This "property management" company is comprised of a group of unprofessional, pretentious amateurs: Ross, the owner; Grace, his right hand henchwoman; Mike, Jamie, & Susie, Grace's phone operators. I lived in a Redondo Beach SFH for 4 years and paid rent early every month. I took it upon myself to care for the house as if it were my own. When the property was turned over to me as a new tenant, the bath still had an old, used, dirty bath mat in it with mold and mildew under it. The bathroom had hair and toothpaste throughout. The back yard had dog feces throughout. The garage had a dog run with urine stains and odors in the concrete. The yard had sparse grass. The refrigerator had pools of water and mold under it. A little surprising for a $980K house / $4k/month rental. During my tenancy, I re-seeded the backyard and cleaned up all of the messes left for me to move into. Maintenance requests were typically ignored, but on the rare occasion they were not, they were performed in the cheapest possible fashion. At the onset of COVID-19, the owner of Riviera (Ross), sent a hasty email to all tenants encouraging them to setup direct pay to their bank accounts, so no payments were missed. Rather than empathy or a helpful explanation of tenants' rights, the bottom line was immediately money and continued lack of care. $1,400 worth of damages were charged against my security deposit for deficiencies pre-dating my tenancy. We were denied a walk through by Jamie and Grace, which is illegal in California. Pending the non-return of our security deposit, we will be in court with Riviera and the property owners. As both a real estate owner and a tenant, I would never trust my niece's toy house with Riviera Property Management.

As first time home buyer, we were really super unprepared. Natasha gave us free consultation and explained everything so well that as we got more info, we are more confident to go for next step, and next, and next... until we land on our dream house. We super appreciated the dedicate she put into the work. I can't recall how many times she replied question at 11pm or super early in the morning. She also gave us all the recommendations that we requested, like loan, home inspection, even locksmith, etc. Because of her, we are able to close the escrow super fast, and have a much safer place to self quarantine against the COVID19. I was looking to move a little north from Manhattan Beach and in a day I had all the listings and options I could have imagined. It took us meeting up one afternoon and the first home he showed me we had a done deal! His professionalism, local knowledge, turn-key approach were amazing and so helpful in the process of finding a new home. I made the move and could not be happier. As a realtor, Alex is amazing but like most of the referrals you will find on him, he is an amazing person I can call my friend for life with the perks of being able to do business with him.

Alex was the listing agent for a rental property I was interested in for my daughter. I contacted…read morehim the day it came on the market and he came up with excuse after excuse not to show it to us. Finally, after multiple calls and texts he got a friend to show us the place. We were very interested and called and texted again to ask how to apply, but he would not return calls or texts (here's a tip Alex, your read receipts are on so your customers know when you read a text. So you may want to turn that off since you don't like to reply). I decided to apply directly on Zillow since he would not give us any other information. After we applied he said he would submit our offer to the owner but never did. A neighbor gave me the owners number and I talked to him and he said he never got the offer and he signed over all responsibility to Alex so he was not the one making the decision, Alex was. I texted and called Alex again and he finally responded with a simple text saying "it's been rented". I own a lot of rental properties myself and I would never hire him to manage my properties since he made it so hard to see and apply to the house. He clearly was not interested in showing it or actually getting applications from anyone. The house was clearly underpriced and we even offered more rent then he was asking, a larger deposit, and have excellent credit but Alex was not interested in getting the most money for his client. Clearly he must of had a friend or relative rent the house from him since why would he list the house $2000 below market and not even consider other interested parties? We had a few different friends try to contact him to rent as well and they got no response from him either, so it just wasn't us. Sadly, the owner lost out on thousands and thousands of dollars of rent and doesn't even know it since he lives out of state and put all his trust in Alex. I'm sure he can come up with many excuses with why he didn't give us a chance and that's fine, he's entitled to give it to anyone he wants but he clearly didn't want to show the house from the beginning or get applications from anyone since we were not the only interested party who tried and were completely ignored. According to Zillow we were the only application submitted so he rented to someone he had personal contact with since he never would give us or another friend an application or tell anyone how to apply. The house was so UNDER PRICE and if Alex did his job he would have had tons of applications and got a lot more money for his client.

When I found a property to rent that I was interested in, I contacted Reyna, she told me I could look at the apartment using the lockbox. I really liked the unit, so I turned in my application, and told Reyna I would provide her with my income documentation if we move forward. She asked me to send a copy anyway, which I did knowing the process and of a rental application. I had a very good chance of being approved for the unit. I waited to hear back but she never called she never text. I noticed a few days later there were other applicants on Zillow for the same property at least five now. Still, no word from Reyna. I drove by the property about two weeks later, and the lockbox was still on the front door. When I checked the listing on Zillow this morning , the property had been sold, and there is no information on who the selling agent is. If you are searching for property and you come across this woman's name I believe she is scamming potential renters or buyers. It's very easy to set up an account on Zillow and anyone can do it you do not have to be a licensed realtor. I already sent a message to Zillow and I am reporting her to the department of real estate and the federal trade commission. I am tired of people scamming and taking advantage of hard-working people.

We rented an apartment at 320 Hermosa Avenue six months ago. With Alex Smith he charged us $500 for…read morea 620 square-foot apartment which did not need to be painted. They also charged a $750 in commission fees. I have never heard of anything like this, but I guess that's just what they do. When we moved into the apartment, the whole apartment was not painted. It was touched up with a different color white We moved out, took several pictures and left it immaculate and they ended up painting the entire apartment for $500 when you live in an apartment you should do a walk-through when you first rent from a landlord, that did not happen there was no walk-through so we took pictures of the entire unit. The unit was so disgusting. I spent two days cleaning it. The prior owner's mother went in there with Windex and paper towels and cleaned it. That's not how you clean a unit. Tou use chemicals such as comet and the list goes on. The charges that he charged us was not acceptable to us. We were very fair. There was no heat in the unit except for the fireplace which is since off enough heat to do partial of the living room. The stove is absolutely horrible. Excessive grease on stove. mold underneath the bathroom sink. I would never rent from this person again Smith properties.
