Chance was very meticulous, methodical, and patient when explaining his findings. When I showed him some aesthetic flaws of the new built, he took photos and included them in his report even though they were not structural issues as a favor for me. The best part was that he spent time physically walking me through his assessments by showing me inside and outside of the house. It was a very helpful gesture on his part. I don't know how much a general inspection should normally cost, but a friend told me $420 is a great value. Based on Chance's professionalism, patience, and customer service, I felt confident that I would hire him again for any future needs.

0 stars if possible. DO NOT use Austin Property Inspections. Ever…read more Gary showed up 1 hour late and rushed through a 2,300 sq ft home in about 1 hour. That alone tells you everything. This was not an inspection -- it was a drive-by. He missed obvious, widespread tile floor cracks throughout the house, issues so visible it's hard to believe they were "overlooked" at all. When I asked him to come back and re-inspect his own miss, he had the nerve to say it would cost another fee. Because of this incompetent inspection, I lost $5,000 backing out of the home. This company didn't protect me, they cost me thousands. Total waste of time and money. This is a bullshit company with zero accountability. If you don't want expensive surprises after you're under contract, stay far away. You will absolutely regret hiring them. Never recommended.

Allan was very responsive throughout the entire process, and was available to discuss services with him 15 minutes after submitting. Pricing and payment was transparent and a smooth process. The inspection report was very thorough with pictures and written in terms I could understand. Allan checked items I wouldn't have even considered and made several ongoing maintenance suggestions. He used a drone to inspect the roof, thermal cameras to inspect HVAC and insulation, electrical outlets, water systems, appliances, etc. Discovered several items I wouldn't have noticed (or at least not until they became serious issues). I felt as if Allan was inspecting the house from the perspective he was going to buy it himself, and left no stone unturned. Highly recommend DLB Check.

I would recommend Guided Inspections to anyone buying or selling a home. Heck, if for some reason I moved to another state and was in contract to buy a home, I'd probably fly Jesse to that home for the inspection. A home is probably the biggest investment most of us will ever make. Don't rely on the advice of some guy with a truck and a ladder. Do it once, do it right, hire the guy who knows what he is dong.

I always use synthetic oil and WIX oil filters. One or more yelpers have already mentioned they use 3rd world oil filters, which I just don't trust. If I'm going to get an oil change, I'll use a dealership and pay a little extra to get it done right. That's especially true if you have an expensive import car like a Lexus or BMW. So why am I here? I came here to get my inspection (normally I use Koenig lane inspections, but I was in this area) and at the first and end of the month you can expect to sit in a line at one of their three bays. However, it's also likely that car in front of you is going to get an oil change, which means you'll be waiting for that as well. Apparently, there is not one line for inspections and another for oil changes. With one car in front of me getting an oil change, my total wait time was over 20 minutes. Inside the office, you'll see a list of other services they offer along with free popcorn for waiting. There's a tip jar on the counter if you think they did a good job. However, I think I'll stick with my original choice. Some informative photos included.

Steve is the man I'm an out of state buyer and was very nervous about purchasing a house without seeing in person VERY nervous. My first house I had Steve inspect he was very thorough he went places I would have never thought to look and found every flaw in house he saved me from making a horrible investment by finding over 50k worth of damage even thermo scaned the walls and power sources . I received a very detailed report within 24hrs that I was highly impressed with it included pictures of issues and pictures of what it's supposed to look like so easy to read a 5 yr old could understand it . They detailed everything on their report in a way that was easy for me to present to the builder and for the builder to follow up and make necessary repairs. I would especially like to note how important it was for me to add the sewer line inspection. The added cost was SO insignificant compared to the $14k repair that was needed based on the inspection findings. Thankfully Home run found it and gave me all of the info I needed to submit it to the builder for warranty repair. HOWEVER, 3 years now when we try to sell the house the buyers inspector gave us a 97 page inspection report stating many problems( majority of those were already there when we bought the house but not on our initial inspection report) . It now leaves us at a very unfavorable position as seller.
