Very poor communication. Big lag in response time. Not easy to work with. Not clear on the rules and regulations. Poor customer service.

For any Airbnb hosts in the Bay Area I would highly recommend Guesthop as a great choice for Airbnb management.

I would not recommend this company. We unfortunately signed an extensive contract that we needed to…read moreread over more carefully. Here are some things to know: Guesthop will not help with trash removal- it is not something they do. If you cancel, Guesthop will take 50% of your earnings for any booking they obtained when you had them; that's right, 50 PERCENT. We are still paying them even though we canceled on August 8th. I just sent another check for $500...ugh. Ultimately, we will have paid them nearly as much as we earned for those 30 days. They will completely control your Airbnb calendar and charge whatever price they like. They dropped our nightly fee from $139 to $113 without our knowledge. We are now back up to $139 and fully booked without them. So far, we have paid Guesthop over $2,000 to manage our property for 30 days; our earnings were $5,000.00, AND WE WILL CONTINUE TO PAY THEM FOR MONTHS, even though we canceled. Keep in mind this does not include payment to cleaning staff. This payment is what Guesthop got for making phone calls and managing our calendar. When we had an issue, we still made multiple phone calls and went by the property to manage matters ourselves. We had someone break the window. Guesthop called one glass company, who gave an estimate for $2700, stating the entire window frame needed replacement. We said no; we got the glass replaced and had the pulley on the window replaced when we got home for $10. In addition, guesthop did not attempt to help us - stating the broken window was our fault. Even though three other professionals noted the damage was impact-related (i.e., someone threw something or put their hand through the window). The cleaning staff is excellent, and our property always looked lovely. If you would like someone else to manage your calendar, that's excellent, but we want to see our comments and what our guests are requesting or need. Guesthop takes away all access to your Airbnb listing. We learned our lesson: READ the contract carefully! We have found an excellent manager to work with that meets our needs. Final advice: shop around before you sign up with Guesthop.

While I worked with Olivia, she was very attentive in showing properties to us that fit what we were looking for. She made it very easy to make a decision and was accommodating to our schedules and needs. After move in, she was easy to get a hold of in regards to issues on the property that needed to be resolved. She always responded within a few hours (if not within that hour that I reached out to her) which is not the experience that I am having with the new company, unfortunately. I recommend working with Olivia to anyone looking for a rental in the Oakland/East Bay area.

My partner and I were approved for a unit after viewing three properties by this management! While…read more2 Lofts was shown in terrible condition (with bugs, old food, and stains still in place), we proceeded with applying for the cleanest unit which was even more of a red flag because for this unit they said someone was already suppose to pick up the key but she ghosted them! A week later Franny called with an approval and we also received an email confirmation. I mentioned I would be applying for Homeless Assistance through Contra Costa County, and they were obviously depending on it more than myself. This was my first time navigating permanent assistance, so I had questions. I asked if it was possible to separate the lease, I was informed the next day by Franny after checking with her broker they can't proceed with that & I was ok with that, as they still proceeded to go through with everything relying on the permanent assistance! Eventually, I found out the county was able to proceed with both of us on the lease, which was even better! Unfortunately, due to delays with my caseworker which I made a complaint on while trying to reach her for a week which I feel she was ignoring me on purpose because my case was switching to Alameda County July 1st which I just think she didn't want to do any paperwork for my assistance! After finding out I was denied assistance due to accepting a new job with the City of Oakland, my offer letter wasn't good enough & they wanted paystubs even though my worker told me I can. I told them it takes at least 3 weeks for the process & was waiting for my employee Id number Proof wasn't enough, unfortunately they wont pay more than 80% of your income. The moment Franny found out the county couldn't pay, she ghosted me. I emailed Franny the same day I was denied no response so I called the next day. Still, I offered to pay the entire deposit and rent out of pocket for the unit to the property management and even let them know I could bring the full payment the same or next day & move in on the 7th no later than the 15th! My partner makes 3.5-4x the rent, and I have additional self-employment income. Eventually, I was told they weren't moving forward with my application I was ultimately told the owner didn't want to deal with it I truly didn't understand and the reasons kept changing First, it was because originally planned to move in on the first Then, it was the "inconveniences with the county" (even though I was pushing the process myself) Then it was allegedly "fraud" because I asked about separating leases, which was an honest question, not a demand although after they still proceeded to ask and move forward with me! She said it seemed as if I was unreliable! Like huh? Then after I mentioned a fair housing complaint Franny stated the county thinks something is up with you too" A completely inappropriate comment that made me wonder if my confidential information was being shared improperly or if I was being retaliated against. I never received a written notice explaining why we were denied, even after asking twice. This experience delayed my family by two critical weeks, and based on how it unfolded, I strongly suspect source of income discrimination. We were transparent, financially qualified, ready to pay, and had solid rental history but none of it mattered at this point after they realized the county wouldn't be footing the bill. Which makes me realize I don't think they even did any job/ or rental history verifications! If you're a working person trying to get stable housing or using assistance in any way, be cautious. Based on my research, this is not a unique experience. It's common for people using public assistance to be treated as less-than even when they're offering to pay everything themselves. I'm filing a formal complaint with Fair Housing, and I'll continue to speak up not just for myself but for anyone who's ever been quietly discriminated against and made to feel like they are the problem. We deserve better.

Every day he would proactively send us new listings as soon as they came on the MLS, and he was instrumental in helping us write competitive offers on the few homes that we liked. In the end, with Angelo's guidance, we were able to beat out several other competing buyers to secure a home that checked all our boxes and was by far the nicest we'd come across in our months of searching. Johanna helped me Buy a House near my son/DIL & grandbaby in Alameda, California. - She got me just the House I REALLY wanted!! Johanna was referred to me by my sister Sarah, a Realtor in the San Francisco Area and I am so grateful for the introduction!! Johanna was calm, clear, helpful, direct, on top of things, proactive, detail oriented, kind & nice to me and SAVVY on getting me the House I wanted in this VERY competitive Bay Area Market!! I told Johanna my plan & what and how I wanted to handle things. She told me what she thought and what we should do. Each step of the way we discussed and made decisions together. Johanna reminded me it was a Process, and I likened it to a Learning Curve, and each House we looked at or made an Offer on, I did learn and I got more patient with the Process. - Mostly because Johanna was patient with me. Telling me she loved showing me Homes, and whatever time it takes is just fine. Johanna sent me Listings as soon as they came out, as per my desires. And when the paradigm of my desires shifted so did the variety of Listings. - Johanna always heard what I was needing, thinking and feeling and she responded accordingly to make looking for a Home as doable & enjoyable as possible. - Johanna also used her many years and large network of Realtors to help inform me of Homes Listed, or not yet Listed. I needed to go out of the country after I had put an Offer on the House I wanted and Johanna made sure everything was taken care of before I left, even with a few contingency plans in case needed. And they were needed! I felt very well cared for and that my best interests were Johanna's highest concerns. - Johanna totally had my back!! There are many Realtors to choose from. Many good Realtors. JOHANNA is one of the GREAT Realtors with 3+ decades of experience!!! - Rest assured, Johanna's experience will get you the Home you want and the BEST deal On the Market!

The end result was a bidding situation and an offer that was generously over asking. Johanna then helped me choose the best offer. A few months later, after we decided to move to Palm Springs, Johanna introduced us to the agent that found us our forever home. She is a delight to work with and she is very well connected.

After complaining and…read morereceiving partial refund from Airbnb, Phillipp Reichardt counterclaimed for damages that I did not cause. It is clear that the units are not inspected and cleaned thoroughly between guests, if a severe ant infestation and filth is missed, of course they'd miss damages too. I was super excited to utilize this listing for the weekend and paid $2000 for 3 nights. Immediately upon arrival, I noticed how filthy it was. Riddled with cobwebs, a serious ant infestation, stains on towels, and hair in the bathroom. I contacted the host Philipp immediately and he was responsive and apologetic. He sent in a cleaner the next day, who dusted off a few cobwebs and nothing else. They never addressed the ants, nor did they empty the cabinent full of food the that ants were nesting in. The hot tub was unusable due to being dirty. I notified Phillip of this immediately and sent follow up photos to show proof. At this point, I didn't want our peace disturbed by another cleaner coming in, so Philipp agreed to refund cleaning fee and a portion of booking. The next day, a landscaper came unannounced and we had to deal with that noise for over an hour. I submitted a claim to Airbnb and received a refund of the cleaning fee + 30% booking because they agreed that the unit was pest infested. Philipp then claims false damages, accusing my ESA (who was listed on the booking). Coincidentally, the amount Philipp is requesting is almost the same dollar amount as the refund I received. He is just trying to recoup his losses. If you are considering having Omni manage you rental, reconsider -- as they will leave it in disrepair and filth.
