this is my second review for another property, they manage as nothing has changed STAY far away from Dunlap in MaGee management. All of their properties I have stayed in , Scottsdale as well in Tempe are worn down not taking care of plus their management and office is horrible. The turnover rate is atrocious. I have not had a maintenance man more than a month stay with this company I can say there was three to For manager changes in under a year. For Lyndon lane they Do not take care of this property at all it is worn down ceilings /roofs broken doors, broken appliances windows, and every maintenance request is Ignored can never get anything done even if you pay your rent . I would like to update my review of Jan 1, 2026 regarding Dunlap and Magee, it seems Dunlap and Magee does care about what is currently happening at AZ Housing Inc., and they are working to correct the wrong I have suffered due to "unfair treatment" from the current property managment and resident services. I am really trying to understand how in this day and age with the laws put in place for disabled tenants, how people can still put the disabled in "unsafe living conditions" and they see no problem or how I could potentially hurt myself. As I stated my left leg has been amputated at the hip and property mgmt/resident services sees no problem with me getting in and out of a bathtub and yet they still refused my doctors request to transfer me to a shower unit only. I am in the process of seeking an attorney to seek montary damages from 01/10/2025 (date of request) to present. Maybe then they will see "a problem" - I am not going to hold Dunlap and Magee accountable for they cannot oversee "all ignorance" I am solely holding Property Management and Resident Services of AZ Housing Inc., accountable. I have had to show up 3 times to El carro to get an answer of not yet it should be the end of the week three weeks in a row they will never answer there phones. am 70 yrs old and i forget things now and then. My kitchen sink over flowed the maintenance man came to the door but i was way ahead of him i had what little water that did overflow contained and asked him to bring me the wet dry vac if he would have brought me the wet dry vac when i asked him i would have had it all cleaned up before the water drained to the lower floors. The maintenance worker refusing to bring the vac to my apartment is why the water drained to the lower floors This company and the managers they hire are terrible to the residents. They billed me for all kind of services that were never done. This happened in july when November came i was told by the manager at the time that i needed to pay the bill($680) for the work that as of today has yet to be done or make arrangements to pay it off at 50 dollars a month. i was told either pay the invoice off or they would evict me and i could fight it out in court. i don't agree with the charges they have billed me for yet i am not ready to loose my housing so i started to pay on the invoice at 50 dollars a month. there is only one way to look at this entire situation and that is i was coerced and threatened into paying for work that as of today has never been done in the year that this situation has been going on. i believe i was manipulated and lied to so the manager could charge me these ridiculous amounts for work that hasn't been done in the year that has passed. where does it end how many times has this company stolen money from seniors that don't have the funds and resources to fight back. I have worked with the public in several capacities for over 40 years including management and many of them would not last long. they need to realize they are here for the residents and need to be respectful and helpful not flippant and condescending. As far your company being concerned about people... that's crap. Although YOU as a person may care about people. Dunlap & Magee, CORPORATELY, not only does not care about people, but they actively, purposely, maliciously, WILL hurt anyone who challenges them to follow through with what the contract says they are supposed to do. I paid my rent on time, every month. I notified management when something wasn't working. I notified management of infestations. I did everything I agreed to do when i signed my lease. D&M did not provide basic utilities such as hot water (occasionally would have been understandable - this was 6 months!) D&M did not perform a simple repair for a clogged sink, even after being notified numerous times daily - FOR 8 DAYS. D&M did not address infestation issues, but instead reduced the amount of weekly treatments! And I LOST IN COURT because judges (Conti, Riggs,) housing I'm this state is CORRUPT. To really stick it to me for trying to get them to do what they were supposed to do... I had made arrangements to pick up MY BELONGINGS from the apartment, rented a truck, scheduled a time and I have a WRITTEN CONFIRMATION, from Julian Pena, the Director of Operations at Dunlap & Magee. I was left sitting there waiting for TWO hours, in the sun, before the cops showed up and asked me to leave. I was just sitting on the stairs, waiting for them to open the door. Sent three emails letting them know I was there, told the cops I had a written confirmation to be there at that time to get my stuff. Didn't matter. I'm STILL HOMELESS BECAUSE NO ONE ELSE WILL RENT TO ME BECAUSE OF WHAT THEY'VE DONE. Staying in weekly hotels takes ALL my money and there is nothing left even if I could afford to fill out another application!!! D&M took everything from me. So BE WARNED!! This property does not enforce their own rules and you have to prove to the property manager that your neighbor is smoking marijuana and cigarettes in their unit and they have to make entry. Children are left outside unsupervised and when presented the evidence I am the bad guy for taking photos of children and accused of being a pedophile. It's clearly evident that there was no parents around or no other neighbor is watching these children other than me. I am so glad I don't live there anymore because there's a lot of people with mental problems that think it's funny that they're bothering you and you're the one trying to defend your right to live in peace. Other than that it's a nice place to live and there's plenty of parking. It just sucks on the weekends when people have parties and other friends are utilizing the spots. I'm actually giving ZERO stars for this unethical as they come company. Dunlap and Magee took over for a prior management company the month before I moved out. I had called and emailed BOTH companies that I was moving out. It took forever to get someone to acknowledge my emails, texts etc... from BOTH companies. After talking with someone named Jamie in-person and let HER know as well that I was moving out at the end of my lease. She said to email her when I was done for a walkthrough etc... I also asked her about obtaining video footage of my kitchen window and Truck windshield being broken. There was a camera directly above the window with a clear view of truck as well. My ex-boyfriend did this damage and since I had a restraining order against him ,this was finally what I needed to get him! Jamie acted SO CONCERNED and said that she would get right on it. I have never heard back from her to this day. I realize now that they were and are probably dummy cameras which if I would have known I WOULD NEVER HAD MOVED HERE! A month after moving out, I still hadn't heard from anyone at Dunlap & Magee. I was staying temporarily at a friends until I got my deposit back. I wasn't able to get the window replaced before I moved out so I was expecting it to come out of my deposit. I left the place immaculate and cleaner than when I moved in. Well, first I was informed that they would use the deposit to cover the month of May. I moved out April 31st. They said that I owed THEM money. I told them NO. I moved out April 31st and let everyone and their mother know to cover my bases. Then the lady ( I'll find her name) said that it was being kept to cover the broken window and cleaning. I SAID THERE IS NO WAY that you guys are going to do this to me. I did everything that I was supposed to because I needed the deposit to get into a different place. I PAID A SEPARATE CLEANING DEPOSIT WHEN I MOVED IN! She also told me that a 2 1/2 by 2 1/2 kitchen window cost over a thousand dollars to replace! I got and estimate and it wouldn't have cost $300. So, I decided to take a drive by and see what this $1000 window looked like. Lo and behold the window hadn't been replaced yet and wasn't replaced until 3 months later! So the window, by the way, just happened to cost the EXACT SAME AMOUNT AS MY DEPOSIT! Can you believe what a coincidence that is? WHAT ARE THE ODDS???? I mean they don't even try to hide the fact that they will keep your deposit one way or another. They probably split it between whoever is in the office that day. This company literally left me sleeping in my truck, unable to come up with enough $ now to get into a place, until another friend took me in. I do know some people and we are going to do everything in our power to shut these crooks down. We have gathered tons of evidence of what criminals they are. We will reach out to property owners that they represent, and those that they don't, in hopes of clearing out the scum that run this company. People are tired of being ripped off and taken advantage of by these property management companies because they essentially do whatever they want and tenants have ZERO recourse unless they can hire a lawyer. Most of the properties are low income which I don't think is by accident as higher income tenants CAN do something about this shit. This company also seems to be the worst of the worst and their name needs to be associated with vermin, with NO MORALS whatsoever. This company likes to collect government checks but not actually provide safe, clean or well maintained housing. They will also try and charge you for normal wear and tear like wall painting and carpet cleaning once you move out. If their shady practices are questioned prepare to be spoken to in inhumane and uncaring ways, or ignored by the higher-ups if you reach out to them. Oh and they have a huge pest problem. Probably because they try to save a buck by bombing vacant units but not also treating the connecting units. My mother is a resident of Topaz Pointe on 21st Street and Broadway and since she's lived there she's had no end of problems. the exterior light outside her door is out. there's no regular maintenance crew to call when they have problems. there's no management or leasing agents available only on the first of the month. right now the irrigation system is leaking and flooding the kids playground. she's dealing with a scorpion infestation. her dryer doesn't dry well and could be clogged with lint. some of the lights under covered parking area are out and have been for months.some of the residents that live there are parking illegally in covered parking spaces reserved for residents. read more

I happen to live on the property of Park Lee on 15 the Ave I have to say when I first saw these apts I thought only old folks live here. One day looking for a place I took myself to their office and was surprised that I could probably live here. I put an app in and in a few months I was living here. These rooms are very spacious and believe me I put whatever I wanted in it. I like my apt. I couldn't ask for better neighbors. Maintence wasn't good from the beginning but it's getting better. If no stars were an option that's what I would have selected! Normally not much a complainer however I am completely unimpressed with this company. I visited a new location The Village at Brighton Place on 2 different occasions and met with 2 different leasing agents. I was told the rent included water, trash and sewer (in fact I verified it 3 separate times with the leasing agent because I know most places DO NOT include it) then even went so fast as to borrow her pen to write in down on my paperwork. When I went to apply there's an additional 60.00 per month added to rent so I contacted the property and spoke with a different guy who advised the 60 is for the trash/water/sewer. I expressed my frustration with my experience and he indicated he would look into it and get back to me. Well he did get back to me but with no information other than I must have "Mis understood" her. No, I didn't...my son who is 20 was with me and also heard the same thing. Unfortunate really, because if she had been upfront we would have proceeded with renting from them because the property is beautiful. But as a Property Management Company you should make sure your leasing agents KNOW what they are advertising. read more

As a resident at D&M's North17 property, I must say that I am impressed by the care that they show for not only the apartment complex but its residents. As we have families, disabled and elderly persons living here here, the management includes staff to help with resident's special needs. This is especially helpful as we also have small children here who can safely play within the gated central area. Every member of the D&M team is responsive and attentive. If there is an issue with an apartment or another resident, management is always right on it with the issue generally being resolved within 24 hours. I have been very happy in the year that I have stayed here and cannot imagine living anywhere else. The lightly furnished dwellings are spacious but easy to clean. The property has a multi camera monitored surveillance system and vehicle parking is ample, as well as gated. Non-residents still manage to occasionally get in, so bicycles are best brought inside when not in use. If you happen to get an opportunity to stay at North17, just sign on the dotted line - you've found your new home. And be sure to say hello - I always like to meet my new neighbors. read more

Pretty hard to get ahold of anyone. When I moved in my apartment wasn't cleaned, my air didn't work and the place smelled strongly of paint. I'm pretty easy going but when the agent doesn't show up for five appointments without a call, text or email-it's pretty bad...I completely gave up trying to communicate with these people. read more

My damper in my fireplace broke and actually caught fire. The battery operated smoke alarm in dining area on bottom floor never went off . I was awoke at 4 am by the upstairs hardwired fire alarm blaring . The entire townhouse was full of smoke . I went to the office next day and also sent email to property manager. This is against code and no attempts have been made to remedy problem . Was a nice place but its severely gone downhill past 3 years . It takes days for maintenance to respond to requests . I lived at Laterrazza that Dunlap and McGee manage. They hired a lady named Lorraine to work at the location. The manager before her did a wonderful job everybody was happy out there as soon as Lorraine came everything start coming apart. She will walk in apartments when she wanted to she stole items on my apartment she tried to sleep with my husband. After he moved I continue to stay there she told me I could not sign my lease. She walked up in my apartment one morning and told me she thought I had moved I told her no and she still with the rents not paid I had just hit for $6,000 at the casino so I went that morning and went paid the rent gave her money order I don't know what she did with the money order after she told me I couldn't sign the lease she knew that I was going to move out I did before the end of the month even though I pay for full month. She without me even knowing had an eviction put on my door even though she knew I had moved out I find out years later that I was evicted even though I have evidence that I was staying at another property and she knew that I was moved it didn't matter to them so now I have an eviction on my record I am homeless because of them my husband died August 10th 2021 I've been trying to look for an apartment after he died and I can't because they have the eviction and because of the strip Arizona laws I have nowhere to stay so they're not easy to communicate read more

My wife and I applied for occupancy and were approved for a unit at The Village at Brighton Place. The unit we had secured wasn't going to be ready until the 24th of September (almost a month away at the time) which meant we would have to drive back to Idaho and return when the unit was ready. Within a few days we found a home that was ready immediately, so we cancelled with The Village and secured that residence. We did not request the application fee to be returned to us but we did request the deposit to be returned if they were able to lease the unit to someone else before it was ready on the 24th. I would understand why they would keep the deposit if they were to lose any revenue, but I have been by the Village since and it looks like they have already rented the unit to someone else weeks before it is ready to move in. I had to call several times before anyone from Dunlap & Magee Property Management returned my call. My only question was if they did not lose any revenue and were able to find another tenant before the unit was ready to occupy, how could they justify keeping my deposit? The answer I finally received was that it was just "Company Policy." This is unfair and unreasonable, hence the reason I have posted this review. Sometimes a policy is wrong. This is one of those times. I have nothing negative to say about the people onsite, they did their best to try and get my deposit back but the people at Dunlap & Magee Property Management are just greedy. read more

Currently do not have A/C in my apartment because the office nor maintenance people care. Went this morning to the office and the chief engineer told me that it wasn't the A/C people's fault my A/C went out. Tried calling Dunlap and Magee multiple times, left serval voicemails and no one has called me. I wish I could leave a -1000000000000000 stars. Awful property management company. The complex I live in was using them and we were truly about to move out because of the management. Finally new management has taken our complex over and already there is a world of difference. Also, the new management is having to go through and correctly fix issues that were neglected or simply bandaged by Dunlap (including long standing mold issues). These people are criminals. I have lived at two of their properties, and here are some highlights of their behavior: First, the manager promised me one apartment and when I moved in my apartment was a different, small, much inferior floor plan. Alta, the manager, had no remorse at all. Second, the drug dealers and thieves spend time every day in the offices of management and management protects them. Management threatened to call the police whenever I tried to talk to the thieves to get my things back. Third, there is much, much more. But when I threatened to expose them last month, they got three thieves/dealers to make up an entire incident and have me arrested. When I got back from jail one of the thieves' keys were in my apartment! I asked the manager, Alta, about it and she admitted privately, with no remorse, that "the girls" were in there. I had to leave with nothing, really, but I see that they stole my printer cartridges. read more

I have lived at a Dunlap Magee property for the last several years. During this period I have had issues with the management at my apartment complex. The current issue has to do with my lease.It is a requirement to provide proof of income to qualify for the reduced rent that is provided.I am a independent contractor and independent contractors in the state of Arizona receives a IRS form 1099-K. The compliance person at Dunlap Magee informed the management at my apartment that this year they will not recognize the 1099-K tax form. They have accepted this same form for the last 3 years without incident. I was not contacted nor informed about this change until a few days before the new lease was due(April 1) Now they want to see my tax returns. Why? What is wrong with the current IRS approved form? Every year I have to qualify, there are always issues presented by the management. One would assume they don't want me to rent at one of their properties? I can promise that if I contact HUD and seek legal advice, the management at Dunlap Magee will have a difficult time explaining their actions. read more

Dunlap and McGee has been difficult to work with to say the least the only positive that I can see is the professionalism and kind heart of their maintenance guy Ron, after their last maintenance guy Joseph had left screws and nails from replacing weather stripping on my front door all over my doormat. Ron, who truly does his best to help in every situation he's involved in has made great progress, In addition their receptionist Heather being awesome and accountable, there is truly nothing else to brag about. Jayde who is the leasing office manager for loft six Two days a week... you read that right, is impossible to reach, countless voicemails later I found out you have to submit work orders for any little thing, this is the only way to hold them accountable in writing to what they say they will fix.. Get the job done, and get it done right! it's just unfortunate you have to escalate it to that point to get something addressed. I May just stay here at loft six if they keep fixing everything the owner of the property and last servicing company neglected so badly. Park Lee Apts, are the worst. If one was to look at any courtyard you find screens hanging down, window molding not attached, garbage all around the dumpsters like; diapers, food, just smelly and gross. If you look at where the club house is located one would think great landscapers, however every where else the bushes and scrubs are all died or so beat up that you wish they weren't there at all. Lets not even talk about the management that does nothing. I know someone that has been there since 2011 and he has never had his apartment painted, it's suppose to be done every 3 years I believe. His carpet has been drenched in water so many times that it just completely falling apart and that suppose to be changed every 7 years. They piss and moan over stupid shit except they don't do their job. He has cabinet doors that that don't close properly. How do you except tenants to maintain things if management won't do their job.
