My history with Rubin Properties dates back to 2003, when I first became the President of my HOA. My building had been happily using them since previous to that year, but when I became President, I experienced all the reasons why. I grew to become particularly impressed with one of the company's property managers. She was quick to respond to my emails (most times, within several minutes), and would meet my high standards of detail orientedness by copying all involved parties, with every single detail answered, checked, included, balanced, and unquestionable confirmation that the job was DONE. She impressed me even more a few years later when one of our condo owners discovered a leak and we had to do mold remediation. Our insurance company denied the claim, and it was only after this property manager pushed and appealed that they finally conceded and covered ALL the costs incurred by this issue. She personally saved my HOA around $15k - a HUGE win. She also re-negotiated the contract for one of our monthly bills, saving us $1,700 per year. My Board was super impressed with her email on that subject, because we didn't even realize that contract was negotiable. Fast forward a few years, and who do you think bought & took over Rubin Properties completely? My favorite highly detailed property manager, who already had a history of saving us money and providing excellent customer service: Heather Miller. Since taking ownership of the company, Heather modernized with an upgraded website, automatic dues payments, & online access for my Board to view copies of any invoice/payment, anytime. She has used her own high standards as a baseline & has mentored and taught her current team well; Alyson & Matt are the property managers on her team who have consistently given me & my Board excellent support in times of emergency or routine maintenance, for years now. I know that Heather drives her team hard to support clients' needs - and she also rewards their hard work with lunches, dinners and team-building escape room challenges (nice, right?!). Plus during this pandemic, keeping each team member safe & well has been a priority. It makes me even happier to know that Rubin Properties consistently does such a great job for my HOA and our building AND it's a woman-owned business with a healthy workplace culture that values employees. The worst! You are lucky if you hear back and forget about getting work done at all or in a timely manner. Christine was terrible. She finally left and was replaced by an equally terrible Alyson. Not only is this company consistently disorganized, provide the most EXPENSIVE repair people and force our condo board president to go through financials/estimates/service fees on a monthly basis, but they will also completely GOUGE you on fees when it's time to sell your condo. I was charged $900 (includes a $100 "rush" fee) for HOA Document Fees and HOA transfer fees when I sold my condo. Yes, you read that correctly. $900. Average going rate in Los Angeles is $200-$300 for this type of service. Not only that, but when I asked for a discount on services and provided going rates of several competing property management services, Heather told me "If $800 is too much for 3 hours of work, what about the $30,000 your agent gets for 8 hours of work?". I guess that's how property manager's treat the owners they service these days. If I could rate this a 0 I would. There is no score low enough on Yelp that would satisfy a rating with this company. Update: As seen below by Heather's comment, I'll let you be the judge. Is $700 plus a $100 rush fee fair for transfer a few documents and update a family name in their database? We are a small, 12 unit complex. Rubin does not manage our key fobs, security gates or mail. When I asked for a reduction down to $300, I was told this is what Rubin charged in 2011. Heather took over Rubin in 2016 and raised prices by 233% to illegal levels (as condo owners, please read your Davis-Sterling rights). I guess 233% inflation in 8 years is justifiable by this crook's standards. Do your research, plenty of other decent property management service companies out there that won't F you over when it is time to sell your condo! read more

Would give Rubin negative 5 stars if possible. Heather(owner) is in over her head. Hires incompetent staff. Estimates for repairs are exorbitant. Example HOA requested bids to replace our water heater. After calling, emailing, requesting multiple times they finally provided a bid for installation of 1 one hundred gallon water heater. HOA provided complete specs. Even though I requested at least 2 quotes we finally received 1 quote for $23,600.00. Yes, you are reading correctly. We requested a bid from our plumber(not recommended by Rubin) $6800.00. Quite a difference. We had bids on file provided by LBPM, our former management company, bids ran $7,000.00-$8,000.00. Additionally Rubin is unresponsive. Left repeated messages and sent emails to Rubin for copies of current paid invoices. They ignore requests and emails. While I do not recommend LBPM by any means, I would recommend staying away from Rubin Properties. They are actually worse than LBPM. Do your self a favor and look elsewhere. read more

Horrific service. I left messages with the owner (Heather) about our manager's horrible service, and calls weren't returned. Then, finally, Heather had the person I was complaining about return my call rather than doing so herself!... Finally, she fired him. A bunch of different managers rotated through after that. One paid a previously paid invoice of $200. When I caught the error, nothing happened. They said they assumed we were using their system where the Board had to approve invoices. No one had ever told me such a system existed!...We were given horrible advice about a loan: It was paid off early, yet Heather kept insisting that we should continue charging owners their payments until the original due date - which was about 18 months away. (The Board did not take that advice.) ...We finally were assigned a manager who was organized, but she had a huge attitude. SO rude. Then, they raised their rates a lot while lowering their services. Heather insisted that Rubin was offering "market standard" services, but I looked around and found that was not accurate. I'm so happy to now be with a company that charges less, is lovely to work with, and is extremely knowledgeable. Stay far away from Rubin. ...Oh, the person who originally recommended Rubin to me has also changed management companies. read more

Very biased company. Treats HOA board members first. Other homeowners second. Has not spoken on a disgusting mold issue that has been reported multiple times. Only communicates with board members which is not effective and is lazy in my opinion. The building is looking so ugly. The walls are dirty and scaling off. The carpets need to be replaced. Leaks everywhere. The metal gate is falling apart and needs to be repainted. The entrance walkway is cracking. I just wonder where all this budget money is going toward... My property in Hollywood has been with Rubin Properties for over a decade and I have been a board member for the last 4 years. I 100% echo the reviewer who commented that this company has not always cleared a high bar but has seen a drastic turnaround working with Melanie. The last several years were particularly rough, pandemic aside, until we started working with Melanie as our property manager about 6 months ago. She is 5 stars and more!! In the short period of time she has been working with our property we have managed to get more done than in the past several years combined including a number of big projects. She's right on top of every request. No more constant following up with no results. She takes care of issues and contacts vendors immediately. This spring we had a MAJOR flood that caused extensive damage throughout the building and we are on the path to full repair within 6 months all thanks to Melanie's dedication to her work and making sure things are handled timely and properly. Based on our previous experiences in the last few years, I shudder to think where we would be in this situation if we didn't have Melanie as our manager. The work ethic and time she has put in to restore our building as quickly as possible is unmatched. Even our insurance agent has noted what a great jobs she is doing for her first time dealing with this level of disaster. I've also noticed the caliber of the vendors willing to work with our building has gone up since working with Melanie and they always speak highly of working with her on their end as well. If you're an HOA considering a management company, STEER CLEAR. I'd give them negative stars if I could. One of the HOA board members brought Rubin Properties in years ago (I suspect some improper motive/bias --kickbacks?-- since we never had a problem with the previous company), and since then it's been a nightmare getting the simplest of things done. Irv often completely neglects to respond to requests, so that you have to keep calling or emailing. Even when he does respond, it's usually to give a non-answer or say that he'll "check" -- and then he never gets back to you. I was a board member for a couple of years, and even though we had several serious discussions with Irv about following through, he continues to drop the ball every chance he gets. Basically, it's like we pay him to make everything take 10x as long -- he doesn't do *anything* unless specifically asked, several times. Owners and board members literally have to ask him to do every single step anytime something happens -- we have to tell him to call a contractor, to get the estimate, to send it to the Board, to get multiple bids if needed, to schedule the work, etc., etc. -- with weeks or even months going by and multiple reminders needed before anything happens on each and every step. For six months now, 20% of the units in our building have been experiencing water temperature fluctuations, and every time we ask him to do something, it takes a month before we even hear back, and still nothing has been done. If we had the same rights and protections as rental tenants do, his "management company" wouldn't survive ten seconds. read more

When they assumed their role, they began providing a level of professionalism that had been sorely lacking from previous property management organizations.
