I just moved in a very expensive complex in Irvine and 3 weeks later they had my car towed. The first day they gave me a ticket and I was told it would be removed and not to worry about it. Then 2 weeks later my car was towed over night by patrol-one illegally and I tried to figure out why. They gave me some BS response and said I need to fill out an application that I already did 3 weeks ago and now won't return my calls or e-mails. They have no clue that patrol-one is actually scamming tenants by towing cars illegally and use a certain shop for kickbacks. See patrol-one yelp reviews on how several others got cheated like I did. I just wanted to express my gratitude for Crummack Huseby Property Management.  5 STARS!!!  After the first week Crummack Huseby took over The Village of Coto De Caza, everything became so much easier for everyone: Contacting management, email responses, one on one support over the phone.  Their team even made themselves available in person a couple times during our board meetings at The Country Club.  Their staff goes above and beyond to help their clients.   Kelly Macllnis (Architectural Coordinator) at Crummack Cussby is nothing short of amazing.  Kelly always takes the time to listen to any of my complaints, sends me necessary paperwork for projects, keeps me in the loop with approvals or denials, etc.  She responds to emails in minutes, most Architectural Coordinators take days to weeks.  Crummack definitely wouldn't be the same without her. read more

OMG! These people are unethical and not transparent. They are disorganized and uncooperative as to reviewing our HOA books. Either they are incompetent or corrupt. It's been at least a year haggling to meet up at their offices to review our books and see how they are bidding and documenting the bids. They collude with board directors and then allow board members contract work to the tune of $11,000 approx a year for washing down the patio furniture at our VERY small pool area once a month and then cleaning the bathrooms once a week. What a joke! It even stipulates in our governing documents that no board member may receive economic benefit. They don't represent the homeowners but the board members. These guys are a bunch of hacks! They make up excuses for everything and delay getting back and resolving issues. Their recommendations are not to benefit the homeowners but the board. Unscrupulous company in my opinion and I would NEVER hire them for anything. Our HOA manager, Sandi Gibson, refuses to personally meet with me to review our books. She makes up excuses that she has a baby and works from home. This company is a mess! Our landscape company destroyed my front yard and she refuses to do anything. DO NOT RECOMMEND!!! Terrible and unorganized. In 2016 we sent in PE to have a Ring Door bell installed. Received a violation notice 3yrs later. Emailed Melissa Luther, who I originally sent my form to in 2016. She tells me that they don't have it on file even though I just forwarded the original email to her with the original form. Their incompetence is limitless. We sent in photos of our garage with 2 cars in it before the deadline yet we receive a violation notice dated 2 days before the deadline stating that we were in violation. Do they have a crystal ball telling them we were going to be late? If so, they might want to have that thing checked, its broken. Today they have trucks trimming palm trees in front of our homes while people are trying to leave for work. No notice so that we can all make arrangements. This company is the worst and I will be doing my best to get rid of them for another company. read more

Worst HOA management company I have known so far. I don't even know why we use them in the first place. Paying $100+ per month without getting anything much in return. The support line is a joke with no one answering or goes directly to voice mail. Staff there seems clueless. Just today, I got a citation letter saying that an exterior improvement was not approved prior. Good thing that I have the approval with me but still need to go back to them to present my case. What a waste of every one's time. I would give a zero star if I could. read more

I just wanted to take a moment to advise Crummack Huseby that they have a wonderful representative in Jennifer Norton. Our Shea home in the Brookland community in Baker Ranch has a beautiful courtyard in front of our home with a BBQ, large fireplace and permanent picnic table surrounded by roses and boxwood hedges. Unfortunately the roses and boxwood hedges had not been tended to (trimmed/cut back) for sometime. The lawn also was started to burn out. I mentioned this situation with Jennifer and she immediately went into action and got the new contractors to spent most of last Friday to correct the situation. This company would have a lot more good reviews and much less employee turnover in the Architectural Department if they had SOPs (Standard Operating Procedures) in place for their employees. I have trained employees throughout my 38-year career and have never experienced such poor training and treatment in all of the years I have worked. The Architectural Coordinator training was absolutely atrocious! I started an SOP immediately because I quickly realized that the department sorely needed one for future employees. I was expected to quickly learn, but was not given the tools to do so. Instead of management understanding the situation, I was let go. This was the most unnecessarily frustrating experience I have ever witnessed. It is understandable to me now why their turnover rate is so high for this position; it is sad and unnecessary. read more

After having some contacts with the organization regarding different homeowner maintenace issues, I am starting to see and understand the folks with the one-star review. Kelly working at the front desk has a horrible attitude towards any residents coming in to ask a question. If you call, no one calls you back so I went in. She is rude, belittling and argumentative. I hope to never have to deal with her again the next time I have to ask a question. Feels like my $200 a month in HOA dues are going to waste paying her salary to sit there and be so awful at customer service. One of the worst Property Management companies I have ever dealt with. This would be my 4th company I have had since I have owned several prior homes with HOAs. This by far has to be the worst. They (Danielle) literally never responds to your emails, they switch out managers constantly therefore losing all continuity. There has been recent talk about dropping them and finding a new company. One that is organized and at least responds to residents. People need to keep in mind that you are not obligated to use this company. Any community can shop around and switch management companies. That is hopefully the plan in our community in the very near future. read more

Been with West Irvine for over 10 years, we been bothering by this property management company a lot recently. We have been told our interior window treatment is not allowed when they spent over 15 minutes and could not find any rule about window treatment. To the end, they just shown us a "unsightly", which does not say anythig about window treatment either. When we mentioned other residences' window treatments in the same community are obviously very "creative" and "colorful", they started to change their aggressive attitude to silence. So what is the standard? They also tried to drop the responsibility and pushed it to the board. The whole conversation had been done near the main entry. We asked to have the discussion at the meeting room, which nearby the reciption area, the manger kept ignoring us. How awful the customer service they provided!! For the real issues the residences facing are the poor after pool hour management that has been with us for over 10 years and the mail theft for recent couple years, what is the solution? If you have a plan to move into Irvine with HOA, please consider NOT to pick up the communities with this property management company associate with. read more

Crummack Huseby is the property manager in the neighborhood that I currently live. Our association moved to Crummack Huseby in the last few years and I cannot tell you how disappointed I have been in their overall service and professionalism. Most recently I called about about an issue with a very large vehicle parking on our narrow streets and after calling twice in one day there was no resolution and no phone call back from the property manager. We are residents at Baker Ranch who pay our fee every month. We are expecting beautiful enviorment and well planned community events. They are not doing their job well: In the raining season, we called several times asking them to cleaning out the clogs, they don't act right away. There are homes moved in over 6 months, no landscape work done, some residents have grasses grow over knee height, the management team does nothing! Last Friday they sent out an email announcement for a mother's day event. I sent my RSVP email. The manager Dena Mohler told me it doesn't count, I was told to submit on Saturday after 9 AM. I sent my request on 10:02 and she told me the list is full in 12 minutes?!! It is unbelievable! Seems like it's more popular than angel stadium! If we truly have so many people want to participate in the event, when they do event planning, this is something they need to consider! Because the purpose of the event is to please the residents, not to make people upset! Now the SR. VP Dana Davidson said they have limited budget to do events every month, and they are thinking about charging for the event!! In fact we don't have event EVERY month! We pay our HOA fee, why should we pay extra? There are so many communities in Irvine area, none of them asks for additional fee for events! The way they handle issue is rough. This is unfair and black boxed! I strongly feel discriminated! read more

I had a very positive experience with the service from Crummack Huseby property management company today. There was wasp nest forming on the top of my garage door and we reported to the property management right away as we have little kids at home and we were really concerned. Even through that was a Saturday, the property management still had the pest control company to come and clear the wasp nest as soon as possible. Rebeccah from the property management was the one assisting us and she followed up with the pest control company twice to ensure we got the wasp nest cleared within the same day. That was such a relief to know we can have our kids play outside without the risk of being attached by the wasps. read more

if you're a developer do not hire these people to do the maintenance on your property That's one when you call their office it's always the person recording I had a guy I contacted there about the trees they cut down while I was gone one weekend House is 30 more dollars a month and electricity because of all the sunshine and it's outside of my house now the guy never got back to me about whether going to re-plant more trees or you know even put a shrubs in or something mirror fact I didn't get back to me was enough and then during the pandemic here I got a little behind on my HOA and I was they did is put two liens on my house for less than $275 in the rear And when my house fell behind I was already on a for Barents from my bank when I called and asked them what they could take off as far as fees go they offered to takeoff the $10 late fees not the hundred dollar liens or the 35 filing fees run far from these people and their business read more

I have lived in my home in Northpark for 14 years. I have owned other homes in Irvine and a rental in Dana Point. I have dealt with Merit and PCM and I can only say that the Crummack team is BY FAR the best team out there. They have always been extremely responsive to any questions or concerns that I have and they generally do not harass anyone that I have witnessed in my 14 years. In fact, I would say the notices are generous in terms of the time they give you to remedy things. They have an easy access online to all the documents you need (CCRs etc.) and they have been helpful in terms of keeping our home values up even during the downturn in my opinion. Having dealt with other management companies who don't even have online listing of CCRs or who frivolously give out notices or don't return emails, I have come to really appreciate the professionalism and quality of Crummack. I was really hoping they would be the property management company of my new rental home in Irvine but unfortunately it is another company and it has only served to highlight how terrible these other companies really are. I'm still looking for another home to buy this spring and I am hoping that Crummack will be the property management company. Merit is so terrible that I would not buy a house that they are the manager for no matter how badly I wanted it. When you deal with Crummack, they will treat you fairly and honestly and respond promptly. If others here that have bad reviews have issues with them, you might want to see who is on your board from your neighborhood. If you are unhappy you should vote in new board members who then direct the property management company. It is oftentimes the board members who set the tone for the implementation of the rules/fines etc. read more

We need to have some work done to our deck and the contractor we've hired became available earlier than we had anticipated. I scrambled to get the HOA approval paperwork together and sent it off to Crummack Huseby a few days ago. Melissa Luther, the Senior Architectural Coordinator, helped me through the process and rushed my application through the system, so that I could have the contractor start ASAP. I was expecting a 30-day wait, but Melissa got the approval to me within 2 days--a very welcome surprise! So now the work can start immediately and we're not in danger of losing the contractor to another job while waiting for HOA approval. My experience with Crummack? Wow..It's the best I've seen. I've been working with Crummack since 2009 after joining the board. Our HOA had some serious problems and Crummack helped/guide us to resolve the issues appropriately and making our HOA better of course with the Board's decision and homeowners input. They are responsive and quick, courteous, and willing to work with you to make your community better. I have personally worked with Sandy which we are in transition of new Property Manager, Courtney Chastain, and now Danielle Aimer. All are awesome to work with. Advise to other unpleasant Yelpers is to come to the meeting and share your thoughts. One of my properties has over 100 units and in every meeting, only about 10-12 people showed up that either complaint or wanted to do things that benefit them. If you live in a community, you need to think of "Community", what's good for you might not be good for the neighbors next door. You must have an open mind. You give up something in order to get something back. It can be complicated but this is part of owning a HOA property, comes with territory. My advise is to work with your Property Management company and get to know what's happening in the community, understand the rules/regulations. If not, the option is to get yourself a non-HOA property but doesn't guarantee you won't have issue with your adjacent neighbors. read more

Had I left this review a year ago, it would probably only have been for a couple stars. It always took a very long time to get simple responses, and the turn around made it hard to experience any continuity. Furthermore, when our community was scheduled for a painting project, it was an utter nightmare. We were all sent the wrong schematics for our color schemes, and many folks painted their homes in colors that did not at all match their overall style before management finally recognized its error. The positive review today is based on my experience with the new team working with our community and specifically with Melissa Luther and Rachel Flores. It is the first time I have ever worked with them, and I was impressed with the speed, professionalism, and efficiency with which they acknowledged and rectified an error regarding a letter we had received stating that we were out of compliance with the painting project. Melissa quickly researched and confirmed that we were indeed in compliance, and Rachel sent official confirmation that we were in compliance by the end of the day. Mistakes happen. We all understand that. Being able to handle them well, respectfully, and without wasting the customer's time is what separates the quality management I experienced today from what our past experience has been.
