Absolutely the worst property management company around. Margo has been the witch of this company for years and her bold and aggressive approach, coupled with her chummy relationship with builders back to her early days with Northpark make her one cold fish. I finally sold my property and her PM had 20 days to cancel the auto-debit after escrow closed. They failed to complete an easy process and defrauded me of $176. The other HOA didn't have their arses so blocked by sunlight and managed to stop the auto-debit. I've had to put a stop payment on the fees and they want 2 weeks to get me my money back? That's worth a trip to the police department to report unauthorized access and small claims for the return of funds I am out. If you're thinking about using CrummackHuseby for property management, run the other way. If you're thinking about buying a property where they are the property managers, find another home. Look at their budgets -- they charge for everything and you get nothing. $15,000 per year for their POS website?? What a joke! read more

We recently purchased a house that is managed by CH and unfortunately were not privy to an unapproved alteration made to the home by the previous owner. After my HOA made a few failed attempts to contact me while I was away, the matter was turned over to CH for resolution and I was put in contact with Kelly MacInnis. Over the course of a week or two, Kelly and I began emailing back and fourth regarding the situation and before I knew it, a peaceful resolution had emerged - all thanks to the diligence and expertise of Ms. MacInnis. I was apprehensive about buying into an HOA at first but after discovering that we have a team of reasonable and approachable people on our side - I couldn't feel more at home. A homeowner's association can be great if you don't have to deal with them. Unfortunately , this HOA's main goal is to take your money, charge you incredible penalties, and have zero customer service. This HOA will bombard you with emails telling you all about the great things they are doing but you won't get any email about your auto pay being cancelled or your rate going up. My first bad incident occurred about 1 year ago. I got a notice via certified mail saying that if I don't pay them then they will put a lien on my home and eventually foreclose upon it. That was strange to me because I have the payments set up on auto pay. Every month $35 was being sent to them and I didn't even think about it but apparently they raised the price of the HOA to $40 a month. I have no problem with that but their wonderful autopayment system does not charge me $40. It charges me $35 still. So for almost 2 years I am underpaying my bill until it reaches around $200 past due. That is fine, I will pay that $200 but wait... They are charging me another $135 fee for sending me this fancy letter telling me that I am past due and they are going to foreclose on my house. That is where I have the problem. I get no notice. No phone call. Nothing. I am sure that someone has to approve the $135 fee. Maybe they should try calling and saying, "Hey friend, you have been paying us short for the past two years, you should pay us the balance you owe or we are going to have to charge you a $135 fee." But instead they go straight to the $135 fee, with no notice. After several emails, all I got from them was, "Not our fault, you should have checked your statements." Great customer service, guys. Top notch. Oh wait there is more. Now I got another fancy certified letter a few days ago saying that I am $200 past due and there will be another $135 fee. AWESOME. I was sure I changed the auto payment to the right amount. Mind you, I rarely get my statement in the mail due to the rampant mail theft that goes on in my area but that is a different story. Looks like my autopayment was cancelled and I haven't made a payment since May. Why was my autopayment cancelled? I got no answer as to why that happened. And again, there was no warning that I was going to get charged the $135 fee. So I emailed them hoping for some ounce of humanity. I explained to them I had no idea I was not being charged. I told them I have not received any statements. I told them my mail gets stolen which I have already reported to the HOA, the post office and to the police. I will pay what I owe but please waive the $135 fee. This is what they told me. "We are sorry you don't receive your statements but ultimately you have to make sure you make a monthly payment." Wait what? They didn't tell me why my autopayment was cancelled. And how am I supposed to make sure that my payment was made when I don't get a statement. Oh you want me to check my bank account to make sure the $40 was taken out of my account and sent to you? THAT IS WHAT AUTO PAY IS FOR. Please reevaluate your customer service guidelines. read more

If I could give a negative rating I would. Hope and pray your community never has this company mange your HOA and whatever you do NEVER move into a community managed by them. I have had several issues which I will update with details, however I wanted to make sure to get this 1 up. The current issue we are dealing with is a fine for replacing plants that have been missing for over a year and now Jamie Gould of Crummack and Huseby is stating my backyard construction performed earlier this year is to blame. This is because I have expressed my frustrations to Jamie and not in a kind manner. If you have the pleasure of moving into Baker Ranch I would advise you kiss Jamie Gould's backside and not express any displeasure otherwise she will come after you. Jamie and her Associates are allowed to write up any violation they please with little to no proof then it is the responsibility of the homeowner to waste there time, show up to a board meeting and prove innocence from these claims, no matter how ridiculous they are. I may think I was living in a lawless, third world country if not for the pools and parks (which are slowly not becoming worth it with the hell Jamie personally has put us through). UPDATE - per Paula G. Response Below: *First I would like everyone to know that I asked Jamie for her higher ups contact info as I was displeased with her as well as a hearing with the board at the next meeting with her last Thursday, 4/26 and was ignored, I then followed up with her stating I had not heard anything on Friday, 4/27, I was still ignored. I then followed up again on Monday, 4/30 where I had to ask for an IDR so she could not ignore me per the rules and regulations and she finally responded saying she passed along my info to her higher ups on Thursday, 4/26 and they would get back to me. It is funny to me that as of today, 5/1 I still have received NO e-mail from any higher up at Crummack and Huseby regarding this, however I write negative review on yelp and BOOM I get a response within hours. Seems pretty clear that Crummack and Huseby cares a whole lot more about their reputation than the homeowners they say they service. *Second, this is very far from the first time Jamie has been rude, misleading and downright unpleasant to deal with (I have it well documented), but I appreciate the apologies none the less. *Third, no need to clarify misconceptions as I think my review was pretty clear. I understand how an HOA works and don't need a lessen that the board is handing down the judgement (I have my own issues with this, however this review is about Crummack and Huseby and specifically the vindictive and/or incompetent behavior of their Associate Jamie Gould). Crummack and Huseby likes to push ALL the blame onto the board because they made the decision. However, as my review stated above, Jamie and her Associates are allowed (stop acting like Crummack and Huseby has 0 part in this) to walk around and write up whatever and I mean whatever violation letters they want with little to no proof of the violation and then the homeowner is tasked with having to come prove they are innocent, shouldn't the people writing the violation letter have to prove guilt, not the other way around? Paula, to clarify the point to you that I am trying to make, I feel as though Crummack and Huseby who is last time I checked paid by Baker Ranch to enforce said rules, is initiating this frustration in the first place and causing stress and inconvenience to homeowners even before judgments are passed by the HOA, so YES Crummack and Huseby is responsible for my frustration as well, stop with taking no responsibility for your actions, it is childish. *Lastly, regarding this issue that I have touched on here (it is far from the only issue, just the most current and outrageous) I literally received NO photo evidence of the "damaged rosemary bushes" that were replaced and I was charged $74 for (I will gladly post photos to Yelp to air all the dirty laundry). Now Crummack and Huseby and the board are telling me they had enough evidence to charge me money for "damaged plants" they have failed to show me, I asked Jamie for this evidence to which she told me, "we have nothing further to discuss and that she sent me all the evidence, yet nope no damaged rosemary plants in any photos sent my her". To top it off, when we originally received the photos of the "damage" they sent us 2 photos that were not even our house (incompetence) and 2 more photos of damaged grass that they knew was already damaged (hints why I didn't get charged for that - yet I had to point out this out to Jamie). Do you want to know why I have yet to see a photo of "damaged rosemary bushes" because they don't have any. Why is this, because they tore out those rosemary bushes over a year ago and NEVER replaced them and now they are trying to charge me. Why? simple; one of its many non sense HOA rules, is that you are obligated to sing a waver releasing all of its employees, (officers, employees, directors, managers, etc) from any liability and promising not to sue then for any reason, including injuries, losses, or any actions arising out of, or resulting from association facilities, or any of its functions, in the event of a even injury, or any action caused by their negligence. Even further, you must, with full knowledge, sign a waiver that call out the section 1542 of the California civil code and all of its provisions, from, again, releasing them from action, injury, loss, etc, due to the negligence of this "Property Management" Make your homework before you get in their "management" read more

Great experience with Crummack Huseby across all areas of their staff but in particular our property manager Cymoni is absolutely outstanding. I've been HOA president for the last 3 or so years and Cymoni helps us navigate through the various issues with experience, knowledge, patience and a smile. She's direct, honest, and thorough. It's critical to have a good HOA/Management Co relationship as sitting on the board is a thankless (and often brutal) role. Partnering with Cymoni makes it bearable and at times even fun. read more

I knew Dana Davidson, VP at Crummack Huseby, when she was the CEO of Amber Property Management. I am a board member at Del Prado HOA in Laguna Niguel. I really enjoyed working with Davidson. She was able to smooth out conflict among our board members. She even mentored me on how to be a better board member and her advice paid off. The fact that she is now working at Crummack and Huseby makes me think that this firm is probably a first class company. They do have a three star rating at Yelp which sounds low, but in truth, that number of stars makes them the highest scoring property management company that I have reviewed for Orange County, CA. read more

This is my first time live in a townhome and work closely with HOA management. I heard a lot of negative comments about how hard to communicate with HOA personals before. But I had totally different experience since I moved in our new home in Irvine last year. I felt so lucky I have the nicest HOA manager, Jessica Roberson. She is always courtesy and quick response. She is not just stopped at nice conversation. She takes action right away. Once the fire alarm of our building started beeping for some reason. Jessica arranged work and got it fixed within the same day I reported. A tree in our front yard died, and we found a pile of dirt next to the tree. So I guess there might be termite issue under ground. Jessica assigned termite professional did inspection, then gopher person formed treatment, then the gardener planted a new tree in my front yard. All of these happened within a week! Now I felt my life is so easy. I don't need to worry about anything outside of my house. I am in good hands. Thank you, Jessica. read more

Here's the thing, no one like property management companies. Personally, I hate them. Especially the one's who run the building I lease for my business.(F* you Sperry and ESSEX!) However, my hatred for PM company's has diminished slightly after I interacted with Jamie B. at Crummack. My sh*tty neighbors drive recklessly, they feel that our community is their personal racetrack. Mind you, I live among very affluent and entitled people. They're terrible. However, Crummack has taken the initiative to attempt to stop these boneheads from driving like boneheads. We'll see what happens... I also spoke to Jamie B. A few months ago because a poor bird crashed into a glass door at the pool house. I called Crummack and they disposed of the dead bird immediately. My one gripe I do have because they are a PM company is this. Dear Crummack, I think you guys wasted paper And postage on sending me a letter to bring my trash cans in. I mean, the entire block is getting their landscaping completed. I really don't think my Waste Management bins are really destroying the aesthetics of the neighborhood. I mean c'mon, really? Our account unfortunately went through a lot of issues and was in a terrible place due to some transitions that took place within the company. Twice she has come to our rescue - first time, was when a painter was ready to head to the paint store and we weren't quite sure of the exact color/paint number of our stucco. She called me back within 5 minutes with an answer/solution. The second time, was when a common area tree was shedding purple berries all over our sidewalk, front lawn and driveway. When people would walk along the sidewalk or cars would drive by, the berries would squash everywhere leaving the pavement an awful mess. This company is as lazy as they come. I have lived in my community since it was built and we have had nothing but issues with this organization. At this point, I am positive that they are mismanaging the community funds. Our community pays for a street cleaner that I have never seen in the 8 years of my community existence. Yes, you read that correctly, we purchased our home when it was a plot of land and saw it built over the course of a couple of months. Our community went as far as paying for landscaping that wasn't being conducted and I routinely have dead plants around my home. Most recently, an ant colony has wreaked havoc around my home even though our community allegedly pays for a pest control company to spray monthly. The best-case scenario here is that this company goes under and we get a new HOA. read more

OMG! These people are unethical and not transparent. They are disorganized and uncooperative as to reviewing our HOA books. Either they are incompetent or corrupt. It's been at least a year haggling to meet up at their offices to review our books and see how they are bidding and documenting the bids. They collude with board directors and then allow board members contract work to the tune of $11,000 approx a year for washing down the patio furniture at our VERY small pool area once a month and then cleaning the bathrooms once a week. What a joke! It even stipulates in our governing documents that no board member may receive economic benefit. They don't represent the homeowners but the board members. These guys are a bunch of hacks! They make up excuses for everything and delay getting back and resolving issues. Their recommendations are not to benefit the homeowners but the board. Unscrupulous company in my opinion and I would NEVER hire them for anything. Our HOA manager, Sandi Gibson, refuses to personally meet with me to review our books. She makes up excuses that she has a baby and works from home. This company is a mess! Our landscape company destroyed my front yard and she refuses to do anything. DO NOT RECOMMEND!!! I just moved in a very expensive complex in Irvine and 3 weeks later they had my car towed. The first day they gave me a ticket and I was told it would be removed and not to worry about it. Then 2 weeks later my car was towed over night by patrol-one illegally and I tried to figure out why. They gave me some BS response and said I need to fill out an application that I already did 3 weeks ago and now won't return my calls or e-mails. They have no clue that patrol-one is actually scamming tenants by towing cars illegally and use a certain shop for kickbacks. See patrol-one yelp reviews on how several others got cheated like I did. I guess I'll have to move forward with a law suit as they refuse to even return my calls. I guess that's there way of welcoming me to the neighborhood! read more

Two weeks before I was about to deliver my newborn we had an unexpected pipe burst in our nursery. Since it was the weekend off hours, I had no way of reaching the anyone via phone. I recall corresponding with Jessica Roberson on previous HOA emails. She responded ASAP even though it was her day off and advised the pipe repair company that the HOA uses. For the next few weeks, she was amazing in all follow up inquiries regards for claims and vendor needs. She even coordinated all communication with the board in payment and really reduced our anxiety amongst everything else going on.
