Sam Segvich's behavior has been rude, secretive, and unprofessional, to the point where the behavior contributed to ruining my home. First, Sam failed to communicate details, timelines, or crew schedules around roof work that he brusquely told us would be a 2-week project in 2019, but that ballooned into a 1-year roof replacement nightmare with ongoing noise management and debris management problems. Second, Sam obstructed repair of the faulty new roof -- which repair still has not been performed more than 2 years later -- such as by failing to share roof specs or construction contracts when the roof replacement went horribly wrong and the soundproof roof was replaced by a non-soundproof roof with loud and vibrating HVACs and exhaust fans on top, turning my home from peaceful haven to noise-invaded horror. (rooftastrophe dot com for audio and video) Independent architects and contractors I contacted said that the roof problems could be solved (and could have been avoided). But Sam -- and the condo board and roofing company -- refused to email the roof specs or anything else so that we could look into repair. Instead, Sam offered to charge 2 simultaneous rates, which he threatened could amount to hundreds of dollars, to have someone come and make photocopies of documents that weren't even promised to be the roof specs or anything else relevant, which he could have emailed in a moment and which still have not been provided. Not only have I had negative experiences with Sam, but when I shared these, several other building residents approached me to share their negative experiences. They described Sam's behavior in other situations as non-responsive and dismissive, and said that he failed to provide documents or assistance in various instances, failed to take them seriously or to treat them with respect, or failed to solve the problem at hand. Perhaps Sam forgets that the job of a building manager is to serve the residents and keep the building running properly, not to abuse the residents and allow the building (in this case a historic timber loft in Chicago's South Loop) to fall apart? Sam's behavior has obstructed community and habitability. No one seems sure why the board continues to engage him or precisely what the arrangement is. read more

Do not use them - seriously!! They were our Property Manager for 6 years in our current building and were extremely unorganized, unresponsive and shady. It got to the point where our board fired Sam Segvich & Delaware Realty Group because there were a lot of questions around shady deals with contractors where the project ended up being 10x more expensive, never got completed and no one could really tell where the money went. They have had a very negative impact on our property value and ripped off hundreds of unit owners from hundreds of thousands of dollars. read more

I am extremely critical when it comes to service and I can assure you that Sam Segvich and Sonia who work at Delaware Realty are a breath of fresh air. And as you can see the good reviews outweigh the very few negative ones. They take care of issues on a timely manner and they really want to help! Just the other day I needed something from Sonia and it was taken care of so quickly I was pleasantly surprised! Sam is a great guy and a family man and works very hard to treat people the way he would want to be treated. That's the way I want to be treated too! The people who work at Delaware Realty are extremely rude and have been difficult to deal with every single time I have spoken to them. They become vey defensive and begin to yell if you call with a question or complainant. The first time I called I asked where my moving van should park and the man at the realty company began to yell at me saying the movers should just park at the meters on the street....it was not his problem if cars were parked at the meters. The second time I spoke with them to complain of a rat infestation in the front and the back of the building, someone who worked there told me "There's nothing they can do about it. The surrounding buildings aren't taking care of it." The city of Chicago told me they can gain access to the building grounds, but need permission from the realty company. Delaware Realty is obviously not cooperating. Bottom line: a horrible property company. read more

I can't say enough negative things about Delaware Realty Group. Since our condo association decided to switch from an onsite property management company to DRG, the service has gone down hill. Sam and his team are often unresponsive and not helpful. For example, we requested a simple payment assessment letter. It's took over 2 weeks, to even get a response. We asked to reserve an elevator, pursuant with our process and it took over a week to get a response. The simple things are made hard. The hard things are made impossible. Picking them was one of the worst mistakes our association made and was a direct contributor in deciding to sell our condo. read more

Copying a review of our building, here as Delaware Realty Group is directly responsible for many of the issues. Are you thinking of moving in as renter to the Clinton Complex? Even worse, are you thinking of buying? Here's some information you might find useful. We've lived in the building for a couple of years and have witnessed a dramatic downturn. The quality of life in this building has become awful. While some of the issues are outside of the building's control, a majority of them are within the buildings control. ******WITHIN THE BUILDINGS CONTROL****** [ Construction ] - The building has had DRAMATIC flooding over the course of the last two years. It even made the top news story when a woman was trapped in an elevator with water up to her waist. She had to be pulled from the top of the elevator by the fire department. The drywall had to be removed twice in two years from multiple floors. Both floods took an excessive time to fix. Units effected by this project so far have not had sunlight in OVER 8 MONTHS!!! Their windows are completely covered with tarps. This project is scheduled to move to each tower of the building. This means if your unit is not currently covered with tarps, it will be. If you are an owner, good luck getting anyone to rent a unit without access to sunlight for 8 months. This vendor was recommended by Delaware Realty. The elevators are also original to the building. They often have mechanical problems but the association funds are so low they cannot be replaced. [ Association fund CRITICALLY LOW ] - In short, all of the maintenance projects over the course of the last year or two have excessively gone over budget. Many people are wondering where the HOA funds have gone and why they weren't made aware of the issue earlier. There is speculation nefarious activity has taken place with the funds. The homeowners have been trying to overthrow the person in-charge of the funds and he actually filed a cease and desist. The board has even threatened to have anyone arrested who brings up the project at the board meetings. This means, tenants are being threatened with arrest in their own building for asking about funds that directly impact their homes. [ Fighting ] - The tenants, the homeowners board, and the building management company Delaware Realty are fighting so much that it's literally the only thing they are focused on. The quality of life has been pretty miserable for tenants and the people in charge don't even live in the building to understand just how crappy things have become. [ Moves ] - When moves take place, all elevators, and stairwell are effected. Because each tower only has one elevator, when a move happens the movers are given full control to the elevator for at least 4 hours. On top of being given full access to the elevators, movers also take over the stairwells making it impossible to find a safe way out of your unit or to your unit. Scheduled moves used to be posted near elevators and not allowed on the weekends, but this changed a couple of years ago. This means residents are typically surprised by moves which result in groceries, children, elderly people, and pets needing to find stairwells that movers haven't taken over. I've witnessed pets get doored in the tight stairwells almost sending them toppling down multiple flights of stairs - imagine if that were an infant? It is unlikely you will NOT be effected by a move on a Saturday when you are attempting to do your weekend errands. [ Reduced Value ] - Overall the assessments appear pretty out of line for the amount of amenities. There really aren't any amenities in the building other than a gym. [ Difficult to sell units ] - Owners are having an incredibly hard time selling units. ******OUTSIDE THE BUILDINGS CONTROL****** [ Highway Construction ] - A multi year construction project involving the highway has been going on. This project is incredibly loud at all hours of the day and night, and nails everywhere on the side streets. [ Increase in crime ] - Many cars have been broken into and residents have been mugged. If you park on the street, it is likely your car windows will be smashed. People from the homeless encampment hang out at the greyhound station across the street and in front of the Clinton Complex. Recently, a woman at the greyhound station was taken to the nearby homeless encampment and violently raped and another person was murdered there. Overall, Delaware Realty has been extremely responsive to the issues I have brought to their attention. Sam Segvich, who manages this organization, returns calls and emails promptly and has been helpful in offering resources for matters requiring my attention as a homeowner. He acts with a sense of urgency to most issues that are brought to his attention. Likewise, Sonia has been responsive to inquiries and appropriately follows office policies. She has been particularly helpful with matters pertaining to the sale of my property. The only issue I have with Delaware Realty is what is common with other realty management companies: i.e., the HOA fees that go up for special assessments; fees for moving out; a fee for 22.1 disclosures when selling a property; and the like. The most irksome issue is the $500.00 deposit required for moving out. I understand the need for it to cover any damages. My complaint lies in the length of time it has taken to have the deposit returned to me after moving out without incident. Yet, overall, I believe that Delaware Realty is a fair organization that is serious about representing unit owners in the best manner possible. My complaints are annoyances that would be encountered with any management company. Sam Segvich is a person of integrity who takes his job seriously and sincerely cares about helping unit owners. I have lived in a homeowners association for the past 20 Years that is and has been managed by Delaware Realty Group (DRG)for the entire period. Sam Segvich and his staff have always responded prompt and professionally to any issue brought to their attention. After observing their work for 15 years, I decided to run for a seat on the elected board that Sam reports to. Over the past three years as a Board member, I have had intimate insight into the ability and commitment of Sam and DRG to focus on the long-term interests of the homeowners who lives in our complex. This is evident by recommendations he has made to control expenses and assure the growth of the association's reserves on a continuous path to avoid the often special assessments that homeowners association's require when such long term planning is absent. I recently purchased a condo where Delaware Realty Group manages. One thing I learned right away about our building is how much it has been neglected by past management. Delaware Realty took over a year or so ago and Sam has been working very hard to identify issues and finding solutions and is upfront talking about them at association meetings. While there's no question that there were some hurdles during the transition, I think he, and his staff, handled it professionally and expertly. They've spent quite some time making up for the shortcomings of the previous management company, and have been excellent at keeping the owners and tenants in the loop throughout. I am on the condo board and our building has been working with Sam and Delaware for about 6 years now. We have experienced two other companies and multiple property managers prior to working with them. We have been able to take advantage of cost savings in a number of areas since they took over, and finally our finances are in order and we actually know how much money we have. People who live in the building and don't have exposure to what it takes to actually run a building, deal with the city and the rules, etc. are sometimes quick to criticize. But I can speak on behalf of our board when I say that we are very pleased with the service we've received from Delaware and I would be happy to recommend them. read more

I've been a condo owner in a building for over seven years managed by Delaware Realty. Sam Segvich, the owner of Delaware, is horrible to deal with. He doesn't return calls or emails, and when you finally do get through to him, he is rude and makes excuses how his business is understaffed, the weather has been a problem so he's dealing with other issues, or some other reason. Sam, if you can't handle the work load, hire more people. When a notice does come out regarding building news, Sam writes how Delaware Realty saved the building so much money by this, and so much money by that, all the meanwhile ignoring the people living in the building and paying part of his salary. A little courtesy and politeness goes a long way with me, but there's none to be had with Sam. Look elsewhere. read more
