion on the pool deck. 10. Management took over $1200 out of my girlfriends account and had no idea how it possibly could've happened. They took over 2 months to send her the checks. 11. Black Mold in hallway (photo included) 12. Rumor has it that pornography is being shot in the pent house, this coming directly from someone who lives on that floor and also breaking their lease 13. The "new appliances" are worse than those from Ikea: the dishwasher had a disgusting odor never actually cleaned anything, the counter stained easily, the bottom piece of wood snapped off simply from me closing a cabinet. 14. We have yet to receive our deposit, it's been months. We did feel some relief after speaking to fellow neighbors around our move out day because they were also experiencing problems with circa and were planning on breaking lease. The LEASING PEOPLE ARE trash very non responsive... Once they have your deposit you will never hear from them again. I'm glad there are other people who experienced them doing this as well. They hate doing their job. They don't even answer they pick up and put up on hold and I've been on hold for 15 minutes. Yesterday they promised a call back I called 3 times and now I'm on hold at 10am crazy HORRIBLE SERVICE . Had to call 15 times since they opened for someone to finally call me back. I used to live in LA and I came back for a visit and went to see my best friend who lives here. So you can imagine my disappointment when I get to this building and realize I can't stay long because the smell is so overwhelming because the building has such poor ventilation. Originally I was going to stay with her in her spare bedroom but had decided to get a hotel and am glad I made that decision because there is no way I could sleep in her unit with the cigarette and weed smoke so strong and she DOES NOT SMOKE! I felt so bad I even invited her to come spend the night in my hotel room just so she could get some "fresh air". If you are someone who is sensitive to smoke smells, STAY FAR AWAY! I am an apartment owner in Texas and this is ridiculous. I evict tenants who are in violation of the lease. Circa advertises as a non-smoking property but they might as well be a vegas casino for all the smoke floating through those vents. Even hotels will charge you hundreds of dollars if you violate their non-smoking policy but clearly Circa isn't doing anything! No wonder so many Californians are moving to Texas - cheaper rent and bigger spaces! And we follow through on our policies! Shame on you Circa! read more

Harassment and vandalism. This review is about my experience with two Circa valet employees. 7:15 pm 7/7/24 I pull up to valet area next to where they were sitting, look them both in the eyes and nicely ask if I can stop really quick for my daughters to switch cars as we were going separate directions. (Moxy was backed up with cars and Circa had zero activity so that was the safest option). They both had blank stares and did not say anything. When I got out to get my girls' bags the female made a snarky comment about me to her colleague right in front of me. I called her out on it and asked why didn't they speak up the first time. The other one jumped in and they double downed on their comments disregarding that they were in fact mute when I asked them directly if it was ok. No accountability. They male came and slapped a warning sticker on my car right in front of me. That is technically vandalism as I was not illegally parked. I was with my car the entire time. Disrespectful kids need training in their job and in manners. What a shame. My family couldn't believe it. read more

It's been 6 months since we moved here and so far everything is been amazing. We wake up with a beautiful sunrises and go to bed with the amazing view of of LA. The staff is really nice, location is great, amenities are the best I've ever seen. The maintenance team is really responsive (special thanks to Joaquin). Really terrible experience in Circa, I moved in for half year, always been bother by the construction noisy from the building every morning, and for recently wee, the music from building itself became really loud every morning, I complained to the management department and they never replied me. And another problem is there are lots of cracks between the wall and floor, which made the cooking smell from next door go through to my bedroom everyday, and I also reported this to them, but they told me that they could do nothing about it!! Update June 2021 - just renewed my lease after being here for 18 months. I'll give you my honest assessment of my time here so far... Pros - Absolutely amazing views... I love waking up every morning and looking out to LA... it's incredible. I never get sick of it. From my unit you can see dtla highrises, most of west LA sprawled out, the Hollywood sign, then close by you can see down into Staples and LA Live (I literally watched the Billboard music awards from my balcony lol) - Amenities are top-notch--to me, this just about justifies the price of living here - Literally across the street from a ton of restaurants and bars and nightlife and a lot more popping up in the area now post lockdown - Staff are actually very on top of it... any issues I've had they always address it very quickly and professionally, this has always been a constant issue with other highrises in dtla - I don't know if I got lucky in my unit in the east tower but I literally never hear any of my neighbors... this is by far the quietest unit I've lived in in dtla (aside from the outside noise). Maybe the walls are just built better. I see other people complaining about the noise sometimes but I honestly have never had an issue... - The people who live here are generally very friendly and all around good vibes - Big plus for how Circa handled COVID... it really felt like they took all the necessary measures and then some to ensure residents' safety and comfort Cons - Expensiveee, even for LA - Loud bangs/fireworks during summer every night that scare the shite out of my dog and it drives me nuts - Sirens several times per day and night on Figueroa - Can get loud after Staples games (but it's also pretty fun) - Construction next door to west tower (live in east tower ;) ) - Doog poop and pee everywhere... honestly this is because of lazy residents, the staff do a great job cleaning it up but could probably be enforced better - This might sound stupid but the over-the-top marble and wood decor everywhere feels a bit too much ha I don't know why it kind of annoys me, it feels a little fake/pretentious but that may be just a personal taste thing... Most of the cons are outside noise but objectively that's just the nature of living in dtla... overall, really love living here and will probably stick around for a while-- read more

Humongous problem here at Circa LA. When I first applied here, I thought it was everything I wanted. If I could rate it 0 stars, I would. We've been living in Circa for a few months and wanted to upgrade to a Penthouse suite. The same woman who helped us when we moved in, was the same one who showed us the Penthouse. Her name is Linna, and she's been the most amazing person ever! She's so good at her job - she made us feel like she really cared about US and our best interest and we truly believe she does. Still to this day. Anyway, we wanted to move in to the 2nd biggest penthouse available and she showed it to us, took it off the market, and followed perfect protocol for the transfer. A few days later, she ran my bank statements - inquired about renter's insurance, and was ready to send the contracts out. Pretty standard process. When she went to get it approved, SOMEONE in leasing showed that penthouse to someone else who wanted it as well, and they claimed they sold it "weeks ago," and forgot to take it off the market/website. This is all after we already got approved and reserved it, got a move-in date and ordered $7,000 worth of new furniture to be delivered to Circa. Aside from Linna and a man named Bryant (who have been trying their best to help us - even to this DAY), the other leasing & the one who messed up, won't talk to us, they won't help us, they won't offer any solutions to the situation other than saying "There is nothing we can do." They just want us to settle somewhere within Circa (at an up-charge to our current rent) to fix their error. Someone else in leasing gave us a tour (without air conditioning, broken window shades) and said: "Well you can just upgrade to this one and it'll be fine." NO it won't be. It's not the same unit we viewed or the one I WANTED. Not the same as the one I RESERVED & ordered furniture to furnish. Plus the new one they showed us was somewhat messed up, but they didn't care.. They just wanted to sell it. We felt very disrespected and the situation was handled very unprofessionally. Someone messed up and now they want us to pay for their mistake. My wife and I easily can afford the payments for the penthouse (I make 9x the penthouse rent per month, on several TV shows, and have over a combined million followers with her) - but for some reason, we get treated like this. I am beyond disappointed and no longer want to spend my hard earned money at a building that treats its residents so poorly. read more

PROBLEMS: 1. SMOKING! they literally let anyone smoke here, all the time! The entire floor and any neighboring apartments (yours!) will get filled with the same smoke due to the shotty construction of the place -- floors and walls are not sealed correctly! Complained to management over 100X and still after almost 2 years, i smell cigarette and weed smoke practically everyday. Need more aggressive screening of tenants for smoking and need to be more responsive to smoking complaints -- threaten to evict violaters! AVOID like the plague if you asthma or just plain don't like the smell of weed. 2. UNSAFE PARKING! i have had my car broken into twice while living here! READ BEFORE YOU SIGN!! Been living in here for a year, I'm very regret for my 18 months lease I hope I should do 12 or even less. Lets start with building, they really use cheap materials in this building, soundproof 1/10. carpet are extremely ugly and has dogs poo urine all the time, no one clean them. You will always smell weed and cigarettes in hallway even elevator all the time. We have some creepy people live in here too, gang bang, drug user, disrespectful staff and so on what a Circus! Trash shoot always broken, they don't come everyday and clean the trash in trash room, and they will always charge 30 bucks in your monthly bill as valet trash pick up service, how funny is that!! I highly doubt they overcharged my electric bill, compared with my previous place it can't be over 150 every month. Secondly, parking, do not drive good car in here, 50 percent chance wheels will be stolen, window will be smashed. People will easily follow you drive into garage. I heard a gun shoot happened at parking garage few weeks ago. People in leasing office they treat you really well before you sign it after that you will need a week to get a call back from them. After reading the reviews on this site about Circa, my wife and I were almost scared away from touring this complex altogether. Thankfully we gave this place a chance and we are now loving our apartment here. We had been touring nearby apartments anyways and decided we might as well see this place while we were shopping around. Michael Gonzalez was nice enough to give us a tour without any appointment set up. The building looks really nice on the outside (bright blue beams going up and down) and on the inside I thought it was just as impressive. It looks and smells new (my understanding is that it was recently built in 2018), and the views from the apartments are breathtaking. Some of the floorplans are a little awkward with a small crevice in the corner that you don't know what to do with, but overall it has been well designed. The amenities are generally top notch (spacious gym, rec room, fireplaces, sitting areas) and the trash valet is a nice touch. The other people in the complex are generally friendly. We find that often times if you encounter someone else in the elevator or hallways, they like saying hi and introduce themselves. I'd like to address some of the concerns we had after reading the reviews which we now have some firsthand experience about after living here: --Packages - we didn't receive a package at first because Circa uses a service called ParcelPending, lockers where the mailmen can store packages for you to pick up 24/7. When we moved in there was already another name assigned to our apartment in the ParcelPending system (the last tenant that lived in our apartment) which created some confusion and as a result we didn't get a notification there was a package. This made it seem like the package is lost, but a quick call to ParcelPending support cleared things up. I recommend any new tenant to call ParcelPending proactively to resolve this issue before ordering anything. --Parking and Theft - they have parking area for tenants on the 6th/7th floor of the garage and the B1/B2 floor. It definitely seems like a reasonably secure area on both sections, and on every floor we have seen someone from Circa's team watching the floors as you drive up or down. Furthermore, it appears they have listened to the bad reviews by the time we had moved in - we found that there are in fact cameras placed in the resident parking section (though it's possible they might not provide full coverage of all spots, it at least seems to have surveillance over many of them though). --Neighbors Smoking - we did encounter that one of our neighbors was smoking weed every day and the smell seeped through into one of our bedrooms. However, this was easily resolved after talking to the maintenance staff, who showed us a simple solution - all that is needed to do is insert a little insulation where smells can get through between the windows of multiple apartments. --Noise - we have not heard any noises from other neighbors while in our bedrooms or living areas, but every once in a while if you are near the front door you can hear someone else outside if they slam their entry door open/closed. Also, we have a window that faces the Staples Center which means during big events (e.g. Lakers games) you can hear general murmuring of crowds/music from all the people and events outside. It isn't loud where you can't relax, but anyone who needs absolute quietness to sleep may find this difficult to deal with. I suspect that in general anyone who wants a pitch quiet environment knows better than to live across from a major sports stadium. --Quality of Appliances/Furniture - upon moving in there was a broken cabinet, and we found that one of bathroom drawers was loose as well. This also was easily resolved by the maintenance staff within minutes. I wouldn't say the equipment/appliances are world class, but they aren't the cheap stuff either. It met at least my minimum expectations of what a luxury apartment should have. And finally, I would like to give Omar and Abel from the maintenance team a personal shout out - they have been quick to resolve any issues or work orders we have had. Anything we have needed was taken care of typically within 24 hours and this has been a big difference maker for us, that the staff actually seem to care about making the experience living here a positive one. read more

After an extensive search across LA, I moved into Circa LA in August 2019. After one tour with Michael Gonzales, I was hooked and knew this place would be perfect. Apartment features are beautiful, bathrooms are size-able, and the floor to ceiling windows always have a "wow" impact upon entering a unit. I've lived in luxury high rises in the past and can say, the amenities are top of the line at Circa LA, the customer service from all staff (leasing, security, parking, etc.) is always great, and my fellow residents are cool. The building hosts events/mixers with drinks & food, and there are occasionally exclusive movie screenings at the movie theater nearby. Did I mention the proximity to LA Live and the Staples Center? For a sports fan, being walking distance away is clutch! My favorite feature is the gym which is a residential equinox in style and machines. It has great views of downtown and there are a ton of machines, a dance/yoga studio, heavy boxing bags, ropes, etc. It's easily the best residential gym I've seen. I've been looking to move to DTLA for a minute and toured several buildings in the area. As you can see from my profile and review of my previous apartment - I'm trying to keep it fair (and oh well, I hope they don't take it personally). However, I've checked reviews on here (beforehands) and addressed all of my concerns at the time of the tour. I mean people bring up noise issues a lot, higher pricing and such. Well, here is what I'm thinking (yes, It might be a few dollars more), but: + you get a little better location - takes you no time to get to the freeway (if CHP isn't looking (no, not trying to suggest anything)); + new building (and, likely, nobody lived in your apartment before) with decent appliances in your apartment. Everything works so far and my power bill isn't Buckingham Palace alike (building is energy efficient, yeah I know - sounds sketchy but true); + people mention amenities - you get most of it, besides movie theater (idk if it's critical for you to have). Everything is well kept ( I mean there is ping pong table with everything you need to play (I've checked)). And there is car wash in the parking structure, for ultimately time efficient people (or lazy like myself). Guys would come to your apartment, get keys, wash the car and bring the keys back (decently priced), so there you have your touch of luxury; + not sure why leasing office gets so much heat on here. Linna helped me out with everything. I've asked a few dozens of questions, looked at all of the layouts, arranged my move in, parking situation, utilities and everything else. Every time she was there for me, answered all of the emails and always was in touch (even when I had questions after moving in). That's 10 out of 10. I should probably get them bottle of wine or something; - if you worried about noise - get an apartment higher up or facing west. Downtown isn't a quiet place (like Topanga, for example), so it's hard to blame Circa for it. As for neighbors, I could not hear anyone so far (somebody was talking about intimacy on here and how you can hear thru the walls, I hope my neighbors are all good because I don't hear anything); - sometimes downtown might be sketchy, besides the noise, you could see a lot of strangers wandering around and might get reasonably concerned about likelihood of someone breaking into your car. There is that. But, at least, Circa has bunch of cameras and security on site 24/7; - building is still developing, there are spaces on ground floor being worked on, so hopefully something good would appear there. I think It's good overall if you can manage deal for yourself and find exact floor, view and layout you like. Don't worry about $1.5 coffee charge. It's still not your Slayer Espresso and likely you would not be using this point as your decision maker. In case you wonder why I rated Circa solid five stars despite whatever disadvantages there could be? Well - sunsets. One of the best spots to watch sunset in downtown is right on the patio, overlooking Convention Center (fireplace would add up a little coziness). I mean, we all know from "Knokin' On Heaven's Door" how important this is. (Second best place to watch sunsets is my apartment, but this story is for another time). read more

This is the review of the parking lot. I parked on the third floor and someone broke in to my car. My car was a mess. I talked to the security guy they basically don't care and told me to report it to LAPD. The problem is this fucking expensive management DOESN'T have cameras in the parking lot so what good if I report to LAPD but there is no evidence to support to catch the guy(s)?! If you guys really care you should the very least install cameras and install some kind of security so NOT everyone can access the parking lot unless their car is parked there. GREATEST EXPERIENCE WITH OLESHA! She actually cares about you, as opposed to being "inconvenienced" whenever you need help. We used to live at the DaVinci apartments downtown and the service there was a shame, but Olesha at Circa will make you feel like she's on your side.
