UPDATED 3/11/26. Here's what I had to deal with ever since they redid my patio:…read morehttps://youtu.be/tA2aaeo_bbM Original Review back in 2024: Do NOT hire them to do your patio. I had them come re-sand and reseal, and the sand filled in is falling apart on one side of my patio as well as the edges in only a few months. They came a second time to try to fix it. Told them to let me know when they come because I want to be there whey they start so I can see what they're doing. I did not trust they were doing it well. They came out but didn't let me know and only after they had started, they came to me. That pissed me off, because I explicitely told them to wait until I am outside with them because of that and that I had questions. That request was blatantly ignored. Now about a couple months later, that sand is falling between the cracks and soft to the touch, I can literally compress it with my finger and I now have sand missing between cracks all over the place on one side of my patio again. There's no way they sealed that because that sand wouldn't be soft to the touch and able to compress with your finger! It's not only soft, they don't even put enough sand in it let alone forget to seal the damn thing. The second time they came out, they try to blame it on water, as if I'm an idiot (sure after a few months I expect this to all fall apart). There's nothing that would cause this. Regular rain shouldn't cause a $2k+ job to fail after a few months. The prior company who sanded this patio, the sand was not falling apart like this anywhere. Even after 5 years. Now I'm going to have to refill that sand and fix this myself. Maybe learned a lesson, just do this stuff yourself. Do it right the first time and you won't have reviews like this. Or customers that annoy you because you can't do your job well. They claim "warranties to match our underrepresented workmanship!". What warranty? I got no warranty and even when they come to fix the mess up, it still falls down. Anyone gets rain, even down pours. It's very clear what areas they did not do properly because the rest of the patio is holding ok. I expect a job to last a few years not a few months. Rain and nature happen, we expect this to hold up at least on average 3-5 years. I'm just going to seriously go back to Menards, there's a mexican guy there who knows a lot about this, and he's told me how I can just fix it myself and save money. He explained the different sealants, etc. and the pros and cons. That's exactly what I am going to do. No more hiring people for this. The ants are even crawling into the cracks now. Good times, right before it starts getting cold outside. So glad I have to spend a couple hours fixing this sh** now. I don't normally go out and rant like this but any moron can see this is not done right. More here on my actual patio, see the problem first hand: https://www.youtube.com/watch?v=xm8h2ZUq88A How it's supposed to be: https://www.youtube.com/watch?v=PMu1l2ure4M https://www.youtube.com/watch?v=mRGi6xa9ALo https://www.youtube.com/watch?v=Qi-KeIcv-Kk You do your customers right. You f up the job, you redo it. I expect the craft to be done well. You make mistakes, you fix it. You don't just tell people it is what it is and make excuses like you did with me after the fact.

It took a few days to get in touch initially and receive an official quote and invoice. Once…read morescheduled, the work itself was completed quickly, which was appreciated given that this was an emergency request around the holidays. The repair appears to address the immediate issue, though it seems like the minimum work needed to stabilize the problem. I plan to have my regular contractor review it to confirm it will hold up as long as suggested. Where my experience fell short was after the work was completed. Within ten days of receiving the initial invoice--which did not list a payment due date (after paying the requested 50% deposit on time)--I received repeated payment messages, text messages, a Zelle payment request, and messages referencing collections and credit bureaus. I had already attempted to submit payment, but my bank indicated the transaction was rejected, and I notified the company of this. After raising concerns about the escalation, I was then told the invoice total had increased due to a late fee that was not disclosed on the original invoice, along with a revised balance and due date added after the fact. The original balance was paid in full prior to this review, but the speed and tone of the billing escalation--and the introduction of retroactive fees--did not align with the level of professionalism I would expect from a consumer service. I'm sharing this for transparency so others understand both the work process and the billing communication approach.

I've hesitated to post this review. I started it a month ago. I've struggled with appreciating that…read morethe owner of this business was an honest, good guy, and his team was respectful of my home. I had a bathroom remodel job started and the original contractor, after doing demolition work and horribly laying the flooring, started no showing on me, so I had to search for new contractors in the middle of the holiday season. That's where Rosas came in to help. The quality of work on my bathroom remodel was less professional than I expected. It's a few months since the project was completed, and I'm constantly noticing more and more issues. The paint job has to be the worst I've ever seen. They clearly didn't prime, there are brush strokes and areas not even painted, the painted over my vent covers, and paint is cracking in some areas. I've noticed leaking from my shower because either they didn't seal the tile properly or the door. So I can't even use the shower. After the original "completion" of the project, I had to call them back a few times. Once, because 1/3 of my shower tiles weren't grouted. Then, the grout is two different colors. My light fixture isn't centered, and it's hung too close to the mirror, causing the glass fixtures to hit up against the mirror. I would identify the team as laborers, not skilled trades people. I splurged for marble tiles for my shower floor and the cut around the drain, and the mismatched and thick caulk around the ends looks messy and takes away from the beauty of the tile. Then, new baseboards were installed, but there was such carelessness that the boards don't look new. There's paint dripping and scuffs in them. Just sloppy, DIY looking work. I could go on, but you get the picture. Again, nice people but the work, meh. Now I have to bring a third group in to repair, repaint, raise and center the light fixture, and do my floors (they are not responsible for the horrible flooring job) and figure out the issue with the leaking water from the shower, which has also now damaged the baseboards. Leaking appears to be happening because the instep into the shower wasn't properly sealed. #frustrating
