We worked with Ore for out new home inspection and I am so happy that we chose to work with DBL Check. I have only good things to say about DBL Check. Initially, I couldn't decide who to go with after reading good Yelp reviews on various inspectors, so I called a few up. Over the phone at DBL, Aaron made the case that they differentiate themselves from competitors by the thoroughness and quality of their work--their inspectors all come from a knowledgeable background, their inspections take more time, they take more pictures, they use state of the art instruments, their inspection report is longer. After the fact (the inspection), I still believe him on all counts. Because my primary concern was over the structural integrity of the house due to poor soil conditions throughout Austin, I decided to go with DBL Check since they offer complimentary foundation elevation measurements as part of the basic inspection package. Daniel was my friendly inspector, who didn't mind me tailing behind him during the inspection process. Though, if you only have time to listen to the spiel at the end, you won't be at a loss. Daniel was equally thorough summarizing his inspection results--together with pictures--to my spouse at the end. Daniel must have covered every nook and cranny of the house and had ladders of all purposes to get to all places of the house. He separated the major from the minor issues for me and took the time to answer all my questions. I didn't initially schedule an inspection for the sprinkler system, but because I was so impressed with his work, I didn't want to let him off the hook just yet after everything was done. He was very generous and cut a great deal for me to take a look at the sprinkler system, which uncovered more issues. I have seen a few inspection reports before during my home buying process, and even for the best inspection report I've read in the process, Daniel went above and beyond. The report is the by far the longest and most detailed report I have come across. DBL check may run $50 or so more than other highly reviewed competitors on Yelp, but I'd rather shell out a little more on the inspection than lose out on a couple thousand from damages that went unnoticed from a good inspection. read more

DBL was very easy to work with taking into account my situation -- I am remote in California buying a property in Austin area. Scheduled with Mr. Calhoun (the owner) and he gave me a reasonable price for a bundled package for home inspection, wood destroying insects inspection, and mold inspection. Requested Jonathan W. based on the Yelp reviews and he did not disappoint. He was on time at the property with my agent and conducted a thorough inspection over the next 3.5-4 hours. The report was 40 pages long and very detailed. For context, I have purchased over 10 properties and this is excellent work. I had a question when the mold report came back and Jonathan left me a very detailed message explaning each of my concerns since I was in meetings and not able to connect with him. Thank you DBL! Superb report and customer service. Ore' was fantastic. The report he produced was thorough and really showed attention to detail. My realtor did not originally have DBL Check on her list of vendors, but once she saw our report she said she would be recommending them to her other buyers. DBL Check made the process so easy. This is my second time using DBL Check and will use them again in the future. They take the time to look over the house thoroughly and give a detailed report with a quick turn around. Aaron did our first inspection years ago and was super professional. This time we had Ore and he was the best. He's a super nice guy that is very professional. Took the time to walk us through any concerns and he took his time with the inspection. We stayed the entire time and he wasn't just going through the motions but was methodical about going through every area of the house. We added the thermo imaging, insect, and sprinkler system and it was worth the extra money. Really like the thermo imaging and how it shows insulation, water, and A/C issues. Not sure about the previous reviews but Ore went through all of the different zones of the sprinkler system and found every sprinkler head and had recommendations on what needed to be addressed. The checks were very professional and thorough. We are building a new house and have been frequently visiting the house during every phase of the construction but our inspector Norman Ballinger spotted some of the issues that we had never noticed and they were incredible that one must have enormous experience in this business to spot those issues. We generally don't find any major issues with a new construction but Norman made sure the job is done really clean, spotted few roof damages and looked into every minor crevice on the walls and sinks. He also suggested few improvements to attic access and seal the duct and plumbing penetrations better, to not let any exterior air in and the builder obliged. The report was detailed with neat pictures and detailed description. Norman spent extra time with us to go over the issues in detail and also explain them in layman terms for us to understand the issues and their seriousness. I would highly recommend the professional and thorough DBL Check for any home inspection. More appreciation to them for being very responsive and readily available within a short span of time, when I just called a day before the actual inspection and that too on a Sunday :) read more

I hired Aaron for a pre-closing inspection for a new construction home. Aaron was extremely thorough and caught many issues that I would have missed myself. He even did a thermal imaging test (to test for areas of poor insulation) for free (included in new construction inspection). Another service he performed (also included in the inspection) is foundation level measurements. This would be useful later on to see if the foundation shifted (common due to our soil). He then created a detailed report of his findings with photos, which made it easy for me to forward to the builder for correction. Aaron even came by again to DBL Check (pun intended) that a tricky repair was done correctly on his own time. I have since recommended Aaron to several friends who were purchasing new homes. I will be hiring Aaron again for my pre-warranty expiration inspection. read more

Norm and Aaron did a great job inspecting my new house this past May. They found a whole range of issues, most of the issues were minor but still important to consider. There was some roof damage d/t an overgrown tree, I was able to arrange for the seller to repair the shingles and trim that tree. There was a wasp nest in the electrical service panel, seller removed that. Etc. Norm talked me through all the issues he found and he provided a detailed inspection report by email with clear photos. Aaron performed a termite inspection which came back negative. This is my third home purchase and third inspector. I called Aaron after working hours to schedule my inspection and he gladly scheduled it for 2 days later because we were on a tight schedule. The inspection fee was a little higher than what I paid before, but overall I was very satisfied with the job they did. I truly felt that they were working for me and not the real estate agents which is always a concern with home inspectors. This is a very important point - make sure to hire someone that is not usually recommended by your agent or your loan officer. I got burned on that once before on a previous home so I learned my lesson. Allan and Sean showed up on time and did my inspection on a 1.5 year old house. Overall it took them around 3 hours. You would think that an inspection on an almost new house like we were buying was not really needed, but I was wrong. Allan pointed out some major concerns that he thought were needed to be addressed. Many were defects that were present since the time the house was built, so previous inspectors didn't catch those if the sellers actually did an inspection when they got the new house. Through out the inspection they were courteous to let me follow them around and ask questions when I had any. When they were done, we did a quick walk through of the issues they found with pictures, and less than 24 hours later, I had a full detailed PDF report with all the pictures that I used for repair negotiations. After the repairs were done, I hired them again to do a reinspection since some of the issues that needed to be corrected were major. The reinspection fee was $125 which was acceptable given the investment you are making on your house. DBL Check will be my choice and recommendation for others when they are buying in the Austin area. read more

This is my first home so it was truly overwhelming not knowing if something was correct or not. I was much less worried after DBL performed my inspection. You won't find a better inspector in Austin. I have had 5 inspections done with Aaron and his team and he has saved me a lot of heartache by allowing me to avoid the true money pits. True, every home-especially older ones, have issues. And Aaron will find them all in very extensive, yet easy to assimilate reports. Lots of photos, detailed call-outs, and also easy recaps in the major areas of house systems. His reports also educate you as to WHY a particular issue is of concern. If feel like I've had an excellent education by working with Aaron. And, I'm happy to report that I finally found the right home for me, sure it had issues, but I've gone in with eyes wide open and have a great plan in place thanks to Aaron and his team. DBL Check has the right equipment to properly test your systems--which in my case meant they found an issue that even the professional electrician missed at one of the outlets. I was able to negotiate an new electric panel and other plumbing fixes, which certainly compensated me for the cost of the inspection. On a personal note, these guys are just great to work with. Smart, low-key and good humored. They are reliable and professional in all ways. The stressful process of home buying was made much less so knowing I had Aaron on my side.
